ow have you been spending the winter weekends? I am prone to hibernation at this time of year. I think I would’ve made a good bear. There’s something so comforting about being at home under your favourite blanket. To keep things interesting I use the time to write while sipping on something new. hat makes a cup of coffee great? Well, the beans, the blend and the process, of course! But what really makes it is who makes it. Meet a few of Durban’s favourite baristas.

Pure gold

Krone has released its latest Cap Classique called “The Phoenix Prestige Cuvee”. This multivintage wine is an assemblage of the best vintages from 2004, 2005 and 2006. Arriving in a sleek jet-black and rosegold bottle it is gorgeous to look at. Named after the mythical bird this bubbly symbolises renewed energy in recognition of the renovation of the historic Twee Jonge Gezellen estate. What takes this bubbly to the next level is the combination of vintages. Darker in colour because of maturation The Phoenix looks like honey, is silky smooth and complex. I loved the biscuity notes. It’s a taste journey that starts with fresh apple and lemon cream with a delicate mousse and ends on a crisp note. It’s a special release, so don’t miss out.

Crimson red

If the winter months lead you to the warmth and comfort of red wine then I suggest that you head the Syrah route. Kleinood wine farm in the Blaauwklippen Valley in Stellenbosch has just released a new vintage of its flagship wine, Tamboerskloof Syrah 2013. This handcrafted beauty is the ideal companion for a wintery evening indoors. If you like the complexity and depth of Syrah then you’ll enjoy this wine. It’s easy to understand why it’s scoring high with international wine critics. This red has dark spices on the nose and aromas of violets, red fruit, cherry, plum and rosehip. Expect to enjoy flavours of strawberry, Turkish delight and goji berries. I loved the overall dryness and weight of the wine.

Originally hailing from Edinburgh, Scotland, Amy is now head barista at Love Coffee in Windermere. She also enjoys travelling around KZN in the cafe’s signature 1976 VW mobile coffee van. The barista started working with coffee six years ago and did her training at one of Scotland’s top roasters, Artisan Roast, round about the same time Edinburgh’s coffee culture was really kicking off. Then one summer she came to Durban and simply never left. Coming from Edinburgh to Durban, Amy noticed a great gap in training for unskilled school-leavers, which prompted her to create Barista Lab. Through training and developing baristas in the hospitality industry, Amy is able to fund free training for underprivileged youth around Durban. She’s also all about using 100% African beans.

Not only is Chad a top barista, but he’s also a barista trainer, coffee roaster and blogger for Colombo Coffee & Tea in Durban North. Chad’s been working with coffee for roughly four years but claims his real passion for coffee was stirred up during a stint in Cape Town two years back. No stranger to the limelight, he was also recently featured in Cosmopolitan’s May issue as one of the finalists in SA’s Hottest Baristas. Talk about coffee with a view!

Sanele Gasa is the friendly face behind San’s Mobile Cafe. Trained at Colombo Coffee in Durban, San started his journey in 2013 and has been passionate about coffee ever since. This entrepreneur went on to start his own mobile coffee venture in April this year, and caters coffee for numerous events including corporate functions, weddings and social functions. ’m about as good at flipping pancakes as I am at doing calculus using just a twig and a balloon, so this list of must-visit pancake spots in Durban is essential for me. I asked my circle of friends to chime in with their favourites and, well, here you go.

Cracking the buyer’s remorse code A warranty from Hollard will give you, the buyer, the peace of mind you deserve

uying an older home is a romantic proposition for many. If you appreciate a beautiful antique, then the appeal of a home that has an aged character and many years of memories within its walls is easy to understand. It’s one of the reasons why Linden, a suburb established in the 1950s in Johannesburg, has become one of the most sought-after areas for house hunters looking for some nostalgia. Ross Garrett, a professional photographer, recently chose to buy his dream home in Linden. “I loved everything about the suburb, and the home was exactly what I wanted. Granted, it’s an old property, but it was well maintained. I knew that older homes could potentially present with challenges around older infrastructure such as the electrical wiring, plumbing, roof trusses and building materials. Fixing such issues if they did pop up after the sale could be frustrating and cost a truckload of unplanned money, but I loved everything about this property. None of these issues were visible when I viewed the home, but obviously it remained a real concern,” explains Ross. “When estate agent Ahmed Moosa, from Ennik Estates, informed me that the seller had signed up for a Hollard home warranty and explained what it was all about, I knew it was a win-win situation. Not only could I get the home I wanted, but I had the security of a warranty to protect me against the financial implications of unseen defects cropping up later,” he adds. Hollard’s Home Warranty couples a professional property inspection with an insurance policy that protects both buyer and seller against the financial ramifications of any defects that may emerge in the property for two years after taking transfer. Seller Jeremy Craig, who also happens to be an agent with Ennik Estates, explains how the home warranty

helped him get the price he wanted for his home. “I was confident that my home was well maintained and to the best of my knowledge it was free of any major defects. After disclosing to the agent what I knew the defects to be, I was quite stunned when the very first offer I received came with a long list of conditions that I was practically unable to meet. It seemed that the disclosed defects had made the buyer nervous, leaving the buyer with an unrealistic assumption that there were more. I decided to decline the offer as I felt many of the demands were unreasonable, even though the price was attractive. This experience left me wondering whether, in order to sell my home for the price I wanted, I needed to address the minor problems. This would enable me to provide the prospective buyer with the peace of mind that there were no other issues,” explains Jeremy. Durban residential market sees growth

A

ccording to the recent Knight Frank Global Residential Cities Index, Durban is one of the few areas in the country that has seen growth in house prices; Durban is listed as one of the top-performing South African cities (placed 14th out of 165 cities) with property prices increasing by 11,6% on average between the fourth quarter of 2014 and the fourth quarter of 2015. In recent years, Durban has become a major international tourist destination, having been recognised as one of the New7Wonders Cities in 2015. The growing tourism industry, combined with the construction of the Moses Mabidha Stadium, uShaka

Marine World, the new Durban Waterfront development project, and efforts to clean up the CBD, have all contributed to making Durban an important economic complex – accounting for 15% of national output. It’s not surprising that property prices have seen good growth in recent times. Terence Hogben, principal, Leapfrog Property Group, Durban Central, says: “We’re experiencing quite a buoyant property market with property pricing increasing significantly over the last two years, especially in areas like Morningside, with its close proximity to excellent schools such as the Clifton Preparatory School.”

Are the housing market scales tipping?

R

ecent property sales figures suggest that the market is currently in a transition phase, with demand for property decreasing during the first half of this year. Adrian Goslett, CEO, RE/MAX, Southern Africa, says that while the market has favoured sellers for some time, the dynamics are changing and the scales are tipping in homebuyers’ favour. “If demand for housing continues to wane, property inventory will increase and the market will become far more competitive among sellers. In a more buyer-slanted market, sellers need to ensure that they price their homes correctly

to sell faster than the neighbour they will be competing with.” According to the FNB Property Barometer in June, while there is currently a good supply and demand balance in the property market which resulted in positive house price growth in real terms, there are perceived signs of weakening. According to the report there has been an increase of residential supply on the market on a monthly basis. Although the number of properties on the market remains constrained, there has recently been a noticeable rise, with supply seeing positive growth for the last five months consecutively.

Ballito Junction set to expand

B

allito Junction is located in the middle of an upper-market residential area, in a highgrowth region. In recent years, there has been a population boom in the burgeoning Ballito, with various safe and gated estates built in and around the town. Indications are that this is set to continue. The result: a massive demand for retail and recreational facilities from the permanent population and the reason why the major redevelopment and expansion of Ballito Junction makes sense. Owned and developed by the consortium of Menlyn Maine Investment Holdings and Flanagan & Gerard Property Development

& Investment, Ballito Junction Regional Mall is the major expansion of an existing 10,000m2 shopping centre to 80,000m2. Its anchor tenants will grow to six – Checkers, Woolworths, Edgars and Game, and its existing anchors, Pick n Pay and Dis-Chem. Carl Jankowitz, director, Menlyn Maine, says, “We wanted to position Ballito Junction for local residents, and our assessment supports this strategy. Of course, with the area’s significant tourist appeal it will attract holidaymakers too. This will be a bonus for Ballito Junction retailers, but the mall’s success won’t depend on tourist trade.”

he KwaZulu-Natal South Coast has much to offer buyers, whether they are holiday-makers, retirees or families looking for smalltown living in close proximity to Durban. The South Coast stretches from Isipingo to Port Edward and includes the towns of Amanzimtoti, Port Shepstone, Shelly Beach, Margate, Hibberdene and Scottburgh, which have established economies able to sustain their permanent residents as well as vibrant tourism driven by the beautiful beaches. “South Coast Tourism strives for increased performance with activities, events, marketing and upkeep of beachfront walkways, security and policing,” says Jo-Anne Wentzel, owner, Alpha Properties in Margate. Errol Simpkins, Simpkins and Associates International, a leader in sustainable development of property in the Umdoni region, says, “The main attraction for permanent

residents on the South Coast is the villagey atmosphere still prevalent in the area with close-knit communities that enjoy a quieter pace of life than in the city and far less traffic.” The mid-South Coast is a viable option for people who wish to commute into Durban every day with drives of less than an hour. “I have lived here for 27 years, and would not dream of staying anywhere else in the world,” says Wentzel. “This is the ideal place for raising children, and we have excellent schools and an abundance of outdoor activities all year round.” A myriad upmarket housing developments in the area, including Abrams Crest, Wozani Ridge Coastal Estate, Ukusa, Waterberry Hill and Ekubo Coastal Estate, have given buyers the option of secure estate living at affordable prices. “The area has many unexplored treasures and excellent buys, including upmarket and exclusive properties,

spotted all around the South Coast, especially in suburbs like residential Margate,” says Wentzel. “Investment in property here remains excellent value for money and it is a buyer’s market with good prices at the moment.” There is still much planned development in the pipeline for the South Coast, too. “A new regional airport along the lines of Gauteng’s Lanseria is in the works and Kelso is set to have the largest water park in South Africa soon. The South Coast has huge potential still to be explored,” says Simpkins.

he bond rate is creeping up, fuel and food costs are rising, and electricity and water bills are mounting. Frankly, we’ve tightened our belts until we can barely breathe. For property owners, there is a Plan B. Yes, some properties are better suited to it than others, but most can reinvent a structure to generate a small to substantial secondary income simply by sharing their space with others. Creating lettable spaces on your property takes thought and planning – not just about spatial issues and the costs of alterations/upgrades, but about your lifestyle. Depending on what you envisage, there are a number of practical questions you have ask yourself. Bear in mind that housing strangers on your property will involve compromise on your part, but the payoff makes it worthwhile. If privacy is a primary concern of yours, factor that in. A great selling point for properties today is a granny flat, whether it’s plush or simple, or a home office or flatlet for parents/teenager. The happy flipside of this is that an alteration to create one makes your property more saleable, and you’re likely to recoup your outlay. Examine existing structures like unused domestic quarters/ laundry/garage. Even that dodgy storeroom below your veranda carries potential for someone with

design flair. Off-street parking is almost essential. Bear in mind too that your tenant will enjoy privacy as much as you do, so latticework, screens or a creeper-covered fence can make all the difference. Calculate the cost outlay versus the projected income. Write it down, and calculate the return on investment. Creative people can redesign their own spaces, but most of us need clever, objective friends/professionals (worth every cent), and some may have quality contractors on speed dial for that low-maintenance screed flooring and concrete vanity/counter tops, and compact sanitary ware/plumbing.

Rent it out furnished or unfurnished – the more modern the fixtures and fittings and the more spacious the accommodation, the higher the rent it’ll fetch. Some homeowners have created two or three lettable units, still without impacting on their own internal home space. That’s the bond taken care of, and, what’s more, additional presence on the property means better security, and perhaps even potential houseand dog-sitters. Obviously credit checks and testimonials are essential. What about the legality as far as the municipality is concerned? If you’re not impacting on anybody, it’s way down the list of municipal concerns.

Mike Nelson-Palmer spills the beans. Q: How did your business start? A: Six years ago, I was working in a corporate environment, desperate for a change. My wife had been with a local fabric/wallpaper company for many years, and was having coffee with the CEO who casually mentioned the idea of me starting a wallpaper installation business. With little further thought, I resigned and did a crash course on wallpaper installation! The idea for the store arose when I realised how few people had access to the stunning papers available today. Then, there were no real wallpaper retail stores anywhere in SA, and this market gap became my obsession. We had such amazing support in the first few weeks that we made the decision that Karen would leave her current job to join me at the store. Q: Why did you choose this area? A: The store had been an idea for many years; we just didn’t action it as we just weren’t able to put all the right elements together to make it work. There’s a huge amount of North Coast development, so being in that hub was an absolute must. Q: How did you find your premises? A: We looked at loads of different premises, different areas, never getting the gut feeling that it was right, until we stumbled upon Beacon Rock. Aesthetic Shutters and Blinds wanted a complementary partnership in their space, and we fitted the bill. Q: Why are the premises ideally suited to your business? A: Beacon Rock is a little gem of a

centre, with a whole host of decor and design-type stores, so it’s a great “design quarter” type area. Q: Who are your neighbours? A: Amazing restaurants like Mo Noodles, Nu Health Food Cafe, Home Bru Graft Cafe and, of course, our in-store colleagues: Aesthetics Shutters and Blinds. Q: What are the shop rentals/ sales prices like in this area? A: We’re sharing that load, but the rentals are comparable to any busy centre in a prime node. Q: What is your shop footprint? A: It varies greatly, but 20 to 30 over a weekend. Q: Do you have any expansion plans? A: We have an eye on stores in Johannesburg and Cape Town. We’ve been awarded the agencies for Clinton Friedman, a local-born photographer-designer with his own brand of wallpapers, fabrics, accessories and photographic wall art; and Cane Time, a Cape Town-based company that imports various brands of outdoor furniture, including Dedon, EGO Paris and Mondecasa, to name a few. Q: Do you operate online as well? A: We have a strong social media presence, Facebook (goo.gl/vbnYNT) and Instagram (@Umhlanga_wallpaper), but we decided against an online presence for such a tactile product. Q: What’s your most popular item? A: Impossible to say, as we launch new designs/products almost every month.

E

very city has something to brag about. London has Buckingham Palace and New York boasts the Empire State Building. And Durban? Well, Durban has Johnny’s. Officially known as Johnny’s Roti Sunrise Chip ’N Ranch, this takeaway is so well known that numerous travel sites maintain a trip to the city simply isn’t complete without a meal at this beloved spot. It may not be the world’s – or indeed the city’s – smartest takeaway, but it’s certainly put Overport on the map. This popular suburb is home to a large Indian community and there is a strong community feel among those who live here. Lightstone’s statistics indicate that a large percentage of people (42%) have lived in the area for longer than 11 years and that the largest percentage of recent buyers (80%) are between 36 and 49 years old. Understandably many shops in the area cater for the local population. Spice shops, Indian clothing shops, fresh fruit and vegetable stores, fabric outlets and halaal restaurants and takeaways dominate, and the area also houses the Overport mosque, Soofie Masjid.

The shopping scene has improved in recent times with the upgrade of The Atrium (previously known as Overport City). This large centre, so named for the 17,8m atrium at the heart of the mall, features a wide variety of shops and banks as well as a large, well-known supermarket.

Schools in the area include Overport SRS Primary School, Hartley Road Primary School and Overport Secondary School. This vibrant area of Durban offers a variety of homes to choose from. Interestingly, many of the smaller, slightly run down older properties have undergone a revamp and have been transformed into upmarket, gorgeous homes. This, however, doesn’t mean that first-time buyers won’t be able to afford to buy here – there are numerous apartments and less grandiose properties available for those working with a limited budget.

Agent commentary Q: What do you love about Overport? A: Nothing holds more true to the notion of a bustling suburb than that of Overport. Dissected by two main roads and characterised by businesses and mini high-rise buildings, the area is a hive of activity, with green grocers, butchers, fishmongers, general traders, spice shops and not to mention the fast food outlets all plying their trade. The skyline is dominated by apartment blocks which are fast becoming owner occupied as opposed to the traditional tenanted scenario. Having said that, there is still a huge demand for rental properties, hence investor buyers are still active for their share of the pie.

Q: Why should buyers consider investing in Overport? A: Overport is a good area to invest in. The suburb is an important trade and industry hub and this obviously fuels the demand for accommodation. Both commercial and residential properties gain constantly in value, making the entire area a viable, worthwhile investment opportunity. In terms of the geographical layout, Overport is very centrally positioned in relation to popular places such as Springfield Park, Durban’s CBD, the Berea and of course the beach. Although Overport borders on very upmarket areas such as Morningside and Musgrave, prices have remained realistic and it is possible to buy a reasonably priced home in this suburb.

Q: What can buyers expect to pay for a freehold and sectional title property? A: Overport is very centrally situated and is easily accessible for those working in the city centre, as well as those who work for big corporates to the north of the city. This suburb has a real cosmopolitan feel to it, and is a busy and thriving area. Peter Mokaba Road (previously Ridge Road) is still very sought-after for buyers wanting the convenience of town living, while still living off the so-called beaten track. The average free-standing house in the area sells for between R1,5m and R3m. Sectional title units in blocks in the area sell for around R750,000.
