ennington is one of those little South Coast towns which changes from a quiet village to a crowded town in the holiday season. It’s easily accessed via the N2 from Durban, has superb beaches, is perfect for golfers and for fishermen, and has holiday accommodation to suit every budget. Pennington has a history of sugar cane and dairy farming. This little village on a hill overlooking the ocean was named after the Pennington family, who were farmers in the late 19th century. Sir Frank Reynolds, a sugar magnate, bought a section from the family and named his country home Umdoni Park after the local trees. He established it largely to preserve the indigenous fauna and flora. The land which comprises what became the Umdoni Park Trust is not only home to the 18-hole Umdoni Park Golf Course, but also features a stretch of unspoilt coastal vegetation. This area has become a bird-watcher’s paradise – with lots to see at the Komba Bird Sanctuary and Nkumbane Dam – and features a number of wonderful beaches and forest walks. is now a renowned guest house favoured for its grandeur. Q: Who are your neighbours? A: A second-hand clothes shop, an Asian supermarket and a few other retailers.

Q: How did your business start? A: We recognised that there was a gap in the industry for a superclean, modern, upmarket and family-oriented studio.

Q: How many people go through the shop each day? A: We’ve only been operational for a few months and we see about 30 clients per day.

Because of its function, the kitchen was always treated as a separate room, even when it was open plan. Today, however, it’s seen as a continuation of the house. WORDS: ANNE SCHAUFFER

atasha Miller, director, MorleyMiller Design Intelligence, has been designing kitchens for more than 20 years. It’s her business to know what’s trending in kitchens worldwide, from designs, colours and textures, to new materials and smart technologies. One trend that Natasha doesn’t see going anywhere anytime soon is the kitchen as a light entertainment space for family and friends. “In South Africa, with our amazing weather, many homes are designed with the kitchen flowing into the dining room, then to an outside entertainment area. Who wants to be trapped in an enclosed kitchen if you could be watching your kids play outside, or have your friends sit at the counter while you cook up a storm?” With newer kitchen designs, you can get dinner ready while you help your children with their homework. “Today, the seating at the kitchen island is increasingly informal, more reflective of our lifestyles: the quick breakfast, a glass of wine and a chat, or a school project. Most families will sit at a dining-room table for dinner.”

Natasha says that if you’re about to have your kitchen redone, begin by describing your lifestyle. “Don’t be bullied by professionals who have a grand vision for your kitchen – it’s your space; you work in it. It needs to flow and function for you. But whatever you do, don’t compromise on the quality of your hardware. “For floors, clients are still choosing oversized, light-coloured tiles which flow through the entire house – it gives the illusion of space. Grey and white are still the favoured kitchen colour, but I believe that’s gradually changing. For cupboards, most new buildings have a very unfussy, streamlined look, with slim, thinner contouring, plain and handleless doors, but if you’re renovating, the choice is often more traditional like shaker doors.” Natasha says the wide range of countertops has made designing fun and more about creating textures. “We combine different thicknesses and colours of Caesarstone and neolith.” Overall, kitchens are still very minimalistic, but Natasha says instead

of that equating to sterility, clients are becoming more adventurous. “They add artwork or souvenirs from their travels – this brings a personal aspect into the space, which makes it feel like home.” Lighting is very important for both function and mood. “We’re seeing lots of LED lighting under wall units for soft mood lighting and beautiful or really funky pendant lights in various exciting materials like copper or various wood grain over the island.” Dedicated tea and coffee stations are also becoming increasingly popular. Clients are also finding clever ways of hiding small appliances. A large cupboard with pocket doors which can be closed can hide the kettle, toaster or food processor. Clutter-free worktops also increase the workspace and are always visually appealing. For smart kitchens, Natasha says clients are increasingly choosing appliances that can be controlled remotely, such as Bluetooth phone chargers in counters and extractors that can change colour and play music.

hen you buy a property as an individual or as a married couple, there’s a well-trodden path with clear legal documentation to protect you. But what if you aren’t married? What if you and a partner, friend or relative would like to buy an investment apartment together?

viewing this as a better financial option over co-renting. Apart from that sense of ownership, there’s a good chance over time of capital appreciation. With co-ownership, the property as a whole is co-owned; no single part of the property is owned solely by one of the co-owners.”

If you’re a seasoned investor, you’ll have a blueprint for this type of transaction, but if not, you need to take care. Relationships splinter, friends drift apart and each person will have different life events impact their finances. The best advice is to treat the legal aspects as if you’re two strangers, ignore the excitement of the purchase and focus on the worst-case-scenario so you can achieve the best outcome.

This type of agreement doesn’t mean shares held by the co-owners have to be equal. You can own 70% and your co-owner 30% – in that event, you would pay 70% of the purchase price and 70% of maintenance and other costs associated with the property. On the flipside, you’ll get 70% of the profit from the rental or sale of the property.

Maria Davey, attorney, Meumann White Attorneys, says, “You need an agreement setting out rights and obligations of each party and dealing with issues such as what happens if the relationship breaks down, or one person wants out of the agreement for any reason; if the property is to be sold, what happens if the two parties don’t agree? And how are the sale proceeds to be divided? Rather include as much fine detail as you can, rather than have misunderstandings thereafter… like who is responsible for paying bills and keeping records of expenses – a critical issue, particularly when you come to sell and need to account to SARS for profits.” Davey suggests that if you’re planning to purchase a property jointly with someone other than a spouse, enter into a co-ownership agreement. “Young people are increasingly

If you get legal advice when drawing up the documentation, you should be able to pre-empt potential hurdles. Davey says, “One of the most common issues is when one owner wants or needs to sell. A portion of a jointly owned property can only be sold or rented out if all joint owners agree. The agreement needs to state that if one owner wants to sell their share, the remaining coowners have first option to purchase it. If they’re unable to do so, the property must be sold as a whole and the proceeds divided as per the percentage of ownership which each person has.”

TOP TIP: If there’s a mortgage bond registered on the property and one co-owner doesn’t pay their share of the debt, the co-owners are all jointly liable to the bank.

he devastating fires in Knysna earlier this year left many South Africans wondering whether they would be able to recover if a disaster destroyed their home. It’s essential to ensure that you have sufficient coverage in terms of building insurance to rebuild your home. This should include labour and materials but also paying for any additional costs such as an architect, removal of rubble and coverage for the contents of your home. “Building insurance covers structures fixed to the ground including, pools, driveways, walls and fences, while ‘contents’ is considered to be anything movable on the premises,” says Jerome Schofield, CEO, Jerome Schofield insurance brokers. “These terms are clearly defined in every policy booklet and it’s important to go through them carefully.” If you have a bond, you’ll have building insurance as part of your agreement with the bank. “This is sufficient for the bank’s interest and will cover major catastrophes,” says Schofield, “but there are little extras or extensions that a bank won’t include in the policy

that a broker would. It’s important to ask your broker if extensions like ‘accidental damage’ and ‘power surge’ are included. Everyone has different needs. However, it’s advisable to have a proper needs analysis conducted by a broker who is reputable, experienced and, most importantly, honest. I firmly believe that special care should be taken when insuring against risks of a catastrophic nature.” The coverage your building insurance includes varies from area to area but lightning damage, geyser damage, water damage to laminated and wooden flooring is usually included. Working out whether you have sufficient cover is essential and Schofield recommends consulting a professional appraiser. “Basically, a simple formula to work out your coverage is the size of the house in square metres multiplied by the cost per metre; then you’ve got to add in items like pools and fences. The cost per metre depends on the location and nature of the buildings, which varies for everyone, so getting expert advice is very worthwhile.”
