For the older North Coast generation, who were largely sugar farmers or holiday-makers who spent every holiday at their beachfront homes in the area, the new Ballito is almost indescribable. It’s seemingly burst out of nowhere; from residential property along the coastline sprung the commercial and retail hub which hugs the toll road north and south. Buildings, shopping centres, residential developments and the old Ballito homes – many of them reinvented – now stretch from the fabulous coastline in a block right up to the highway. In the AfrAsia Bank South Africa Wealth Report of 2018, Ballito is rated as one of the top holiday destinations in South Africa that attract millionaires. In the New World Wealth 2017 report, the coastal resort and estate of Zimbali, located close to Ballito, was rated as one of the top 10 residential estates in South Africa. A large percentage of Zimbali property owners are not permanent residents – they come from upcountry or other parts of the world and have luxury holiday homes in the area. Zimbali Lakes is the newest addition, and within that, a R3bn Evergreen Lifestyle retirement village will be added. Ballito has a good mix of homes, with many affordable options in residential complexes – a duplex or apartment close to the beach can still be found for around R2m, although most cost more.

Ballito also hosts the biggest beach festival on the continent, the Ballito Pro, which is also the world’s longest-running professional surfing event. In 2009, this international event relocated from Durban Beachfront to Ballito. Sponsored by Billabong, the event takes place on the popular Willard Beach and the KwaDukuza municipality pulls out all the stops to showcase Ballito as a world-class surfing and holiday destination. This year, the event will take place from 21 June to 1 July and will feature a variety of beach activities, including free music concerts by top South African bands, retail therapy, beach soccer and extreme sports. This year’s event celebrates 50 years of surfing and promises to live up to the slogan “The North Coast is the hottest place to be.” Holiday-maker Carol Strang says, “We’ve had a little duplex in Ballito, and we’ve holidayed here from Gauteng since the children were tiny. They’re water babies, so for them the combination of sea,

young people and the Ballito Pro in June is a huge drawcard.”

Ballito has a wonderful stretch of coastline, where you can still find secluded fishing spots, go offshore if you prefer or even turn your back on the beach and head for the mountain biking trails in the surrounding areas. Holla Trails near Ballito is ideal for mountain bikers, trail runners and walkers. For those looking for a thrill, Ballito has plenty to keep you entertained, such as microlight tours, kitesurfing, scuba diving and deep-sea fishing. For those who want to take things slow, there’s the Ndlondlo Reptile Park and the Flag Animal Farm, which is home to more than 1,000 rescued animals. “I love escaping my big city life in Joburg and spending my holiday enjoying the beach, the warm waters and the friendly atmosphere of Ballito,” says holiday-maker Jessica Daniels.

African designers are a force to be reckoned with, and the rest of the world has taken notice in the last few years. Now it’s time for Durbanites to do the same. After a lifelong dream, a couple of years of planning and plotting and a few months of looking for the right shop space, the shop opened in October 2017. Q: Why did you choose this area to set up shop? A: I live in Mount Edgecombe and often visited the Flanders Boutique Mall, so it made logistical sense for me to open Unison there. It also has a “boutique” feel. Q: How did you find your premises? A: Being a local, I had my ear to the ground. It was a case of the right space at the right time. I approached the owner of the centre about a vacant space. I’d considered other shops in the centre before, but this one was in exactly the right position next to three restaurants.

Q: How did your business start? A: I’ve always wanted to have my own store, and because of my experience as a jewellery designer, putting this collective together was easy. South

Q: Why are the premises ideally suited to your business? A: The people who visit the restaurants and other businesses around Unison are my core target market. My clients are repeat customers, so I try to keep things fresh and exciting for them. Q: Who are your neighbours? A: My neighbours include Remo’s Originale, Tree Natural, Franks Speakeasy, Hair on Edge, Nikki’s: The Gift Shop and The Green Gallery.

Q: What are the shop rental/ sales prices like in this area? A: The rental is fair and marketrelated, which works for my business model. Q: How many people visit your business each day? A: It varies, but about 30 people a day. Our weekdays are busier than weekends. Q: Do you have any expansion plans? A: The store is only in its seventh month of operation. While the idea of expanding into more stores is appealing, I want to master this store first. Q: Do you operate online as well? A: I don’t do any online orders, but I have an active Facebook page (facebook.com/unisonstore) and Instagram account (@unisonstoredbn) showing all of my latest offerings. Q: What’s your most popular item? A: A beautiful dress by Sitting Pretty, colourful cushions by A Love Supreme and a bold necklace from my new Shauna Neill Concentric Collection.

ith the economic climate and security both major concerns for South Africans, there’s a rising trend of several family members pooling their resources and purchasing a property where they will all live together. “The number of new retirement homes being built has not kept up with demand for financially independent baby boomers who want to retire and look for a home for this next phase in their lives,” says Mark Hoinkes, area specialist, Lew Geffen Sotheby’s International Realty Umhlanga, Durban North, Mount Edgecombe, Essenwood and Glenashley. “Baby boomers who have not managed to become financially independent now have the option to ‘hive’ to be closer to grandchildren and assist busy working parents who lead busy lifestyles.” Lawrence Homan, owner and franchisee of Just Property Margate and Berea, agrees that the general setup is for parents, their children and grandchildren to live together. “Although, siblings and their children do move in together should they find themselves in financial difficulty.” Hoinkes says unexpected circumstances such as divorce

and death may prompt siblings to hive while they recover. Houses with a granny flat or two; separate, self-contained wings; or a large property which can be subdivided to accommodate several dwellings are in demand. This includes properties owned by the older generation where the children move into the main house. “Similarly, the demand for smallholdings with several dwellings is increasing, as siblings or cousins band together to buy properties that will serve as family ‘compounds’ and enable them jointly to provide housing for their ageing parents or grandparents,” says Berry Everitt, CEO, Chas Everitt. “This type of hive living is quite distinct from the cocooning that was popular a few years ago, in that it enables members of the family to share living spaces and interact closely when they wish, but also live quite independent lives.” Hoinkes says, “Depending on the mobility of parents, samelevel garden cottages and flatlets are preferred, and most people like to have their own kitchens and bathrooms rather than sharing these with family.”

eople are living longer and remaining in better health, which has changed the face of retirement estates and left developers struggling to keep up with demand. The World Health Organisation’s 2015 World Report on Ageing and Health says the proportion of South Africa’s population aged 60 years and older will double from 7,7% in that year to 15,4% of the country’s total population by 2050. The number of South Africans of 60 years and older is now about 4,2 million. By 2050, this will swell to about 10 million. Tongaat Hulett Developments’ Retire KZN market research initiative puts South Africa’s population at 56 million in 2017. It projects that the retirement market will increase by up to 5,86 million by 2050. Retirement affordability is highlighted in this research – many pensioners are struggling to maintain their standard of living, and this occurs alongside low state pension benefits. Retire KZN notes a significant shift of younger buyers in retirement estates, with as many as 60% of purchasers buying as investors. “We’ve seen a spike in the number of people between 30 and 35 showing interest in retirement investment,” says Stefan Botha, marketing director,

Rainmaker, whose firm manages the marketing of Shoreline Sibaya on Durban’s North Coast and other villages such as Mount Edgecombe near Umhlanga. “Those looking to invest early are able to gain great rental return yields, some in the range of 8% to 10%. They also have the added benefit of living in the retirement estate when the time comes.” What’s set to amplify the potential and future growth of South Africa’s retirement lifestyle sector is that most traditional retirement options don’t meet the needs of today’s retirees. Instead of being confined to a typical nursing or old age home, pensioners are now looking for independence, convenience, security and fun. “Retirees desire the same facilities offered by conventional residential gated estates; amenities that will help them feel young and active in contrast to what you would assume to receive in traditional old age homes,” Botha says. Hein Ehlers, CEO, Devmark Property Group, says demand for units from the company’s retirement portfolio, including The Plettenberg Manor in Plettenberg Bay, is outstripping supply. “There’s a waiting list of people who want to buy homes in the established villages,” he says. “Some of our retirement villages have shown a capital growth of 40% over three years.”
