Q: What really excites you about teaching yoga? A: I am all about living life to the absolute fullest and following your dreams, so I enjoy encouraging others to do the same. I really love what I do and that I get to share the incredible things that Durban has to offer – beaches, sun and sea! Q: Tell us a little more about your business. A: My business is SurfSup Yoga, and we host beach and private yoga classes, as well as various yoga events and retreats. Our events include activities like yoga, supping (stand-up paddleboarding), hiking, biking and running, and we hold pop-up yoga classes in amazing places around the city.

Q: How do we find out about upcoming classes, retreats or events? A: My full teaching schedule is up on my Facebook page (facebook.com/ beachyogadurban). Currently, you can join our beach yoga classes near The Bike & Bean every Tuesday and Thursday from 5.15pm to 6.15pm. It’s R50 for a drop-in class and you just need to bring along your yoga mat, comfy clothes and a water bottle if you need one. here are only a few restaurants in Durban that offer diners more than just tasty food and a pleasant ambiance. Eating out has been taken to a whole new level, so we take a look at the eateries offering unforgettable experiences.

Roma Revolving Restaurant With 40 years in the business, Roma Revolving Restaurant is the only genuine revolving restaurant in South Africa and third of its kind built in the world. Set at the top of John Ross House, the restaurant is set on a speed control mechanism allowing for a revolution every 60 to 90 minutes. Owned by the Reelin Group and managed by the Leopardi brothers, this classic Italian restaurant still offers charming old-school service, 360º views of Durban, and serves exquisite thermidor choice crayfish fillets in a creamy seafood sauce.

La Vue

Dine on the only luxury floating restaurant and events venue in South Africa, while cruising around the Durban harbour and sea front. Opened in November 2014 by Nick Dranias, this five-star, 85-foot catamaran offers two decks, two bars and a dance floor. There are two-, three- and four-course menus, and special dietary needs are accommodated. Try the beef medallion on a bed of wilted baby spinach covered with a mushroom and gorgonzola sauce.

The Prep Room

The newest restaurant from Judd Campbell is The Prep Room: a shipping container structure created by Bloc Architects with urban chic interiors by JSD Interiors. Launched in June this year, The Prep Room is located in Glenwood Preparatory School. The kitchen and bar are built within the container on a higher level, while underneath the deck hosts the dining area overlooking the sports ground. Ideal for family get-togethers, especially for the popular Pasta Night every Friday.

Freedom Cafe

This quirky cafe, situated at The Concierge Boutique Bungalows, is known for its signature red shipping container, artsy interiors, glass walls, and trendy outdoor space. Freedom Cafe was opened in 2010 by Neil Roake with the goal of serving delicious alfresco delights in a creative environment. Be sure to order the colourful Vietnamese summer rolls, with beetroot, feta, avo, spinach, coriander and nuoc cham dipper.

ook clubs are by no means a new concept. Originally, book clubs were a much fancier affair and called “literary salons” with origins in Paris, going back to the invention of the printing press. Initially, these gatherings were for the elite upper class who would gather at a private residence to discuss art, literature, current affairs and culture. It wasn’t uncommon for the authors themselves to be the hosts of these intimate events. More recently, book clubs have moved into the mainstream and became stereotyped as a meeting of moms who are looking to socialise. Nowadays whenever you hear young people speaking about a book club, it’s generally just code for an excuse to round up some friends and a bottle of wine or two, sans any actual book discussion. There’s no doubt that real book clubs have numerous benefits – from socialising and meeting new people, to finding a new hobby and expanding your mind. The benefits of reading include mental stimulation, stress reduction, vocabulary expansion, and memory improvement. The good news is that there’s a monthly book club in Durban where anyone, regardless of

gender, age or ability, is welcome and may devour three books in a day. The Readers Corner is a small, independently owned bookshop in Windermere. Every first Wednesday of the month, people from all over meet up to discuss a particular book while enjoying wine and eats. The group chooses the book for the next meeting and you can get your own copy in store. Ulli Starke, the shop owner, also makes her pretzel bites and leads the discussion, leaving room for everyone to weigh in and enjoy some hearty debate over the main characters or unexpected plot twists. Debt after approval triggers reassessment

H

ome loan customers are often not aware that some banks may continue to monitor their credit profiles and perform updated affordability checks up until bond registration. This means consumers taking on further debt after they have received a home loan approval may find that the approved home loan amount is reduced, repriced or declined altogether. Tommy Nel, head of credit, FNB Home Loans, says, “We have found that consumers are often unaware that taking out further debt after their home loan is approved will trigger a review on the home loan application.

We continually reassess loans that we have approved in the window up until the bond registers in the Deeds Office and the property is transferred into the new owner’s name.” Any new adverse information listed against any of the applicants in this bond registration window, such as missed payments or defaults or further debt taken on, triggers the review process. The reassessment will take into account this new information on the applicant’s credit profiles as well as any new debt obligations entered into.

The start of Sibaya

T

ongaat Hulett has officially handed over the first site at Sibaya Coastal Precinct, on the North Coast, giving the new landowners and developers, OceanDune Developments, the green light to begin construction on the sold-out development, OceanDune. Tongaat Hulett’s infrastructural construction is due to commence this month. OceanDune set a benchmark in terms of its reported R900m sell out within four months of launch, with the majority of buyers being permanent residents, according to Sithembiso Mthembu, Sibaya development executive, Tongaat Hulett Developments. “The response to OceanDune has affirmed our long-held understanding of the demand for both residential

and commercial opportunities that reside within Sibaya.” A retail element at OceanDune will bring up the total investment value to an estimated R1bn in total. Mthembu says OceanDune will be the first development in the 1,000ha precinct. Sibaya was conceptualised to work with the landscape, with 60% of the Sibaya concept plan being made up of green space. This includes existing coastal forest but also rehabilitated landscape. Ultimately Sibaya Coastal Precinct will offer something for people at various stages of life, including residential offerings and services, leisure facilities, as well as a measure of retail development to serve local residents. Other complementary uses for education, medical and retirement facilities are also on the cards.

Rate of house price growth steady

T

he FNB House Price Index for July increased by 7,1% year on year, slightly slower than the revised 7,2% rate recorded for June. This may be signalling a turning point in house price inflation after some mild acceleration in prior months. Examining house price growth month on month suggests that a period of slightly better, or slightly “less weak”, economic performance during recent months may still be driving relatively solid house price growth compared with a dip in late 2015/early 2016. In real terms, when adjusting for CPI (Consumer Price Index) inflation, the rate of house price growth remains mildly positive,

having recorded 0,9% in June. Examining the longer-term real house price trends (house prices adjusted for CPI inflation), the level at June 2016 was 5,7% up on the October 2011 post-recession low. However, the average real house price level remains -18% below the high reached in December 2007 at the back end of the residential boom period. The average price of homes transacted in June was R1,082,605. Mildly positive real house price inflation suggests a market still very well balanced between supply and demand. However, many other nonprice housing market indicators point to a broad slowdown, raising the risk that the market can move slowly away from “equilibrium” in the near term.

one are the days of Umhlanga being a sleepy seaside resort town. The area is often referred to as a new city centre, with a series of high-end office parks on the ridge, only a stone’s throw from the bustling beachside residential properties and leisure opportunities in the village. This year sees even more growth in the area with two noteworthy developments: the final phase of the successful Pearls development, Pearl Sky, and the recently launched multibillion rand Oceans Umhlanga. Pearl Sky is the fifth phase of the Pearls, which has been exceptionally successful with 100% of the apartments in the first four phases purchased and Pearl Sky already 90% sold. There are several factors that have made it popular with local and international buyers. “The apartments provide an income if rented out when not in use, they can be used as a primary residence after retirement, or sold and the capital growth

enjoyed or reinvested,” says Sudhir Pragjee, director, The Pearls of Umhlanga Development. “Additionally, one of the key selling points is that it offers direct beachfront access.” Pearl Sky will also have a boutique shopping mall with a grocery store and several speciality shops. Recently, the developers released an additional 18 sea-facing studios which have been especially popular with the speculative market, according to Pragjee. Soon to commence building, is Oceans Umhlanga which includes two residential towers, hotel, conference venue and luxury mall. The development saw record-breaking sales of R1,5bn within four hours for the residential apartments and the hotel – a Radisson Blu – catapults the total investment in the project to R3,8bn, making it the largest mixed-use development in the country. The mall will feature several super-brands including Burberry, Versace, Armani, Boss Orange and Paul Smith.

Vivian Reddy, chairman, Oceans Umhlanga Development Company, says that in designing the hotel, they had the opportunity to reimagine and redesign the Umhlanga skyline. “If one surfs the internet for the greatest curvilinear buildings in the world, one will be pleasantly surprised to see the Oceans Umhlanga Development hailed as one of the best in the world,” Reddy says.

Are you the right kind of person to host others (someone who is antisocial and/or party animal isn’t ideal)? Is your vacant space appropriate, private or even desirable to the world at large? And do you have the time/ energy to devote to this? If you tick these boxes, think about what kind of Airbnb host you’d like to be. Look at your lifestyle. Does your space or temperament allow long-term rentals, intermittent overnighters or holiday season visitors only? Airbnb hosts fall into three main categories. The non-continuous listing: extra cash earned for a very specific time window, ideal for those who rent out space when it isn’t being used (you go on holiday or move home to mom when a specific event like a major conference takes place in town). Or do you want a regular income, not full-time, but say two months a year or two weekends a month? Or are you prepared to put in the work to be a full-time Airbnb host, where the

money generated becomes a primary or significant secondary source of income – you have one dedicated, full-time, short-term rental unit (and would be keen to add another sometime soon). But having a spare room isn’t quite enough. What gives your space the edge on the competition? Near the conference centre/ shops/airport/international company that needs short-term accommodation for roving staff? The more income potential you need, the more planning, capital, work, and risk you’re going to be taking on. Do some homework before you spend a cent on that lovely linen. You don’t just list your unit and wait for the money to roll in. Setting the right price isn’t a one-off action, either; it requires regular checking and updating. Be committed – it takes time and effort to get it right, and, importantly, to build up great reviews. If you’re going for the full-time option, you have to make yourself available, or have somebody at home who will be able to check guests in and out. Just as you want to preserve your privacy, you have to make sure you do the same for your guests. And that means your soppy Great Dane and glorious young triplets don’t try to work their charm on your guests. Ensure everything is as you promised, or – preferably – better. You could get to like it.

he culture of co-working arrived in Durban not so long ago, with a range of curated, elegant yet casual spaces. This offers freelance workers, small-business owners and intrepid entrepreneurs a new way to solve the “Where should I work from?” question, while keeping overheads low. We chatted with Muhammad Seedat, who conceptualised and launched SmartSpace, a co-working space in Durban’s inner city. Q: How did your business start? A: I’ve always been passionate about entrepreneurship and specifically enabling entrepreneurs to blossom. When I started researching what the ideal ecosystem would be for emerging businesses, I came across this wonderful concept of co-working. While the concept is well known abroad, I sought to enhance co-working for the Durban, South African and African market. Q: Why did you choose this area to set up shop? A: It is easy to speak about inner city regeneration but we all need to be part of the solution. That’s why I decided to put my money where my mouth was, and ensure that our initial users found us a convenient resource. There is no better place than the inner city to launch an initiative such as ours as the market that needs to be serviced, requires a location that has optimum transport links. As a bonus, our co-working space offers incredible views over the city, harbour and coastline. Q: How did you find your premises? A: It was serendipity. I was walking through the building with the new owners, and mentioned

that I was looking into setting up a co-working space. The rest, as they say, is history. Q: Why are the premises ideally suited to your business? A: With such inspiring views, our space is a great spot for thinking up great ideas, and we’re situated within an iconic building. It’s also where I started my very first job! 320 Pixley Kaseme Street offered ample space for what we had in mind, so we went for it. Q: Who are your neighbours? A: We have a diverse set of neighbours, including call centres, marketing companies, asset management companies, property management consultants and, of course, entrepreneurs. Q: Do you operate online? A: We have active Facebook (facebook. com/Smartspace123) and Instagram (@smartspacedurban) accounts. Q: How has your client base grown since opening? A: We meet new people all the time, with our foot traffic numbers rising every day. Q: Do you have any expansion plans? A: Not to give too much away, but we have aggressive plans in motion for expanding!

T

he cooler climate, large homes and enormous gardens only form part of the attraction of the Upper Highway area of Gillitts, while tree-lined roads, a country atmosphere and gorgeous homes continue to draw buyers from all over the country to Winston Park. What started off as a farm has been transformed over the years into an area that houses some of Durban’s more gracious homes in suburbs that feature no industrial development and very few sectional title developments. The country-like atmosphere attracts an abundance of birdlife and other indigenous wildlife including duiker and porcupine. The N3 corridor that incorporates suburbs such as Winston Park, Gillitts and Botha’s Hill has exploded in recent years and although some areas have no room for growth and have retained most of their country-like charm, places like Hillcrest have enjoyed huge

commercial expansion which has made living in the Upper Highway area far more convenient than ever before. Good shopping and eating have become the order of the day and the need to travel down to Durban to enjoy a night out on the town is now a thing of the past. With a plethora of interesting shops, boutiques and coffee shops, the entire area is also the perfect place to enjoy a Saturday afternoon meander.

Q: What amenities are on offer? A: To drive down that avenue of spectacular plane trees in Winston Park is just part of the allure of the entire Upper Highway area. The fact that the area is much cooler, close to everything and home to wellknown schools, all forms part of the attraction of living here. Both Gillitts and Winston Park are close to ever-expanding Hillcrest and Kloof. When it comes to shopping you have it all – malls close by, top schools, churches, medical centres including the new Hillcrest Private Hospital, as well as two of Durban’s most popular golf courses: Camelot and Cotswold Downs golf clubs.

Q: What draws buyers to the Highway area? A: There are a number of factors that continue to draw buyers to this area, and these include things such as superb schools and a fantastic lifestyle, which despite the growth is still very outdoor based and includes activities such as cycling, horse riding and road running. It’s also recognised that the region offers excellent value for money, which is possibly why the area enjoys strong support from the retirement sector. The fact that the banks view the area as an A+ area in terms of sound security, continues to ensure that property in this region remains in high demand.
