F

ebruary is the month of all things pink, red and heart-shaped. If you’re not in the mood to hustle for a booking at a crowded restaurant this Valentine’s Day, then why not treat that someone special to something special at home? Or maybe you’re flying solo and want to round up your mates instead. Either way, here’s how to make the best Valentine’s-inspired drinks with easy-to-find ingredients. Cheers to you and your loved ones!

Mr Smooth

(serves 3–4) Show some love and start the day off right with a nutritious smoothie. It’s the perfect breakfast on the go and super simple to make. Ingredients: • 250g chopped strawberries • 1 medium peeled and chopped banana • 300ml low-fat milk • 150ml vanilla yoghurt • 1Tbsp honey Pop it all into a blender and blitz until smooth. Pour into a glass and garnish with strawberries or almond flakes.

Melon Moment

(serves 12) Around lunch would be the perfect time to cool down with a watermelon lemonade. Tasty, refreshing and appropriately pink – what’s not to love? Ingredients: • ½ cup white sugar • 3½ cups water • 4 cups cubed watermelon • ½ cup freshly squeezed lemon juice • 6 cups of ice cubes Pop the watermelon into a blender. Blend until smooth and then strain through a fine-mesh sieve to make a watermelon puree. Bring the sugar and half cup water to a boil in a saucepan over medium-high heat until the sugar dissolves. Remove it from the heat and stir in three cups of cold water and the lemon juice to make the lemonade. Divide the ice into 12 glasses and scoop two to three tablespoons of watermelon puree over the ice, topping it off with the lemonade. Gently stir before serving and garnish with a sprig of mint for extra ooh la la.

hings that scare me: heights. Things I like to do: conquer my fears. Where better to do just that in Durban than at Moses Mabhida Stadium?

Ingredients: 120ml vodka 60ml triple sec 60ml cranberry juice 60ml lime juice 1 cup ice 2Tbsp pomegranate

Let’s get ready

(serves 2) When the sun starts to dip, it’s time to spice things up with the most famous one of all – the cosmo!

Shake ingredients well with cracked ice, then strain into a chilled cocktail glass. If you don’t have a professional mixer, you can always make do by stirring the ingredients gently in a jug. Go the extra mile and frost the rim of the glass with sugar and then for the final touch, spoon in some of the pomegranate seeds.

Adventure Walks at Moses Mabhida Stadium take place over the weekend at 10am, 1pm and 3pm. Once you’re strapped into your harness, your helpful and informative guide will take you through the stadium stands and fill you in on the stadium’s history. Take in the magnitude of the stadium as you walk through and, once you reach the bottom of the stadium steps, don’t get scared – it’s entirely doable.

500 steps

Taking 500 steps doesn’t sound too strenuous. In theory, those steps should take you about 15 to 20 minutes to conquer. When they’re steep and scary, however, you can be forgiven for taking a little longer. Or, if you’re like me, you may need to crawl up some of them, and that’s okay too. In reality, to reach the top of the stadium arch, you’ll need to take 468 steps (signage on the way up lets you know how far along you are) and then jog up a little ramp to get to the viewing deck. It was

during this time that my adventure accomplice Jane took hilarious pictures and video footage of me trying not to lose my mind as I kicked the heights phobia aside and kept going up. If you are in any way scared of heights, then do this Adventure Walk with a friend.

Let’s go higher

Once you reach the viewing deck at the top of the stadium, all the shakyleggedness suddenly becomes worth it. The best view in Durban will cost you just R90 and a little courage to discover. Your descent from the viewing deck can go one of three ways: perhaps you opted to do the Big Swing, in which case I wish you well and I will never join you on that. Alternatively, you can turn around and take the stairs back down again, or you can opt for the much easier option of hopping onto the SkyCar for a smoothsailing trip back down to terra firma.

oading Bay Gallery opened its doors in December last year and offers an eclectic mix of art on Durban’s vibrant Station Road. Q: How did your business start? A: The beginnings started in about 1991 after I completed my fine art studies at DUT. Since then I have been refining my knowledge of art making, curating and teaching. I have now brought all three professions together under one roof with Loading Bay Gallery acting as a base for all these disciplines. Q: Why did you choose this area to set up shop? A: The area is growing and attracting like-minded businesses and patrons, which were important for me. In order for the gallery to function effectively it needs to be in an area of growth. Being situated so close to the Umgeni River, the location connects central Durban to Durban North which makes the gallery far more accessible to a broader audience. Q: How did you find your premises? A: Word of mouth, which is often the best way to make things happen. Once you start making

your business needs known to friends and colleagues, doors inevitably seem to open. Q: Why are the premises ideally suited to your business? A: The Loading Bay Gallery is structured beautifully to accommodate all my business’s disciplines under one roof. There is a large gallery space which functions as a fine art gallery, an area for teaching, and a private studio space for myself. Q: Who are your neighbours? A: The Loading Bay Gallery is fortunate to be housed under the collective concern of The Station Exchange which includes Con Amore Home, Mo Noodles, Terrence Bray Design, Saint Verde Botanicals, Fortune (coffee bar) and Brand Iron. Q: What are the shop rental prices like in this area? A: The rental prices are very varied, and I am fortunate to have a very reasonable arrangement.

Good returns from student accommodation

I

n recent years student accommodation has come to present a real opportunity for investors. As it is predominantly a segment that covers smaller properties with good returns, it has some ideal characteristics. “The key factors making student accommodation attractive are the high demand and the stable income generation it gives, due to low operating costs,” says Lesiba Mooka, CEO, Cobalt Blue Properties. “Institutions aren’t able to provide sufficient accommodation for all their students and this has opened doors for investors to enter the market.” Mooka points out that the University of Johannesburg can only accommodate 6,500 students, and Wits 5,000, but each institution

has an estimated 30,000 students or more on their main campuses. The most important considerations when looking at potential opportunities in student accommodation are the proximity to the university and public transport access, security, the condition of the building and, of course, the price. Mooka says that for one- or twobedroom flats, investors should be able to find properties for about R450,000. These could realise rentals of between R4,000 and R8,000 per month, depending on the number of beds per room. The alternative is to pay about R900,000 for a standalone house. Rentals of between R15,000 and R20,000 per month could be achieved, depending on the number of rooms and tenants.

rofessional services firm PwC has relocated to a new purpose-built building in the Ridgeside Office Park in La Lucia.

Q: Do you have any expansion plans? A: The gallery is so new that I am still putting systems into place. But in the near future, I am expanding my Artists Making Craft with the making of new display units. The gallery’s Artists Making Craft is an ideal way to facilitate the needs of a larger customer base. Q: Do you operate online as well? A: I do, but this is one area I plan to expand on. I have been selling through Facebook and Instagram, but I will also have a website in future. Q: What’s your most popular item? A: I have predominantly sold paintings – they are the most common medium in the gallery. But Loading Bay Gallery has only been open a month, so it’s still too early to tell.

SEE FOR YOURSELF: Q: What is your shop footprint? A: This varies greatly from about 20 to 70 depending on which day. Sundays are my busiest day, but it is usually a day for browsing.

R795m Knightsbridge office redevelopment for Bryanston

K

nightsbridge Manor office park in Bryanston is undergoing a R795m redevelopment by Emira Property Fund. The threephase redevelopment will create a P-grade (premium quality) office park with a minimum four-star Green Star rating from the Green Building Council SA. The development will be renamed Knightsbridge. With a prime location in Sloane Street opposite the Didata Campus, the complex will more than triple in size to 29,352m2 of gross leasable area. Redevelopment started in November last year and is being undertaken in phases. The first of seven new buildings should be completed by about May 2017.

Geoff Jennett, CEO, Emira Property Fund, says, “Our ground-breaking redevelopment of Knightsbridge supports Emira’s strategy of improving the quality of B-grade office stock. It will increase the value, attractiveness and competitiveness of this excellently located property. “Bryanston is fast becoming the preferred alternative to Sandton for blue-chip businesses and large A-grade and P-grade office users.” Bryanston is the fourth-largest office node in Joburg after the CBD, Sandton and Midrand. The South African Property Owners Association says Bryanston’s office vacancies were 7,2% for Q4 2015, compared with a national average of 10,5%.

Q: What’s available and what can you expect to pay? A: The area is highly sought after because of the mixed use of property and as such has become a hub of the Morningside area.
