Musgrave Here’s what’s happening in property in the area WORDS: MEGAN DEANE

B

efore the North Coast property boom, there was Musgrave – an area that is centrally located, with many grand homes and spacious Art Deco, Edwardian and Victorian apartments. The Musgrave area was once home to mostly wealthy and affluent families. However, as time has progressed it has harmoniously combined the well-heeled with business owners and students. Musgrave property is distinctive and has a rich architectural history. From the 1930s to the 1940s, architects started designing Art Deco buildings, which represented luxury, exuberance and progress. With the desire to be modern, Art Deco buildings were inspired by different styles: from the bold geometric shapes of Cubism, to the bright colours of Fauvism. Furthermore, the older homes and

apartments were built to be spacious and striking, and continue to impress investors and homeowners despite property developments becoming more modern. Convenient living at its best is what makes Musgrave a popular neighbourhood to live in. The area has good public transport services (buses and taxis), is conveniently close to schools, universities and colleges, and is home to Durban’s oldest shopping centre, Musgrave Centre. Just a short drive from popular neighbouring suburbs, Musgrave is centrally located and makes driving north, south or west quick and easy. Musgrave is a vibrant area to live in, and there are always events happening in and around the area. It shows off the diversity Durban has and is a true melting pot of cultures, ages and times.

THINGS TO DO: • Indulge in some retail therapy at Musgrave Centre. • Explore the monthly Night Market. • Visit the many eclectic restaurants throughout the Musgrave area. • Take the family to Essenwood Park. • Have a picnic at Durban Botanic Gardens.

I have lived in the Musgrave area for around 30 years. I moved here because it is central, and I really liked the neighbourhood. I enjoy going to Musgrave Centre, and my daughter’s school, Maris Stella, was also close by.

My business neighbourhood We chat with Nezelia Coskey about her business ‘hood WORDS: MEGAN DEANE IMAGES: SUPPLIED

N

ezelia Coskey’s love for the beach and water activities led her to design active swimwear and create Confetti. Q: How did your business start? A: I studied a BA in fashion design and wanted to pursue my own swimwear label after I had gained some experience. Well, that didn’t go to plan. After a few months working as a designer, I sold my little car and decided to fund my dream into a reality and so Confetti was born. Q: Why did you choose this area to set up shop? A: C onfetti is my night-shift job, so what could be better than designing from my couch. This way I can also keep my expenses down and invest in the product instead. Q: How did you find your premises? A: I turned our extra room into

my creative studio, perfect for those late nights equipped with sewing machines, size dummy and my personal fabric store. Q: Why are the premises ideally suited to your business? A: T he Berea area has everything my business needs: the factory, the fabric and trim suppliers are all within close proximity. Q: Who are your neighbours? A: My neighbours are so diverse and entertaining. I usually refer to them by their occupation: the working mom of two, the advocate with the feisty cute cat, and the accountant who plays acoustic guitar.

a natural fit as all my swimwear styles are fashionably active. Q: D o you operate online as well? A: I am predominantly online on a South African e-commerce platform, Hello Pretty (hellopretty.co.za/confetti-wear), which is like a one-stop shop for everything South African made. Q: What’s your most popular item? A: T he Honeycomb Bikini is everyone’s favourite! It’s an all-black bikini with black chunky mesh panels and the style is so unique, but it flatters any body type.

Q: What are the shop rental/ sales prices like in this area? A: W ith the increasing popularity of online shopping, I have not needed to investigate physical shopfronts. I am, however, starting to stock boutiques locally, and Confetti can be found at various Durban markets. Q: How many people go through your store each day? A: W ith Confetti being over a year old, it is still a new label. But it is growing steadily and getting customers from all sorts of distant places I have not heard of in SA. SEE FOR YOURSELF: Q: D o you have any expansion plans? A: Yes, I plan to expand my product range into activewear; it seems like

blocked off from the rest of the house by a security gate. This way you have a safe place that your family can retreat to in an emergency.

Emergency numbers

Keep an eye out

Always keep a list of emergency numbers somewhere that can be easily accessed – like on your fridge door or next to your landline. Make sure to have an emergency number on speed dial on everyone’s cellphones and all landlines in your home.

Check your registration

When choosing your security provider be sure to check that it is registered with the South African Intruder Detection Service Association. This means that any work it does or equipment it installs will meet the industry standards.

Speak to an expert

It’s always best to speak to a qualified security consultant who can carry out a risk assessment of your property and then recommend the best alarm system based on their findings.

Safe space

Equip one area in your home to be

Make sure that nothing on your property blocks your view – this includes high walls or foliage that might help an intruder hide from your sight.

Light it up

A great security feature to have is exterior lighting that can be switched on from inside your home. An even better option is to have motion-detecting lighting.

Garden equipment

Clear any ladders or tools lying around outside that could possibly be used by an intruder to enter your home.

House numbers

Make sure your house number is clearly visible from the street and that it’s large and well lit. This way in an emergency situation emergency vehicles will be able to find your home easily.
