Ndabo is clearly drawn to projects in need of TLC. “When we heard my wife, Mpume, was expecting our second child, we realised it was time to abandon our lock-up-and-go lifestyle in beautiful Halford Road on the Berea. We found a home in Glenashley, Durban North, and although it needed a serious amount of TLC, we saw it as an opportunity to recreate it to suit our growing family and lifestyle.”

ith the school holidays in full swing, now is the perfect time to make your child’s bedroom study-ready. Here are our top four tips to help schoolkids start the new term with their best foot forward.
Lighting
Getting the right amount of light is extremely important in any room – especially if your child will be doing a lot of reading. If the light is too dim, it will cause your child to strain their eyes while reading. Also, the amount of light available not only affects what we see, but also how we feel – if the light is too dim it can be relaxing and make your child not want to do any work. If the light is too bright it can be distracting. So try to find a balance; make sure the room has plenty of natural light and invest in a desk lamp.
Colour
The colour scheme of the room is another important feature. Colour can affect us on an emotional level. Certain colours can make us happy, others can make us sad and some can even make us more productive.
It’s productivity you want if you know that plenty of homework will be done in a certain room. Experts say blue is the colour that makes people most productive. They say you should avoid bright colours as they can be distracting (red can make you feel hungry, which is why takeaways often use it in their logos).
The workspace
The worst thing a child could do is study or do homework in their bed – they’re very likely to fall asleep. Set up a desk and chair for your child to help them to be more alert while they study. You may think that it’s best to have the desk facing the window, but this can be distracting. Instead, make sure the desk faces away from the window and gets some good light.
Neat and tidy
It’s also important to keep your child’s room neat and organised – untidiness can lead to distraction. You can find plenty of ideas on Pinterest for easy DIY storage solutions. Creating storage spaces with your child can also be a great way to bond and create lasting memories.

A: I lost my job and my options were either to find another job or start my own business. I couldn’t see myself working for another boss and I knew what I really wanted. ore than anything, being environmentally friendly makes sense economically. It’s a great idea to call in a professional to run an energy audit on your home, but you can also start small. One way to jump start a smarter home life is to switch off, turn off, buy less and reuse more. Ask yourself: “Do I need this? Could I borrow or hire it?” Essentially, be mindful of how you live. If you have children, it’s vital that they learn how to function in a world with finite resources, but you may find that they’re good teachers too. Just as we learned about the horrors of litter, they’re learning about sustainability. Where to start? Don’t think that “it’s not worth the saving” – it is and, of course, many tiny savings add up to make a big difference.

“G
enerally people have two complaints about renovations – the first is the nuisance associated with them, and the second is the legality and whether they have a right to be informed that such work is taking place,” says Durban North Ward 36 councillor, Shaun Ryley. The National Building Regulations stipulates the prohibition of unreasonable levels of dust and noise associated with renovations and prohibits noisy work completely on Sundays, public holidays, before 6am and after 5pm on Saturdays, and before 6am and after 6pm on any other day. “The Building Inspectorate can issue contravention notices in line with these stipulations and if work continues, they can prosecute. This is generally to safeguard comfort levels of the surrounding residents,” says Ryley, who notes that there are exceptions to this which are stipulated in the regulations. If work, which falls into the category of unreasonably disturbing or interfering with the amenity of the neighbourhood, continues beyond the stipulated hours, neighbours can contact the Metro Police and ask them to visit.
In terms of the legality of renovations, people have a right to build on their property as long as they keep within the building lines. “If intended construction is taking place beyond the building line, then written consent must be obtained from all adjoining/neighbouring properties and sometimes even from properties across the road,” Ryley notes. “In fact, anybody who feels they have an interest in the matter can raise their concerns with the Building Inspectorate.” If you’re the owners considering renovations and are concerned about inconveniencing your neighbours, Ryley suggests consulting with them. “Even though it isn’t legally required, it’s a simple courtesy to afford your nearest neighbours, so that they can plan around your building if need be,” he says. “Communicate basic information with them and let them know when – which days and hours – work will be taking place, how long you anticipate the work to last for, and any updates on deviations from this. While this is not legally required, at least any potential for conflict might be avoided if you communicate openly with your neighbours.”
• Lights: turn off the lights when you leave a room; use outdoor (and even some indoor) motion-sensor lights; replace all bulbs (and, over time, fittings) with quality, longlasting compact fluorescent lights. • Indoor water: only shower for a few minutes; install low-flow shower heads; only use the washing machine and dishwasher with a full load; wash clothes in cold water whenever possible – as much as 85% of the energy used goes to heating the water; use the basin plug – don’t leave the tap running; reduce the number of times you flush the toilet. • Outdoor water: cover the pool to prevent evaporation; recycle your grey water for use in the garden – this can be as simple as using a container in the shower to collect water or redirecting water
from your shower or basin into a holding tank or your garden. • Heating/cooling: change your geyser, air-conditioning and heating to a lower setting. If you do it over time, you won’t notice the difference. • Electricity: unplug chargers and appliances when they’re not being used; switch off your computer overnight. • Appliances: replace appliances with energy-rated alternatives. • General: open curtains/blinds to let in sunlight and minimise use of artificial light.
MORE GREEN TIPS: • Skip the bottled water: install a water filter and use a glass, aluminium or reusable water bottle. • Shop at a local market: the fruit, vegetables, dairy and eggs will usually be less expensive, often organically grown (even if it doesn’t shout about it on the label), will have travelled a shorter distance to get to you (less fuel equals less pollution) and you’ll be supporting a local business. • Buy in bulk: you’ll shop less often, save money and use fewer containers. • Cleaning products: this is often a sizable chunk of your household spending. If you have the time, make your own – if not, buy environmentally friendly options. • Rainwater/grey water: tanks such as the varying sizes and creative shapes/colours available from, say, JoJo, make this a worthwhile investment when the rains come. • Herb garden – plant it. It’s easy, it’s cheap and it’s wonderful!

Semigration to KZN is growing
T
he semigration of buyers, notably Gauteng buyers, to the Western Cape is a trend that has been growing over the last few years. But in reality, large numbers of upcountry buyers are also flocking to KwaZulu-Natal, predominantly to the burgeoning North Coast region. Says Sascha Bausch, Pam Golding Properties area specialist in Zimbali, “With its close proximity to King Shaka International Airport and proliferation of secure lifestyle estates, the North Coast areas from Umhlanga, Umdloti and Sibaya through to Ballito and Zimbali, are increasingly in demand among out-of-town buyers, particularly

ash is king in the Southern Suburbs where many of the buyers don’t need bonds, says Cyndy Minnaar, Lew Geffen Sotheby’s International Realty area specialist. “As in the Atlantic Seaboard suburbs, a large percentage of cash sales has been the norm for some time in Newlands, and in many of the other Southern Suburbs areas such as Claremont and Constantia, and these transactions appear to be on the increase,” says Minnaar.
“This is corroborated by Propstats data which reveals that only nine (22,5%) of the 40 sales that took place in Newlands between 1 January and end May to date were bonded. The figures are similar in other sought-after Southern Suburbs areas during this period. In Constantia, just under 40% of the transactions required finance with most bond applications being for around 50% of the sale price. In Claremont 48% of the transactions were cash sales,” Geffen says.

im Akinnusi, executive head: sales and client management, Nedbank Home Loans, says that given the country’s uncertain economic outlook, South Africa can expect that this will have a negative effect on consumer confidence in terms of consumers’ appetite to take on longterm debt in the form of new lending on properties. As a result, general residential property market growth in the second half of 2017 is likely to remain slow to declining. However, the levels of market activity differ by property and consumer segments, which gives some interesting opportunities for both buyers and sellers alike. For example, with Gauteng being the most economically active metro in South Africa, it will experience higher demand
for residential property between the price range of R600,000 and R2,5m compared to other provinces, as young people migrate there for employment opportunities. By comparison, the demand for housing in the R4m to R10m bracket is likely to be higher among cash investors than among buyers seeking bonds from banks. “Nedbank remains positive about the long-term view of the South African property market, given that consumer demand for housing is still strong and this demand far outstrips the supply of residential properties. Therefore, we remain aligned to this long-term view and continue to provide clients with home loans in all property segments,” says Akinnusi.
An attractive, highly marketable home can be overlooked by buyers if the listing images are poor quality or don’t showcase the property’s selling points. For this reason, it’s imperative that listing photos are high-quality images that draw in buyers’ attention and provide them with insight into what the property has to offer. Buyers aren’t going to take the time to see the home in person if they aren’t interested in what the images portray online.
