Retirement in KZN Here’s what’s happening in property in the area WORDS: LEA JACOBS

IMAGES: SHANE VAN ECK & SUPPLIED

About the area L

et’s face it, it’s never going to be an easy decision to sell your family home and move into retirement accommodation. A move of this nature is often fraught with emotion. After all, you are selling something intensely personal that generally holds a lifetime of memories. The move also usually involves downsizing, which may mean letting go of treasured possessions. However, those who plan ahead and invest in the right retirement development may well find that they end up living out their golden years to the full in an environment that caters for their every need. It’s no secret that there is a shortage of retirement properties available. In fact, although it may come as a surprise, it appears that this is a global problem and it’s a situation that needs to be rectified urgently. People are living longer and, judging by what’s available in this country, are becoming far more decisive when it comes to choosing retirement accommodation. Those who don’t make early provision may well find that there is a long

waiting list at the retirement village of their choice as it has become increasingly common for the younger set to invest in such developments long before they reach retirement age. KwaZulu-Natal is the ideal spot to buy a retirement property, mainly because unlike other areas of the country, it boasts a moderate winter climate. It’s also often more affordable with similar properties in upmarket parts of Gauteng or the Western Cape commanding higher prices. Although certain areas in the province are renowned as retirement hot spots, a growing number of developments catering for retirees and offering a wealth of facilities have sprung up throughout KZN. The rudimentary shelters of yesteryear with few trimmings are a thing of the past for many investors, and these days retirement villages offer their residents an amazing array of lifestyles and choices. Add a healthy dose of socialising into the mix and you have a group of happy seniors who often live fuller lives than do most younger folk.

BEST PLACES TO RETIRE IN KZN: • Howick/Midlands: this area is incredibly popular with retirees from all over the country. Good shopping and a range of medical facilities make the area an ideal spot in which to enjoy your golden years. • Upper Highway: close enough to some of Durban’s top shopping centres to make shopping a breeze, the area also offers peaceful living for those looking for a more countrified environment. • Umhlanga: high-end living at its very best, this area literally has something for everyone – from top-class shopping, to gorgeous views of the Indian Ocean. • Ballito: retirees enjoy the best of both worlds when they move to this gorgeous town on the North Coast, namely upmarket living and relatively easy access to some of the best game parks in the country. Agent commentary Q: When should buyers start to consider investing in a retirement village? A: This decision is not easy, simply because most retirees would rather stay in their existing homes. Most retirees only start thinking of making the decision when their health starts failing, their current home starts to become a burden in terms of upkeep and costs, and their need for access to a care centre arises. Unfortunately, this decision is often made when retirees are in their late 70s or early 80s. My recommendation is to move when you are still healthy and able to enjoy your retirement, and to choose a development with facilities that suit your needs.

Marriott International plants itself on African soil

C

ape Town’s skyline is set to change as the world’s largest hotel company cements its local presence with the development of three hotels in Cape Town, and two in Joburg. The ink had barely dried on the $13bn merger with Starwood Hotels that made Marriott International the largest hotel operator in the world, when the company announced a series of firsts. This notably included a R3bn agreement with local property developers Amdec Group that will result in five branded hotels opening in South Africa, catering for different market segments among international and domestic visitors.

MORE ONLINE: bit.do/kznhood

The three new hotels in the Mother City include the first Marriott Hotel in Cape Town; the first upscale extendedstay brand in South Africa, Residence Inn by Marriott; and AC Hotels by Marriott, the first hotel under this brand for the Middle East and Africa region. And, of the R3bn total, R1bn is earmarked for the Joburg developments: Marriott Hotel Melrose Arch and Marriott Executive Apartments, expected to open mid-August 2018. The first of the Cape Town hotels to open will be the 189-room AC Hotel Cape Town Waterfront at The Yacht Club in June 2018, a unique mixed-use landmark that includes exclusive residential apartments and prime-grade offices.

The gist of the acts is in regulation of the industry, which is a good thing: homeowners associations weren’t regulated, so there was no uniformity. Now compliance is key. MICHAEL BAUER, PROPERTY MANAGER, IHFM

Average time on the market for homes in SA

A

ccording to Lightstone, the process of selling a home – also known as “time on market” – in South Africa takes, on average, between three and nine months. Time on market shares a commonality with most key indicators of the property market – such as house price inflation, total transactions, and new property stock built – since it too is dependent on economic drivers like economic growth and interest rates. The relationship between major economic variables and time on market is not, according to Lightstone, as strongly linked as one might think.

It seems as if time on market is only responsive if there is a significant shock in the economy, such as the subprime mortgage crash of 2008/09. However, even when these economic shocks occur, the number of months a property needs to be on show for before it is purchased, seldom changes by more than one month. There is also a significant difference between the average time on market of mid-value properties and high- and luxury-value properties. On average, mid-value properties take five and a half to six and a half months before they sell, while highvalue and luxury properties take between five and six months to sell.

Knowing your retirement options

A

ccording to Marelize van Rooyen, marketing director, Retirement Villages SA, the Retired Persons Act establishes a minimum age for residents of a retirement property. It states that the property can be owned by a person of any age but that one of the residents must be 50 years or older to occupy the residence. A particular village or estate may amend these stipulations, so anyone considering buying into a retirement village should familiarise themselves with the development’s constitution and rules of conduct. The act also covers the type of ownership that is allowed, including single title or freehold, sectional title or life-right purchase, or rental. “In a single title development, all the traditional responsibilities and accountabilities of traditional home ownership would

be applicable,” says Van Rooyen. “The developer of a sectional title development carries no responsibility for the ongoing maintenance and cost management aspects once built.” For both a single and sectional title property, depending on the village constitution, a percentage may be due back to the village upon the sale of a unit. “Life rights offer that purchasers have a legal right to occupy the unit for the duration of their life,” says Van Rooyen. “Unlike sectional title developments, an advantage of life rights is that it is not a property transfer, there are no bond registration fees, transfer duties and no VAT payable, thereby avoiding the negative effects that such costs have upon discretionary income and estate values.”

Record sale at Brettenwood A recent sale of R11m at Brettenwood sets a record for the estate WORDS: CANDICE BOTHA

B

rettenwood Coastal Estate has long been a sought-after address for property buyers on the KZN North Coast, and this reputation has been reinforced by the recent sale of a home on the estate for R11m by Home and Country Property, the in-house sales entity for the estate. Outside of Zimbali Coastal Resort and Estate, only three homes within an estate in Ballito have fetched over R10m. “We are so excited about the recent threshold we have just crossed. This is the first house to sell within this price bracket, and we are confident that it will be the catalyst for other Brettenwood homes to continue appreciating in value and fetching the substantial prices that they are capable of,” says Peter Cameron, sales director, Home and Country Property. Although the home itself is outstanding, set as it is on 3,609m2 over two levels boasting exceptional indoor-outdoor living areas, five en-suite bedrooms with private balconies and landscaped gardens, and

deck and rim-flow swimming pool, its location on the Brettenwood Coastal Estate is undoubtedly a factor. “Brettenwood offers an attractive lifestyle for people at different stages in their lives. Residents have full access, and exclusive use, to the award-winning clubhouse called Woodlands, as well as a list of facilities like the heated aerobic pool, 25m lap pool, fully equipped gym, sauna, and amphitheatre. For residents who enjoy the outdoors, extensive walking trails, braai facilities, a 16m water slide and Robinson Crusoe-style play area for the children which includes tree houses, a trampoline and climbing wall are there to be enjoyed,” says Cameron. Brettenwood also offers a variety of properties to buyers, from apartments and freestanding starter homes for young families, to luxurious houses like the one just sold, and units at the popular retirement village. “Every unit at Brettenwood has been

constructed in harmony with the existing environment, incorporating the natural landscape wherever possible, and presenting homes that either look out onto sea views or the beautiful forest,” says Cameron. With these attributes in addition to the ongoing property boom on the North Coast, more sales at record prices are expected in future.

This is the first house to sell within this price bracket, and we are confident that it will be the catalyst for other Brettenwood homes to continue appreciating in value and fetching the substantial prices that they are capable of PETER CAMERON, SALES DIRECTOR, HOME AND COUNTRY PROPERTY

SPECIAL PROJECT SPECIAL PROJECT

Green is the new black Making your home green won’t only benefit the environment but will also save you money WORDS: CHARIS LE RICHE

IMAGE: ISTOCK

T

he best investment you can make is to make your home energy efficient. With summer looming and the threat of water restrictions, there is no better time than now. There are countless ways you can do your bit, but here are a few tips from the Neighbourhood team.

Be water wise

Though 70% of the earth is covered in water, only 1% of that is available for human consumption. It is, therefore, important to conserve water and to keep it clean and safe. • Be sure to check your home

for leaking taps and pipes.

• Replace your shower heads

with low-flow alternatives. • Place your geyser where hot water is required most. That way you waste less cold water when you open your tap. • Invest in a water storage tank for gardening and washing your car. • Link your waste water downpipe

to a simple system to reuse this water for the garden. • Be sure to plant only indigenous plants in your garden as they need less water.

Save energy

With municipalities buying back surplus energy from homeowners who use alternative resources, and with time-off tariffs being put into effect, it is more important than ever to save electricity. • Invest in energy-efficient

appliances and check the Energy Star rating when buying. • Unplug appliances – like cellphone chargers – when not in use. • Switch to energy-saving bulbs. • When washing clothes, use the cold-wash function to save energy. • Switch to gas appliances. • Remember that smart alternative energy sources like a heat pump, solar geysers or panels will add more value to your home.

MPACT RECYCLING AT SCHOOL: Get involved with Mpact’s Ronnie Recycler programme and your school can raise funds while teaching learners about recycling and environmental awareness. Once your school is signed up, Mpact Recycling will supply white bags which are collected once they are full. When your school knows how many tons it recycles each month, Mpact Recycling will then supply equipment in the form of a Ronnie bank capable of holding between 350kg and 500kg when full. Programmes such as these help Mpact Recycling reduce waste going into landfills through a growing culture of reducing, reusing and recycling. For more information call the toll-free number on 0800 022 112 to locate your nearest branch or visit mpactrecycling.co.za.

RECYCLING

BEYOND RECYCLING Let’s not waste our earth’s scarce resources. When you recycle with Mpact Recycling, your waste paper, cardboard and milk and juice cartons are used to make new paper and other products. This contributes to a sustainable future for you and future generations. Mpact Recycling is the leading collector of paper for recycling in South Africa and is the largest producer of paper made from recycled materials. We are involved in the entire process from collecting through to making new paper and converting it into boxes. Also, with our move into plastic recycling, we will ensure that more used polyethylene terephthalate (PET) bottles can be made into new bottles. Our new plastic recycling plant processes 29 000 tonnes of PET bottles a year and will produce a new raw material from what was considered waste. This plant will save about 185 000 cubic metres of landfill space each year, equivalent to 75 Olympic-size swimming pools. Mpact’s substantial collection footprint adds weight to our contribution to job creation and environmental stewardship.

Mpact is also actively leading change in the industry through smarter, sustainable thinking.
