Formerly an independent town with its own council, Westville lies 10km inland from the Durban central business district (CBD) and is now part of the eThekwini Metropolitan Municipality.

Schools Westville is renowned for its high education standards in its government schools. These include Westville Boys’ and Westville Girls’ High schools, Atholl Heights Primary School, Berea West Junior and Senior Primary schools, Pitlochry Primary School and Westville Junior and Senior Primary schools. Private schools include Kainon Primary School, Deutsche Schule Durban and Al Habib College. There are also tertiary education facilities with a 2km2 University KwaZulu-Natal Westville campus, Varsity College Westville campus, the International Hotel School located at the Westville Hotel, and Fusion Cooking School. “Westville is a solid middle-class suburb where every requirement is met without moving outside the neighbourhood. good schools, hospitals and medical facilities, shops and entertainment, while benefitting from the extensive greenery of the lush garden environment,” resident Alex Burgess says.

Explore There are several churches across Westville including the Our Lady of Lourdes Catholic Church, Methodist Church, Westville Baptist Church, St Elizabeth’s Anglican Church and the One City Church held at the Westville Country Club. The neighbourhood’s major mosque is the Habibia Soofie Aastana Masjid opposite Westville Boys’ High. Three major shopping centres – Westwood Mall, Westville Mall and The Pavilion – cater to residents’ shopping and entertainment requirements, while a myriad of smaller community centres offer outlets for local entrepreneurs, chemists and retailers. “Westville has a cosmopolitan community with more and more family-conscious people moving into homes that are still reasonably priced. The lack of visible policing is my only gripe with the neighbourhood,” resident Yogin Devan says. Tourist attractions include the Palmiet Nature Reserve with its 15km of guided and self-guided trails, while The Pavilion offers cinemas, an entertainment centre and tenpin bowling. Various sports clubs include Chiltern Park Sports Club, Westville Tennis Club, Westville Bowling Club, Westville Country Club and the Westville Athletics Club. Westville Old Boys’ Sports Centre offers soccer, rugby, hockey and baseball, while the Westville Theatre Club is located next to the Westville pool.

ou’re probably unlikely to revamp your home solely for the cooler months ahead, but if it’s time for a revamp, or you enjoy warming up your colder colours with elements to accommodate the seasonal change, here’s some good advice from the pros.

Decorating for autumn

Lisa Edwards, Lisa M Interiors, suggests, “If you want to give your home an autumn makeover, be sure to make use of warm oranges, golden yellows and earthy tones. This doesn’t mean you have to paint an entire room, although one wall does make a bold statement. A single wall painted in an earthy tone (Plascon’s Beeswax Candle Y1-B1-1 is a gorgeous earthy yellow), paired with neutral and natural furniture and a plant or two, could be just the right combination to add spice and warmth to the area. Textures, too, do the trick – small items such as highly textured throws and scatters, rugs with higher piles, small objets in autumn hues, all add ingredients to the creation of a warmer and cosier space. Clever lighting will always amplify the warmth you’ve created in an autumn makeover.”

Give your darks a little shine Dark interiors are here to stay, and are great for that cosy feeling in the cooler months without compromising on sophistication. ll decks are not created equal. There are different materials, qualities, dimensions, durability, longevity, and, of course, price tags. Maintenance, too, varies.

Different kinds

“The three main categories,” says Dustin Thomas, CEO, Durban Decks, “are pressure-treated and treated softwood like CCA (copperchrome-arsenate) treated pine, accoya and Rhino Wood; hardwood like balau, macerenduba, garapa (most popular decking timbers because of their superior resistance to insects and wood rot); and wood, plastic and bamboo-plastic composites.

What to ask your contractor

Be proactive and ask questions. “For your preferred aesthetic, do some research and identify the material best suited to you. Each has their own characteristics and dimensions,” says Thomas. Choosing a competent, reliable contractor is crucial. “Ensuring the deck has been built correctly (and safely) is paramount to its longevity. Incorrect installation may cause strain on the timber and affect the lifespan,” he says. His estimates for lifespan always carry the rider “…provided the timber is from a reputable supplier and the deck has been correctly constructed”. “Bottom line,” he says, “do some research on contractors’ previous projects and get referrals. For example, where does he source his materials from – here, in KwaZulu-Natal, a reliable source like Coastal Timbers ensures the right standard.”

Composite suppliers have a guideline on the correct spacing between the support joists to allow the customer the guarantee of the 10 or 25 years (depending on the product). “For hardwood and CCA treated woods, it’s difficult to guarantee a natural product – on average, expect your timber deck to last upward of 15 years.”

Eco-friendly decking

“Composite decking or eco-friendly decking has become popular over the last couple of years,” says Thomas. He singles out Eva-Last as a forwardthinking brand which is continually improving their product. “EvaLast composite uses FCS (Forest Stewardship Council) approved timbers, a unique combination of bamboo and recycled plastics, and requires no sanding or sealing at all.” Andrew Prior, sales director for locally-sourced and manufactured modified timber product Rhino Wood, says, “Rhino Wood is a combination of two materials – local SA pine and a unique locally sourced preservation compound. The patented process involves thermally treating the timber, then impregnating it under pressure to ensure full treatment or saturation. It has all the hardwood properties of strength, dimensional stability and a durability rating of Class 1 – that’s important, as anything below can be susceptible to fungal decay and rot.”

And then… to seal or not to seal – are you prepared for that maintenance? “If you choose a hardwood, you don’t have to seal. The timber oxidises to a beautiful grey colour with little maintenance without compromising its lifespan.” Most of Thomas’ customers who choose sealed decks sign up for his maintenance schedule.

Rhino Wood is a natural timber (albeit enhanced), not a plastic product. “It provides a proper eco-friendly solution to many of the readily available hardwoods, which are sourced from the ever-diminishing tropical rain forests around the world. Comparing it to softwoods, Rhino Wood is nontoxic and, other than the occasional cleaning, does not require maintenance to prevent it from rotting. It’s already treated. The boards will weather to that appealing grey/silver patina.”

Auction W jargon explained

ith auctions now generally accepted as a quick and effective way of fetching a market-related price for both commercial and residential property, the advent of purely online bidding raises some questions for sellers, e.g. how to know what price to expect on the day.

Firstly, explains MC du Toit, CEO: auctions & sales, BidX1 South Africa, a reserve price is set, which is the undisclosed minimum sum that the seller will accept and which is agreed upon with the auctioneer prior to the auction. He says this is not to be confused with the guide price, which, as the term suggests, is just a guideline. “The reserve price, which is only known to the seller and auctioneer, can be reduced by the seller if required, based on the information provided to him/her by the auctioneer during the pre-auction marketing period. However, the reserve price must be at a level which the seller is comfortable to accept. The highest offers will be presented to the seller and any bid could be accepted, as is the norm with any auction. Confirmation of our sales will be the same day as the auction, depending on the seller, as certain financial institutions require longer confirmation periods,” Du Toit explains. “As with any property and any method of sale, it’s not easy to gauge what we’ll fetch at auction, and we’ll only really be able to have a good idea once we’ve started with our marketing campaign. However, as experienced

property specialists, we’ll first of all assess the property and consult extensively with the seller and advise on what we believe to be a proper, market-related price. But, being an auction where everyone is invited to bid, anything can happen,” he says. “There have been instances where we’ve exceeded the reserve price, and conversely cases where the seller has accepted below reserve price, basing their decision on the demand for the property and realising that that is its true value – which fundamentally is one of the primary benefits of selling property via auction.” This raises the next question: How does the auctioneer gauge its value? Du Toit says value is determined by various key aspects that must be taken into account, along with, obviously, the condition of the property and its location. “For example, in terms of residential property, certain areas have different price ceilings and by that we mean that you’ll not easily achieve R6m when the average sale price for the area is R3m. Commercial properties, on the other hand, are much easier and value is determined by the return on investment,” Du Toit says. He explains that buyers will need to conduct a proper due diligence on and inspection of the property they’re interested in and once they have all the information they require and have done their research, they’ll be able to determine what they believe to be the value. “We’re always available to advise buyers and we’ll also list a guide price.

When they register to bid and express an interest in a property, we provide all the information we have available, including title deeds, Surveyor General diagrams, rental agreements, homeowner’s rules and more. We conduct show days on the properties and recommend that buyers attend these to get a good feel for the property.” And what about “ghost” bidders? Du Toit says BidX1 will not permit anyone to be able to bid unless they’ve registered on the same basis as all the other bidders. “So only registered bidders will be allowed to bid and they would have been FICAed and a security deposit would’ve been paid. We also confirm all the bidders’ details upfront, before we approve them as a bidder. Therefore no one will be allowed to unethically bid and drive up prices. Fairness and transparency are the key advantages of our auction platform,” Du Toit concludes. Once a bid has been successful and approved, the normal transfer process will follow and a transferring attorney will be appointed to facilitate the transfer process.
