hen you meet fashion designer Haroun Hansrot, you realise why he’s chosen to live among the creative community of one of Durban’s oldest and quirkiest property landscapes, Glenwood.

For me, being in the fashion industry, crazy about entertaining and being a foodie of note, Glenwood has everything from the finest silks to optimum spice stores to amazing cuisines from Ethiopia to England

A typical Sunday for Haroun begins with a run along Musgrave and Essenwood roads to his favourite hangout, St Clements in Musgrave Road, for coffee and breakfast. “With a nursery at the front and a real tea garden complete with fountain at the back, it’s easy to think you’re in the countryside.” For fine dining, Haroun chooses Cafe 1999. “You can’t beat the superb food and great service.”

He has lived in a particularly quaint apartment block for the past five years and says he loves his home, the surroundings and the central location. “Glenwood is perfectly situated for easy access to my business premises. It’s a stone’s throw from the fine fabric stores and five minutes to all the freeways, so I’m where I want to be in no time at all and, of course, I love the

A

fter struggling for many years with skin problems, Cheryl Lotter decided to create her own products using natural ingredients. She manufactures her products from her Durban North home and runs an online store. Q: How did your business start? A: D ue to the nature of my sensitive skin, I couldn’t use the commercially available skincare products, and so I began to experiment with making my own. My skin responded so well that I decided to further my studies with a natural and organic skincare formulation diploma. I started off giving products to family and friends as gifts. People liked them so much that they wanted to buy them, and so Cherish – Beauty by Nature was born. Q: Why did you choose this area to set up shop? A: I decided to launch an online shop first, as well as pursue listings with other online

health shops, such as Faithful to Nature and iHeal. Q: How did you find your premises? A: My website is run on the Shopify platform, but I manufacture all of my products from my home in Durban North and run my business from home. Q: Why are the premises ideally suited to your business? A: T he website enables my brand to be available countrywide. It’s also more affordable to run an online store and convenient to be able to manufacture the products from my own home. Q: Who are your neighbours? A: I don’t have any business neighbours as I operate online.

Q: How many people go through your store each day? A: My website traffic sees a maximum of 20 visitors per day. Q: Do you have any expansion plans? A: I’m currently working on expanding my range of products with face care solutions as well as hydrating body balms. Q: Do you operate online as well? A: I currently only operate online and can be found on all social media platforms. Q: What’s your most popular item? A: T he Tranquillity Pamper Pack is popular and helps alleviate anxiety.

Q: What are the shop rental/ sales prices like in this area? A: I use a basic Shopify online store plan which costs $29 (approximately R375) per month.

he heart of the home, the kitchen, is no longer just a place where food is prepared; it’s also a source of warmth in winter and often a natural congregation point for family and friends.

Welcome, then, the breakfast nook: a multipurpose area that quickly becomes a morning coffee spot, a homework station, an intimate area for candlelit dinners and a place for an after-work sundowner. Many kitchens seem simply too small for a breakfast nook, but if there’s space for even the smallest of tables, there’s space for a breakfast nook. Think out of the box; your space may be tucked under a window, in a corner, near a door, in a passage or around a central island. If space for a breakfast nook is very tight, consider a bench on one side to free up space. It can be tucked underneath the table when not in use. Or opt for storage ottomans that can be tucked away or even used in another room as sidetables or extra seating when not needed in the kitchen. Choose chairs that blend into the background – metallic, chrome and Lucite items almost disappear, which is a big win in a tiny space. An adjustable table can double as a work surface, or a flip-out table can fold up or drop down against a wall when not in use. Fold-away chairs can be stored elsewhere or you can simply pull up a chair, or two, from somewhere else when extra seating is needed.

Luxury gated estate living on the increase in the Western Cape

R

esidential property developers have turned their attention back to gated security estates as home hunters are increasingly in search of the security and lifestyle elements offered by such estates. The gated estate sector declined in the late 2000s, partly due to the economy and oversupply. However, the benefits associated with this type of living have meant the sector is experiencing a renewed boom. According to research by market intelligence company Lightstone Property, one in 10 South Africans choose a gated residential estate when buying residential property. South Africa has close to 7,000 freehold and sectional scheme estates with

around 355,000 active residential properties‚ valued at R800bn. “We have noted an increase in demand for gated estates, particularly in the Southern Suburbs of Cape Town, and as developers we must respond and anticipate market requirements,” says Stuart Chait, executive chairman, Land Equity Group, a privately held property investment, development and private equity company. “There are currently a number of other gated estates in the development phase in the area including Chapman’s Peak Estate in Noordhoek and Constantia Nek Estate, with a number of retirement villages also under construction. Many of these are already sold out,” says Chait.

Our statistics show that buyers aged 20 to 30 are paying an average deposit of around R90,000, which puts their average bond at R682,000 and their average monthly repayment at just over R6,800. Buyers aged 50 to 60, however, are paying an average of R388,000 as a deposit, which takes their average bond down to R949,000 and monthly repayment to R9,475, or possibly even less if they’re able to negotiate a preferential interest rate. Kindlewood and Izinga developments sold out

K

indlewood and Izinga, two residential developments north of Durban, are sold out, according to Mondli Msani, development manager, Tongaat Hulett Developments. “These developments are the realisation of that vision which seeks to actively encourage integration of urban and natural environments where each element reinforces the other to provide an entirely new urban identity and way of life,” Msani says. He says that a variety of green building practices and various technologies evolved together with Kindlewood and Izinga. Features such as water recycling and solar energy were incorporated. The first phase of Kindlewood, a gated residential estate in Upper Umhlanga close to Gateway Theatre of Shopping and Umhlanga Ridge, was launched in 2006. Three more phases followed.

The second phase went to market in 2007, the third was launched in 2012 and the fourth followed in 2014. Msani says all four were officially fully subscribed by March this year. This equates to around 600 units. Phase 1 is fully constructed while Phases 2 to 4 are still under construction. A fifth and final phase, which comprises high-end residential and retirement units, is due to launch in 2018. Izinga comprises Izinga Ridge; which launched in 2004 and includes the Indudu, Iduli, Ithafa and Iduma Estates, Izinga Park 1 and 2; and Izinga Estate. “We’ve created a new urban experience that allows residents to enjoy unique lifestyle elements with the peace of mind that only a secure gated community and well-managed residential estate can provide,” he says.

Secunda gets first retirement village

S

ecunda will soon have its first retirement village. Billy Fick, licensee, Seeff Secunda, says that this is a most welcome addition to the property market.

There are one-, two- and three-bedroom properties to choose from. The options include full-title as well as sectionaltitle units and are priced from R550,000 (sectional title) to R1,8m (full title).

The new development, Terra Nova Retirement Village, is currently being built and the first occupations are expected towards the end of 2017, says Fick.

Anna Savage, The Morning Trade (a Sunday market with local produce), was attracted by the location, the core community of creatives and the potential she saw for expansion in the area. “This area boasts a group of inspired entrepreneurs who are tenants in the road themselves and have put in a lot of creative energy to make Station Drive what it is,” she says.

Paul Basson (The Loading Bay, The Station and The Warehouse) has combined retail pods with workshops to allow artisans to manufacture and sell their products in the same space. “The mix of tenants complement each other, and for many of these small businesses the area has provided a stepping stone between operating out of mom’s garage with a flea market stall and having a costly space in a traditional retail outlet,” he says. “Affordable, all-inclusive space has driven demand in the area, especially in
