he start of spring usually inspires me to tidy up. Sometimes, though, I get stuck on where to begin and how to execute my plans. When I heard about the KonMari Method, I was intrigued and decided to look into it further.

First things first

Developed by Japanese organising consultant and author Marie Kondo, the method is changing the way people think about home organisation. Here are a few of her tips on how to approach decluttering your space.

Sort by item

When you’re struggling to decide what to keep and what to get rid of, Marie suggests that you ask yourself one simple question: “Does this item bring me joy?” This is an effective way to judge whether you need the item or not. Marie advises that you declutter by item and not by room. For example, take all your clothes and put them in one pile and sort them from there. Pick up each piece and ask yourself if it

brings you joy. If you hesitate, then the item doesn’t bring you joy and should be donated.

All at once

Marie suggests that you tackle your clean-up procedure all in one go. It might take a bit more time, but you will be more dedicated to the process if you do it all at once. In the end, it is better to have fewer items that you love as opposed to many that you like.

In general

Cleaning up may start with physical items. But, in the bigger picture, the idea is to ask yourself if what you wear, eat, do or even the way you live, brings you joy. It’s a powerful notion that can bring about greater change in all aspects of your life.

Elections improve buyer sentiment

I

n the 3rd Quarter FNB Estate Agent Survey, agents point to local government elections having improved consumer sentiment, although they are not seeing a stronger housing market just yet. John Loos, household and property sector strategist, FNB Home Loans, says, “We saw business confidence in the residential industry (which is not the same thing as the housing market) being strongly buoyed by the outcome of the early-August local government elections, at a time when nothing very exciting appeared to be happening in the actual housing market itself.” Loos says it’s reflective of the importance of the local government for the smooth functioning of the property market.

Market activity always highest in spring and summer

T

here are pros and cons for selling your home in any season, but market activity is invariably highest in spring and early summer, says Tony Clarke, managing director, Rawson Property Group. “Part of this is the psychological effect of the warmer weather, but it’s also because there are a lot of new properties being listed. It’s an ideal time to think about what you’ll be needing in the new year, and what you can afford with expected bonuses and annual increases on the way.” More buyers means more contenders for properties, and Clarke warns

that spring purchases tend to be faster-paced and more competitive than other seasons. “Buyers in spring should get prequalified by a bond originator,” he says. “This will give them an accurate idea of what they can afford, and also strengthen any offers they decide to make.” Sellers tend to enjoy this kind of buyer rivalry too, as it often means faster sales and higher prices. However, since there are also more properties going up for sale during spring, they could find themselves facing stiff competition.

Brettenwood hits R11m sales record

T

he Home and Country Property, the in-house sales entity for Brettenwood Coastal Estate, announced that it had recently sold a home for R11m. Outside of Zimbali Coastal Resort, only three homes within an estate in Ballito have fetched over R10m. With the recent sale in Brettenwood Coastal Estate doubling the average estimate of Ballito property prices, and being one of the few homes to sell for R11m in Ballito, this is a clear indicator how Brettenwood has grown into one of the most prestigious estates within the area.

The R11m freehold home, set on a 3,609m² portion of land in Sunbird Lane, includes five airconditioned bedrooms, all en suite, with their own private balconies, and a rim-flow pool. he demand for residential property in the Umhlanga area is ever increasing with the movement of many businesses to the area and development of a new town centre which offers a variety of leisure and retail options. To meet this demand, Tongaat Hulett Developments has established Izinga as a new suburb. “Izinga Ridge, Izinga Park and Izinga Hills are the gated phases which form part of the overall Izinga Estate, altogether offering 2,000 residential units. Izinga also comprises a number of development sites, a commercial site, an educational site and various places of worship,” says Andile Mnguni, development executive, Tongaat Hulett Developments. We are finding that this approach has encouraged a sense of community and fostered neighbourly interactions at a deeper level.” Nicky Beyers, RE/MAX Address, agrees, saying that this approach gives buyers more choice. “They are able to purchase a similar property in an open area next to the gated estate at a more affordable price with as many benefits as living on the estate. The Izinga Estate open area still offers controlled access with 24-hour patrolled security.” The area offers an attractive lifestyle, too. “There are magnificent walking paths and private open spaces surrounded by indigenous landscaped gardens and an

attractive Mediterranean and Balinese style of architecture,” says Beyers. Mnguni says demand has been high. “Purchasers know that they have invested in a prime piece of real estate where values are appreciating and where there is a consistent, solid demand.”

I

t sounds so easy: just paint your walls and your house will get a new lease of life. But if you put a little more thought into the choice of colours, you can achieve so much more. It’s not just about choosing the 2016 colour of the year – you need colours that you really like and which reflect your personality. The tricky bit is to blend them into a combination that works. As a beginner, that choice can be quite intimidating, but if you succeed, it has the power to change the shape and size of the room and furnishings. Some colours can enhance your mood while others will calm and soothe. Blues are usually calming, while warm colours like red energise a room. Pairing a warm colour with a cooler complement, is said to create energy. If you have an open-plan living area, plan the colour scheme as a whole, not in sections. With the clever use of colours you can create certain moods by demarcating certain areas and highlighting others. Always ensure, however, that there’s a sense of continuity between open-plan spaces. Light colours open up spaces and dark colours close them down, which can be very useful. In a small or dark space you’ll want the light, and in a vast space you might want to cosy up and be intimate.

There’s always a place for neutrals and naturals like grey, brown, stone, white and black. That’s your base palette and these colours are really flexible – they work well in different tones in an open-plan space. Use contrasting colours, or dark versions of them, to create a feature wall. Let a painting or rug inspire your colour scheme, but choose a paint colour that blends with, rather than matches the piece. Always look at your paint swatches in different areas of natural and artificial light in the room: near the window, under a lamp, in a dark corner. Ideally, paint the colour onto a reasonably sized piece of white poster board, and tape the board to a wall. Leave it for a few days while you mull it over. The look of a paint colour can change dramatically, depending on what’s next to it – you’ll be amazed what impact your accessories or even the external environment can have on the colour. A large Persian carpet, or even the neighbour’s terracotta roof tiles, can alter the colour.

LOOK UP: A ceiling is one-sixth of a room’s space, so don’t automatically choose white. Ceilings that are lighter than the walls feel higher, and those that are darker, feel lower and cosier.

After working in advertising as a writer for 12 years, I upgraded my gear, created a website and started booking shoots.

Q: Why did you choose this area to set up shop? A: When my boyfriend and I moved into our cottage in Winston Park, I was still working as a copywriter in central Durban. At the time, I wondered if I’d ever be able to work from home because I had always dreamt of editing pictures in a cottage “up the hill”. It’s so calm, inspiring and pretty. Q: How did you find your premises? A: Online classifieds. We were searching for something humble with character and when we saw a rental listed as “The Cottage”, we knew we had to check it out.

eaping from the world of advertising into her own photography business in early 2016, Lauren Setterberg put down her copywriting pencils to capture some of life’s most beautiful moments. Q: How did your business start? A: While living in London in 2008, I was given a point-and-shoot camera and it was love at first click!

Q: Why are the premises ideally suited to your business? A: Our home is surrounded by tall trees and flowers, with cute little hedges and seasonal blooms that are always catching my eye and inspiring future shoots.

Q: Do you have any expansion plans? A: We would love to build our own home, and expand to create a studio, filled with gorgeous natural light. Q: Do you operate online as well? A: Absolutely. Like many smallbusiness owners, I have a very conservative marketing budget, which is why I’m so grateful to be living in the digital era. Nearly all of my bookings have stemmed from word of mouth or online connections. I also share my recent work and thoughts on my website and social media channels. Q: What’s your most popular item? A: Families tend to book the most and those are always a blast. I’ve recently started shooting weddings and I love shooting couples, as well as creative portraits for women.

ne of Durban’s best-kept secrets is situated just behind Umhlanga. For some reason, Prestondale has never received the same level of publicity as its upmarket neighbour and yet it’s minutes away from the Gateway Theatre of Shopping, close to the business hub of La Lucia and, of course, the beach is just down the road. Despite all of this, property in Prestondale remains reasonably priced, particularly when compared to that in Umhlanga. Last year, for example, 25 freehold homes were sold for an average price of R2,5m. A total of 17 sectional title units changed hands for an average of R1,85m. To put this into perspective, the 57 freehold homes sold in Umhlanga Rocks during the same period fetched an average price of R4,6m. The small suburb – it has just over 300 properties – contains a fairly even mix of freehold and sectional title homes.

According to Lightstone statistics, 39% of residents are aged 65 or older, and 38% of recent buyers fall into the same age group. However, the area also appeals to the younger set and 29% of current owners are aged between 36 and 49. Likewise, 23% of recent buyers also fall into this age group. Apart from the price, the main drawcard is convenience. There are a number of good schools in the area and the suburb has several medical facilities, including Netcare Umhlanga Hospital. But for most the biggest attraction has to be Gateway Theatre of Shopping, which offers outstanding shops, restaurants and entertainment facilities, including a wide choice of movies. For those who enjoy getting out and about, there’s always the Umhlanga Promenade, which is ideal for jogging or cycling along 3km of Durban’s more scenic beaches.

Agent commentary Q: What do you love about Prestondale? A: Prestondale seems to be in a time warp. The suburb was developed in the 1980s and in recent years it has been surrounded by the New Town Umhlanga Precinct Development to the south and the Izinga Ridge development to the north. These developments have circled the wagons around the once vulnerable suburb and given it the security it needed to become one of the bestvalue places to buy in the area. Prestondale is close enough to enjoy the hustle and bustle of Umhlanga, yet secluded enough to let the seasonal holidaymakers go crazy without them disturbing your domestic routine.

Q: What’s the average price of freehold and sectional title property in Prestondale? A: There are around 20 properties for sale in the Prestondale area and these are priced between R2,55m and R16m (for a guesthouse). The average asking price for a sectional title unit starts at R900,000. The fact that the average selling price for a freehold property is R2,775m, makes it an extremely affordable option for those looking to settle here, although the price isn’t the only attraction. The overall location, the Rolling Hills Country Club estate, a development that caters for the over-50s, and the prestigious Umhlanga College, are just some of the aspects that continue to attract buyers.

Q: What draws buyers to Prestondale? A: There are a number of things that make this suburb so attractive. The area is well situated with easy access to major routes and the airport. It’s close to Umhlanga and La Lucia Ridge with all the office parks. It’s near the Gateway Theatre of Shopping and Umhlanga Village which offers a choice of great restaurants, as well as a beautiful beach. It’s a quiet place and as such, ideal for families. It’s secure and has its own community police station. There is a weekly farmers’ market (every Wednesday) and the area is also soon to be the new home to the well-known Umhlanga Ski Boat Club.
