he end of year summer months present the perfect time to go away on holiday, and inasmuch as a holiday should be relaxing, we all feel the worry of leaving our home. Never fear, though; we have put together some tips and a checklist to not only keep your home safe, but also to relieve you of any worry while you’re relaxing away from home.

No one needs to know that you’ve left. If you can, pack discreetly with your garage closed. If you have timed lights, make use of them, otherwise keep a few outside lights on. Don’t overdo this, though, as lights blazing in the middle of the night can also look a bit suspicious. For extra peace of mind, get a neighbour or friend to help out. Ask them to occasionally check on your home if you’d prefer not to arrange a house-sitter. They also can collect your mail so it doesn’t build up. Don’t advertise your trip on social media – people have lived to regret this. Rather leave the posts for after the holiday instead of advertising that your house is empty. Test your home security system before departure. Some of us don’t use our alarm on a regular basis
and therefore may not have noticed that it does not send a signal to the local armed response company. This is also the ideal time to upgrade your security system, especially if you’ve had it for more than a few years. CHECKLIST: Hide all the tell-tale signs you’re away: • Pack discreetly. • Leave a few outside lights on or time some to come on when it gets dark. • Ask a neighbour/friend to check on the house occasionally and collect your mail. • Keep curtains/blinds as you would every day. Be sensible: • Test and/or upgrade your security system. • Let your local armed response company or police station know about your absence. • If possible, keep any expensive items out of sight. • Unplug any TVs, computers and so on in case of a power surge. • Lock all windows and doors and ensure that there are no keys in view of any possible intruders. • Switch on your security system. • Put the worry out of your mind and enjoy your holiday.

ost of us have a wish list which needs ticking when we get beyond the front door. At least 75% of that list is common to us all. In the UK, a real dealbreaker when looking at prospective homes is underwear drying on the radiator. Frivolous perhaps, but we too have our own quirks. There are, however, a few things that woo potential homebuyers. Some are simple and easily achievable. You may also have the most amazing location which draws a particular sector of the market who’ll buy even if your underwear is steaming merrily on the radiator.
What are those top deal sweeteners?
HOT TIP: We want open-plan spaces, but we also want that extra bedroom. There’s a big difference in the valuation of a two- as opposed to a three-bedroom home/unit. If you use a third bedroom as a study or storeroom, or you have a little study/outbuilding which could be converted into a bedroom for the kids, make sure it’s clear that it can be converted into a bedroom.
Open-plan living: It suits our casual lifestyle, increases the amount of light in a space, and maximises airflow – a considerably greener option to air-conditioning. A large, contemporary kitchen: Now that everybody’s a would-be chef, it’s imperative that the preparation of food in the kitchen is part of a show, whether it’s for family or guests. Nobody wants to be alone when creating a masterpiece. Bathrooms: We want big showers, his and hers basins, heated towel
rails, simple styling and tiling. And if yours isn’t contemporary, there are small, relatively inexpensive things like tiling, mirrors, paint and shower heads that can change its face. Storage: As our homes get smaller due to urbanisation, we need more storage space. Seek out unused corners, and if you aren’t good with DIY, get a shopfitter to do the work. Parking: If you can add a parking place or two to your property, it’s money well spent. It may not necessarily add to the price, but it increases your home’s saleability. Security: This includes designs and elements that make people feel safe, such as a security gate protecting the bedroom area, good visibility from the road, direct access from the garage to the home, and good communication with neighbours. And a security gate need not be an intimidating structure with razor wire. A small manageable garden: Some are happy with a patch, others want a bit more, but gardens need attention, gardeners, water and money. Buyers generally want low-maintenance gardens. Green, energy- and/or waterefficient money-saving technologies are also big drawcards.

Affluent Cape buyers dominate CBD apartment market
W
hile the exodus of homeowners from Gauteng to the Cape continues unabated, the Mother City’s young professionals must employ wily ways if they are to remain in the CBD. With housing supply limited by geography and demand fuelled by the so-called semigration of Joburg buyers to the region, properties in Cape Town’s city centre are enjoying a price premium relative to the country’s other six major metro areas. “The semigration trend is evident across the board and includes buyers of all ages,” say Adél and Charl Louw, who own the Chas Everitt International franchises for the Atlantic Seaboard, City Bowl and Northern Suburbs of Cape Town. However, as they point out, relocation from upcountry to the Cape comes at a significant price.
“The replacement cost of a property in Cape Town when compared to Johannesburg is between 30% and 40% more. A decent apartment in the CBD and surrounds will set you back at least R5m. This is not doable for many relocating families, who usually find it more affordable to relocate to the Southern or Northern Suburbs of Cape Town or to Stellenbosch or Somerset West.” So contrary to popular perception, 80% to 90% of buyers in the CBD are in fact affluent locals. “Many of our Johannesburg clients choose to rather rent in the city, and are happier paying monthly rentals of R50,000 than the steep repayments on an R8m or R10m house. Quite a few rent in the city for a year or so and then drift out to the leafy suburbs where the houses and gardens are larger and the schools easier to access.”

Flood damage to homes in Gauteng
T
he storm, hail and resultant flash floods that swept across Gauteng almost two weeks ago, leaving a swathe of destruction in their wake, saw Standard Insurance Limited registering nearly 600 claims for damage to homes, buildings and cars in the first 24 hours.
Shaw notes that many insurance companies issue SMS or electronic warnings to clients about potential storms and hail. “These notifications should be taken seriously and steps should be taken to secure homes and park cars under cover.”
The storms caused widespread damage to personal property and claims lodged include smashed windows, damaged roofs and ceilings, as well as damage to furniture and fittings within homes due to flooding and leaking ceilings.
Additional steps that the public can take to avoid damage to homes and property when storms strike include disconnecting computers, TVs, decoders and other equipment from wall sockets to avoid damage caused by electricity surges from lightning strikes. Also check that roofs do not have broken or loose tiles that allow water to enter during heavy downpours, and ensure that roof gutters are clean and unclogged, so that water does not accumulate and seep through roof tiles onto ceilings.

N

At the same time, we discovered the co-working trend, which focused on providing no-lease-obligation workspaces that could be used by entrepreneurs and businesspeople. Q: Why did you choose this area to set up shop? A: A fter our lease ended at our previous venue, we looked for new premises that worked well for our users and enabled us to respond to challenges we’d experienced. Our new premises are located in the heart of the Umhlanga business district, but also close enough to the airport for any travelling users. Q: How did you find your premises? A: We share our premises with The Rock church. Their growth led them to move some activities off site, leaving the building a little underutilised. Mark Nyman, who leads The Rock, was keen to see the building being used, but in a way that still created space for people to engage with significant activity. Our model and his needs matched up, and we made the move. The Rock administration office sits adjacent to The Sett.

he Sett has reopened in a new venue responding to the needs of entrepreneurs. We chat with Carey-Lee Gale of The Sett to find out more about this agile workspace. Q: How did your business start? A: We were scouting for venues to run our Appletree workshops, and decided to create our own space.
