ooking for something unique for your home? Then you’re going to love Solder Interiors. We sat down with Vannessa Dreyer from this family-run business to talk all things retro and original. Q: What is the story behind Solder Interiors? A: Solder is a small, start-up, family enterprise trading an everchanging curated selection of predominantly original midcentury classics, nostalgic antique pieces, contemporary collectibles and once-off customised pieces manufactured from mainly metal and wood. We also believe that a covetable object is central to any successful interior, hence there is an eclectic array of curated pieces on offer, ranging from industrial and retro lighting, conversationstarter antiquities, collectibles and curiosities, to commissioned artwork done by Dominico Marsh. Q: The name Solder is almost as unique as your products. Can you tell us a little about it? A: Solder is the Afrikaans word
for attic. We needed something that described what we do in one short collective word that was memorable and distinctive. Since many items are from some attic somewhere far away, and we’re as Afrikaans as boerewors, this seemed like the perfect fit! Q: What do you really pride yourselves in at Solder? A: We pride ourselves in the curating and full restoration of forgotten, sometimes sad-looking pieces. What we do is not simply upholster a piece – anybody can do that. We research the significance, refurbish, reverse bad DIY decisions, and carefully consider every part of the process, down to the colour of the thread and whether or not the colour and construction of the fabric works with the tone of the wood. The sourcing process is as timeconsuming as the restoration process, and sometimes items are bought purely on instinct, with research later confirming our instinctive buys. A lifelong obsession with mid-century design
has, however, trained our eyes well to spot a gem a kilometre away. Q: Where can we get our hands on your wares? A: We are currently trading on our social media pages and at our popup store at I Heart Market, every first Saturday of the month. We are in the process of establishing an online store, and will be a fullyfledged, permanent store in 2017. Q: What are some of your favourite pieces in stock at the moment? A: We are loving the ’60s Cubist credenza in Rosewood, copperplated metal hexagonal sidetables, a crocodile skull in a lead glass box, a charcoal Alsterfors Swedish vase, and a pair of Parker Knoll occasional chairs in a grey tweed.

The I Heart Market stalls are handpicked showcasing the best local craftsmanship, food and drinks. Two charismatic young lads from Mantra create robust and healthy virgin cocktails made from the coconuts they are served in. Essenwood Craft Market has a collection of stalls. It has created a food court vibe, close to the playground where kids play, with long tables set out and music playing in the background. Food stalls
include a Mexican food stand that serves fresh nachos and tacos. And The Falafal Fundi always draws a crowd for its much-loved falafel vegetarian wraps. Durban’s favourite Indian delicacies feature at another stall with delicious rotis, bunny chows, chilli bites and samoosas. “At every food stall you can see how passionate each person is about their product. I think what makes market food so appealing is that it is simple food. It’s the simple street food that speaks volumes in taste,” says Charmaine Swan.

The best in artisan food and the freshest farm produce can be found at The Morning Trade at The Plant in the Station Drive Precinct. Grandma’s Eggs offers freshly made Scotch eggs, Healthy Girl serves tasty protein bites, and Cakelab lays out showstopping baked delights. Roti & Chai makes fresh naan bread and dishes it up as French naan bread, which is almost like a fried omelette wrap, or a chicken tikka naan wrap. Other artisan treats found in this food hub include cheeses, biltong, chutneys and jams, breads and all sorts of olives.
Q: How was Movie Night born? A: I used to organise events at The Upstairs, which was above Spiga on Florida Road. We had quite a successful little underground movie night going on every Wednesday, where we would show music, art and design documentaries. I decided to give it a go at The Plant when my friend (and owner of The Plant) Anna Savage asked me if I would be keen to revive it. We had our first screening in July and it had an amazing turnout. Q: What sort of films do you screen? A: The idea with Movie Night is to show art, design and music films that let people leave feeling inspired and wanting to create something or try something new. We want to encourage people to just get out there, spread ideas and get the creative juices flowing, and sometimes all it takes is to see what inspires other like-minded people. Q: What, for you, is the most awesome thing about Movie Night? A: Learning new things, meeting new people and the
opportunities it brings – the possibilities are endless. Q: Share with us a little about your film favourites. A: I’m a sucker for music and crime doccies. I recently finished The Jinx: The Life and Deaths of Robert Durst. And I have a few on my hard drive I haven’t seen yet, like All Things Must Pass, about the rise and fall of Tower Records, as well as Salad Days, a documentary about the rise of the hardcore music scene – particularly the DIY punk scene in Washington DC in the ’80s. Q: When can we get in on the film fun? A: At the moment, Movie Night happens at the First Thursdays event, which is the first Thursday of every month at The Plant on Station Drive. We usually start the screening at 8pm and there are activities beforehand, as well as food, drinks and popcorn on sale from 6pm. Plus there’s currently no entrance fee. Bring your friends and come check it out. It’s a really cool way to either start or end your night on First Thursdays!

George semigration boosts property growth
S
emigration into George from towns and cities around the country is now conservatively estimated to be around 50 families per month – significant enough numbers to be having a real effect on the property market. “Demand for residential property in George is exceptionally high,” says Stephen Lubbe, resident franchisee, Rawson Property Group. “This is almost certainly due, in part, to the number of new residents moving into the city each month.” Lubbe believes the main driving force behind the high numbers of
families moving into George is the relative safety, stability and high quality of life the city offers. The influx of new residents is doing more on the property market than just driving demand. “Traditionally, fixer-uppers have always been popular, and while we still see demand for flipfriendly properties from young couples and speculators, it’s the ready-to-movein homes that are flying off the shelves.” The highest demand for properties is between R1m and R1,5m, and those sales make up 20% of all Rawson’s residential transactions in George.
100% home loans are still common
T
he mortgage industry’s total volumes are a far cry from the height of the pre-2008 boom, but 100% to 109% home loans are most common of all the loan-to-purchase price bands. So says John Loos, FNB household and property sector strategist. “We find that the 100% to 109% LoanTo-Purchase (LTP) band, that is those homes where the bond registered is from 100% to 109% of the home transaction value, were estimated at 41,5% of the total number of bonds identified in the 2nd quarter of 2016. Most of these would be 100%
exactly, but a minority do venture above 100%.” This percentage is slightly lower than the 43,1% multiyear high reached in the final quarter of 2015, but not sufficiently lower as to draw any conclusions regarding a possible declining trend yet. “To get the full perspective, one needs to examine the absolute numbers too. During the 1st quarter of 2016 we identified 9,951 bonded transactions by individuals in the 100% to 109% LTP range, more than double the 4,117 low of the 3rd quarter of 2009, but well down on the 33,825 high reached in the 3rd quarter of 2006,” says Loos.

vercapitalising involves renovating your home so that it is worth much more than the average house in the area – a dangerous move as you may not get your money back when it comes time to sell. “It is important to remember that only 20% of buyers will be in the same phase of life as you. However, for the purposes of selling, renovations should appeal to 80% of buyers,” says Dietlyn Bekker, property consultant, RE/MAX Panache.

hat was once seen as a weekend or holiday retreat for wealthy Durbanites wishing to escape Durban’s heat and humidity, has been transformed into the gorgeous upmarket suburb of Kloof which boasts excellent shopping and a host of other amenities, all set in one of the most beautiful parts of the city. Still regarded by many who live there as a village, the area has grown significantly over the years and although residents may once have had to wind their way down Field’s Hill to sample the so-called finer things in life, these days everything is close at hand, including a number of excellent schools. Kloof Junior and Senior Primary schools, as well as Kloof High School are all highly regarded government schools. St Mary’s Diocesan School for Girls, which has been educating young women from all over the country for over a century, and Thomas More College, offer private education.
Lightstone statistics indicate that 164 freehold and 79 sectional title properties have changed hands over the past 12 months. The price of these sales averaged R2,252m and R1,738m respectively.

The area has always been popular with middle-income earners, and freehold property dominates market stock with 73,21% of property falling into this sector. Although the market has traditionally appealed to the older generation, this appears to be changing, and at this stage 40% of recent buyers fall within the 36-to-49 age bracket. Buyers are drawn to the area for a variety of reasons. Those who enjoy the great outdoors, however, are really spoilt for choice. Golf, running clubs, mountain biking and hiking are just some of the activities available. The area also boasts a number of nature reserves including the Krantzkloof Nature Reserve, where the Kloof Gorge is situated, and the Everton Conservancy.
Agent commentary Q: What do you personally love about Kloof? A: What I personally love about Kloof is the captivating greenery. It’s a leafy suburb with the majority of properties featuring sizable plots. It’s centrally situated with relatively quick and easy access to both Durban and Pietermaritzburg. It boasts some of the most soughtafter schools in KZN and is in close proximity to some really wonderful golf courses. Kloof is substantially cooler than Durban itself and, although it can get extremely hot during summer, it still manages to remain a steady three to four degrees cooler than in the city. The winters are a lot colder, but make a stunning environment for those winter fires.
Q: What’s the average price of freehold and sectional title property in Kloof? A: At this stage freehold homes are selling for between R1m and R2,999m, although there have been a significant number of sales around the R4m mark and beyond. The sectional title sector is dominated by properties priced between R1m and R1,5m. As with the freestanding sector, however, our stats reflect that there have been a number of properties which have sold for over R4m. There is also a strong retiree market in Kloof and the area features the many landmark retirement options of the Upper Highway including the likes of Le Domaine, Rob Roy, Green Meadow Lane and Hillcrest Country Retirement Estate.
Q: Why buy in Kloof? A: The question should be why would you not buy in Kloof? There is amazing value for money in any type of home you choose. Ranging from second-hand established homes with gardens, to new gated estate developments, the value per square metre is incredible in comparison to other upmarket areas. Most houses have lush gardens and good security, and don’t forget nearby Kloof Country Club with its excellent golf course. Kloof is just 20 minutes from Durban. It has quirky shops, malls, fine restaurants and casual bush bars, as well as tree-lined country lanes, gardens in yearround bloom, abundant birdlife and privacy, peace and quiet.
