or owner Lisa Morel creating Lola’s Bistro was much more than simply starting and running a restaurant. As a little girl, Lisa had big dreams of owning a coffee shop one day, and as an adult she decided to remain true to that. Following a sojourn overseas, she returned to South Africa and opened the highly acclaimed Lola’s Coffee Shop in Umhlanga. After a year of operating as a coffee shop, an opportunity arose for Lola’s to become a fully fledged restaurant. Lola’s grew up and is now Lola’s Bistro, located within the Quarters Hotel property.

Settling in for dinner at Lola’s, you’re immediately struck by the care and deep thinking that’s gone into creating a unique yet tantalising menu. Collaborating closely with her executive chef Mitch Clark, Lisa regularly updates the menu, keeping in mind seasonal produce and great ideas for special offerings. One of those clever ideas is the wasabi potato balls – you’ll find them on the menu, served alongside the linefish. Lisa claims the idea came to her in a dream.

Nothing is ever a problem for Lisa and her team as long as you give them a little notice. Creating a special starter for our anniversary dinner was easily done when I called ahead and made the request. The team’s commitment to their guests and city shines beyond just the menu, and is imbued into everything they do. As Lisa explains: “We are driven by passion and a love for the restaurant industry. We want to build a community at Lola’s where we provide people with a unique food experience in this beautiful city of ours.” Now firmly settled into their spot at Quarters Hotel, the team at Lola’s also host birthday parties, corporate functions and weddings. While the restaurant is the in-house meal provider for the Quarters Hotel (hotel guests can order room service too), the events calendar at Lola’s is filling up fast.

amora Chapman’s extensive portfolio reaches into photography, visual arts, graffiti and wordplay. As an accomplished artist, Samora’s diverse skills are underpinned by a deep passion for his craft. “I like to pursue anything and everything I’m passionate about. It keeps me excited and fuels my creativity. In one week, I might do a photoshoot, write an essay, assist on a video, do some layout, work on a website and paint a graffiti wall. They’re all visual art forms based on communication and storytelling, which is what I love.”

Every artist has had that moment when they fall in love with their medium or craft. Samora tells us that his was when he discovered the Strobism movement and got hold of some tutorials on the subject. “Strobism is the innovative use of small speed lights to create powerful and beautiful lighting in any setting. Using Strobism, you can bring an almost ‘studio’ look to a street, a jungle or a dark office without needing expensive portable studio lights. No matter what the ambient light is doing, you know you
can add a little flavour to bring a scene to life. That said, nothing beats a perfectly timed and naturally captured moment that tells a moving story.”
Things to look forward to
This year you’ll be seeing more of Samora as he launches a website and magazine. “I want to create a platform that doesn’t pander to brands, that nurtures brave voices and original, relevant artwork in any medium – from photography to writing, music and film-making – art that challenges the status quo, but also uplifts and unifies. I’m writing a children’s book based on our adventures with my son, who is nearly five years old. I’m also really keen to get into film-making and music videos, as well as writing fiction.”

Embracing the asymmetrical WORDS: CHRIS REID

S
ymmetry is traditionally one of the guiding principles of product design. There’s something about furniture and homeware that is neatly balanced that we find inherently pleasing. It comes down to a desire for order in our world, and the comfort that we feel when our things are ordered. There’s a growing trend in design, however, that’s turning this on its head and embracing the asymmetrical to inject a feeling of newness into our homes. This trend isn’t about designs that are unusable or unwieldy, but rather about objects that take the expected and then put a twist on it. With minimalism in fashion in many markets around the world, it takes the smallest detail to make an impact. That’s why studios such as Alegre Design have attracted such attention in the design community with pieces such as the Ego chair, which features a single raised armrest. Similarly, the local brand Okha has followed the same spirit with the Curator couch – an update on the classic chaise longue.
While this trend is not necessarily one for every home, it definitely shows our desire for difference in decor. This has traditionally been expressed in handmade and bespoke items – pieces that are intrinsically unique because of the way they’re made. When this same spirit is applied to more contemporary, simple design, however, the logical response is to seek items that are mass-produced but defiantly nonconformist. So for at least the next while, expect to see more asymmetrical and out-of-balance design, and embrace the off-kilter every now and again.

Q: How did your business start? A: Melonwoods was started because the first owner wanted to import furniture for her B&B. She identified good-quality, modern furniture in Indonesia – each piece handcrafted, and at really good prices. I saw that there was a gap in the South African market for affordable quality, so when the opportunity came to buy the business, I did just that. Q: Why did you choose this area to set up shop? A: We wanted a warehouse environment for two reasons: we could become more competitive by reducing our rent and passing on the cost savings to our customers. Q: How did you find your premises? A: Luckily, through a friend in the commercial property industry. Q: Why are the premises ideally suited to your business? A: Here we are close enough to visit, yet far enough to be away from the hustle and bustle. We’re really central to the Umhlanga, Ballito and Durban markets. Q: Who are your neighbours? A: Edstan Construction (our landlord), Magnet Electrical and Globe Flight, as well as Builders Warehouse just down the road – all very relevant to our industry.
Q: What are the shop rental/ sales prices like in this area? A: The rental is much lower than the traditional retail space rate because you don’t get the same foot traffic. It’s a great value choice, but it’s important to advertise well to draw your customers and focus on great customer service to ensure return business. Q: What is your shop footprint? A: We’re a growing business, and have changed our strategy to focus more on meeting the needs of interior decorators, architects and developers. We have fewer browsers now, but those who come to see us specifically for our raw wood furniture, are not disappointed. Q: Do you have any expansion plans? A: Yes, we’re really focusing on online retail right now, as people are too busy to drive from shop to shop. Our furniture is showcased on our website and you can get a quote online. There’s an increasing demand for our furniture in all areas of South Africa, so with an online presence, it’s accessible. Q: What’s your most popular item? A: Our mirrors are quite different, so they’re immensely popular, but so too are our handcrafted cabinets, TV units and dining tables.

Affordability pressure on homebuyers intensifies
P
roperty statistics for Q4 2015 released by bond originator ooba, show house prices continued to grow in excess of inflation as demand for residential property remained buoyant despite a weakening economy. Compared to Q4 2014, average purchase prices increased by 7,5%, surpassing the R1m mark from R978,502 to R1,051,809. The average purchase price of firsttime buyers also continued to climb, increasing by 5,6%. The average deposit paid by first-time buyers dropped by 21%, compared to Q4 2014, which is indicative of first-time homebuyers’ continued ability to access finance in a competitive home loan market. Ooba’s approval rates in Q4 2015 are 1% down on Q3 2015, alluding to the financial constraints that homebuyers are starting to face as a result of SA’s current tougher economic conditions. Rhys Dyer, CEO, ooba, says, “On the home loan front, an increasing inflation environment off the back of the rand’s decline, will intensify affordability pressure on homebuyers, which will likely increase home loan decline rates across banks.” Dyer envisages that the mix of home loan applicants will change in 2016. He expects a lower percentage of first-time homebuyers, as they will likely delay their decision to enter the market until the economic environment improves. “We anticipate that more buyers will purchase within their affordability constraints, and that banks will drive buyers to put down larger deposits. Banks will be watching the consumer affordability position very carefully and will tailor their lending approaches to contain risk,” Dyer says.

new cashless, ticketless, userfriendly parking app is set to take the hassle out of parking and give forward-thinking landlords a competitive edge. KaChing Parking uses licence plate recognition (LPR) technology to open the boom when users enter and exit a parking lot. It also automatically deducts the parking fee from their credit cards or prepaid accounts upon exiting. The service is already available at Melrose Arch, Campus Square and Morningside shopping centres, and will be available at The Pavilion
(Durban) and Thrupps (Joburg) soon. There are also plans to expand to SA’s other top shopping destinations. Jaco Marais, co-founder, KaChing, says, “We understand the frustration of waiting in queues to pay for parking and to get through the boom. We figured there had to be a better way, and decided to create a solution that not only takes the hassle out of parking for users, but has tangible benefits for landlords too.” An added benefit is the high-level security and convenience the landlord is able to provide visitors.

he revamp that was undertaken when South Africa hosted the Fifa World Cup has benefitted Durban’s Golden Mile enormously. The promenade has become a drawcard for runners, cyclists and other fitness enthusiasts. Well-policed, the area boasts a number of pavement cafes and restaurants as well as uShaka Marine World. North Beach in particular has become a hive of investment activity over the past few years and the renewed interest has had an impact on prices. The average price paid for a property in this area in 2005 was R400,000. Today that average has grown to R700,000. That said, according to Lightstone statistics, 27 of the 79 units that changed hands last year sold for between R800,000 and R1,2m.

Agent commentary Q: What type of buyer is drawn to the Durban beachfront? A: Durban’s North and South beaches tend to attract investors, second-home buyers and some first-time buyers. First-time buyers are drawn to the area because prices are good and they offer great value for money. The front row apartments tend to attract a higher-echelon investor market of buyers, whereas the apartments set a few rows back from the beach or those without sea views, appeal to first-time buyers and buyers in a more affordable sector. Durban offers a convenient lifestyle with a host of amenities on its doorstep as well as considerable value for money for homebuyers, and sound investment potential.
Q: What should buyers expect to pay for a property on Durban’s beachfront? A: The beachfront area can be divided into three distinct marketing areas: North Beach, South Beach and the Point Waterfront. Property in South Beach is less expensive than that to the north, and buyers would pay on average between R375,000 and R450,000 for a one-bedroom apartment. One-bedroom flats in North Beach typically sell for between R600,000 and R700,000, while a three-bedroom flat will cost between R900,000 and R1,5m. Prices are set to skyrocket once the development at Point Waterfront starts moving. At this stage a onebedroom flat is selling for between R800,000 and R1,1m, while a three-bedroom apartment sells for between R2,5m and R3,5m.
Q: What do you find appealing about Durban’s beachfront? A: There’s little doubt that the significant rise in demand for the diverse range of lock-upand-go apartments on Durban’s beachfront is primarily based on the lifestyle offering. Not only has the extended promenade become cleaner, safer and limitless in terms of sporting and leisure activities, but investors know there are significant expansion plans (Film City and Tsogo Sun) which will add value to their properties and their lifestyle. With the Commonwealth Games providing a well-defined timeframe for completion of allied public and private infrastructure, investors in sectional title and shareblock properties are justifiably smiling.
