Morningside

Gallery owner Joy Reynolds tells us about her neighbourhood WORDS: ANDRE FIORE

L

eafy with heart-stopping sea views and grand old houses, history has it that the first home in Morningside, the Elephant House, built in 1850, heralded the move out of the City Bowl. For those who could afford the move, the suburb offered cool breezes, relief from mosquitoes and still the opportunity to keep an eye on the sea for approaching vessels.

My kids as littlies loved their excursions to Mitchell Park with granny – what happy memories of my ‘hood! And it still offers so much, with easy access for the young and elderly, and the vast green lawns enjoyed by so many every day.

Although a lot has changed in Morningside since then, it now offers everything from tattoo parlours to eateries that serve tofu. The multicultural residents enjoy a sense of space and grace in an area characterised by a creativity, artistic flair, architecture (Colonial, Art Deco, ’70s), and many contemporary developments. One such testimony is the Elizabeth Gordon Gallery which has been in the

area for nearly 30 years. Owner Joy Reynolds has lived in Morningside for many years. “I love it,” she says, “the convenience, the light, the buildings, and the green breathing spaces – my dog couldn’t do without Jameson Park!” Morningside is highly soughtafter for family homes due to the proximity of good schools, and residents enjoy everything from the real old dames of Durban to loft-style living in Florida Road. “I’m in a contemporary, airy unit in Lambert Road which offers all I need – great security, it’s close to my work and has a small garden and pool. A great source of pleasure for me is pottering in the garden and, of course, entertaining over weekends and on lovely balmy summer evenings.” Residents of Morningside often laugh

about having to travel less than 3km to do everything. Windermere Centre has everything from a Woolworths to a hardware store and unique boutiques. Close by you can find artisan bread, organic veggies and a handful of shops that sell collectables, while Florida Road is known for its trendy nightlife and eateries. “There are plenty of good food spots,” says Joy. “My favourite coffee spot is Vida, Quarters makes the best eggs Benedict, Mali is a great Indian restaurant, and for a special treat for lunch or dinner, Green Mango’s sushi platter is the best in Durban.” Centrally located, Morningside is close to everything, from the N3 inland, to roads north and south. Still, residents enjoy staying put, the strong sense of community very evident at the evening markets.

PROPERTY NEWS

Q: How did your business start? A: T his business was created on the premise of bringing potential buyers into a retail space, and putting them in contact with a diverse range of service providers. I identified a decline in retail sales and created a hybrid business system that comprises a business trader catalogue together with a business trader app that serves as a one-stop shop for any product or service that a consumer would be interested in. Q: Why did you choose this area to set up shop? A: We operate from the Point Waterfront area, which is an up-and-coming business hub. It boasts the tranquillity of the harbour entrance and has views of the stunning canal, which is great for operating an online business due to the creative feel and modern space. Q: How did you find your premises? A: A business acquaintance recommended the premises.

W

hen Christian Moodley recognised that many businesses were moving away from conventional advertising models, he launched the Footrafic app. He tells us more about the app and his business premises at the Point Waterfront.

Q: Why are the premises ideally suited to your business? A: T he space is perfect for us because it has room to accommodate our ever-increasing design team. Q: Who are your neighbours? A: Our neighbours comprise a few shipping and logistics companies

and convenience stores, which are situated at the bottom of a residential building. Q: What are the shop rental/ sales prices like in this area? A: Due to the allure of the harbour, the rental prices are more expensive. Q: How many people go through your store each day? A: A ll business is conducted via email and telephone. Q: Do you have any expansion plans? A: With the increase in the design and sales team, the possibility of expansion is very probable. Q: Do you operate online as well? A: We have a website and an app which can be downloaded from an Android or Apple store. Q: What’s your most popular service? A: We sell advertising packages and these vary according to the customer’s preference.

There are several things that could give your home historic landmark status WORDS: CANDICE BOTHA

A

s the built environment is recognised as a significant part of a country’s history, South Africa aims to preserve buildings with heritage value. The process is managed by Provincial Heritage Resources Authority (PHRA) branches across the country. In KwaZulu-Natal, the PHRA is called Amafa/Heritage/ Erfinis KZN, commonly referred to as Amafa, and is tasked with investigating whether buildings are deserving of historic landmark status. Several elements are considered, such as whether a building has a high degree of intactness of form, in other words, has had few alterations or has been altered in a way that is sympathetic to the original structure; has rarity value, is unique in some way or has high aesthetic value; has associations with prominent people, architects or artisans; demonstrates or is associated with scientific or technological advances; is associated with a particular religious or social group; or if it forms part of a group of heritage-worthy buildings.

Heritage buildings

“If one of these criteria is met, the building will be considered for permanent protection either as a Category 3 Listed Building on the Heritage Register (local importance) or as a Category 2 Heritage Landmark (provincial importance),” says Ros Devereux, head: built environment,

Amafa. “Buildings across the spectrum of status and use must be protected and not just the homes of the elite are protected.” The aesthetic and structural merits of the building are often obvious and plans for alterations are easily accessible via the deeds. But how do you determine whether your home was once associated with someone significant? “The archives keep old directories that help with tracking who occupied the house previously. The old valuation rolls for rates valuations are kept in libraries and the rates sections of municipalities, and they will give you information on the owner, the value of the property, whether there are buildings on the site or not, and a comparison from year to year will indicate if the buildings have been improved in any way over the previous year. Once you have previous owners’ names, you can do genealogical research through the archives,” says Devereux.

Buildings across the spectrum of status and use must be protected and not just the homes of the elite are protected ROS DEVEREUX, HEAD: BUILT ENVIRONMENT, AMAFA
