About the area T he South Coast has a tremendous amount going for it: gorgeous, unspoiled beaches, a laid-back lifestyle and, perhaps most importantly, affordable property. There’s simply no denying it, you get more bang for your buck down south, and as such it is possible to buy a property on the beach for under R2m. House prices are generally more affordable in this area. According to Lightstone statistics, the average selling price of a freehold property in the seaside town of Margate is R715,000. In fact, 40 of the 76 homes sold in the past 12 months sold for between R400,000 and R800,000. Only five homes, priced between R1,5m and R3m, were sold during the same period. The entire region stretches from Scottburgh to Port Edward and is made up of a number of small towns and villages. Scottburgh and Shelly Beach further south are regarded as the area’s commercial hot spots and

both feature good shopping facilities. The lower South Coast also has a number of private schools including Creston College in Oslo Beach and Southcity College in Ramsgate. The region acts as a magnet for those looking for a quieter lifestyle, although it has to be said that there has been a large increase in the number of developments and this has impacted on the number of people living here. Things also get a little busy in season, but generally speaking, it’s a fantastic place to live and although Durban and the airport are around a twohour drive away, the area has all the right amenities and there is always something to do. Scottburgh and surrounds are serviced by the Scottburgh Mall while the areas situated further south have the choice of the Shelly Centre, Southcoast Mall and Hibiscus Mall. There are a plethora of smaller shopping centres dotted up and down the coast.

Agent commentary Q: Why should buyers consider buying on the South Coast? A: The South Coast escaped the massive development boom on the North Coast and the associated steep property prices that have followed this boom. For example, a large stand in an eco-estate on the lower South Coast starts at R275,000. In a similar estate in Ballito on the North Coast, stands start at R2m. With its unspoilt beaches, excellent fishing and diving sites like Aliwal Shoal and Protea Banks, and its proximity to the Wild Coast Sun, buying a home in a South Coast development, makes for one of the best valuefor-money property purchases that you can make in this country.

Q: What continues to draw buyers to the South Coast? A: The South Coast is attractive to buyers because the area is beautiful with long stretches of uncrowded coastline alongside vast tracts of indigenous coastal forest and grasslands, interspersed with a number of estuaries and coastal wetlands, all housing an abundance of flora and fauna. The South Coast enjoys the best weather in SA with warm winters and the summer humidity being ameliorated by cooling ocean breezes. Scottburgh is a particularly attractive option. It’s only around 50km from Durban, but offers a country setting to those looking to leave the hustle and bustle of the city.

Q: What continues to attract buyers to the South Coast? A: The South Coast basically attracts three different types of investors: those who have invested in a holiday home, those who have commercial interests, and those who want to retire to what I consider to be one of the most beautiful parts of the country. It’s an idyllic place to live and although property prices in Southbroom tend to be higher than those in nearby towns, they simply don’t compare with prices on the North Coast. This never ceases to amaze me, as, quite frankly, the area is far more picturesque than its northern cousin and has so much more to offer in terms of lifestyle.

Q: How did your business start? A: A fter planning and designing my own wedding, I realised the wedding industry needed a service offering that included wedding design, event styling, project management and management on the wedding day. For a while I ran my business from flexible workspaces, but a few months ago I moved into an office in a lovely old refurbished building on Lillian Ngoyi (Windermere) Road.

Q: Why did you choose this area to set up shop? A: Morningside is the hub for small to medium creative businesses. I enjoy the arty, urban feel, and like the central location of my office, making it really convenient for me. Q: How did you find your premises? A: A friend of mine knew I was looking for an office and there was an opening in the space from which she works. I immediately loved it: it’s a beautiful space, with high ceilings and airy rooms.

s a bespoke wedding stylist and event design business, Joelene Botha’s Oh Happy Day combines passion with practical expertise. Emphasising a high level of service and exclusivity, only a limited 24 bookings are taken per annum.

Q: Why are the premises ideally suited to your business? A: I share this space with two other businesses in the wedding industry. We share a boardroom, which I use for my styling mock-ups with clients, and my office is big enough for my co-assistants and me to work from. Q: Who are your neighbours? A: A few steps away from my office you’ll find The White House, Alliance Française, Churchill Antique Cafe and Windermere Centre.

Q: What are the shop/rental prices like in this area? A: The rental, when compared to the cost of sitting in coffee shops and buying additional data, worked out very well. It’s reasonable and good value for money. Q: What is your business footprint? A: Most of my work is admin- and appointment-based. Besides client visits and collections, there is no foot traffic. Q: Do you have expansion plans? A: Yes, in the distant future. There is always room for growth. Q: Do you operate online as well? A: Yes. My clients abroad have the option of booking Skype consultations with me. Oh Happy Day has a strong online presence on social media (Instagram and Facebook). Q: What’s your most popular package?
