M

igration between provinces in South Africa is on the increase. StatsSA recently looked at migration trends and the results show that a lot of people move from rural areas to metros. Taking it one step further, Lightstone tested if these trends observed by StatsSA are present in the property market and if there’s a higher demand to live in specific areas. The outcome is interesting although not surprising.

The largest migrations are toward Gauteng and the Western Cape. In Gauteng, Pretoria is the most popular city to move to and in particular Pretoria East. In the Cape, Parklands in Milnerton is the most popular suburb for property owners to relocate to from Gauteng or the Eastern Cape. Relocation happens on a regular basis and is a positive factor for the overall property market.

Chopping the top off a half-loaf of bread, hollowing it out and filling it with a saucy, spicy curry, is a technique that’s been commonplace in South African homes since the 1940s, if the history books are to be believed. The half-loaf is a pretty portable way to serve curry to hungry patrons, so it began as an easy takeaway option, replacing the sometimes messier roti, or where roti was unavailable.

raft beer seems to have successfully morphed from buzz word hipster juice to a thriving beer industry. Wanting to brush up on our beer knowledge, we sat down with someone better qualified than Google, to school us on all things craft. Introducing Shaun Standeaven, brewer and owner of The Standeaven Brewery, situated on his family farm in Alverstone, Durban. Q: Tell us what you were doing before you got into brewing beer? A: I worked overseas on a cruise ship as a bartender where I learnt about mixology. I had originally aspired to be a chef but soon realised that I didn’t want to be stuck in the kitchen – front of house is more me. Q: How did The Standeaven Brewery come about? A: In 2012, I decided to head home to South Africa and started brewing with a small kit in my garage. I also started a bakery using only stone milled flour. Eventually, the brewing took up all my time as I grew the business and I put the bakery on hold. Q: What exactly is a craft beer? A: Craft beer can have many meanings these days. For me, it’s all about the process and product. We have a really hands-on process when it comes to making our beer and it’s not just left up to a computer to generate a formula or create the product. We also use only ingredients true to the origins of beer, namely malt, barley, water, hops and yeast.

t’s no secret that I love meandering through local markets. So when my friend Jane enthusiastically told me about the beautiful Bellevue Market in Kloof, I absolutely had to find out more.

Q: If you had to pick a favourite from your selection of beers, which one would it be? A: My favourite out of our range would be the Best Back Gold, which is a dark lager, although as of late I have been drinking a good amount of our new red rye ale called Chin Chin. We brew a variety of beers ranging from a standard easy-drinking lager to a Weiss beer. We also have a fruit beer – our watermelon lager.

Q: What’s your number one beer drinker’s tip? A: Don’t be scared to ask to taste first – that way you make sure you’re happy with the beer you’ll be drinking. Also, beer is best served in glass, so pour it out the can or bottle!

Q: What would you say is the most interesting part of the brewing process? A: The whole process really. It’s incredible watching the full transformation from the grain to the glass. Q: What exactly is a microbrewery? A: It’s basically just a small-scale, hands-on craft beer production.

For a city girl like me who feels she needs to pack her passport and a set of pyjamas before getting onto the freeway, heading to Kloof does not seem like a chore when the goal is to visit this unique and charming market. Located within the courtyard of an office complex, Bellevue Campus, this market takes place on the last Friday of every month, and it’s absolutely worth the drive – and the wait.

Chatting to market organiser Cathy Mc Daniel, it’s obvious that a lot of thought goes into not only coordinating the monthly market, but also selecting the right type of vendors and stalls to create a diverse

yet immensely appealing shopping environment. As Cathy explains, “We have a fantastic selection of food and drink vendors, many of which are unique to Bellevue. We always have live music, and the market is a very social affair, as it’s well supported by locals, and people from Durban central are more than happy to take the drive up the hill to join us.”

Cathy also filled me in on how they select stalls and vendors, as “we have a very special market in a unique venue, so it’s important to us that we maintain our focus and ambience. That’s why the artisanal origin of each stand’s products and goods is the key criteria for selection, as products need to be locally made and curated, while being aesthetically pleasing”.

Looking ahead

The demand for great markets and family-friendly entertainment in and around Durban has never been bigger, and that’s why there’s talk of adding further events to the Bellevue Market calendar. As Cathy says, “We’d never want to get too big or have to move venues – we love what we’ve created and want to keep it going well, by continually introducing new products, tastes and social experiences. We may look at adding different types of events to our calendar in the future, especially considering what a great, multi-purpose venue we have.”

Ecofriendly adjustments affect property sales

ver the last three years, South Africans have caught onto the ecofriendly property trend particularly prominent in the US. Says Simon Bray, CEO, Private Property, “We don’t yet have data to show that green property is more popular as it’s not being measured anywhere locally, but anecdotal evidence from estate agents certainly supports this view.” While there is a lag behind the US market, a quick look at their statistics offers an idea of the market potential locally. the most, according to a survey recently conducted by the National Association of Home Builders. As many as 70% of buyers in the Generation X group indicated that they would be willing to pay more for houses that incorporate green technology in the design. Resilience characterises SA’s property market

D

espite a local and global economic landscape characterised by unusually high levels of economic and political uncertainty, the South African property market remains remarkably resilient, according to the Winter 2016 issue of ‘The Study’, a report which incorporates the Pam Golding Residential Property Index. The report says in part this resilience reflects pockets of strength in the national housing market, such as the booming Western Cape market, but it is also attributable to the structural underpinning of a young population and the growing influence of first-time buyers. As a result, property – both local and offshore can provide an excellent investment opportunity during what can only be described as uncertain times. Andrew Golding, CE of the Pam Golding Property group, says the

continued resilience of the South African housing market in 2016 has supported a better than expected market performance, given a background of persistently weak economic growth and a slow, but steady increase in interest rates. After averaging at a 6,4% increase during the first quarter, the Pam Golding Residential Property Index reveals that national house price inflation continued to strengthen, rising by 6,7% in May 2016 from prior year levels. In part, the continued rise in national house price inflation may be attributable to the resurgence in general consumer inflation in recent months, with an average inflation rate of 6,7% forecast for 2016 – up from 4,6% last year. This has resulted in renewed price pressures throughout the national economy, including the housing market.

ritain’s vote to leave the European Union – known as Brexit – is likely to have an indirect impact on the South African property market as it contributes to a weakening of the rand and leads to an increase in inflation and interest rates and therefore, bond repayments. “The fundamentals of the property industry in South Africa will not change, given that we have an insignificant exposure to UK property buyers or sellers,” says Harry Nicolaides, CEO, Century21. “The current dynamics of the property industry in South Africa may change, however, due to the possible effect that a weakened local currency may have on the cost of financing home purchases.” Grant Gavin, broker/owner, RE/MAX Panache, agrees. “Usually during periods of global economic uncertainty, banks become risk averse, tightening their lending criteria,” he says. “Not only will it be harder to get credit from a bank, it will likely be more expensive, which will impact on consumers’ affordability levels.” Gavin says we could see many first-time buyers holding back

and adopting a wait-and-see approach until the full effects of Brexit on the South African economy are revealed. For existing owners, this pressure will not be so restrictive. “We have seen that the market is still well balanced as South Africans take the challenges in their stride and continue working, buying and selling property as they need to or want to,” says Stuart Manning, CEO, the Seeff property group. Nicolaides adds that there is always a balance in the property market. “When the market is in decline, then property prices drop, and more buyers can afford buying. When activity picks up it suggests a revival in the property market and prices begin to increase which the lenders find more favourable as their assetbacked security is growing.” Manning concludes that the flipside of Brexit could well be that a weaker rand brings more tourists, investment and property buyers. “The South African property market is still on solid ground and real estate continues to be viewed as a sound investment

even during relatively poor economic growth, as we have seen over the last few years.”

HOW DOES A WEAKENED RAND AFFECT THE PROPERTY MARKET? A weakened rand has an obvious negative effect on our liquidity and ability to service external debt. As such, our risk profile deteriorates and the cost of borrowing by our government and local banks from abroad increases due to the higher interest rates charged by lenders. This increased cost gets passed onto consumers which may cause an increase in our prime lending rate and ultimately results in an increase in monthly bond payments. Unfortunately, this increase faced by consumers who are already under pressure from a rise in the cost of utilities, property rates and food inflation, simply means that they have less cash available to spend on property. They may simply have to delay the purchasing of a new home, whether they are first-time buyers or buyers looking to sell their existing home and upgrade elsewhere. When you’re planning to move house in the short term, which upgrades are worth doing and which will ensure you recoup your money, make the home more saleable, or, first prize, earn more than you spend? WORDS: ANNE SCHAUFFER IMAGE: ISTOCK

nowing what adds value to your home, and what doesn’t, isn’t quite as easy as it sounds. There’s always that toss-up between leaving upgrades to the next owner – who may not like your taste – and upgrading so the home has more appeal. There’s a financial balance sheet to be drawn up here – outlay versus prospective income. We’re not talking about a doer-upper (which attracts the bargain-hunter), but rather a home that’s somewhat dated, but fully functional and in good condition. Updated bathrooms and kitchens will always be immensely appealing – not only because it makes your home more contemporary, but because a prospective buyer isn’t wrinkling his forehead thinking about the cost of doing those upgrades himself. Bear in mind too, that you may be a creative, hands-on, DIY type, but most aren’t, so they can’t see beyond your pale green tiled bathroom. And if they can, they’re counting the cost of outsourcing everything – from the design to the doing of it (and how much they need to knock off your asking price to fund it). Find that balance between contemporary and trendy – there’s a sector of the market for which screeded floors, industrial lighting and exposed brickwork have little appeal. To broaden your potential market, you need to broaden the appeal. It all boils down to finances, but ideally, the rule of thumb is update circumspectly – lean towards classic-cum-neutral. It’s far easier for a prospective buyer to add their bold colours, than it is to tone down your bright blue mosaics. Do some homework around what’s in and what’s out. Magazines and decor internet sites reveal all. Don’t go cheap ‘n’ nasty, but little need for Carrara marble. Look at 50 shades of grey, white, and cream in contemporary textures.

Think of sanding, staining or bleaching floorboards, redoing carpets, spraying cupboards, respraying sanitary ware... and paint, paint, paint. Look at the season’s most neutral palette. People care about bathrooms, and they date quickly. It’s worth spending on upgrading these. So, depending on that balance sheet, you’re either looking at frameless showers, the shower head, and the bath – or for wet rooms, mosaics, mirrors, you name it. A reputable tiler can work magic, and if you’re a successful bargain hunter and can DIY it, it needn’t cost the earth. A great kitchen is immensely appealing, not just because of openplan living and the kitchen’s visibility from the front door to the lounge, but because everybody’s cooking and everybody’s casual. So, a spacious, warm, inviting kitchen, where you can cook, friends can participate or chat, wine can flow, and smells permeate the house, is favoured by most. If there are built-in appliances, a great gas stove is a winner. For many, green elements are big plusses. It’s not just about ethics, but security of electricity and water supply, and of course, the promise of low to no costs if you can go off grid. From photovoltaic solar panels to solar geysers, most South Africans today are drawn to the benefits. Moral of the story? Do that spreadsheet and do that homework.

t’s little wonder that Durbanites have rediscovered the entire beachfront area. Simply put, the change has been nothing short of miraculous and the area now draws people from all walks of life who want to enjoy everything that this vibrant city has to offer. Although many assumed that the revamp undertaken ahead of the 2010 FIFA World Cup wouldn’t have much of a long-term impact, they were wrong. These days the Golden Mile is thronged with people making the most of the opportunity to jog, skateboard, and cycle along the promenade while a seemingly evergrowing number of tourists take advantage of the good weather on the beach. New life has also been breathed into the area by a plethora of relatively new eateries such as California Dreaming, Surf Riders Food Shack, and Afro’s Chicken Shop. The in places to see and be seen, these spots come alive over the weekends as locals and visitors flock through their doors. The good news story extends to property and Lightstone statistics give

some indication as to how popular the area has become. In 2005 the average selling price of a sectional title unit was R400,000. Today that amount has increased to nearly R800,000. Before you all rush out hoping to snap up a bargain, it should be noted, however, that although the average is on the low side, in the past 12 months 31 of the 71 properties sold for an average price of R956,000.

Although the facilities on South Beach have improved drastically during the same time period and places like uShaka Marine World continue to pull in the crowds, property here remains somewhat less expensive than that to the north. Of the 204 units sold, 128 fell within the R0 to R400,000 bracket with the average price sitting around R179,000.

The beachfront delivers on every level. It’s fantastic having such a wide choice of amenities on our doorstep and if that wasn’t enough, we have the best view in the city.

Again, before you rush out to put in an offer, 30 sales were recorded in the R800,000 to R1,5m bracket, while five attained selling prices of between R1,5m and R3m. Although Lightstone doesn’t specify, given the locality, it’s safe to assume that the more expensive units were located on the beachfront or within the Point Waterfront development.

Agent commentary Q: How secure is the Durban beachfront and has the visible police presence boosted sales? A: D urban is a modern city, like any other in the world. In my opinion Durban’s beachfront is probably the safest beachfront in South Africa. The city has gone to great lengths to attract local and international investors and experience has taught me that investors place security issues at the top of the agenda. There is a visible police presence on the beachfront as well as security guards on almost every corner. Visible policing has definitely resulted in a spike in property prices which has increased the number of sales, and enquiries that are received on a daily basis.

Q: Are investors drawn to the beachfront area and if so, why? A: In the past decade, Durban’s beachfront has reinvented itself, resulting in a contemporary tourism, entertainment and local community stretch of coastline. In this area, it’s all about lifestyle. With the imminent extension of Tsogo Sun’s Suncoast, the transformation of the Natal Command site into Film City, and the long-awaited uShaka mixeduse precinct and infrastructure, small wonder property values have sky-rocketed. Whether it’s buy-to-let investors, Gauteng families establishing holiday homes, retirees, or permanent residents, front-line properties in particular are in short supply, and command premium prices.

Q: What’s drawing buyers to the beachfront area? A: As agents we are seeing a renewed interest in property on the waterfront, South Beach and North Beach. Apartment prices on the beachfront start at about R600,000, and to the front line from R1,2m to R3m plus. This has become a soughtafter area. There is such a buzz over the proposed developments set to start now for the 2022 Commonwealth Games. The skyline, which includes the iconic arc of Moses Mabhida Stadium, seems to symbolise our unity and love for sport, and rich and diverse music. Host to film festivals and religious/holiday celebrations, the warm and friendly Durban beachfront draws us in.
