urban North and Virginia were always considered stable, slightly old-fashioned suburbs, with the newer, shinier La Lucia featuring contemporary facilities and a good touch of glitz. But this southern belt of the North Coast has risen dramatically in popularity because it offers, among other advantages, proximity to Durban Central, the beaches, the airport and the suburbs further north.

I’ve lived in La Lucia since I was at Northwood School in Durban North. Today, 15 years later, my architectural practice is on La Lucia Ridge, the children’s school is five minutes from our townhouse, and we love the area. It’s home. TORBJORN HANSSEN, RESIDENT
La Lucia has grown substantially in the past decade. As swathes of what was previously sugarcane land became available for residential development, numerous gated estates and large and glamorous homes straddling several stands, covered the landscape. Property in La Lucia is at the more expensive end of the spectrum, with few townhouses – other than the older, long-established ones around La Lucia Mall – being under R3m. La Lucia, much like Durban North, is on a slope, so many of the properties have sea views up and down the coast. Kendall Snyman, a La Lucia resident, recently moved out of her townhouse, with views of the sea and the city, to a freestanding home. “With two young children, it was time to find a home with room to play. We didn’t want to leave La Lucia. Everything is five

minutes away, and we found the perfect child-friendly home. We love it!” Some properties on the seaward side of the M4 freeway – primarily in Virginia and La Lucia – are large homes close to the beach. At Virginia, the prime land of the Beachwood Golf Course (previously part of the Durban Country Club) has been sold to private developers, and prospective and existing homeowners are waiting with bated breath to see what will become of that superb strip. Being hedged between suburbs on either side, the M4 in the front and Umhlanga Rocks Drive at the top, there’s seldom new land for development, so this piece has generated as many rumours as it has expectations. In addition, nudging the golf course land, on municipal land, Virginia Airport caters for helicopters and fixedwing aircraft – mostly charter flights. Properties in Durban North and Virginia have always been predominantly freestanding homes, often on large plots, with old trees and established gardens. Durban North is a family suburb with reputable schools and a strong sense of community. Resident, Carol Hayward-Fell, has lived in her 1947 Oregon home in Durban North for 20 years. “I work from my home studio as an artist and
art teacher for adults. With three cats and two dogs, a kiln and a studio, this home, which has been revamped and extended, is the perfect space for me.” Durban North and Virginia now have a number of excellent, smaller shopping centres that cater for everything from eating out, to fullservice supermarkets and so much more. In Durban North, the primary roads around Swapo Road and Adelaide Tambo Drive are lined with many stores and restaurants catering to every need. Virginia residents can easily access Mackeurtan Avenue, which has a variety of retail options. The La Lucia Mall was always the go-to retail destination for all these suburbs, and it hasn’t lost any of its charm. The mall has been expanded and updated several times and remains one of the most popular smaller malls along the North Coast. Houses in these suburbs are mostly spacious, so residents often entertain at home because there’s ample room to play. Within these suburbs there are pockets of grandeur, and you can also find some middle-class homes. The older homes are in great demand, particularly from young families who have the luxury of time to create their dream home.

After struggling to find stores that could cater to her daughter’s specific dietary needs, Mags Ryan saw a gap in the market and decided to open the first Anja’s Pantry franchise store in KZN. She tells us more.
the criteria I was looking for: it’s central for local residents and accessible from the freeway for those travelling from further afield. Q: Who are your neighbours? A: Kauai and Dis-Chem. Q: What are the shop rental/ sales prices like in this area? A: I rent my shop space at a premium rate, which is in line with other centres in the area.
Q: How did your business start? A: My five-year-old daughter was diagnosed with type I diabetes and celiac disease 16 months ago and required a drastic change in her diet. After going from store to store, trying to source suitable foods for her, I discovered that there were no stores in KwaZuluNatal that catered for what I needed. So apart from meeting my daughter’s needs head-on, I wanted an “all-in-one” store for foods that are wholesome, low in carbs and free of gluten, added sugar, peanuts, soya and grain.
Q: How many people go through your store each day? A: A round 10 or 12 people on average, but on other days it can triple. Q: Do you have any expansion plans? A: I would love to see my store expand into a coffee shop and take the brand into other parts of KwaZulu-Natal. Q: Do you operate online as well? A: Yes, the website offers online shopping.
Q: Why did you choose this area to set up shop? A: I live in Hillcrest and I wanted to find somewhere that was easily accessible from the freeway for those travelling from the greater Durban area.
Q: What’s your most popular item? A: Our almond cake, lemon cups, cheesecake and brownies are in constant demand. Our wraps and pizza bases are also very popular.
Q: How did you find your premises? A: I found my space through a lovely agent who was willing to listen to my needs and assist. She found me the store space at Hillcrest Corner. Q: Why are the premises ideally suited to your business? A: Hillcrest Corner perfectly fits

Moving house made easy An expert gives us a few tips on how to make the process smooth and simple WORDS: ANNE SCHAUFFER

tanley’s Removals has been helping people move their belongings from one home to another for many years. Geoff Henebrey, owner, gives us a suggested timeline for a smooth move, starting six weeks before D-day. Geoff suggests you start with putting together a comprehensive “moving day survival kit” including everything you’re going to need for your first few days in your new home, such as your toolbox, kettle, towels, any medication you take, cosmetics, washbag, bed linen, pyjamas, phone charger, scissors or a craft knife, and even the local takeaway menu.
Before the move:
• Dispose of furniture and arbitrary items you’re not taking with you – this is a good time to declutter. • Notify relevant people of your change of address and landline number. • Cancel any deliveries. • Call in qualified technicians to remove your satellite dish or aerials and dismantle any other electrical equipment. • Return borrowed items. • Clean out your medicine cabinet and dispose of expired/ unwanted medication.

• Drain fuel from petrol lawnmowers and water from hoses. • Ideally, keep your pot plants separate from your furniture, even if you need to hire someone with a little van to transport them on the day of the move. Pot plants are fragile and take up too much space in a high van because nothing can be packed on top of them. • Prepare your washing machine/ tumble dryer for moving. Disconnect power and pipes and check if transit bolts need to be fitted. • Domestic appliances and other electronic equipment must be stabilised and prepared for transport as recommended by the manufacturer. This is your responsibility. If this is not done properly, it could affect your insurance. Geoff suggests you draw up a floor plan of your new home and assign a colour to each room. Then match colours with the corresponding boxes destined for each room. This will save you and the
• Record all utility meter readings (water, electricity and gas) and store in a safe place (photographing them works best). • Stay until the movers have finished packing up, and then walk through the house to make sure you (or they) haven’t missed anything. • Check that all windows are closed and that all water, gas and electricity supplies are switched off. • The removal company may ask you to sign a packing inventory. Make sure you’re happy with how your belongings have been packed before you sign. • Give movers copies of emergency contact details and directions to your new house.

roperty has always been considered to be one of the best investments, guaranteed to grow. “If you can afford to buy the property and continue to maintain it to ensure that its value is retained and appreciates over time, buying to rent out is a good investment,” says Desiree Bedhasie, principal and property broker, Lew Geffen Sotheby’s International Realty Zululand. She adds that properties that have relatively affordable rentals, and properties that are in areas of higher demand due to security, facilities and accessibility, are good choices.

Herman Chalupsky, owner, Chalupsky Properties, says that it’s worth considering a commercial or industrial property as an investment. “I believe industrial and commercial properties offer a more stable income stream, as well as an investment that is often more longterm and more stable than residential.”
Choosing a tenant is essential in safeguarding your investment, and Chalupsky recommends working through a rental agent. “As part of their service, they will do a credit check, background check and ensure the rental offered is market-related. Negotiation is easier via an agency,” he says.
Whether you choose a residential, commercial or industrial property, return on investment should inform the decision. “Look at the ratio of investment to return here, but also do a calculation based on total cost, bond repayment, rates, levies and maintenance against rental return, and look at the ratio
Bedhasie agrees that a rental agent can make letting easier for an owner. “Communication, maintenance and municipal payments can be done on the owner’s behalf, relieving the landlord of interaction with a difficult tenant and the hassle that can go with renting and maintenance.”

Bylaw change set to unlock value in Cape Town properties

ubdivision of land by developers has become common in Cape Town where expansion is curtailed by the lack of available land. However, landowners now have the right to unlock the value of their land. Lara Colananni, specialist conveyancing attorney, Guthrie Colananni Attorneys, says, “The City of Cape Town’s municipal bylaw was recently amended to create an automatic right to build a second dwelling on almost all properties in Cape Town, even if the zoning is single residential, rural or agricultural. “The beauty of the amendment is that it creates opportunities to unlock value in almost every property in
the Cape without going through the tedious process, costs and stress of obtaining a departure from Council to erect a second dwelling on your property. The value is unlocked by selling the second dwelling or the rights to construct a second dwelling on the property and this can be done by subdivision or by opening a sectional title scheme on your property.” Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says, “The main advantages are that you can now sell the separate granny flat or cottage on your property without obtaining a subdivision and, most notably, you don’t have to sell your whole property if you want to liquidate some capital.”

Potential homebuyers must consider peak drive times

ome of the chief considerations when purchasing a home are location, distance to local amenities, school district and longterm value. Lightstone, with the help of data provided by Tracker, compiled an analysis over the May to August 2017 period on how the population density in Johannesburg and Cape Town suburbs is directly affecting drive time during peak hours.
Johannesburg
An average drive from Pretoria to Sandton should take approximately 37 minutes. However, Lightstone found that the average morning drive between the two metros, if commuters leave Pretoria at 5am, takes 45 minutes.
However, those who leave home at 6.15am, spend 75 minutes en route. Lightstone found that commuters travelling from the South of Gauteng (Alberton, Benoni, Edenvale, Kempton Park) to Sandton had similar struggles with congestion. A drive from Alberton to Sandton should take an average of 37 minutes. However, individuals spend up to 71 minutes in traffic when they leave home at 7am, whereas other commuters only spend 40 minutes on the road if they leave at 8.45am.
Cape Town
Cape Town traffic peaks 15 minutes earlier than Johannesburg. An average drive from Kuils River to
Cape Town should take 35 minutes, but during peak travel time this increases to 66 minutes at 6am and drops to 37 minutes at 8am. When taking a holistic look at Lightstone’s results, one can deduce that leaving home before 5.45am from densely populated areas like Alberton and Kuils River could lead to a drive time of only 40 minutes compared to atotal 70 minutes) when leaving home at 6.15am. Potential homeowners rarely take peak drive times into consideration and are willing to sacrifice this element for other unique selling points like schools and shopping centres.
