W

ith the relentless migration north of the Umgeni River, smaller suburbs with more affordable options are becoming more attractive. Sunningdale, Glenashley and Glen Anil are strategically placed on the fringe of Durban North and flank of La Lucia – yet still part of the eThekwini Municipality – each with its own distinct personality. They’re all close to the Umhlanga work and play precincts and just 15 minutes or so away from the Durban CBD and beach life, so it’s easy to see why demand for property here keeps growing.

Property There’s been a marked increase in buyers in the 35–49 age group, as these suburbs offer families an affordability not found in La Lucia and Umhlanga. Grant Gavin of RE/MAX Panache says, “Ample amenities are within a close radius, there’s good access to the business districts of La Lucia and Umhlanga ridges and there’s an easy flow to the N2 and M4 freeways. King Shaka International Airport is a quick commute away. Coupled with this are outstanding premium and value-based north Durban schools, and this makes the area attractive to younger families.” Sunningdale is the new kid on the block; community living is eased into with complexes, townhouses and smaller gated estates. There’s a sense of youthful vibrancy in the area with a bustling village appeal. The new Sunningdale

Glenashley is a leafy, well-established suburb with a mix of sectional title developments and freehold family homes. There’s a sense of permanency and a rootedness conducive to longterm living here, even though some of the older homes have been updated by younger families who have moved into the area. Many homes along the beach stretch have been converted into guesthouses because of the accessibility for those commuting to Durban on business, but the area still maintains its suburban essence.

George Cominos – who owns Creative Wood Design, which has been operating in the area for 27 years – says, “The area has shifted from being provincialrun to municipality-run and our road repair, grass cutting and litter pick-up services are good. Twenty-fourhour security ensures our business complexes are crime free. The area has seen great development over the years and there’s still a huge chunk of sugar cane field that developers have earmarked for future expansion.”

We consider our home to be a growing asset, and the location really satisfies all our family’s needs. We wouldn’t choose to live anywhere else.
