Kloof

Here’s what’s happening in property in the area WORDS: ANNE SCHAUFFER

H

istorically, Kloof was the little village favoured by those wellto-do who wanted to escape the humidity of Durban. The area is elevated above the sea and, hence, noticeable degrees cooler. Today, there are many more reasons why Kloof in the Upper Highway is one of Durban’s most popular suburbs. The perception of Kloof as a quaint little village at the top of Fields Hill, is long gone, with “quaint” having given way to a community with all the commercial and retail bells and whistles which makes it entirely selfcontained. Kloof is an old established suburb in the most favoured “Country Club” environs of the lengthy Haygarth and Abrey Roads, where tall, established trees and greenery give it a wonderfully lush look and feel. The cooler climate helps the growth, and for avid gardeners, Kloof is paradise. This suburb, in the mist belt, has a wonderful array of top-notch gardens and gardeners. One of the major drawcards is the quality and variety of schooling. In Kloof itself, there are strong government schools and a range of private schools, co-educational like Thomas More College and girls-only like St Mary’s DSG. But within 10 to 15 minutes’ drive west, are Winston PUBLISHED BY BLACKSTAR PROPERTY PUBLISHING Unit G04, Old Castle Brewery Bldg 6 Beach Road, Woodstock Cape Town, 087 828 0423

Park, Gillits, Hillcrest and Botha’s Hill, all with esteemed private and boarding schools such as Kearsney College, Highbury Preparatory School and more recently, Curro Hillcrest. The area is literally spoilt for choice, and for families, the Kloof village lifestyle and schooling is a major plus. For Kloof, the most significant change over the years has been the rezoning of selected residential areas into commercial and retail, particularly along the Old Main Road node, where elderly homes obtained business rights and now hold all manner of enterprises.

homes on big stands – particularly on the Kloof Country Club side of the M4, where the quirky “Kloof acre” is the minimum allowable land size. On the other side of the freeway, half acres are permissible. Townhouses and small gated estates do exist, and currently there are a number on various drawing boards. Property-wise, Kloof, and indeed, the entire Upper Highway, is considered excellent value for money when compared with the glam of the north coast. Kloof has a very green, open and fresh-air type of feel, and it’s that outdoor lifestyle which – together with superb schooling – draws families from far and wide.

DINE OUT:

SCHOOLS: • St Mary’s Diocesan School for Girls – private, primary to high school • Thomas More College – private, primary to high school • Kloof Junior Primary, Junior and High School

Those who used to work in Durban, or even Umhlanga, now have the opportunity to work close to home, either in Kloof or Hillcrest. The legendary Fields Hill, a somewhat perilous, winding, heavily congested road leading down to Pinetown, can be avoided. Essentially, Kloof is contained by its topography, so it can’t become much more than a large village. Expansion has therefore taken place in the more western suburbs of Hillcrest, providing Kloof residents with the only real thing which was lacking: movies at the new, massive Watercrest Mall in the adjacent suburb of Waterfall.

Q: H ow did your business start? A: In May last year, my stepmother, Ashlea, lost her battle with cancer and I took over her business. I embraced this new challenge with open arms in a way to pay homage to her, as well as wanting to build a creative and inspirational haven for homemakers in the Upper Highway and KwaZulu-Natal region.

Q: Why did you choose this area to set up shop? A: O ur previous store was located 1km down Old Main Road. However, due to an increase in rental by the landlord, we decided to source a more economical space. Q: H ow did you find your premises? A: A customer mentioned that there was an empty store at the Hillcrest Centre, so we approached the centre.

ecor8 gives expert advice to help you resolve any issues caused by neglectful maintenance or poor construction and helps you easily transform even the most basic living spaces into a work of art. Owner Collette Johnson tells us more about the business since she took over the reins.

Q: Why are the premises ideally suited to your business? A: Delivery and parking space is far more accessible and the shop is exposed to passing trade. The location is close to residential estates, and the upcoming development in the Upper Highway area is also beneficial. Q: Who are your neighbours? A: Papa Giovanni’s Restaurant and Elegant Interiors. Q: What are the shop rental/ sales prices like in this area? A: T hey’re competitive in comparison

to other retail spaces in neighbouring shopping malls. Q: H ow many people go through your store each day? A: On average, 20 to 40 a day, but that increases when there are collections taking place. Q: D o you have any expansion plans? A: T he Hillcrest Centre, which has recently been bought by the Keal Property Group, is being renovated and we plan on expanding to a more prominent space with plans to open up a patisserie and cafe as part of the move to our new retail space. Q: D o you operate online as well? A: We have a website and my marketing experience has resulted in me operating from a holistic overview when it comes to marketing initiatives digitally. I’m very big on expanding our digital footprint. Q: What’s your most popular item? A: A zure Fusion by Dulux, from the 2016/2017 colour forecast.

The smart home Technology is making it increasingly easy to control your home electronics from any location using a mobile device WORDS: ANDRÉ FIORE

IMAGE: ISTOCK

T

here’s no end to the offerings on the smart home scene, and while many of us are still trying to master the TV remote, the gurus are dreaming up gadgets that make sci-fi look tame. Whether you bring in a professional or do it yourself, the possibilities are seemingly endless. Any device that uses electricity can now potentially be added onto a home Wi-Fi network and be controlled at your command. That command may be given by voice, remote control, tablet, smartphone or smartwatch. Besides a myriad clever tricks, home automation can have huge safety, security and convenience benefits for those who travel regularly, people with children at home and elderly people living alone. For the majority of people, a smart home requires professional planning, although manufacturers of consumer electronics are ramping up their product lines in the hope that home automation will finally become mainstream, and many products available at electronics stores and online can be self-installed allowing tech-savvy consumers to start off small. Thanks to smartphones, tablets and the many home automation apps now available, people are increasingly able to control countless online devices from anywhere with unprecedented ease. For example, you can control thermostats, the alarm system, lights and appliances all from your bed or even from the airport – anywhere your mobile device has a good internet connection.

You can receive instant alerts when there’s motion around your house or a security breach and know whether it’s caused by pets or intruders, you can see who is in or around your home, you can unlock doors automatically as you approach, light a path for night-time bathroom trips and so much more.

When planning a smart home, it’s important to balance complexity with usability. Consider tasks you already do routinely and then find ways to automate them. Ask yourself these questions before installing your system: • What kinds of components are part of the smart home? Are they basic, such as a light dimmer, or more imposing, like an alarm system or video camera? • How intuitive will the smart home be to a non-user? • Is the device actually fulfilling a need or is it just a fancy and potentially frustrating toy? • How many people will be required to use the system? • Who will operate the system, maintain it and address failures? • How easy is it to make changes to the interface? For example, if your house is programmed to wake you up at 5am, what will you do when you’re away or sleeping in? Be sure to change the default user name and password when setting up components, so you’re not exposed to hackers or other threats.

A

n area used daily by family and visitors, the entrance to your home, is central in setting the tone and creating a welcoming atmosphere. While not all entrances are decor shoot material, they can generally be turned into something special with relative ease. There are three key elements to factor in.

Feature

The most dynamic way of creating a good entrance is with a good feature. Some homes will have an in-built element, such as a window with a spectacular view, that will serve this function, but most will need a bit more help. Whether it’s a work of art, dazzling wallpaper, a spectacular light fitting, a prized piece of furniture or an oversized mirror or vase, use a key element to set the scene for the rest of the decor and colour.

Flooring

Welcome home

Use these simple ideas to create a striking yet functional entrance area WORDS: ANDRÉ FIORE

IMAGE: ISTOCK

A good floor makes all the difference, and ideally should be attractive and easy to clean. Where a floor isn’t fabulous, and change is possible, wood laminates, screed, tiles and even vinyl can make a huge difference and can often be laid over existing flooring. Where floors can’t be changed, oversized carpets can hide imperfections as well as add warmth, define the space and reduce noise. If the entrance opens onto a passage, a runner can be used to draw guests into your home. Keeping the floor clear of furniture will help create a sense of openness.

Storage

Just about always, people enter a home carrying things. Have places to put these such as a drawer, a bowl, or hooks for keys (the less visible, the better); somewhere for handbags, caps and shopping bags; a hallway table or dresser for flowers; a cupboard for school bags; or a basket for sports equipment. Whatever storage options you choose, remember that less is more. For a striking yet functional area, solutions that hide the clutter and still look fabulous are the answer.

IN PRACTICE: • Ceiling-to-floor shelving is a great way to combine interest and storage in an entrance area. Use shelves for displaying art, vases, books as well as storage space for boxes, bags and even shoes. Consider papering the back wall of the shelves with a dramatic print for extra impact. • Try using an oversized plant in your entrance area to create an immediate “green” effect and to help define the area. • Make your stairway look striking. Consider a dark coat of paint on the wall and hanging a cluster of mirrors or a family gallery, or paint the stair risers to create drama.

A fresh start Tips for moving into your new retirement pad WORDS: ANDRÉ FIORE

IMAGE: ISTOCK

W

hile moving to a retirement home comes with its own challenges, it can also be a great time to declutter and reinvent. Downsizing can open doors for a whole new look and feel and a sense of renewal as years of unnecessary possessions are discarded or donated. Here are some tips:

Take it easy

Moving is always stressful, so set small goals and allow yourself time to move without having to make hasty decisions. Make lists that help you decide what to take, and what to do, and prep and pack well in advance so you have time to enjoy the move. You’ll no doubt have possessions you won’t have space for, so consider donating heirlooms and practical items to relatives (or a charity) and selling other unwanted items. Then you can do or buy something special with the proceeds.

Take a friend

Visit your new pad with a friend or relative and decide on effective furnishing solutions together. Measure the spaces and take some photos and have these

Strive More Achieve More Be More

with you when you’re shopping for items to fit the new space.

Paint it

Whether it’s a bright new look, a colour you haven’t tried before, a dramatic feature wall, or a good clean neutral, a lick of paint can refresh and update almost any area. Hygienic, cost effective and easy to change, paint is a great way to get a fresh result fast. Don’t discard the possibility of giving an item of furniture a coat of paint too, an old brown cupboard can be transformed into a glossy showpiece in a flash.

Get clever

Storage is often one of the biggest challenges when moving to a smaller space, so get crafty with storage and spacing solutions. Large mirrors on cupboard doors take up no room of their own, but add a sense of space and light, besides being useful. Under-bed storage, drawers, and storage baskets on wheels, creates space for linen, towels and bulky bedding. A bedside table with drawers and shelves makes place for watches, pens, medication, creams, chargers and books. A storage ottoman offers space inside, as well as doubling as an extra seat, table or footstool.

TICK LIST: • Before choosing a retirement village, check whether other residents are happy with it. • Check whether the establishment offers a step-up to assisted living or frail care. • Research different pricing structures, the establishment’s liquidity, what services are included and which are individually billed. • Visit kitchens, bathrooms and laundries to see how they’re maintained. • Discuss menus, possible dietary requirements and choose an establishment where meals are sociable. • Check whether the establishment offers amenities such as a recreation centre, hairdresser, shop, library and transport to shops and doctors.

Shoreline Sibaya offers it all for over 55s WORDS: CANDICE BOTHA

IMAGE: SUPPLIED

horeline Sibaya, developed by Carmel Properties, a division of Carmel Care, features modern single-level sectional title apartments that consist of one-, two- and threebedroom residences for retirees – an exciting development for the area. Having partnered with Retire KZN, a Tongaat Hulett Developments initiative, Carmel Properties has gained incredible insight into the retirement market, aimed at over 55s. “Shoreline Sibaya has focused on creating a more affordable product that doesn’t compromise on quality or lifestyle, with apartments starting from R1,475m,” says Wicus Jacobs, director, Carmel Properties. The development boasts an engaging lifestyle with beautiful sea views, an abundance of open, green landscaped areas, and an array of facilities, including a MyCare Centre aimed at supporting independence and ensuring optimum quality of life. “In line with being conscious of the needs of the retirement market, Carmel Properties have gone one step further, by covering the levy stabilisation fee of each owner to reduce upfront costs,” notes Jacobs. “The purpose of Shoreline Sibaya is to create a holistic lifestyle for our residents, and by doing so encourage

them to live an active, social lifestyle. While Shoreline Sibaya promotes this connected and purposeful lifestyle through beautifully landscaped gardens, and the incorporation of the community centre, the Sibaya Coastal Precinct echoes the lifestyle we’re trying to encapsulate, making this the ideal location for retirees.” Additional research from Retire KZN has indicated that 17% of people are looking at retirement property from an investment perspective. The Sibaya Coastal Precinct is seen as an astute property investment, with the first residential development having launched at R28,000/m² merely 18 months ago, and the most recent one achieving as much as R40,000/m², which is an unprecedented 42% increase. This highlights the capital appreciation opportunity related to a retirement development within the node. “Investors who’ve purchased other residential options within The Precinct, have done so expecting to see between 20% and 30% growth in the value of their property, between securing the units and the transfer, based on the demand of the node. It’s expected that this would be further escalated in the case of an off-plan retirement estate, based on the demand and scarcity of stock,” says Stefan Botha, director, Rainmaker Marketing.

Who is the "new" Sembel-It?

In 2013 South Africa's largest independent kitchen manufacturer, The Kitchen Studio, acquired the Sembel-It brand. The Kitchen Studio is one the country’s most celebrated kitchen manufacturers, boasting an array of accolades and achievements in its 23 year history. As Sembel - It's new parent company, The Kitchen Studio has brought a wealth of industry know - how and leading edge design to Sembel-it and has ushered in an exciting and promising new era for the brand.

What was the purpose of The Kitchen Studio acquiring Sembel -It?

Both The Kitchen Studio and Sembel-It have always had a strong presence in their respective markets. Whilst The Kitchen Studio concentrated on the higher end and became well known for its high quality fittings, a wide range of finishes, "no chipboard kitchens" and innovative design, Sembel-it, who was Africa's largest kitchen manufacturer, concentrated on Africa, developments and the middle market. They were the first company in the country to introduce PVC wrap doors and also established themselves through a European modular system of component manufacturing. This simply meant that they pre-manufactured most of their kitchen and bedroom components which allowed them to offer the highest quality products at the lowest possible price with the shortest turnaround time. With a large existing infrastructure already in place and a short supply of high quality, reliable mid ranged kitchen suppliers, it seemed like an ideal opportunity for The Kitchen Studio to use Sembel-It as its vehicle to fill this gap in the market. Sembel-It will also benefit from its parent company's bulk purchasing power, direct imports of Hettich & Blum hinges and drawer runners, Niemann & Losan acrylic, Blanco sinks, Sige chrome accessories, Falmec and Elica extractors and a variety of other components essential to the manufacture of its high quality products.

What is the difference between The Kitchen Studio and Sembel-It?

The Kitchen Studio will continue to offer the widest range of " no chipboard" purpose made kitchens and bedrooms in any finish, shape or size imaginable. Sembel-It will concentrate on manufacturing and installing a range of the most popular finishes and sizes at the best possible prices.

With so many kitchen suppliers around what makes Sembel-It better/ different? With Sembel-It benefiting from an established infrastructure and very little factory overhead costs, It is in a position to offer unbeatable value on their kitchens and bedrooms. While much of the kitchen industry are essentially carcass manufacturers with a small range of in-house door offerings, Sembel-It has ready access to a wide range of top quality finishes without having to buy out their doors. Granite, Marble and Quartz which are supplied in - house by The Granite Studio.
