A

bout 58km south of Durban, at the mouth of the Mpambanyoni River, sits the old South Coast town of Scottburgh. Established as the first township south of Durban and a port to service the sugar farms and mills, it became home to the British immigrants known as the Byrne Settlers. Today, Scottburgh with its endless beaches, holiday accommodation and “golf coast” reputation, is a tourist magnet for those from up country and outside South Africa. The grass-covered banks leading down to Scottburgh Beach, “Main Beach”, provide a favourite picnic spot, while “Back Beach” in front of the wellknown Scottburgh Caravan Park has rock pools perfect for children, shell hunting and even snorkelling. Scottburgh Beach is a hot spot for local and out-of-town surfers, snorkellers and bodyboarders alike, while Aliwal Shoal draws scuba divers – dive charters run daily from the beach in front of the Cutty Sark Hotel.

NATURE NEARBY: • TC Robertson Nature Reserve – a well-run wetland area with a wide selection of birds which nest in the area, and a few bird hides.

Scottburgh is well known for the annual “sardine run”, where anglers flock to the beaches in the hopes of a big catch. There’s great hype around the event as sea birds follow the shoals and game fish

trail them. Superb sightings of whales, dolphins and other game fish are possible from the beach. Although Scottburgh has retained its small-town feel, recent years have seen expansion with a shopping mall, medical centre and a new trauma unit currently under construction. There are two major hotels with easy beach access – the Cutty Sark Hotel, north of the river, and the Blue Marlin Hotel, on the river’s south side, which has recently undergone a R32m upgrade. Scottburgh Caravan Park, on the seaward side of the railway line overlooking the beach, has long been popular both in and out of season. Once the holiday-makers leave, pensioners from all over the country flock to the area, with some staying as long as three to four months. There are three main areas in Scottburgh: Scottburgh Central; Freeland Park to the north, with its sea and beach views; and Scottburgh South. There are several retirement villages, and Phase 2 of the upmarket mature lifestyle development Renishaw Hills is under construction. Affordability and proximity to Durban have attracted many young families to the area, many of whom commute to the city.

Over the years, I’ve gained tons of knowledge and insider industry tips and tricks. Q: Why did you choose this area to set up shop? A: The Academy had to be close to home for me, so I could spend more time with my family and less time travelling during the week. After researching, I found just what I was looking for and I have filled a gap in the market in our area of Kloof for a hair and make-up academy.

Q: How did your business start? A: The Academy Hair and Makeup School was born out of a love for teaching and seeing women blossom before my eyes. If I can help women look and feel better by improving their skills or

Q: Who are your neighbours? A: We are a few minutes away from Bellevue, which is a hub of small businesses like Lauday Image Consulting and Boutique, Bellevue Cafe and Talloula wedding venue and decor, who are specialists in our industry. Q: What are the shop rental/ sales prices like in this area? A: Thankfully, we’ve not had to explore this yet due to renting directly from friends. I will, however, be looking into this as we expand in the near future. Q: How many people visit your business each day? A: I have chosen to keep classes small (less than 12 per class), so that I have time to get to know each individual on a personal level. I’m

T

ourism is booming in Umhlanga, with visitors coming to the area for leisure and business travel year-round. In a research study commissioned by Tongaat Hulett Developments and conducted by GIW Consulting, director Graham Wood says following an analysis of STR Global’s independent metrics of the Umhlanga hotel market, it was observed that the Umhlanga node, which represents 4% of the South African market and 28% of the KZN provincial market, has consistently outperformed the national market in terms of occupancies, rates and revenue per available room over the last three years. STR Global measured 340 South African hotels comprising 45,000 rooms including 15 Umhlanga hotels or 2,000 rooms. “In 2015, the Umhlanga node recorded a revenue per available room growth of 13%, and in 2016, 11% growth was achieved,” says Wood. Much of the growth, especially in corporate travel

demand, can be attributed to the increase in office space in Umhlanga, the proximity of King Shaka International Airport and the popularity of Durban as an international and regional conference venue, along with the upgrades of key tourism features such as the Umhlanga promenade. “Business and leisure tourism is continually supported and boosted by Tourism KZN and Durban Tourism’s promotional efforts,” says Wood. This growth suggests that the Umhlanga node could get an additional 200 to 400 hotel rooms in addition to the 206 key Radisson Blu Hotel expected to open in 2018/19, and the recent Protea Hotel by Marriott Umhlanga 120-room expansion. Wood believes there is still capacity for at least another two hotels to be operational on the Umhlanga Ridge within three to five years. Umhlanga Arch, a R1,2bn mixed-use development

within Umhlanga Ridgeside, has responded to the market demands and will include a 200-bedroom premium branded hotel. “A fresh, differentiated full or select service offering with quality meeting facilities will meet the corporate and leisure traveller needs. Many of the South African and international brands have launched differentiated lifestyle brands ideally suited to the Umhlanga Ridgeside landscape,” says Wood.

THE STUDY: As a leading source of historical daily and monthly hotel performance trends, STR Global measured 340 South African hotels comprising 45,000 rooms including 15 Umhlanga hotels or 2,000 rooms. Graham Wood, director, GIW Consulting, says 41% of the Umhlanga STR market is weighted toward full service hotels with fourand five-star hotels accounting for 20% each, and three-star hotels accounting for 52%.

A

programme of removing invasive alien plants, excavating and replanting indigenous vegetation, in an effort to restore the area’s natural wetlands, has begun at Renishaw Hills within the Mpambanyoni Conservation Development on the KwaZulu-Natal South Coast. The Renishaw Hills development, a new mature lifestyle village near Scottburgh, is centred on the natural beauty of the region, with a focus on restoring the indigenous flora and fauna throughout. The rehabilitation of the wetlands forms an integral part of the overall restoration project funded by Renishaw Property Developments. The restoration programme, which started in May 2016, will convert

22ha of sugar cane farmland back to a partially functional wetland. The work is being performed in conjunction with Gareth Hampson, estate manager, Mpambanyoni Conservation Development, and every aspect of the project adheres strictly to the guidelines of the environmental impact assessment that was carried out in preparation for the development. “Wetlands are a vital part of the biosphere,” says Geoff Nichols, a leading KwaZulu-Natal expert in rehabilitation. “They provide free goods and services to the planet, slowing flood pulses, keeping water upstream longer, cleaning pollutants and silt while creating a habitat for various fauna and flora.”
