I
t’s been a while since suburbs like Umhlanga or Umdloti could be described with a single name. Today, Umhlanga has clearly defined zones, with a strong mixed-use component, and is broken up into mini suburbs. Umhlanga Ridge is distinctive by its major commercial and corporate head offices. While it has a hotel or two bordering Gateway, it’s the Gateway precinct, encircling Gateway Theatre of Shopping, which features mixed-use apartment blocks, retail shops, hospitality and other smaller shopping centres. Umhlanga’s beachfront caters largely for holiday-makers, with timeshare options, apartments and various hotels such as the Beverly Hills and The Red Carnation’s The Oyster Box – this strip is where many vibey restaurants have put down roots. There’s long been a coastal residential belt leading south from the village towards neighbouring La Lucia, with other residential zones including Prestondale and several luxury estates such as the superb Hawaan Forest Estate. Umhlanga is now the heart of Durban. Suburbs like Umdloti and Ballito were previously only regarded as holiday destinations. towards Umdloti, you pass Sibaya Casino sprawled on the hill towards the N2 freeway. On the right, the traffic circle now has a new nearly workable arm leading to the sea. Currently used only by construction vehicles, the road will soon be the doorway to this section of the vast new Sibaya Precinct. A number of new residential developments are under construction on the slopes leading down to Umdloti Beach. Swathes of this environmentally protected coastal land will include boardwalks leading down to the beach. The Sibaya Precinct, Tongaat Hulett Developments land, will be a massive mixed-use area, curated to work for all. Among the apartments and complexes, is Shoreline Sibaya: the region’s first retirement complex incorporating fresh ideas about what retirees want. There are many holiday apartment blocks along the coast, to and beyond the popular tidal pool. Head south from the circle and it’s largely residential property comprising apartments, freestanding homes and a few bed and breakfasts or boutique establishments. Much of this stretch is high-end property. Bellamont Road leads off the main entrance road to the town and crests the hill which is
lined with a mix of residential and holiday accommodation. There are panoramic views and although it’s a hilly walk to and from the beach, this belt is far from the madding crowd.

Few towns in South Africa have grown as much as Ballito. From a popular seaside resort, Ballito now has a solid mix of residents and holiday-makers, and a massive retail complex opened this year. Ballito Bay Mall joins the Ballito Lifestyle Centre and Ballito Junction. Enterprise iLembe, the region’s investment arm, has been formed to develop Ballito and the iLembe area. The main entrance to Ballito from the N2 highway has been upgraded, with the construction of a multilevel interchange to ease traffic and the widening of the road to four lanes in Ballito Drive. There are a number of estates in the vicinity, with and without golf courses. There’s little doubt these three towns have benefitted from their proximity to King Shaka International Airport. This works particularly well for people who regularly travel to and from Johannesburg. These nodes are where the action is, and it looks like development will continue unabated.

Q: How did your business start? A: My business started two years ago when, as a student, I realised that make-up was very costly. I discovered an opportunity to sell branded make-up at a fraction of the retail price. All our products are available to view on the Delicate Lady social media pages and we accept orders via SMS, WhatsApp, Facebook Messenger and the Instagram Direct message option. The demand for these branded products increased and so did my clientele. Q: Why did you choose this area to set up shop? A: Merebank is my hometown. It was the ideal place to set up a business because many of my clients are locals who were referred to me. Q: How did you find your premises? A: Being a part-time student who works full time, I had to choose premises that were most convenient and affordable for me. My home proved to be the best choice.

T
he National Home Builders Registration Council (NHBRC) is the regulatory body of the home building industry. Governed by the Housing Consumers Protection Measures Act, 1998 (Act No.95 of 1998) it aims to ensure that builders comply with the prescribed building industry standards as contained in the Home Building Manual. This helps protect people from design and workmanship that is substandard and materials of poor quality. Any person who is involved in the business of building homes is required by law to register and failure to do so constitutes a criminal offence punishable by law. The NHBRC certifies builders who meet the prescribed industry standards in terms of technical competence, construction experience and financial capability. The Act also requires all new homes to be enrolled with the NHBRC at least 15 days prior to construction. Enrolling your home building project with the NHBRC protects you against poor building practices. Building-quality inspectors will inspect the construction to ensure that it is not at risk of structural failure.

The NHBRC has recently intensified its enforcement efforts and the Disciplinary Committee fined
developer, PJJ Van Vuuren Beleggings R1,6m for failing to enrol 160 residential units which were under construction at Elarduspark in Gauteng in August. “It’s clear from the sanction imposed that such contraventions will be dealt with harshly and swiftly to send a message to would-be offenders and to deter similar conduct in future which may have far-reaching implications for offending home builders,” says Thitinti Moshoeu, acting CEO, NHBRC. A newly enrolled home can be subject to a minimum of four and a maximum of eight inspections (this depends on the enrolment value of the home). “We’re very satisfied with this ruling and hope it will act as a deterrent to those developers and builders who don’t adhere to the law. As the NHBRC we’re committed to contributing to the creation of sustainable human settlements and adhering to good building standards,” says Moshoeu.

T
here are so many reasons why we need to live in more minimalist, less cluttered and smaller spaces, and the cost is only one factor. You might prioritise location over size because being in a good area, close to work and play, matters. However, smaller spaces will be a greener solution because, among other elements, you’ll need less heating and cooling. Having a smaller space doesn’t need to affect your lifestyle, nor should you settle for cheap furniture. In fact, the reverse applies; you’ll need less furniture, so choose really clever designs and great quality, balancing superior functionality with good looks. In a smaller space, multifunctionality rules, so if you can have a single item of furniture with more than one function, you’ve hit the jackpot. Likewise, furniture which folds away and almost disappears when not in use frees up space for your yoga mat or easel. So many furniture items are used for a single purpose for only a few hours a day. If you think about it, many of those items can double as storage space or have other functions. One obvious area where you can save space is the bed, which could be a sleeper couch or one which can stand against the wall when not in use. When you look at that small space you call home, forget your existing furniture. This is a whole new world, and you need to plot and plan it stylishly.

SA’s residential property market stays steady

his year began with cautiously optimistic sentiment as the rand stabilised and it appeared that the ever-resilient residential property market had again weathered the storm. At a recent media event, Dr Andrew Golding, CEO, Pam Golding Property Group, said underpinning the ongoing sustainability of our housing market is an ever-increasing demand for housing which spans all sectors and price bands, further fuelled by an emerging middle class which is becoming increasingly prosperous across a broader base. He further explained that a young generation of aspirant homebuyers and renters, semigrants and people relocating as normal life stages and events drive activity are all ensuring continued demand in the housing
market. “With building activity not yet fully recovered to pre-recession levels, this means that in many key hubs and prime locations, predominantly in the major metros, demand appears to be outstripping supply – particularly in the case of sectional title properties which are more affordable to purchase, less expensive to maintain and better suited to current lifestyles, offering security and lock-upand-go convenience,” he said. “Although our housing market has been slowing for several years as it faces economic headwinds of subdued growth, rising inflation and interest rates, the regional housing markets have shown divergent performances in recent years, which highlights the need to research before deciding what segment of the housing market to invest in.”

If you’re considering listing your property on Airbnb, you should definitely disclose this to your insurance broker timeously and check what limitations and exclusions of cover might apply,” Henderson says.
