A: I chose two areas, the first branch is in Durban North as it is quite central for most people and it is an upmarket and welcoming area. The second branch was opened about five months ago in Pinetown as most of my brides are from Hillcrest, Pinetown, Kloof and the Midlands. Q: How did you find your premises? A: I found both my premises online through real estate agents.

Q: What are the shop rental/ sales prices like in this area? A: In Durban North my rent

is much higher compared to Pinetown where I pay almost a third of the price. Q: What is your shop footprint? A: With the services I offer we take on clients by appointments. However, we do get a few walk-ins and if possible we accommodate them. We see an average of about eight clients per day. Q: Do you have any expansion plans? A: Yes, I do! Ideally I would like to open up just one big makeup and hair studio and a make-up training centre. Q: Do you operate online as well? Pam Golding Property Group’s sales volumes up significantly

espite ongoing challenging economic trading conditions for the first eight months of the financial year (March to October 2016) the Pam Golding Property Group has achieved turnover of just over R13,5bn, which is 2% ahead of the previous financial year in rand value. Andrew Golding, CEO, Pam Golding Property Group, says, “All things being equal, this puts us on track to achieve in excess of R20bn for the financial year ended February 2017.” PGP’s sales performance over the past 12 months shows the group as having significantly increased its sales volumes (units sold) by 43% in

the R10m to R20m price band, 17% in the R20m to R50m price band, 15% in the R5m to R10m price band, 8% in the R3m to R5m price band, and by 9% in the below R1m price band. In line with national demand, the bulk of sales are in the price band up to R5m. “In the luxury market, and over the same period, we concluded numerous transactions in the price band from R20m and above, predominantly in the Western Cape’s Cape Metro (Atlantic Seaboard and Southern Suburbs) and Winelands areas, as well as Hyde Park in Gauteng. These include high-end residences, lifestyle farms and agricultural farms ranging to in excess of R74m,” says Golding.

etirement developments are springing up all over KZN and, contrary to what you may expect, it is not only older people nearing retirement who are showing interest in purchasing – investors and younger people are excited, too. “What few people understand is that some of the better retirement developments are experiencing capital appreciation and rental yields that far exceed traditional residential stock. Retirement developments provide some of the best investment and future planning that one could possibly hope for,” says Murray Collins, director, Collins Group. “An example of retirement investments experiencing capital appreciation can be seen within established retirement estates in Umhlanga, where certain units have appreciated by more than 200% over a two-year period and where rental income, on a moderately sized three-bedroom unit, fetches from R16,000 to R20,000 per month, making for an exceptionally strong and stable annuity income once the unit is paid off.”

Stefan Botha, director, Rainmaker Marketing, and an expert in property development marketing and the retirement sector, agrees, adding that the retirement market now sees a large portion of sales going to younger buyers. “These buyers are those who have the foresight to identify retirement as one of the stronger residential investment classes.” Their purchases are sometimes on behalf of parents, but often to ensure that they pay off an investment while gaining capital appreciation and have a retirement home in a sought-after scheme like Brettenwood’s Forest Village or Lazuli Coastal Retirement Estate when they are ready. In KwaZulu-Natal particularly, demand also far outweighs supply. “The lack of stock, and growing demand, combined with many of these developments being sold off plan, means that buyers are able to see the capital appreciation benefits even between securing their deposit, and taking transfer of the unit at a later stage,” says Botha. Collins agrees, saying, “From our

“We have yet to analyse the full results,” says Carola Koblitz, communications manager, CCID, “but what we’ve seen so far heartens us and deals with some of the misperceptions about living in the Cape Town Central City.” One of these, notes Koblitz, is the age group of the majority of residents which still reflects that the largest group of those living in the CBD are millennials (between the ages of 18 and 34), a trend already picked up in the 2015 survey but which has now shown a significant growth. Whereas 44% of respondents from the 2015 survey fell into this age range, this number has now risen to 47%. “Clearly, our downtown area is echoing the trend that has been

spotted in many other downtowns across the world, where urban living is really being embraced by millennials. It puts paid to the misconception that the Cape Town Central City is too expensive to live in if you’re under 35.” The most popular area to live in continues to be the East City, where 25% of respondents live (against 21% in 2015). Among residents living in the CBD, those now renting units had slightly outstripped those who owned their own (46% rentals to 43% owned) as against the 2015 figures (46% rentals to 52% owned). “This makes sense when you see that the category regarding owners who own a flat in the CBD but rent it out to others, has increased significantly year on year‚ from 3% in 2015 versus 12% in 2016‚” says Koblitz. “And we know from the day-to-day enquiries we get from people wanting to rent in the CBD that the demand is high.” The top reason for living in the CBD and its immediate surrounds was that it was close to residents’ place of work (58%). Many residents (34%) lived as close as between 0km and 0,5km of their work (34%).

A holiday home is somewhere that you can go to escape stress, not cause stress. Buying a holiday home should therefore never be an impulsive decision, but one that is made after careful research and budgeting.
