T
he southernmost stretch of the KwaZulu-Natal South Coast is known as the Hibiscus Coast, because of the glorious hibiscus blooms which, set against the deep green of the coastal vegetation and the azure blue of the ocean, give this belt a unique quality. It really does have the best of all worlds. Port Shepstone is about 125km from Durban on the N2, and like many of the better-known, larger towns along this coastline, it has much to offer. Port Shepstone was once a harbour for marine trade – exporting marble, sugar and lime – and this little village expanded substantially with the arrival in 1886 of a few hundred Norwegian settlers. But when the railway line from Durban was extended to Port Shepstone, the harbour became defunct and finally shut down. The town, however, remained sizable and lively. Meander a little further south and you’ll find Margate and Ramsgate with Blue Flag beaches, dozens of eateries and entertainment areas. Margate is a seaside resort town characterised by beautiful, immaculate beaches
and warm Indian Ocean waters. Ramsgate is another popular holiday destination, especially for locals and visitors looking for a great fishing spot.
Property For many, this stretch of the coastline offers an unparalleled lifestyle, with property that’s substantially less expensive than anywhere north or west. Beachfront properties, houses or apartments in the area were favoured by investors for holiday letting, but during the past few years – as the global economy took strain – investors have been reluctant to buy to let. With renewed confidence in the country, this sector, as with property countrywide, is likely to pick up again. Frontline properties offer the most breathtaking views, and in many instances, the beach is your front lawn or a short walk away. There aren’t many countries in the world where you can buy a good-sized beachfront townhouse or apartment for less than R1m. Margate resident Carol Addis says,
“We’ve lived here for the past five years, and bought the apartment alongside ours so we could manage it painlessly to let out permanently. We’re nearing retirement and saw this as a way to supplement our pensions when we finally get to fish and walk on the beach during everybody else’s working hours!” Another sector of the South Coast property market is retirees. It’s always been a good, affordable place to retire, and aside from the existing facilities, new retirement complexes and developments are becoming popular. Established developments such as Mbango Valley Association and Milkwood Lifestyle Village in Port Shepstone, and Hibiscus Retirement Villages (Margate, Ramsgate and Umdoni Retirement Villages) are highly popular, with a variety of retirement purchase models available.
Schooling There’s a good mix of schools in Port Shepstone, with strong public schools, such as Port Shepstone Junior and Senior Primary schools right up to high
school. There’s also private schooling offered by Creston College (from preprimary to college phase) as well as Port Shepstone International High School (part of the Oxford International brand) for Grade 8 to 12 pupils. In Margate and Ramsgate, children attend local schools as well as those in neighbouring towns. Southcity Christian College is an independent, coed Christian primary and high school. Resident Stan Green says, “We’ve lived in Ramsgate for a few decades now, we love the sea, and our sons went to boarding school in the Midlands. We visit them once or twice a month, and they’re happy because they get to have beach holidays every holiday!”

A
kshi Rajbansi has a passion for baking and grew up in a home where culinary skills were revered. Her business, Kreamy Kreations, came out of her love of food and her desire to make family get-togethers extra special with delicious and personalised treats. She tells us more about her business. Q: How did your business start? A: I grew up in a home where our kitchen was always filled with trays of treats and the smell of freshly baked cakes, which inspired me to get into the mix. With the support of my husband and family, I began selling the masterpieces I created. I opened Kreamy Kreations in October 2016, with my first official order being two dozen cupcakes for a baby shower. I started with about five to six orders per month, but now we push out about two to
three orders per day. We get people placing orders months in advance and we’ve even started receiving wedding cake orders for 2019. Q: Why did you choose this area to set up shop? A: I work from home and began by baking for my friends and family. When I turned this into a business, my clients came from referrals I got from those friends and family within Umhlanga, where demand is always high. Q: How did you find your premises? A: I decided to run my business out of my house so I could still maintain my family responsibilities and grow my baking career. With the cost of living so high, working from home allows me to keep costs down and focus on the quality of the goods I serve. Before someone becomes my client, we chat and get to know each other. I will discount orders for single parents who can’t afford to pay so they can have a cake for their little one’s special day. Working from home allows me to make something special for every budget. Q: Why are the premises ideally suited to your business? A: Umhlanga is central with plenty of meeting spots and delivery points. Most of my clients are based in Umhlanga. Q: Who are your neighbours? A: We’re surrounded by amazing people. We have a curry place, a
cute Italian cafe, a supermarket and a service station. Q: What are the shop rental/ sales prices like in this area? A: I work from home, so I don’t pay rent. Q: How many people visit your business each day? A: The Facebook page gets about 70 visits daily. I only take three bespoke orders a day and about five basic orders. Q: Do you have any expansion plans? A: Yes, definitely. I want to open a coffee shop and walk-in designer showcase for brides and prospective clients. Q: Do you operate online as well? A: Yes, I encourage clients to view items online on my Facebook page (facebook.com/ KreamyKreationsbyAkshi) and Instagram (@kkbyakshi). Q: What’s your most popular item? A: The most popular items are the cheesecake, butterscotch and almond cupcakes, Turkish delight bundt cake and the vanilla and chocolate cakes.

Hout Bay thrives
T
hrive Hout Bay is a local green advocate and nonprofit organisation which launched its “For the Good of our Hood” campaign in November 2017. Aligning local establishments with environmental sustainability, the campaign awards restaurants according to a green rating system, with three stars being the top accreditation a venue can receive. Recycling waste, composting food waste and buying locally or growing your own fresh produce are among the criteria to qualify. Bay Harbour Market was one of the first destinations in the area to receive a three-star accreditation.
“We’re very proud of our local community. Just a few months after the launch, 31 of the 65 restaurants in Hout Bay have already received accreditation,” says Thrive’s Nontsikelelo Martel, “and some restaurants have even gone beyond the call by introducing water-saving measures as well.” Thrive mentors continue to visit the local Hout Bay restaurants and educate entrepreneurs on going green and recycling. In the coming months, they will be launching their map of all the awarded restaurants in Hout Bay, which will be shared with tourism boards and will also be made available electronically via the Thrive website and social media platforms.

KZN residential market on the up

he KwaZulu-Natal residential market looks set to be the most vibrant in the country this year in terms of house price growth and return on investment, says Craig Hutchison, CEO, Engel & Völkers Southern Africa. “The North Coast of KwaZulu-Natal is the new Cape Town when it comes to property. It’s about a preferred location because of the many opportunities for business and local economic growth.” Engel & Völkers has sold the KwaZuluNatal Dolphin Coast licence to
Karien and Stephen Hunter – an area stretching from the Umhlanga River to Zinkwazi, north of Ballito. The Hunters run KwaZulu-Natal law firm AMC Hunter Inc, which specialises in property and commercial law. Karien will be involved in training and developing her own area partners on the Dolphin Coast. The licence area suburbs include Umdloti Beach, La Mercy, Zimbali, Ballito, Beverley Hills Estate, Salt Rock and Mount Moreland.

T
he Point Waterfront has undergone much development in recent years with a further R300m Beachfront promenade extension launched last week. It’s a catalyst for the R35bn Point Waterfront development to be undertaken in three phases over the next five to 10 years. The promenade extension will unlock Phase 1 of the Point Waterfront development that will include a hotel, shopping centre as well as office and residential components. The entire Point Waterfront project, which is a public and private partnership venture, is expected to create 11,000 jobs per annum during the construction phase and an estimated 6,750 permanent jobs after completion.

eThekwini Mayor Councillor Zandile Gumede, who hosted the sod-turning ceremony, says, “It’s encouraging to note the growing interest from the business sector to work with the government in major strategic investments. As the municipality, we remain committed to the innercity master plan to radically uplift and enhance the CBD of Durban to enhance our global appeal to both tourists and investors,” he says, adding that the goal is achieving the city’s vision of being Africa’s most liveable city. “This vision will be achieved by growing the economy and meeting people’s needs, which we’re currently doing.”
“The Point Waterfront development must be seen in the context of a city-wide development process, indicating that Durban is on the brink of change,” says Gumede. City manager Sipho Nzuza says that to sustain this development, which will contribute significantly to growing the tourism profile (one of eThekwini’s identified growth sectors), the city has invested in the Urban Inner City Renewal Programme aimed at ensuring safety and cleanliness around the inner city.
