Just beyond Isipingo Beach lies Athlone Park, one of the more upmarket suburbs of Amanzimtoti, with fabulous stretches of beach, including Splash Waterworld and a tidal pool. Further south, Amanzimtoti embraces neighbouring suburbs including Doonside, Doon Heights, Kingsburgh and Warner Beach, all boasting spectacular sea views and a beach lifestyle that includes surfing, kitesurfing, paddle skiing, canoeing, beach walks, snorkelling, jogging and fishing. The nearby Aliwal Shoal is renowned for its diving, and the annual Sardine Run remains a highlight.
A coastline characterised by uninterrupted golden beaches, rickety railway lines, picturesque bridges, inviting lagoons, great surf and fishing, visitors and residents enjoy a year-round holiday feel that comes with plenty of sunshine, warm waters and a seaside lifestyle. Just 20km south from Durban, the seaside town of Isipingo Beach is built on a high sandy ridge at the mouth of the Isipingo River. Popular among fishermen, Isipingo Beach is an industrial hub and an interesting mix of cultures, with mosques, temples and a monument marking Dick King’s grave. Isipingo Beach is also within putting distance of Amanzimtoti Country Club, where golfers can tee off against spectacular seaside backdrops.
“My kids absolutely love the Waterworld!” says Josiah Magura, director, KM Plastics and Plastiserv Injection Moulding, who settled in Toti in 2004. “I came from Zimbabwe and started off selling curios at the side of the road. When you’re an expat it often happens that the place you land in becomes your comfort zone, and Toti is this to my family. We wouldn’t change it for the world. Our two children were born here, go to exceptional schools and the morals they are taught are awesome. It took years of hard work, but now two businesses and 12 employees later, we
feel completely local. Toti has grown a lot since I’ve known it, but I still love the fact that the mall, the schools, the beach, my work and the freeway are all less than five minutes away. When I get home, it’s quiet, laid-back with sea views!” The area also offers plenty for nature lovers, including walking, hiking and biking in the many wildlife reserves and the opportunity to see birds, dolphins and whales. “Unlike the bustle of the North Coast, it’s so beautiful and untouched here,” says resident Calvin Naidoo. “There’s so much more flavour! It’s old school, there’s lots of nature, a stunning city, you get to really relax and the food is amazing.” Lisa Boniface, attorney, Dykes van Heerden conveyancing attorneys, says, “It’s the people in Toti too who make it so special. They’re so welcoming! My partner and I took over the Toti branch about six years ago and our clients have become friends; it’s very familyoriented. We’re invited to everything from 70th birthdays to curry evenings. Our business in Toti has grown from three staff members to about 14, and the property market here is very active.”
People are drawn to Toti as homes are well priced. There are good schools, lots of facilities, lots of industry and office parks. After successfully decorating his home, Wynand Bezuidenhout knew that he could turn his hobby into a thriving business. Le Plantation came out of that idea and now operates as a shop and showroom in Southbroom. Q: How did your business start? A: A fter project-managing and decorating my own house in Southbroom, I realised that there was a need for a decorating service and decor shop in the area, as most of the good decor shops were in Durban. Q: Why did you choose this area to set up shop? A: My partner and I decided to settle in Southbroom as our permanent base, and while upgrading my house I realised that I couldn’t find the type of decor I was looking for down here. Opening the shop and showroom gives me the opportunity to service this area. Q: How did you find your premises? A: I’ve set up shop in a beautiful Cape Cod-style building that I found through an estate agent.

Q: How many people go through your business each day? A: This varies. During peak season we can have hundreds of people coming through, and out of season we have a few people per day. Q: Do you have any expansion plans? A: I’m planning on opening a second store in the Cape Winelands this coming year. Q: Do you operate online as well? A: Not yet, but we’re planning an online range. Q: What’s your most popular item? A: Definitely our variety of unique scatter cushions, which are readymade for clients to take home.

Home appearance rules
H
omes in community housing schemes such as estates and cluster home complexes are generally sold at a premium. So people who buy into these schemes are often confused to find that they don’t have much freedom of choice when it comes to the exterior appearance of their properties. Gerhard Kotzé, MD, RealNet estate agency group, says one of the main duties of the homeowners association in an estate or cluster development is to maintain the value of all the homes. “One of the ways to do that is to strictly apply a set of ‘appearance rules’ in order to maintain a homogeneous appearance throughout.” These rules should include: • Guidelines for residents that explain clearly the need to
protect all owners’ interests and the value of properties. • A prohibition against individual plantings in common areas and against “add-ons” where these can be seen from the street. • Uniform standards for items such as exterior light fittings, security gates and bars, house numbers and postboxes. • A pre-established fine/penalty, which will be invoked if offending fixtures and fittings are not removed within a given period. “The rules do need to be enforced to be effective. The directors should be prepared to take firm action against any owner who refuses to comply and not let small infractions slide. The value of all the other homes in the development – including their own – may well depend on it,” says Kotzé.

Airbnb and City of Cape Town sign agreement
T
he City of Cape Town and Airbnb have signed the hospitality platform’s first collaboration agreement with a city in Africa. Under the agreement, Airbnb and the City will work together to promote the benefits of people-to-people tourism for Cape Town residents and their communities, and promote Cape Town across the world as a unique travel destination. Since 2008, hosts on Airbnb have welcomed more than 200 million guests in 191 countries. In Cape Town, there are 17,600 active listings on Airbnb and hosts have earned a combined income of R762m over the past 12 months. In the past year, hosts on Airbnb in Cape Town welcomed close to 290,000 visitors, which resulted in an estimated economic boost of R2,4bn for the City. The typical host in Cape Town earns
an additional R43,400 by sharing their home for 32 nights per year. As part of the collaboration agreement, Airbnb and the City of Cape Town will: • Join forces to boost the attractiveness of Cape Town and enable Airbnb hosts to become ambassadors of the city. • Work together to bring communityled tourism to townships and support greater economic and social empowerment. • Celebrate Cape Town as an “Ideas Capital” by hosting the Africa Travel Summit and bringing together 80 tourism and technology leaders from across the continent. • E xchange insights and knowledge about travel trends and the sharing economy in order to leverage the technology and the Airbnb platform to boost local communities.
SA buyers appreciate green homes

outh Africa’s residential sector is embracing green, with new buildings and existing stock the focus of a domestic market with the highest percentage of green building projects under way. Speaking at the Green Building Council South Africa’s 10th annual Green Building Convention conference, held at Century City in Cape Town, Sandra Gordon, senior research and market analyst, Pam Golding Properties, said that the transition to green building practices in the local residential market was further encouraged by young firsttime buyers who, with limited spending power, appreciated the value offered by green homes. Gordon was presenting her findings in a session titled “The Value of Green Homes: Usage and Attitudes in the Residential Space”. “The service delivery and energy and water security offered by green
precinct developments, along with the competitive pricing of sectional title properties, are increasingly attractive to firsttime buyers,” said Gordon. As mixed-use developments gain traction with buyers, green design is extending beyond buildings into the public realm with the creation of green precincts. “In this way, South Africa’s lead in green building in the commercial sector is impacting positively on the new residential housing market,” said Gordon. The underlying trends in SA’s housing market suggest that the transition to green will continue to snowball. The anticipated growing cost of utilities, coupled with electricity and water shedding, increases the appeal of greener sources of energy and water, and greater efficiency for both, in homes.

he Simbithi Hotel in Ballito joins several KwaZulu-Natal resorts, including The Oceans Umhlanga, in offering property buyers the opportunity to purchase individual hotel rooms and suites with access to the facilities of the establishment. “Buyers have two options at the Simbithi Hotel,” says Pravin Govender, principal, Sirago Real Estate. “They can either purchase a fully furnished hotel room under sectional title ownership, which entitles them to 30 days usage and guaranteed returns on investment, or a hotel suite in the form of a one-, two- or three-bedroom, fully furnished apartment, which can be used as a holiday home, a permanent residence or be rented out when not in use.” The Oceans Umhlanga is using a similar approach with its residential offering. “This approach gives investors the best of both worlds: a private apartment with the option to be fully serviced and the freedom to control their own holiday rentals, thereby reducing fees and commissions to managing agents and maximising their returns,” says Pregan Naicker, CEO, Edison Property Group. “It’s the ultimate hassle-free investment,” says Govender.
“At the Simbithi Hotel the International Mantis Group will manage your investment. They will rent out the unit, maintain, renovate or repair should there be any work that needs to be done. They do all the work, you get the income and the free holidays. The levies and all other costs are low when compared with other sectional title units in a gated estate.” Umhlanga and Ballito have seen excellent rental returns in recent years and new apartments in these areas are predicted to follow suit. “The property market in Ballito has seen tremendous growth over the last 10 years and there has been over R2bn invested in tourism over the last three years,” says Govender. “Simbithi Hotel gives owners a guaranteed income of 6% per year for the first two years (T’s & C’s apply).” An additional attraction for investors is that buying off-plan directly from the developer means there is no transfer duty on purchase. “We believe the concept appeals to the global trend for choosing privately owned accommodation for longer stays and family holidays,” says Naicker.
