F

or those who enjoy a country lifestyle, the Upper Highway area has a range of accommodation to suit every need. Compared to property prices on the North Coast, the Upper Highway offers good value for money. From way back, Kloof was always the oldest, most established, richly treed residential suburb at the crest of Fields Hill, with more freestanding homes and fewer estates. But, as with all areas, subdivision and rezoning allowed a number of smaller, select estates, like those in the Everton Conservancy area, to start popping up. Hillcrest, being further west and further out, has had a lot of room for development in the past decade. The number of estates, small and large, has increased and continues to do so. From small secure townhouse complexes to the larger gated or golfing estates, affordability within a 10km 2 range varies from entry level to top-of-the-range homes. When Hillcrest began to spread out, effectively filling in the spaces and closing the gap to Bothas Hill, the newer areas like Waterfall, Forest Hills and Inanda Road became a series of gated estates. Previously horse country, the area now has golf, horses and even wildlife, with other more compact estates in between. at Kirtlington Park, Langford Country Estate and Cotswold Downs Golf and Lifestyle Estate, where golfing, bird-watching, hiking and a clubhouse are all part of this level of country estate living. And, as with all estates, security is paramount and is a big drawcard together with the range of excellent government and private schools throughout the Upper Highway. Although the substantial commercial/retail growth along belts of the Upper Highway has meant many residents now work locally, suburbs such as Assagay and Hillcrest have very easy access to either the M13 to Durban, or the N3 to Durban or Pietermaritzburg. And the development of estates – particularly those suitable for first-time homebuyers and retirees, the two sectors with the highest demand – is showing no signs of slowing down. In Assagay, the new Polo Pony retirement development has gone to market, and the upmarket golf estate Cotswold Downs Golf and Lifestyle Estate in Hillcrest has added a retirement component. The Le Domaine retirement estate for over-50s recently announced its final phase and The Rob Roy Retirement Lifestyle Village has done the same. First-time home ownership developments like Morningside

Apartments and Augusta Country Estate in Hillcrest are selling off plan. Each estate in the Upper Highway offers something different. Some contain a range of accommodation options, which encourages residents to upscale or downscale within the same estate. Wellknown estates like Plantations Estate in Hillcrest offer everything from entry-level options through to palatial freestanding homes, while Augusta Country Estate – with its superb golf course and access to the M13 – has compact accommodation suitable for retirees, duplexes and simplexes, and freestanding homes, all with superior in-house security systems. A few estates in the upper reaches of Bothas Hill focus on wildlife and expansive country living, while others are small, compact, lock-up-and-go options for retirees, such as Hillcrest Country Retirement Estate and Waterfall Gardens Retirement Village. Emberton Estate in Upper Highway offers affordable two- or three-bedroom simplex options. The Glade in Kloof offers beautiful modern homes in a gated estate. Homeowners choose the Upper Highway because of its outdoor lifestyle options and reputation for one of the best climates in SA. athima Kathrada is an illustrator, graphic designer and hand lettering artist. In 2012, she decided to leave the corporate world to open her own business, Fathima’s Studio, offering handcrafted designs to individuals and corporate clients. Q: How did your business start? A: I’d been working in the industry for several years and found that I wasn’t satisfied with how things worked and what I was getting out of a normal job. So I decided that I wanted to go out on my own to see if I could do things better. Q: Why did you choose this area to set up shop? A: I occupy a space in the Open Plan Studio within The Design Factory building on Station Drive, which is perfect for my budget. Q: How did you find your premises? A: A friend of mine had a space in Station Drive already and referred me. It was suited to my needs and was affordable. Q: Why are the premises ideally suited to your business? A: The space is a converted factory and is home to various businesses, both in the building and on the rest of the road, that are aligned with my industry, so it’s a great spot to be able to partner with others on projects.

Q: Who are your neighbours? A: There are advertising, printing and videography businesses. On the rest of the road, there are creative retail, furniture and coffee shops. Q: What are the shop rental/ sales prices like in this area? A: The rent is low due to the area currently being developed and upgraded. Q: How many people go through your store each day? A: A s my space is a studio and not a retail outlet, I don’t get foot traffic. Q: Do you have any expansion plans? A: Not at the moment. I’m still growing my business. Q: Do you operate online as well? A: I have a website, online store and I’m active on social media for my business. Q: What’s your most popular service? ike everything else, cheap paint will produce poor results. Quality paint requires fewer coats, lasts longer and is more resistant to dirt and mildew. Poor-quality paint also has a negative impact on the environment. Stacy McArdle, Shave Paint and Decor, says a good-quality, durable paint is better for the environment. “The dilemma has always been, ‘Do I choose an eco-paint – a natural or organic paint that delivers on sustainability – or do I choose a traditional paint that delivers on performance?’ Environmental benefits no longer have to be chosen at the expense of performance when specifying paints. The Green Star rating tool from the Green Building Council of South Africa provides standards on volatile organic compounds in paint. Great strides have been made in the paint industry and brands now apply technologies across all or certain sectors of their ranges, or have created specific green ranges. Dulux has the Ecosure range; Dekade has EcoPrime, Gold Label Matt and Satin Gloss Non-Drip; and Plascon has the Breatheasy formulation.” Different brands have different names for various paint finishes and it can be confusing. But if you’re planning on a particular look, or have a specific application, you need

to understand the basics. Stacy talks more about the core finishes and explains where they should be used:

Matt

A water-based PVA paint, matt is normally used for walls, ceilings and sometimes furniture as the flatness of the paint means there’s no shiny reflection giving it a contemporary finish. Exterior matts are available with a smooth or rough texture. You need to ensure that the surface is primed with an undercoat and then apply using as many coats as necessary for even coverage.

Sheen

Sheen is more durable than matt. You should always check the exact finish because the degree of sheen varies between manufacturers. Sheen is most commonly used on interior wood surfaces as an alternative to gloss enamel. It can also be used on walls for a sheen finish.

Gloss

A hard-wearing finishing paint, gloss is used mainly on wooden and metal surfaces. Satin is used in the same way as gloss, but is slightly less shiny and is increasingly popular, especially for interior woodwork. Gloss is generally applied as a single coat over one or two coats of primer.

T

he main role of an estate agent in a property transaction is to market a seller’s home in a manner which will make it attractive to buyers. A sole mandate grants a single estate agent or agency permission to market your home for a specific amount of time. “With the right agent, a sole mandate is pure gold as you are guaranteed that agent’s commitment,” says Julie Solomon, owner, Julie Solomon Property. “A sole mandate affords the agent the time to give your property first priority in all areas of the process, from determining the right price, marketing and showing your home, to the final negotiations with buyers.” Estate agent Marti O’Reilly agrees. “Being assured that the commission will come to them makes agents more motivated and willing to invest in authorising HD videos, print media advertisements, professional photos and other marketing resources that aren’t feasible with open listings and often reserved exclusively for sole mandates.”

It’s buyers you want competing for your property, not agents, and an open mandate can lead to conflicting marketing strategies which can undermine your property, especially when it’s listed at different prices by different agencies. “This is particularly counter-productive to getting the best offer,” says O’Reilly. Solomon says choosing the correct agent is key. “Find someone who is active in your area, attracts serious buyers and has the right knowledge of the market to get you the best price. They should also be someone you like and trust who has energy and passion for their job and your property.” Although granting a sole mandate could seem daunting, there’s a formal agreement in place. “Sellers have recourse to hold an agent accountable if the quality of service isn’t what’s expected,” says O’Reilly. The main advantage is that properties listed as sole mandates tend to sell quickly and at good prices.

Repo rate cut

T

he surprise move by the South African Reserve Bank to cut the repo rate by 25 basis points to 6,25% will be welcome news to property buyers, owners and letters in tight financial times, says Paul Stevens, CEO, Just Property. The repo rate has remained unchanged since March last year, when it was raised by half a percentage point, and this move is the first decrease in the rate in five years. The move comes on the back of declining inflation, which is also welcome news for consumers. “The purpose of decisions like this is to stimulate the economy against the backdrop of a recession,” says Stevens. “We’re optimistic that this

will have a positive impact on the property market, with the lower interest rate making home-buying appealing for first-time buyers and easing monthly mortgage repayments for existing owners.” The repo rate decrease will have a knock-on effect on the prime lending rate (the interest rate banks charge their customers), bringing it down from 10,5% to 10,25%. “While a reduction of 25 basis points won’t make a significant difference to household finances, it will nonetheless provide some welcome relief. We’re also hopeful that this is the start of a general downward trend,” says Stevens.

Despite a depressed national economy, semigration to Cape Town continues, albeit at a slightly slower rate than in 2015/16. The strong net inflow trend has in recent years driven Cape Town’s annual house price inflation to nearly double the national average. This influx of wealth has also ignited the regional economy, spurring commercial development and urban regeneration in many areas. Bridge City opens

T

ongaat Hulett Developments and NJR Steel recently opened the Bridge City Business Estate’s first greenfields project – a purpose-built 4,000m² warehouse and distribution facility. “Bridge City is coming of age because of its strategic location and completion of the half diamond interchange giving direct access to the M25. This successful project demonstrates just what can be achieved at Bridge City,” says Brian Ive, development executive, Tongaat Hulett Developments. It’s a mixed-use development that includes residential, retail (including the 48,000m² Bridge City shopping centre), recreational, medical and commercial and light industrial facilities.

Rosebank stimulates residential property markets

F

ollowing its inclusion in the Gautrain route in 2011, infrastructure upgrades in the area, as well as considerable private- and public-sector investment, Rosebank has undergone a complete transformation. “Rosebank, which has become a favoured destination of Johannesburg residents for its vibrant mixed-use commercial, retail, entertainment and residential hub, has developed at a tremendous pace in recent years and is today undoubtedly one of Johannesburg’s fastest-growing and most fashionable places to be,” says Rupert Finnemore, regional head, Pam Golding Properties Gauteng. “The growth of Rosebank appears to go against the grain of the current

sluggish national economic climate, although similar progress is being seen across a number of centres in Gauteng, including Sandton, Fourways and Midrand. The purchaser is allowed to write off 55% of the cost (VAT-inclusive purchase price) of their investment over an 11-year period, with 20% of the deductible amount written off in the first year, and the balance spread evenly over the following 10 years. The major benefit to investors is that the large capital deduction is not automatically “ring-fenced” and generally creates a substantial tax loss situation for the investor. This tax loss is allowed to be offset against other taxable income, including a salary or other trade income. This can result in a very attractive situation where the investor initially receives PAYE/tax back upon filing their tax return. This is very useful to fund any negative cash flow requirement during the first few years of a buy-to-let property.

The eight-storey building, of 75 apartments, consists of onebedroom, two-bedroom and studio apartments. There are currently only seven apartments left for purchase starting from R2,495m including VAT. Each one-bedroom and two-bedroom apartment is assigned one or two secure parking bays respectively.
