About the area D ata from the New World Wealth report released at the end of last year revealed which suburbs are home to South Africa’s wealthiest citizens. According to the report, Joburg attracts the largest number of multimillionaires (those with a net worth of more than US$10m (R139m)). Interestingly, the report noted that while suburbs in and around Durban didn’t make it onto the list of top richest suburbs in the country, the city did crack the nod when it came to the second home market. A total of 250 high net worth individuals had invested in second properties in Umhlanga and La Lucia, 90 owned holiday homes in Ballito and 20 had bought second homes in Margate and Ramsgate on the South Coast. Umhlanga has always attracted the wealthy – and probably always will. Gorgeous beaches, trendy restaurants and great shopping all form part of the attraction. Of course, not everyone wants a home on the coast, and suburbs such as Winston Park, Gillitts and Hillcrest are always going to appeal to those looking for something special in a somewhat cooler climate. Regardless of where they choose to set up home, the good news is that Durban’s exclusive homes are generally far less expensive than their counterparts in Cape Town and Joburg. Lightstone statistics indicate that over the past 12 months, nine freehold properties with an average price of approximately R16,5m were sold in Clifton in Cape Town. During the same period, 33 freehold homes with an average price of R6,226m were sold in Umhlanga. The average selling price of a sectional title property in Clifton was roughly R14m, while wealthy buyers would have paid an average of R4,8m for a unit in one of Umhlanga’s upmarket schemes.

Agent commentary Q: Do Durban’s more expensive suburbs compete favourably price-wise with other top areas around the country? A: Durban is among Africa’s top 10 cities for US dollar millionaires. By 2025, with an expected 4,000 millionaires looking for homes in this region, high demand will cause prices to rise. Durban’s top suburbs are close to large corporate and commercial companies, King Shaka International Airport, uShaka Marine World, Sibaya and Suncoast casinos. Not only do Durban’s more expensive suburbs compete favourably price-wise with other top areas, but they are still undervalued by comparison and will catch up eventually, making this the place to buy.

Q: What type of amenities do high-end buyers look for when investing? A: Umhlanga has been tipped to become the “Dubai of Africa”. High-end developments such as The Pearls of Umhlanga and Oceans Umhlanga are currently taking shape, and this has further raised interest in this suburb. According to statistics provided by New World Wealth, Durban has had the biggest rise in high net worth individual residents in South Africa (29%). Conveniently situated a short distance from King Shaka International Airport, a gateway to Big Five reserves and easy travel to The Midlands and Drakensberg makes Umhlanga all the more desirable for residents, investorowners and holidaymakers.

Q: What attracts high-end buyers to the more expensive suburbs in KZN North Coast? A: Ballito, the Caribbean of the North Coast, is an ideal holiday destination and is fast becoming a destination of choice for permanent living. The name Cats and Shepherd refers to the way in which we bring together creative and strategy in the process of delivering value for our clients. Q: Why did you choose this area to set up shop? A: We chose Umhlanga Ridge because it’s exactly in the centre of all the action, and many of our clients are based here. Of course, it doesn’t hurt that we enjoy stunning views and get to closely watch the area grow as it is. Q: How did you find your premises? A: Our sister company, Hodari Properties, built and planned our amazing building, having purchased the land a while ago. One of the business founders actually created the internal design after receiving the initial concept from Barrows.

Our clients are not only diverse in industry, but in location too – including Durban, Dubai, Joburg, London, Mozambique, Zimbabwe and the US. Q: Do you have any expansion plans? A: Yes! We are running out of space, and our team is constantly growing. I’d like to look at a big open space we could share with other creative talent. Q: Your work is very online, but do you work offline too? A: Some of our best work is actually done offline. Online is merely a channel to fulfil client delight. That’s our goal: build value for our clients and drive results in their business for them. Q: What’s your most popular item? A: Most clients initially come to us to help them with a website or to run a campaign. Often, they then realise the potential possibilities and we grow from there, filming videos, running workshops or hosting training sessions.
