There’s so much happening! I can’t believe it’s Christmas already. When you read this, 2020 may well be upon us. Where can I find good value in East London in 2020? There are no pat answers for the city of East London, where even neighbouring suburbs differ so in price. However, I predict that Stirling, which is close to Nahoon and the desirable Nahoon Mouth, will remain up and coming. The average selling price of property in Nahoon is R2,516,000, and in Stirling, R1,950,000. You can still buy gems in Stirling for around R1,500,000. Plot sizes here are usually about 1,000 square metres. There are good schools nearby and easy access to the NE Expressway and plenty of other facilities. If you take a drive around the older part of Stirling, you’ll see recently renovated homes with beautiful modern finishes. They retain the lovely large rooms of homes built in the 1950s and ’60s, but now offer the lifestyle that families want to enjoy near where they work, play and go to school. Which other suburbs offer good value? One can buy a four-bedroom home with a granny flat and pool in Greenfields on the West Bank for under R1,400,000. What a good buy! The suburb is well situated, close to the IDZ, Mercedes Benz and, of course, the harbour and CBD. Plus, good shopping centres have sprung up to cater for the expanding developments at Kidd’s Beach and further along our west coast. So what can we expect 2020 to bring to the property industry? We survived the 2019 elections with optimism. Then we got bogged down by the ongoing low-growth economy, and negative political rhetoric created concerns around property ownership. Thankfully, the financial institutions have come to the party with support from low borrowing costs and leniency. The year 2020 will start off with plenty of stock, particularly in the middle to high end of the market. Let’s not forget to thank the Springboks, who shone a ray of sunshine on our rainbow nation. Their win has lifted the mood and there’s hope that this positivity will show in the economy and ultimately ignite the property market in 2020.
