hese days, you’ll be given a skewe look if you refer to a bartender as such. Oh no. Bartending and the drinks industry has come a long way. Sin + Tax in Rosebank, for example, is one of the most popular secret hangouts in the city. Co-owned by multi-award-winning mixologist Julian Short, Sin + Tax showcases uniquely South African flavours on their ever-changing seasonal menu. It was also recently announced as one of the Top 100 Bars in the world, and the only African bar to get a nod at the 2019 World’s 50 Best Bar Awards. Julian sat down with us and spilled some secrets. Q: What sets you apart from other bars in Joburg? A: Hospitality and the fact that we limit the capacity of people allowed into the bar. We do this to ensure a bespoke, tailormade experience. Personal experience of each of our guests matters to us greatly.
Chair crazy T
owards the end of last year, I did a piece on office furniture trends. I was subsequently introduced to furniture design company Herman Miller, who, along with awardwinning designers – manufactures some of the most beautiful chairs you will ever sit on (if you’re lucky). Remember the chair (called the Eames Lounge Chair) in popular ’90s sitcom Frasier? Well, Herman Miller are the people who make this chair. (Which retails for about R100,000…) And they’ve done it again. Along with Studio 7.5, they bring you the Cosm, which has taken the design world by storm since launching in 2018. It has already received numerous awards – this year it scooped the Green Product Award and the Red Dot Best of the Best Product Design Award in the Office Chairs category. Now, TIME magazine has named the Cosm as one of the 100 Best Inventions of 2019, among a slew of inventions that change the way we live, work, play and think about what’s possible. Nominations across a variety of categories were solicited by editors and correspondents across the globe and also online, with each contender scored for factors like originality, effectiveness and influence.

Q: Have you seen a change in your clientele’s drinking habits over the past few years? A: Yes! Of course, sugar is on the decline, virgin cocktails are on the rise, and people are open to much more of the weird and wonderful things we have to offer! By this I mean that our guests are more open to trying out our own original libations and not just sticking to the classics that they’re comfortable with. Q: What makes a good mixologist? Is there a certain personality that’s more likely to succeed? A: What makes a good mixologist is the ability to be welcoming and friendly, while being knowledgeable and professional. You want a bartender who can hold a great conversation and make a great drink! Q: Where can interested parties go if they wanted to find out more about the industry? or years, thirsty professionals from the Bryanston central office parks had (if they gave Nichol Way a skip) a choice between Social on Main and The Baron on Main for an after-work drink. The Baron could be depended on for a cold beer and a hit-or-miss snack platter, but the general tone of the place was tired and if you hung about too long on a Friday, the smoking section (yes, there was an indoor one) would turn into a temporary dance floor, with a few unsteady bodies shifting about among the tables. You can imagine the interest then when it was closed and a new offering – Parrilla – sprang up in its place. Positioned as a grill and tapas bar, Parrilla has a clean, Mediterranean feel complete with Portuguese tiles, large open bar and three distinct entertainment areas – the pub inside, the deck outside, and the indoor seated restaurant which could easily be closed off for private functions. On a beautiful Sunday afternoon, you can sit in the sun on the deck and when weather permits, enjoy live music which has been carefully chosen to be entertaining without being intrusive. Gin lovers will rejoice when they take a gander at the extensive cocktail menu. From the type of gin, to garnish to tonic, you’re able to create your own
personalised tipple – and Parrilla stocks all the newest tonics in sugar-free format. The rump steak with baked potato and creamed spinach is a firm favourite, but for leisurely dining it’s the tapas menu you really want to work through. Grab a bunch of friends and a cocktail and choose from a list of succulent small plates like parmesan aubergine fries with Napolitana dipping sauce, the beef ribs with ginger and soy, and grilled calamari with chorizo and white bean puree. For those craving a hearty main course, the peri-peri baby chicken is delicious, and you can get the trendy “skinny” lamb chop cut in 400g or 200g portions. To top it all off, the servers are friendly and efficient – one suspects the younger crowd the venue now attracts could make some heavier evenings a little tough – and they handle the volume of patrons seamlessly. If that’s not all, you’re also able to charge your phone or your e-cigarette on the tabletop charging stations that are available on request. It’s all these little nods to our new age of convenience that make Parrilla such a welcome replacement for older styles of dining.

Decorating goes Boho The word Bohemian is for some synonymous with left-of-centre, slightly hippy… but, today, it has a range of increasingly popular connotations WORDS: ANNE SCHAUFFER

one are the days when Bohemian decor meant a few wildly coloured, embroidered cushions from India and an old handdyed candlewick bedspread covering the tired couch. Today, it encompasses different looks, while also feeding into other contemporary movements such as handcraft and more. According to Olivia Post, owner of Wild Minds, the current trend is very much inspired by Moroccan and Balinese culture – dusty Saharan and fresh coastal tones. For Olivia, “Bohemian is a whimsical, wild and dreamy state of mind. It captures a sense of freedom and artistic expression through all aspects of life. It’s a philosophy that’s always existed in some way, shape or form wherever creativity and free-thinking have been the predominant driving force.” She acknowledges its revival today in a slightly more commercialised way. “Trend-focussed fans are flocking to adopt this new style in a contemporary way. I don’t believe this detracts from the true, original essence of Bohemia, but rather, it’s encouraging people to be more creative and open-minded when designing their living space.”
Colours and textures
There’s no particular colour palette or texture that encompasses the spirit of Bohemian style, believes Olivia. “It manifests itself in so many different ways, constantly evolving to complement current trends. Take the eclectic, vibrant colours and patterns of India and South America with their heavily embellished fabrics, jewel tones, spiritual symbols (dreamcatchers in particular!) and bold prints – all of which have been widely coveted over the years to achieve the Bohemian look at home. The clashing prints and woven crochet and macramé textures of the ’70s have also made their mark on modern Bohemian culture.” The current feel is strongly for a neutral, pared down palette. “Nude tones and natural fabrics (linens, cottons, bamboo, rattan and raw wood) against white or blush backdrops. It’s a much softer take on the Bohemian trend, accented here and there with a
splash of rust or mustard for warmth. An injection of nature with the introduction of green plant life (delicious monsters, succulents and ferns have enjoyed huge popularity recently) to your space can really elevate the Bohemian mood.”
White on white
The white-on-white theme is also having a moment for a fresher, more minimalistic take on this trend. Here, texture becomes the key element to add depth and interest to your space. Distressed wood, fringed or tufted throws and scatter cushions, draped chiffons and heavier woven fabrics all combine to create a beautifully Bohemian feeling. Plant life moves
toward dried pampas grasses and palms to complement the colour palette. This is also a much more maintainable way of keeping plants in the home.”
Texture
Sticking to a tonal colour palette and concentrating on texture is an ideal first step to achieving a more effortless Bohemian interior. “Add a piece of statement cane furniture – be it a Peacock or Malawi chair, a rattan coffee table or even a decorative item such as a sunburst mirror, to elevate your space. Juxtapose this with a softer texture such as a shaggy Berber rug or fringed, woven wall hanging, and you will be well on your way to achieving your Bohemian oasis.
Plant life and wall art or wall decor can really influence the mood of a space, so look for a combination of natural fabrics, tonal colours and soft textures to instantly update your home in a Bohemian way.”
Handcraft
There’s been a real move towards handcrafted decor. “This isn’t exclusive to the Bohemian trend, but rather a response to the world becoming more environmentally aware and supportive of small, local business. “However, the artistic nature of handcrafted pieces lends itself beautifully to the Bohemian philosophy in terms of creative expression and individuality. One-ofa-kind finds are a great way to put your own personal stamp on the Bohemian
trend, ensuring you can retain a unique approach to your home decor.”

“Bohemian can encompass anything from a minimalistic coastal home filled with natural fabrics, muted tones and raw materials (which is currently the trend), to a more luxe, grand approach to your living space, combining rich velvets, heavily embroidered and embellished fabrics, vibrant colours and ornate, decorative accents,” says Olivia. “The latter may seem more like a mish-mash ‘hippy’ approach, especially as it’s inspired by the beautiful chaos of India which became so popular with the hippy-set in the ’60s and ’70s, but keeping everything true to those details is what ties everything together.”

hile residential estates are becoming more and more popular internationally, SA ranks second only to the US for the number of such developments. SA is a global pioneer in residential and developments, reports New World Wealth, with annual research suggesting a move away from traditional golf estates towards lifestyle and retirement estates. In fact, New World Wealth reports 40% of SA’s wealthiest citizens are buying property in luxury gated developments. And Gauteng is home to some of the country’s trendsetting developments.

BROOKFIELD AT ROYAL
Located near Broadacres in Joburg, Steyn City School offers world-class education to learners from Grade 000 to high school. Amenitiesdriven Something exciting coming to Waterfall, Midrand, is Munyaka (Venda for “crystal”), a R9bn development by Balwin Properties.
Construction has started on Munyaka’s freshwater Crystal Lagoon, boundary wall, gatehouse, lifestyle centre and apartment show block. The balance of apartments will be rolled out over the next eight years. Mid-level buyers are the primary target for this amenities-driven development. The bulk of the 5,020 apartments will be architecturally designed one-, twoand three-bedroom units priced from R799,000. Balwin will also develop two ultra-luxurious penthouses with 180º views of the Crystal Lagoon that are expected to be marketed at R30m. Targeting active luxury buyers (likely golfers), Brookfield at Royal in Sandringham is another sectional title development launching in March. Prices range from R1,19m for a 45m² one-bedroom to R4,19m for a 154m² ground-floor apartment with spacious garden views of the golf course. “We’ve had more than R100m in sales already during the February prelaunch to Royal Johannesburg & Kensington Club members,” says Tim Kloeck, CEO of Tricolt, the developer of Brookfield at Royal. “It’s a big thing. The Championship East course was rated number one in SA. This is probably one

of the most illustrious addresses left in old Joburg. This part of town doesn’t have a security estate on a golf course.”

Tricolt was also involved in developing The Houghton luxury apartments that overlook The Houghton golf course, and it launched luxury residential development Ellipse in Waterfall in late 2018. “The luxury market may seem dead but we’re prospering with R900m in sales last year for Ellipse. So people are starting to see Tricolt as a solid brand for upmarket projects,” says Kloeck. “There’s always a hook and a differentiator to a Tricolt project, and that’s why they support us.”
Only eight urban units remain – these one-bedroom, one-bathroom units with a parking bay each are priced from R2,52m. The convenience factor is compelling. “Much of Joburg’s urban sprawl necessitates the use of transport to commute to and from work and indulge in leisure time, which is exhausting, time-consuming and expensive.”
Trends It’s 2020 and many security-aware South Africans are selling their freestanding homes in favour of property in gated communities. Golf estates have been a popular choice traditionally, but eco-estate and wildlife development homes are now broadening the residential mix. Many move to upmarket suburban estates or smaller mixed-use urban developments, usually to apartments sold as sectional title. Mixed-use options are increasing in popularity because they offer convenient proximity that reduce traffic and helps people simplify their schedules. Amdec Property Developments MD Nicholas Stopforth believes that while there’s saturation in traditional property, demand for mixed-use developments is starting to outweigh supply. “One on Whitely in Joburg’s

EXT RAS How important are the “extras” in a tight economy? Most estate and mixed-used developers offer amenities and green spaces. Yet more and more buyers are looking for sustainable features as well. One on Whitely provides residents with a convenient environment of urban safety. “Joburg is currently a depressed property market, especially in the high-end luxury section title segment. Typically anything above R1,5m is languishing on the market,” says Stopforth.

First Portugal Golden Visa Citizenship issued via property investment

oasting some of the most exclusive addresses on the African continent and home to some of the most expensive palatial mansions in the country, it could be hard to imagine that the supersuburbs of Sandton also offer property for sale under the R1m price range.
Charles Vining, MD, Seeff Sandton, says that while there have been sales as high as R80m in suburbs like Sandhurst in the past, and many properties listed here are marketed in excess of R10m, buyers would be surprised at the more affordable properties for sale in the suburbs of Kew, Douglasdale, Rivonia, Fourways and Midrand and even in Sandton Central. “In Kew property can be picked up from as low as R490,000 and from R999,000 for a property in Douglasdale. In Rivonia property can be found at R699,000 and apartments can be picked up from only R700,000 in the Fourways suburb of Beverley. In Midrand apartments in Grand Central are priced from R595,000.” Vining adds that while central Sandton
includes some extremely expensive penthouses and apartments, buyers should not rule out bargain buys in the older north-eastern suburbs and the leafy Parks areas. “Parktown in particular has some great buys starting from R690,000. The suburb is located close to major hospitals, universities and the Joburg CBD/Bank City – which also makes it an ideal location.” Fourways, with the recent opening of the much-anticipated Fourways Precinct, is as popular as ever. Many flats and apartments are priced in the R600,000 to R700,000 bracket and property for sale in Douglasdale, which is positioned between Bryanston and Fourways, starts at R725,000. Paulshof (where property prices start at R680,000) and Sunninghill (where property prices start at R800,000) bridges the gap between the Sandton and Midrand suburbs. Midrand is no longer as “far out” as it used to be at all, and the level of development (Waterfall Estate, Mall of Africa, and new corporate headquarters to name a few) and infrastructure has now made Midrand a destination of its own.
ood news for South Africans who have invested in Portugal’s Golden Visa programme – which offers residency via investment in property – is that the first Portugal Citizenship has just been issued, with many more in the pipeline and due to be granted in coming months, says Chris Immelman, who heads up Pam Golding International. Immelman says residency enables applicants to live, work and study in Portugal – with travel rights in Schengen Europe, while citizenship allows you and your immediate family to live, work and study in any of the EU countries.
“Regarding accessibility, we recently launched to our local market the opportunity to investment in our first apartment development in Portugal, called Santa Catarina Place, which qualifies for the €350,000 Golden Visa category. Santa Catarina Place has only just been released to the market, with the major refurbishment soon to commence, and with occupancy scheduled for Q4 next year.
“After some amendments were made to the original legislation, the programme really gained traction in late 2013, while Pam Golding International became involved in 2014. Initially the Golden Visa legislation provided for five years of residency, after which you could apply for permanent residency, and one year later then apply for citizenship. However, this has recently been amended, allowing applicants to skip the permanent residency step and apply for citizenship immediately after fulfilling the first five years of residency requirements,” says Immelman. “In recent years and recently more than ever, we’ve continued to see strong interest and a rising uptake in Portugal – specifically Lisbon and Porto. While originally the requirement was for a €500,000 investment, it is now possible to enter the Golden Visa programme with an entry level investment of just €350,000, which makes it far more accessible to South Africans. Permanent residency is achievable in year six and citizenship in year seven. Portugal has relatively low tax rates of about 20% and no wealth or inheritance tax or tax on overseas pensions.
Overview of last year’s Centurion property market A
total of only 5,225 (6.15% of the total amount of properties located in Centurion) were sold in Centurion in 2019. This is a 31% drop in units sold in 2015 when 7,559 sales were made. Steve van Wyk, Seef MD, Centurion, says some of the reasons why property in this sought-after area isn’t selling include: • sellers who overprice their properties (this is by far the biggest reason) • estate agents who are nonregistered, who operate illegally and who are not equipped to make property sales • economic and job uncertainty • negative consumer sentiment • the fact that it’s more affordable to renovate than to move • the fact that it’s more affordable to rent than to buy Van Wyk says the property market in Centurion is made up of 16,958 full title homes in estates (19.95%), 14,746 sectional title units in estates (17.35%), 29,923 freehold homes (35.21%) and 23,362 sectional title
homes (27.49%) amounting to a total of 84,898 units in the whole of Centurion. “During 2019 sectional title sales amounting to 2,927 took place, 2,072 freehold properties were sold, and 226 vacant land sales were made amounting to a total turnover of 5,225 properties – or just over 6% – of properties in the area. The median price was R970,000 for sectional title, R1,65m for freehold property, and R750,000 for vacant land. 12% of owners are aged 65 years or older, 78% are aged between 36 and 64 and 10% are aged 18 to 35, demonstrating the large amount of young and established families who have settled in the area. 58% of recent buyers are aged between 36 and 64 years and 39% are aged between 18 and 35 years, demonstrating an influx of young professionals, first-time homebuyers and young families to Centurion. Van Wyk says regarding this year, he expects the trend to move to security
estates and sectional title properties to continue due to safety reasons. “We’re hoping for interest rates to decrease this year, but even with decreases I expect the Centurion property market this year to perform more or
less the same than it did last year. “Now remains a good time for buyers to obtain property in Centurion as most properties are overpriced and have been on the market for some time.
Buyers who have cash can obviously make a lower offer as well. If sellers are serious about selling, the key is to price the property correctly. There are just too many properties on the market for buyers to choose from.”
