ver the past two decades there’s been a global return to the multigenerational household where adults from different generations of the same family live together. This is the way almost one in five people in the US and in Australia live. The same trend is on the rise in South Africa – in November last year Statistics SA revealed that 32.2% of homes in the property market housed multigenerational families. Contributing factors include the high cost of living that makes it hard for young professionals to live on their
own, and growing concerns about the safety and isolation of elderly relatives. With so many businesses closing or scaling down, resulting in millions of job losses, there are already signs that more families will choose to live together or in close proximity.
Good for all
The national lockdown has proved to many homeowners the benefit of living in a spacious and safe environment. Multigenerational estates provide a secure and pleasant living space where
grandparents or young adults can live with or close to their families. And while most home sales plummeted, sales in residential estates held their own and often even exceeded sales in prelockdown months. “This type of living benefits each generation, with young children reaping the rewards of close proximity to their parents and grandparents. Conversely, older generations who aren’t yet ready to move into a retirement village are able to mingle with diverse age groups,” explains Clifford Oosthuizen, MD, Westbrook, a multigenerational estate in the Eastern Cape. As these multigenerational estates across SA evolve, they embrace more investment brackets by offering a mix of apartments, townhouses and freestanding units of one to five bedrooms, priced anywhere from R1,2m. In addition, many allow for the option to build additional rooms for children or parents, either within the home or in a “granny flat”.

Gauteng is SA’s economic heartbeat and home to many sought-after residential estates. Steyn City is a multibillionrand luxury lifestyle development just

Top real estate firms report that luxury estates on KZN’s North Coast continue to attract the interest of high-end buyers despite the challenging market. Two luxury beachfront homes were sold in Zimbali Coastal Estate, one of the first resort housing estates developed near Ballito, says Andreas Wassenaar, licensee for Seeff Zimbali. The estate includes two five-star hotels, an 18-hole championship golf course and 3.5km of pristine beachfront. Restaurants, swimming pools, sports facilities, a children’s play area and a world-class gymnasium and fitness centre are among the superior amenities. Another residential estate near Ballito that has evolved into a multigenerational estate is Brettenwood Coastal Estate. “The estate caters to families at every stage of life from starters right through to retirees,” says marketing manager Michelle Larkens. “This concept allows grandparents to live close to their children and grandchildren, with everyone enjoying a quality way of life.” Retail outlets, private hospitals and schools are available in surrounding towns, whereas on the estate residents have access to a clubhouse, a restaurant, walking trails, children’s play areas, water slides, a gym, a lap swimming pool and a heated aerobics pool.

Val de Vie is a wine, polo and golf estate with landscaped gardens, parks, running and cycling trails as well as fishing and picnic spots on its grounds. There’s also a golf course, tennis and squash courts, swimming pools, lifestyle centres, restaurants and equestrian and polo facilities.

lthough a desirable location remains a key factor when choosing to purchase property, coupling this with a sustainable lifestyle is a priority for many buyers. “While many may still opt for highdensity living, those seeking village-type living, greater access to open spaces and more generously proportioned homes, are happy to put down roots in some of Johannesburg North’s established and low-density suburbs,” says Jason Shaw, Pam Golding Properties area manager, Johannesburg North. Six suburbs that offer buyers this sought-after lifestyle include Craighall Park, Norwood and the so-called “Parks” suburbs. Conveniently located close to the Joburg, Rosebank and Sandton CBDs, these suburbs have a strong sense of community and offer value-for-money homes. These established suburbs are familyoriented, offering secure environments, picturesque homes and well-maintained gardens. There are pedestrian walkways, fast internet connectivity and access to facilities for recreation, health and shopping as well as excellent schools. “Over a 10-year period, these suburbs have seen steady growth in prices, making them sound investments. In The Parks, residents socialise in an array of trendy restaurants, while popular attractions in the area include the Goodman Gallery, the Johannesburg Zoo and Zoo Lake. The Parks offer shopping opportunities galore and there are various top schools in the vicinity.
Parktown North
Of the Parks suburbs, Parktown North freehold homes are the most expensive, and have shown the strongest performance over the past five to 10 years. To date, 2020 median prices are R4,2m for freehold homes and R1,61m for sectional title properties.
Parkwood
The tranquil and quaint leafy suburb of Parkwood appeals to young families and couples and here, demand for properties exceeds supply. There are two distinct parts to Parkwood – Upper Parkwood which is wedged between the Johannesburg Zoo and the Rosebank CBD, and Lower Parkwood which borders Zoo Lake. The median price of freehold homes sold during the year to date is R3,45m, and for sectional title properties it’s R1,6m. The suburb offers sectional title apartments, cluster homes and freehold properties. Contemporary architecture co-exists with character homes boasting pressed steel ceilings and wooden floors.
Parkview
Parkview is a charming family-oriented suburb where residents can stroll, cycle and jog along its tree-lined avenues. Its timelessness and community appeal make it exceptionally popular, and available stock is never sufficient. This is one of the few suburbs in Joburg which has a “High Street” on Tyrone Avenue. At its centre is Zoo Lake, a favourite place for Joburgers to take walks, and also home to Artists under the Sun, a wellknown art market. The beautiful plane
trees in Dundalk Avenue are part of the original forest plantation of Joburg and an impressive attraction. The suburb offers old and modern sectional title properties, and cluster homes at Waterford Estate, with most homes being freehold. Parkview is home to many character and heritage homes, some of which have been renovated while still retaining the feel of yesteryear. The median price of freestanding properties sold so far this year is R3,15m and that of sectional title properties is R1,795m.
Parkhurst
Renowned for its café society and eclectic vibe, Parkhurst appeals to young families, singles, professionals, and those who are downscaling, who enjoy a social and active lifestyle. Parkhurst’s 4th Avenue is the heartbeat of the suburb with several trendy restaurants, boutiques and furniture stores to choose from. In addition, the 5th Avenue Park enables residents to walk, cycle or jog along the Delta, a green hub, while in popular Verity Park owners can freely walk their dogs. Parkhurst was the first suburb in South Africa to install a fibre network to supply super-fast internet to every home, thereby ensuring a connected community. The suburb offers beautiful homes on manageable stand sizes, while homes located along the spruit have much larger stands of over 2,000m2. The median price of freehold property is R2,862m – making Parkhurst the suburb in The Parks with the most affordable freestanding homes.
Attractions include the Melrose Bird Sanctuary Park, Houghton Golf Club and The Wanderers Club – ideal for entertainment and excursions. In an around Norwood are some of Joburg’s top schools. Cosmopolitan Norwood is also well-known as the city’s dining destination as it offers a mix of different cuisines.
The Parks
The areas fondly referred to as “The Parks” comprise the charming and old established suburbs of Parktown North, Parkwood, Parkview and Parkhurst, attracting buyers looking for a secure lifestyle in a convenient location. Many of the properties in these suburbs still have original features such as

The sole option
Why one agent?
A sole mandate allows the appointed agent to create competition among potential buyers and gives them time to negotiate the best possible price for you, rather than having agents competing to close the deal at any cost, often putting the seller’s price at risk.

any sellers falsely believe that if they let multiple agencies market their home, they’ll increase their reach to potential buyers, enabling them to sell quicker. Having a number of real estate agents working on the same property for sale, however, doesn’t mean more buyers for your property. “The truth is that in
any town, at any time, there’s only one pool of buyers searching for property. If your property is priced correctly, the buyer will invariably end up with your chosen agent,” says Lanice Steward, head of training, Pam Golding Property group.
What’s what

sole mandate and allow one agent the space to secure the best sale. “A sole mandate is an exclusive contract that stipulates an allotted timeframe during which a seller may not appoint another agent to market their property. This ensures that the agent will put maximum effort into fulfilling the goals that have been set within the contract,”
“There’s no doubt that a single partnership with the right agent increases the peace of mind of the homeowner. The exclusivity of the relationship allows the seller to hold the agent fully accountable for results and also, in the process, gives both parties the time to agree to any changes to the marketing and pricing strategy. It should come with the same level of commitment, risk and return on investment associated with any healthy business partnership,” says Steward. Adds Goslett, “While some might be inclined to think that signing a sole mandate is restricting, it’s an opportunity to make the process of selling simpler and is the best way to motivate an agent to give the home their undivided attention.”
It’s practical
Logistically, a sole mandate is also a safer option while the threat of Covid-19 still exists because you’ll only have to liaise and deal with one agent, not several, says Goslett. “This simplifies the process, with far less time spent coordinating your schedule with the various agents and their buyers. From a safety perspective, only one agent will have access to your property.”
Open mandate
“If an agent is working on an open mandate, however, they may be less inclined to spend as much time marketing the property, which will reduce chances of selling. This is worsened during a buyers’ market when agents have even more listings vying for their attention than usual, which means

that your home may get even less of their time unless you have signed a sole mandate,” Goslett says. Having multiple estate agencies or agents marketing your home often means the agents are not as committed to the sale of the property and are less likely to spend more marketing rand on the property, a statement on the Chas Everitt International website reads.
Confusing buyers
Many South African property buyers have commented that when they see a host of property for sale boards outside a property it creates the impression that the seller is desperate or in need of a quick sale. “This problem is often exacerbated by the fact that in an open mandate environment the seller has little or no control over what price the property is being offered at – the nett result is often a lower selling price than what should have been achieved on the property,” Chas Everitt states. In an open mandate, it’s also off-putting for buyers to see the same property advertised in the same online space, but with conflicting images, prices and details, says Steward. “It’s almost like launching a new product and allowing different sales teams to package, price and market it differently, leading to confusion in the marketplace. Besides that, buyers should be able to rest assured that the agent wants to close the deal as much as they do, but has an ethical obligation, as outlined by the Estate Agents Code of Conduct, to represent the correct market-related value with integrity,” she says.
Be careful, though
Unfortunately, agents sometimes overvalue properties to get an exclusive mandate. Steward says sellers should be really careful of this motivation. “If you have been presented with two or more radically different prices from agents, interrogate them on how they got to that price – because, usually, one of them is wrong. Find out how they obtained their market condition information.”

Market rallies with record sales South Africa’s real estate agents came out of lockdown with modest expectations that pent-up demand and historic low interest rates would encourage market activity – what they got were the busiest months they’ve seen this year with record sales in some cases WORDS: HELÉNE MEISSENHEIMER

fter the previous rate cut in April, property experts cautiously predicted an increase in market activity in June due to pent-up demand after two months of lockdown and the best conditions to buy property in years. However, all were aware of the reality that millions had lost their jobs or had seen their monthly income reduced and thousands of businesses faced an uncertain future. The fact that their company had a record sales month in June while the country is facing the toughest time ever, greatly surprised Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. “RE/MAX just had R2,38bn in reported sales in one month; it seems contrived to say congratulations and well done. I actually don’t know how to put it into words. It’s absolutely spectacular.” For Rawson Property managing director Tony Clarke, their high increase in sales activity was just as unexpected. “After a long period of not being able to finalise any property transactions, we were all hopeful for a small rebound when lockdown restrictions on real estate were lifted,” he says. “What we didn’t expect was for June to be our best sales month
in over three years and the second best sales month in the history of Rawson Property.” It’s not only the bigger agencies that report being busy. Cynthia Machaba, principal, Cyn Mac Properties in Soshanguve near Pretoria, says they’ve also seen improved activity in the residential market since June, as does Lee Ellis, principal, Tyson Properties Westville office in KZN, who says sales in Westville and Cowies Hill have been brisk.

‘Perfect storm’ for buyers
When the real estate industry went into lockdown following months of constrained activity, the outlook for the industry was bleak. Thousands of estate agents were predicted to leave the profession unless relief came soon. Then three things happened. The Reserve Bank brought interest rates to record lows with another rate cut in April. The deeds offices reopened during May, and in June estate agents could operate again. The uptick in the market is not unexpected according to Samuel Seeff, chairman, Seeff Property Group. Buyers are eager to conclude deals that have been in the pipeline since the beginning of lockdown more than two months ago and to take advantage of the significant interest rate cuts this year – currently at a five-decade low. Banks have also been supportive with home loan approvals. “So, the conditions have created the ‘perfect storm’ for buyers. The result has been that for many areas, it has been the busiest period this year, and in some instances, activity has been on par with the same period last year,” he explains.
More home loans approved
Bond originators confirm that June has seen a higher than expected increase in home loan applications but, more importantly, banks have responded positively, even approving 100% bonds. Carl Coetzee, CEO, BetterBond, says the volume of home loan applications for June were well above pre-lockdown levels. This may be due in part to pentup demand but Coetzee adds that the pre-lockdown lowering of house price inflation and the record-low interest rate have created the ideal opportunity for buyers to invest in the property market. ooba reports an increase of 67.5% in applications for 100% bonds in June with an approval rate of 79.9%. More than half (54.7%) of the home loans extended during June were to first-time buyers.
‘Hot’ property price bands
The primary housing market in the price band below R1,5m has been the busiest, especially below R1m where buyers benefit from the exemption of transfer duty, says Seeff. Clarke agrees, saying the
under R1m price bracket made up 42% of their sales in June. Second was the R1m to R2m range (38.4%) with sales in the higher price brackets making up the rest.
Reasons for buying and selling Not surprisingly, first-time buyers in the lower price brackets are one of the biggest groups of buyers.
Nondumiso Mthwa, principal, Idwala Properties in KZN, says this is because the lowered interest rates have made entering the market possible for many buyers who previously were not able to do so due to insufficient earnings. “Then one also finds that the reduced interest rates support those who were already property owners in the middle class wishing to upgrade,” she adds. Machaba says they’re also seeing people prioritising property as an investment because of the improved affordability. “This is as a result of low interest rates which leave potential buyers with some surplus cash. This is supported by more people wishing to invest in a second property to create passive income.”
Herschel Jawitz, CEO of Jawitz Properties, says they also see more tenants applying to become homeowners. “For tenants in the lower price ranges who are paying rent, the latest rate cut may mean that renting is more expensive than repaying a mortgage.” Sadly, there are also many sellers who need to downgrade to more affordable accommodation or need the finance. “Although this is generally not a new phenomenon, it seems to be gaining momentum,” says Mthwa.
How long will it continue?
Property leaders are cautiously hopeful that the current upward trend in property sales may continue. “With the further decrease in the interest rates, I believe this level of activity will continue into August,” says Mthwa. She believes there are many potential purchasers “who are still scrambling to clear their credit profiles, as most believe this is their only chance to enter the property market and they don’t want to miss out”.

Smaller cities, big appeal No longer is a move out of Cape Town or Joburg to smaller cities considered ‘trading down’. Rather, it represents a bold and progressive decision to seek a better quality of life, often in more scenic locations where the price tags on homes are less likely to break the bank. WORDS: SUPPLIED

ar from posing a threat to the longevity of the country’s biggest cities, the expert view is that the population outflow from large, firsttier cities, and consequent inflow into smaller, second-tier cities, is a positive indicator of balanced and integrated regional development. Considering the Covid-19 reality, property experts suggest that secondtier cities, along with other attractive low-density options, will grow in popularity thanks to the fact that these offer not only urban convenience, but also the kind of lifestyle that better lends itself to physical distancing. Executive chief economist at Alexander Forbes Investments Lesiba Mothata says he believes the full potential of secondtier cities in South Africa has yet to be harnessed, despite the fact that these could be the perfect catalyst for much needed economic growth.
The suburbs re-emerge
Mothata believes smaller pockets of economic and industrial growth are waiting to be uncovered in second-tier towns like Kimberley, Bloemfontein, Polokwane and Port Elizabeth. In Gauteng, burgeoning areas like Midrand will become even more popular, while the Winelands and False Bay in greater Cape Town are also garnering great interest. Along the Garden Route, second-tier cities like Port Elizabeth, Plettenberg Bay and George are also raising the residential bar by offering a safe, convenient lifestyle in a scenic – and affordable – coastal location. Questions being asked include why Port Elizabeth shouldn’t be transformed into southern Africa’s car manufacturing
powerhouse, for example, or why Mbombela (Nelspruit) can’t be developed into a retail and agricultural export hub that would earn it the status of the Dubai of Africa. The Amdec Group, a leading developer, is currently building a connected neighbourhood in Port Elizabeth. River Dale is the second of nine villages which are part of the 128ha Westbrook development – a direct response to the spike in demand for housing in this second-tier city.
Quality of life
The Covid-19 pandemic has served to emphasise the fundamental importance of location, accessibility and convenience when it comes to property
investment, a further factor behind the increased interest in such cities. The desirability of the Westbrook megaestate was exemplified during the height of the national lockdown, when residents enjoyed the benefits of living, working and exercising within an enclosed, access-controlled, fully secured, sanitised environment. “Now, more than ever, professional proactive property management where safety, security, cleanliness and hygiene are paramount, will be a key differentiator for both homeowners and tenants who are searching for affordable homes in second-tier cities,” says Clifford Oosthuizen, managing director, Westbrook Property Developments.

Remote working
Oosthuizen points out that the shift to remote working, precipitated by Covid-19, has given South Africans yet another reason to consider a move to second-tier, cheaper cities, where they can enjoy a better quality of life without sacrificing job opportunities.
“If you can live anywhere, it makes more sense to live somewhere that’s less expensive. A lower cost of living makes it easier for newcomers to enjoy the urban experience in this next tier of cities, whether they’re renters or homeowners,” he says. Off-the-grid options improve With rising electricity costs and load shedding set to continue, South Africans are in for a rough ride. Add drought as an ongoing concern, and it’s perhaps high time to go off the grid. WORDS: DEBBIE LOOTS

skom has just won a court case to increase electricity tariffs with 10% in an effort to recoup a R69bn loss. Load shedding is also still on the cards, and droughts and water restrictions are now part of the South African reality. Fortunately, ecofriendly alternatives exist that will also reduce your carbon footprint and save you money.
SA is ideal for solar power
Our warm, dry climate is perfect for generating household solar power. By installing solar panels you can save a substantial amount through the back-up electricity generated and increase the investment value of your property.
Alternative electricity sources Although the initial outlay could be expensive, in the long run, solar panels are one of the most cost-effective alternative power sources for households. Good news is that increased popularity has seen cost declining, and local companies offer financing options. Some pointers if you’re considering to switch over: • Familiarise yourself with your monthly electricity bill to understand the size of the solar system you require. • It’s cheaper to reduce than to produce – use LED efficient elements, or even solar geysers to reduce consumption. • Consider going partially off the grid rather than completely, which will require a large investment in batteries.
• Solar systems without batteries pay for themselves in four to five years, which is when you will truly start reaping the benefits. • Solar systems with battery back-up normally take eight to ten years to pay off.
Baby steps before going off the grid
If you’re considering going completely off the grid, be practical and work according to your budget and needs. As your geyser uses about 45% of household electricity, it’s a good place to start. Here are some options: • Retro-fit your standard electrical geyser to either a gas- or solarpowered water heating system through an accredited installer. • A geyser timer and blanket are clever ways of saving money and energy. • Insulating your geyser pipes and ceiling also prevents heat loss and improves efficiency. • Install your new geyser above or close to hot water points – it prevents water from cooling on route to the tap. • Reducing the temperature setting on your thermostat can save up to 10% on your electricity bill.
Inexpensive and powerful
A unique and very cost-effective option (it’s considerably cheaper than a solar geyser system) is the Xtend 2kW element that saves up to 25% on hot water costs.

They’re not noisy, do not interfere with TV reception, and don’t bother birds or bats.

It gets connected to your main water supply and fills automatically, ready to be used in emergencies. You can determine the size of the tank you need by multiplying your daily consumption with the total days of backup needed. The average South African uses 150 litres of water per day.
Harvesting rainwater
Harvested rainwater can be stored in tanks and used for gardens, toilets, washing clothes and topping up pools. Water tanks are extremely efficient collectors: A 50m2 roof can harvest up to 23,000 litres of water per year. Benefits: • It reduces the water on the ground, which decreases the chance of flooding by up to 60%. • It’s better for your garden as rainwater has a balanced ph and is chemical free. • The system is uncomplicated and reliable, requiring minimal maintenance. • Up to 86% of household water needs can be met through rainwater harvesting.

The husband’s attorney had argued that living annuities cannot be deemed an asset in the estate for purposes of calculating the accrual as the capital investment is owned by the insurer, and not the insured, and that he was only entitled to the annuity income. The Court accepted this reasoning, on the basis that if the contrary were found to be true, it would defeat the purpose of the annuity which was to provide income to pensioners so that they do not become the burden of the State. The Court further indicated that the payment of the living annuities received by the pensioner is relevant and should be taken into account to assess the wife’s future maintenance needs.

LIVING ANNUITIES IN DIVORCE
On appeal of the 2016 judgement, the wife’s attorney argued that the Court had erred in finding that ownership of the funds invested in the annuities or used to purchase the annuities belonged to the Husbands and wives can no longer use living annuities to reduce divorce settlements. insurer, and that it was further incorrect that the annuities did not form part of the husbands’ estate for purposes of calculating the accrual. The wife lodged a counterclaim seeking an order against the husband for the payment of an amount equal to the difference in the accrual of the respective estates of the parties.
The Supreme Court of Appeal found that the trial Court should have found that the right to annuity income was an asset in the husbands’ estate, which is subject to the accrual and there should have been a valuation of the income stream. The Honourable Court sent the case back to the High Court, ordering it to consider evidence on the value of future payments the husband would receive from his living annuities. MY SHARE, YOUR SHARE: TRANSFER OF PROPERTY ON DIVORCE Does a divorce order, together with a settlement agreement whereby the one spouse acquires the other spouse’s share in their joint property have the effect of transferring the property? No. Apart from minor exceptions, immovable property can only be transferred from one person to another by virtue of registration of the
transfer in the Deeds Office. The dissolution of a marriage after divorce does not automatically bring about the transfer of ownership of the property. It merely allows for the recipient spouse a claim to the transfer of the share of the previous spouse. In order for the property to vest wholly in the recipient spouse, and depending on whether the marriage was in or out of community of property, a specific process must be followed to effect registration of the arrangement regarding the ownership of the property in the deeds office. Upon registration, the Registrar will endorse the title deed to show that the previous spouse no longer holds interest in the property and that the former’s rights to the property now vests with the recipient spouse, as though that spouse had taken formal transfer of the property from the previous spouse.
