Do people still need the office? With many companies not having returned to the office since March 2020, employees are now experiencing what has been termed “work-from-home fatigue”. “It’s starting to have a negative impact on the morale of employees who previously fully embraced working from home, but who are now suffering from low morale and other psychological side-effects,” says Natasha Bruwer, managing director: occupier services, Cushman & Wakefield I BROLL. “This is especially prevalent in the younger generation, who thrives on collaboration, creativity, growth and mentorship.”
1 Discovery Place awarded another star One of only a handful of 6 Star, Green Star As-Built rated buildings, 1 Discovery Place in Sandton has now added a 5 Star, Green Star Interiors v1 certification to its accolades. Interior architecture company Paragon Interface, part of the Paragon Group, was responsible for the fit-out, while consulting engineering and infrastructure advisory firm Zutari provided mechanical and environmentally sustainable design (ESD) services. “An interior rating is an in-use, over-time kind of rating,” says Claire D’Adorante, director, Paragon Interface. “It is especially meaningful, as the building is functioning the way it was intended. Three years after handover, and it is still going great.” Zutari first became involved with the project in 2013 and the interior rating process only occurs after the building is constructed, with Discovery taking occupation in early 2018. “It is the largest building in South Africa that has ever been certified. It is really a phenomenal achievement from a design and rating point of view,” says Yovka Raytcheva-Schaap, associate, ESD Consulting & Project Management at Zutari.
Winning interior
“In the early stages, we saw the commitment of developers Growthpoint Properties and
Zenprop in terms of the base build rating, and now we are seeing Discovery’s commitment as well with regard to the interior rating,” says Raytcheva-Schaap. “To my knowledge, there are only a couple of buildings that have achieved both design and as-built ratings, and then continuing the process for the fit-out rating.” “The fundamental difference here is that we looked more at the interior environment and how it affects the occupants, so it has a slightly different focus,” says D’Adorante. “The base build rating is about the wider environment, the location of the building, the construction process, base build energy and water and materials use solutions. The interior rating, on the other hand covers, in more detail, indoor environmental quality for inhabitants, acoustics, ergonomics, greenery and reuse, among other elements.”
Repurposed furniture
The most important category in the interior rating is the selection of materials for the fit-out, not only from an aesthetic point of view, but also the fact that the materials selected are certified by third party eco-certifiers. “Just to give an understanding of the order of magnitude of the undertaking, we had about 50,000 pieces of furniture installed in the building, of which about 35,000 were reused pieces,”
says Raytcheva-Schaap. “That’s largely what contributed to the high score in the category of material usage. It was really a very good decision for Discovery to reuse existing furniture and refurbish wherever possible.” The fit-out may have been seen as costly, but there was also a lot of frugality where needed, offset by new items in certain areas, says D’Adorante. “Obviously, bringing people together from five different buildings is a financial cost-saving model. Hence the interior rating really reflects how well thought-out the project was and what the team managed to achieve,” she says.
Fun and function
Raytcheva-Schaap concurs, “The way the building has been designed provides so much utility for the people working there. From the functional set-up of the office areas to the various eateries, studios and shops that satisfy employees’ needs while working, it’s just incredible.” As a major player in the health insurance industry, it was vital for the client to have the building fully activated from a physical point of view. In terms of the base build, this includes people using the striking staircases rather than the elevators. The roof level includes a running track and other sports facilities such as yoga decks and mini courts.
While the uptake of workers returning to the office is likely to remain low initially, due to the protracted vaccine rollout, how we work, and even the office itself, are likely to change forever.
Corporate action
Although larger corporates in particular need to have a certain percentage of their employees vaccinated before the bulk is allowed to return to the office, a successful rollout is also critical to kickstart the lacklustre economy. “The series of lockdowns created hesitancy in businesses to invest and that’s why the vaccine is key to enable a period of much-needed economic stability,” says Bruwer. According to ‘Mantsi Moiloa, director: strategy and consulting, Cushman & Wakefield I BROLL, more corporates are likely to announce that they are pro‑vaccination. “Many have already set up vaccination sites that are open to the public to assist in accelerating the rollout.

This is probably one of the most important corporate citizenry initiatives in South Africa to date.”
Future flexibility
Many companies are looking to a hybrid model as this affords employers flexibility in allowing their workers to determine their optimal work environment for maximum productivity and efficiency. “The office will become a destination for collaboration and culture and all of the other elements that are unavailable in a work-at-home scenario,” says Moiloa. While the hybrid model is not new, with many companies already having adopted it to some extent prior to the pandemic, she says the appetite has increased and it has become more structurally formalised as a result. “It has also forced us to take stock of our perception of what management is and should do, and how we foster meaningful relationships with colleagues and to add value to their work performance.”
Sustainable model
“Companies have to understand that their corporate real estate extends into the home, especially as this is an integral part of the hybrid model. It’s no longer just about the rental of office space and its amenities like a canteen, it’s also about how wellequipped the people at various levels of your organisation are able to work effectively from home,” says Moiloa. The pandemic has provided a golden opportunity for businesses to recalibrate the way they work and implement meaningful and long‑lasting change.

Reverse mortgages may help retirees Retired South African homeowners can now apply for a “reverse mortgage” allowing them to borrow against the equity in their properties. While not a new idea overseas, it’s a product only recently made available here. Over R450bn in property assets are tied up in retired homeowners’ hands, many who are cash‑strapped. They now have access to a solution to supplement their monthly income.

The number of South Africans over 60 is expected to grow over the next two decades from five to nine million, and is a significant niche market, says lending company Water Financial. They have introduced a solution called Freedom Finance for retirees over 70 who own a home. The product offers pensioners access to a percentage of their home’s equity while they retain full ownership. The loan is settled on sale of the house or death.
“It’s stressful for the elderly to battle with cashflow – particularly when they’re asset-rich,” says executive director Chris Loker. “Instead of reluctantly selling their homes, they can now apply for a loan secured by their home, extended as monthly payments.” Over R10m in Freedom Finance loans had been approved in a proof-of-concept trial during which the company had been inundated with prospective borrowers in excess of R100m.
The company’s capital-raising process targets commercial financial institutions by offering attractive risk-adjusted returns. The company is also approaching socially conscious impact investors. “The market is receptive because Freedom Finance meets a high demand at a reasonable cost,” says non-executive director, Gidon Novick. “This business is designed to solve a situation inconceivable during an economically damaging pandemic for cash-strapped
homeowners, but with the flexibility to exit if circumstances adjust.” Water Financial’s board is chaired by former Public Enterprises Minister, Alec Erwin, who says Freedom Finance was in line with a recent policy paper by the World Bank which highlighted reverse mortgages as a way to supplement pension income. “In addition to releasing dormant assets, this lessens the burden on the state while introducing cash into the economy,” says Erwin.

Holiday rentals to boom this summer An upsurge in the holiday rental market, especially along the coast, is expected as we approach the festive season, but according to Seeff agents bookings are often last minute due to the uncertainty around the pandemic lockdowns and a possible fourth wave.

“Cape Town will again be a hot spot this holiday,” says Ross Levin, licensee, Seeff Atlantic Seaboard and City Bowl. “The attractions are endless and there is no doubt that those who can travel, will head to the Cape where they will find good value.” The beaches, lifestyle and tourist attractions remain a key differentiator for the Cape coastal areas. For example, Marina Enslin, an agent with Seeff Paternoster, says weekends are nearly fully booked in the village as people look to escape the city. Hermanus is also already about 85% booked out for December and January. This year has been a surprise seeing bookings in Hermanus tripling, and with some homes even quadrupling in booking conversions, says Ciska de Vries, short-let rental agent for Seeff Hermanus. “With extended school holidays and lockdown periods, people now have more downtime and are eager for mini breakaways,” she says. “Ninety percent of bookings are by South Africans with only about 10% by international visitors, mostly from Europe and a few from the USA.” Accommodation rates are down by about 20% from what they were before the pandemic – the rate for
Lifestyle estate rules to be honoured When people buy into a lifestyle estate that promises security, proper care and maintenance facilities, and a fair return on investment, most residents appreciate its rules – until they are affected. Jeff Gilmour, president of the Association of Residential Communities (ARC) highlights a case in point. Initially, an estate’s rules are created by the developer – when the land is first developed – and a Homeowner’s Association (HOA) is formed, generally when the first erf has been sold.
Sea Point, Cape Town a three-bedroom house is around R2,500 per night and a luxury six- to eight-bedroom villa go for a maximum of R12,500 per night. Month-to-month rentals are booming, ranging from R15,000 per month for a smaller home to as much as R35,000 for bigger homes. Bookings are coming from Joburg, Pretoria and even KwaZulu-Natal.

Joleen Giraudeau, manager for Seeff South Coast says although they have had loads of enquiries, booking confirmations are slow. However, they expect things to pick up drastically closer to December. “The pandemic has had a major dampening effect on people, and they are looking to get out, not only South Africans but foreigners too,” she says. “Athough, we expect overseas bookings to be lower due to border closures.”
Prices on the South and Mid-South Coast have remained flat. Current rates are around R1,300 to R2,850 per night which is almost at a “give-away” price. Zimbali remains the primary choice destination along the North Coast and achieves the highest daily rates by a significant margin. Whereas accommodation for December would usually already be booked out by September, this is no longer the case, says Andreas Wassenaar, licensee, Seeff Zimbali. Bookings are also for shorter periods this year. Rentals have remained largely flat and discounted rates apply for longer stays. Homes which rented at R10,000 per night previously will now rent at R8,000 per night and homes which rented at R5,000 per night can be expected to rent at R4,000 per night during peak periods.

In the view of the ARC, the judges in the Supreme Court of Appeal presiding over this matter, correctly ruled that the HOA was not applying any provisions of the Road Traffic Act, but merely applying the provisions of the contractually binding rules and regulations of the estate – the very same rules and regulations that every homeowner agrees to when they buy into the residential community.
Know the law
It should always be safe to walk freely in an estate, where children may be playing in gardens that are not protected by walls, and it is for this reason that rules related to how one behaves when driving dangerously on the estate’s roads, for instance, are absolutely necessary.
When the court steps in
There are many judgements on record relating to the validity and enforceability of the rules and regulations that exist, contractually, between the HOA or body corporate, and the members of these associations.
There will also be valid reasons for rules with regard to aesthetics, security, the keeping of pets, and the use of facilities, etc. On saying this, however, all members of an HOA or body corporate have a right to question these rules.
Of significance is a recent matter where a member challenged the rights of the HOA of the Mount Edgecombe Country Club Estate to apply a maximum speed restriction for people using the roads in the community. It was implied that the HOA was, in fact, applying the rules as they relate

See your home with new eyes Stop comparing it to others. Being grateful for your home will open your eyes to its positive qualities and make you appreciate it for the wonderful gift it is. Focus on what’s good. Take an objective look around your house and try to focus on what you like – what works well and what would you miss if your next home didn’t have any of those features? This helps refresh your perspective and creates an appreciation for where you live now. Remove what doesn’t make you happy. If you hate the vase that your great aunt gave you for Christmas, bite the bullet and donate it to charity or pack it away – your home should be a place of

Start a new tradition. New family habits can bring a sense of warmth, heart and soul to a home. Why not introduce a weekly pizza get‑together, an evening of playing board games or a more elaborate annual Christmas in July with all the trimmings?
Penny-wise transformations Even on a tight budget, it’s possible to completely redo a room by changing a colour, replacing fittings and finishes and adding elements like plants, says Geffen. “If you can, time your upgrades to coincide with seasonal sales as this will save a huge amount of money, particularly on the larger items. And before you rip out all the carpets, get them professionally cleaned as this can make an huge difference.”

No will?
No way!

Too many South Africans don’t realise they could leave their dependents and families in dire straits should they pass away without a legal will
hile millions of South Africans buy funeral policies to prepare for their passing, only around 30% have wills. This is according to the Transaction Support Centre (TSC), which assists lower-income clients with property-related issues, and its affiliates – research consultancy 71point4, the Centre for Affordable Housing Finance in Africa (CAHF), and conveyancing firm STBB.

When a property owner dies without a will, they can unwittingly leave behind significant cost and anxiety for their families. Worse – it may mean their children or relatives could lose their home. Many low-income South Africans are beneficiaries of the government subsidised housing programme. While these houses are free, they are valuable. In urban areas they typically trade for over R200,000. Owners will therefore want to be sure that their asset is passed on to their heirs without conflict, and that their heirs get the full benefit of the property’s value.
“Deceased estates can take months to wind up and incur legal costs many families may not be prepared for,” says Lisa Hutsebaut, conveyancer for the TSC. “When no will is in place, the time and costs involved could increase significantly, and more worryingly, it could mean that the intended heir to the deceased’s estate may not be the one who ultimately inherits it.”
In terms of this, the spouse or registered domestic partner inherits the largest share of the estate – usually the property – with some allocation to the children, siblings, parents and other blood relatives. Children may inherit the property after the death of the surviving spouse, but this does not always happen.
No will hampers a home transfer
What happens when there is no will?
If a will isn't in place, the laws of intestate succession apply, says Hutsebaut. These laws stipulate how a deceased estate must be distributed between surviving heirs. Without a will, the Department of Justice master’s office, which supervises the administration of deceased estates, will appoint an executor to settle any of the deceased’s liabilities and distribute the balance of the estate as stipulated in the Intestate Succession Act.
In one case, the client approached the TSC for assistance in transferring her mother’s property into her name. TSC discovered she was one of three siblings, which meant her siblings would have to renounce or donate their share of the property. One was willing to do so, but the older sibling, a brother, was deceased. In terms of the laws of intestate succession, the deceased brother’s share went to his child. However, because the child was a minor, he could not renounce or donate his share. The client agreed to transfer the property into her and her nephew’s name although it has implications for her ability to sell
or borrow against the property until the child turns 18.
When to get a will
“Anyone over the age of 16 who is of sound mind can have a will drafted. As soon as a person has assets – such as property – and/ or a child, it becomes important to draft a will,” says Hutsebaut. “A will ensures the intended heir retains their property and it avoids conflict and additional costs for the family. Now is the time for people to have the difficult conversation – to sit down with their families and say: ‘when I die, this is what I want to happen to the house,’ and then to formalise their wishes with a will to ensure their families have some protection.”
How to get a will
Wills are usually drafted by estate attorneys, financial advisors or with the assistance of your bank. The cost generally depends on the complexity of the will, among other things. Some institutions will also draft a will for free, subject to certain conditions.
