hen our house was on the market last year, we were chatting to estate agent after estate agent to find out what the best approach was. While they all had slightly differing ideas, the essentials were the same: searches, sources, show houses and sole mandates. According to the experts at Seeff, 90% of property searches start online. Ted Frazer, national marketing manager, Seeff, says property portals offer segmented listings so buyers can quickly find a selection of properties for sale or rent in their price range and area of choice. Agency websites also offer a birds-eye view of properties within selected parameters, often with additional information about schools and amenities in an area, he says. Buyers can subscribe to alerts so they’re notified as soon as listings within their search parameters come online. For a seller, the sources an agent offers are vital. These include a qualified buyer database and referral network as well as vital promotional tools used by the agency to attract buyers, says Frazer. Skilled local area agents tend to know exactly what type of buyers are attracted to the area and property types on offer. Roger Mortlock, an agent with Seeff Southern Suburbs, says while the web generates a lot of enquiries, serious buyers still tend to come from show house viewings. While you can see a lot of the property in online photos
and videos, there’s no substitute for a physical visit. Once the buyer sees the property and the neighbourhood in context, it’s often the final sway. A serious buyer will put in an offer as soon as they’ve seen the property. With such a proliferation of online property listings, sellers may think sole mandates are now obsolete, but not so, says Ross Levin, director, Seeff Atlantic Seaboard, Waterfront and City Bowl. Pauline Hareb, sales manager, Seeff Pinelands and Thornton, says in a tough market, sole mandates are especially important. It’s a myth to think that having many agents work on selling your property will bring more buyers. Provided the property has been priced correctly, she says they sell their sole mandates within six weeks on average while open mandates take two to three times longer. For Sean Guy, a sectional title expert in Cape Town’s Southern Suburbs, a property that’s the subject of multiple listings or advertisements conveys a negative message. It makes it hard for buyers who are likely to simply skip over such a listing or see it as an opportunity for “bargain hunting” which will simply waste the seller’s time. Selling property can be extremely stressful and there will be times when you start to lose hope. Don't. Just trust the process. And the professionals.

“E
grek” is how the French pronounce the letter “y”. Akhil Nana learned this while studying French before taking a post in Geneva, and liked the sound of the word so much that he wrote it down in a notebook – and remembered it years later, when he was thinking of a name for the independent cinema he had just established in Parkhurst. The link with Geneva is pertinent for another reason, too – it was here that Akhil first realised the absolute enchantment, the sense of being transported to another world, that’s made possible in a small cinema. There were two such movie houses in his Geneva suburb, he recalls – small, intimate venues that made life seem infinitely less humdrum. Returning from Geneva in 2016, and feeling out of love with his former career as an engineer, he drew up a business plan to start his own cinema. His initial forays were followed by a more earnest search for a suitable location. Parkhurst proved perfect – as part of the high street, it makes sense for diners to pop into a show either before or after their meal. Egrek Cinema first started screenings in April, focussing on the blockbusters of the day.

But, says Akhil, the plan is to develop a more eclectic audience once it has gained critical mass. Think art films, independent titles, classics, foreign language movies and documentaries. “My ideal is to recreate the kind of audience I encountered in Geneva. There were young people and old people – all sorts, really – but the one thing they all had in common was that they were there for the experience,” he says. That’s very different to the sterile multiplex experience, Akhil points out, because the entire moment is focussed around the movie, whereas people in a mall could be there for any number of reasons. With room for just 30 cinema goers, Egrek is cosy and comfortable, with laze-a-while chairs in popping colours. Food and beverage options have been carefully selected to enhance the premium feel of the outing. Ultimately, Akhil would like to add midnight screenings, providing a space that connects a community of movie lovers who are in love with the art form. “When you visit a multiplex, you’re seldom aware of your surrounds. I want the exact opposite to be true at Egrek. I want people to love being in this space, so that they feel that there’s nowhere else they’d rather be.”

he RMB Turbine Art Fair (RMB TAF) returns to Joburg on 12 to 14 July, this year at a new location in Illovo’s Fricker Road. Now in its 7th year, the fair has become a popular event on the Joburg art scene, and with prices of artworks ranging between R1,000 and R50,000, it attracts seasoned buyers and newbies alike. This year is an especially allencompassing cultural experience, with artisanal food and beverages, live entertainment, and an interactive public programme in addition to the exhibits and installations. RMB TAF founder Glynis Hyslop tells us more. Q: What’s the vision for this year’s RMB TAF? A: We want to ensure that we provide a nurturing, stimulating and progressive space for our exhibitors, collaborators and visitors. We encourage visitors particularly to take a slower and more considered journey through the gallery spaces. The fair is a rich environment – there’s so much that one can gain, whether as an art collector, enthusiast or practitioner. The new Fricker Road venue for 2019 is also bigger, and will give the fair more breathability and flow.

Q: Can you tell us more about the installations you’ll be hosting? A: We’re proud to be featuring installations by Jake Singer and Nkhensani Rihlampfu in our main atrium. Rihlampfu (presented by M Studio Community) will feature intricately woven rope sculptures that deal with the line between what we perceive and the “truth that remains unseen”. Singer will present works from his Murmuration series created using thousands of steel pieces. This series is a metaphor for transcendence, “where a plethora of tiny pieces come together to form a coherent whole; from chaos to harmony”.
Q: What are some highlights we can look forward to? A: We’ll host an exhibition presented by Strauss & Co featuring Louis Maqubela and Douglas Portway, the Dumisani Mabaso benefit exhibition, and an exhibition by the Gerard Sekoto Foundation. Although our

A: We’ve brought curator Kefiloe Siwisa on board who is collaborating with cultural theorist Nomvuyo Horwitz to curate a multidisciplinary public programme. The programme will include everything from screenings and performances, talks and walkabouts to printmaking master classes and yoga. ew wine regions in France carry the cachet of Bordeaux, the spiritual home of cabernet sauvignon. Cavalli Colt is a new release from Stellenbosch estate Cavalli and is a wonderfully accessible cabernet, with intense colour, a nose of rich cigar box and a mouthful of dark fruit notes. Silky tannins mean it’s already drinking well, but it’ll age happily for up to a decade.
Loire: Spier 21 Gables Chenin Blanc

Chenin blanc is the star of the Loire in south-west France. While the Swartland may bag the chenin limelight locally, this stellar release from Stellenbosch estate Spier walked off with the chenin blanc trophy at last year’s prestigious International Wine and Spirit Competition. Fermented and matured for 14 months in French oak barrels, it’s a full-bodied chenin with baked apples and spice on the nose, the complex palate underpinned by balanced acidity.
Burgundy: Elgin Ridge 282 Pinot Noir
From biodynamic and organic
vineyards, the cool climate high in the Elgin valley helps to craft this delicious pinot noir, the flag-bearer for burgundy in central France. Elgin Ridge owners Brian and Marion Smith take a hands-off approach in the cellar, and the “282” – the vineyard lies 282m above sea level – is a wonderful expression of pinot noir. Expect dark cherry and raspberry on the nose, with bright acidity and good tannin structure. A good match for rare roast beef, poultry or risotto.
Rhône valley: Tamboerskloof Syrah
The dramatic vineyards of the Rhône valley are famous for their syrah, and the Upper Blaauwklippen valley scampering into the mountains above Stellenbosch claims the same. One of the finest producers here is Kleinood farm, whose Tamboerskloof Syrah 2014 is a dark, inky and delicious example of the cultivar. There’s a splash of mourvèdre and viognier in there too, ensuring a glass brimming with spice, pepper and rich fruit.

onsumers are continuously under more pressure – rent, petrol, and food prices continue rising as incomes struggle to keep pace. So, whether letting first-time apartments or luxury rental properties, as the owner of a rental property, you have to be that much more careful about finding a reliable tenant.

Your tenants may be worse off now than when you first secured them. And presuming that’s the case, it pays to be sure they’re still financially secure. In tougher markets, a consistently effective way to manage the risk of a non-paying tenant is to make sure you place (and keep) good, financially secure tenants with a good rental track record. Your risk as a landlord in the luxury sector will generally be much higher than in lower rental brackets, although the returns are also bigger. “Affluent tenants can experience rising debt-toincome ratios and affordability problems just as easily as anyone else,” says Berry Everitt, CEO, Chas Everitt International property group.

He says the most affluent tenants increasingly favour apartments and penthouses in high-end buildings that offer facilities associated with a luxury hotel. These tenants will readily pay up to R65,000 a month for luxury two-bedroom apartments that offer the right location, facilities and views in areas such as Sandton, Rosebank and Melrose Arch in Joburg; the CBD, the V&A Waterfront and De Waterkant
in Cape Town, and Umhlanga Rocks near Durban. Penthouses with private outdoor terraces or rooftop entertainment areas fetch even more.
Five steps to securing the right tenant Vetting

It’s vital to screen potential tenants, with their permission. A thorough credit check shows if the tenant is employed and if the job is likely to be long term. Most estate agents can conduct checks or landlords can use good credit checking facilities directly, such as Tenant Profile Network, Rentmaster and landlords.co.za.
2 Rental history checks
The previous landlord’s glowing report of prospective tenants is not a reliable recommendation. “Landlords may lie to get rid of a tenant by singing their praises,” says Natalie Muller, head of rentals, Jawitz Properties Western Cape and Gauteng. Request landlord references from two previous properties a potential tenant lived in.
3 A signed lease
Never commit to anything verbally. Consider all requests and record them in a written and signed lease agreement. Many standard
lease templates available online won’t necessarily protect landlords adequately. Agents can draw up a professional lease agreement for a nominal fee — landlords are under no obligation to also hire the agent to manage the property.

“Landlord responsibilities are eased – from avoiding difficult conversations with tenants, to ensuring rental income, to making sure the deposit is in an interestbearing account,” says Muller. A managing agent is on the landlord’s side and will choose a tenant without letting emotions come into play. “A managing agent will find the best tenant from a solvency perspective,” she says.
5 Ongoing checks
Continued vetting of a tenant is important. When a tenant gives permission for a credit check, it means their financial status can be verified at any time in the lease period. Muller says a tenant’s credit profile could change overnight.
Statistics show that only about 7% of tenants in SA rent for more than R15,000 a month, but this percentage is growing – and that about 2% already rent for more than R25,000 a month.
Data on recorded payments is sent to the credit bureau constantly, so agents can flag if any of a tenant’s other accounts have become problematic or if they’ve defaulted.
“Our best estimates are that the number of high-end households for landlords to target is around 280,000 and rising,” says Everitt. “It’s of course more costly to acquire luxury rental properties, so landlords who wish to operate in this sector need to do careful research to establish what type of home

GOOD, better, Exxaro’s new Centurion best corporate headquarters S completed G rowthpoint Properties has completed Exxaro’s new head office, a R600m green building opposite the Centurion Gautrain Station.
Exxaro, a leading South African producer of coal, commenced its long lease in the new development’s 18,500m 2 of gross lettable area in May after six weeks of early occupation. It will relocate all its operations to the new headquarters, consolidating its current offices in Pretoria and Joburg. The building has five storeys of office space above four levels of basement parking.
A major challenge in the building’s construction was the site’s dolomitic bedrock. More than 100 boreholes were drilled to create a threedimensional model of the bedrock. High-lying dolomite pinnacles were blasted and drilled down, upper layers of soil were compacted and a steel reinforced concrete raft foundation with sensor monitoring was laid. Organic dolomite also inspired some of the design elements. “The building is in tune with top commercial buildings in the world’s most prominent urban centres,”
says Growthpoint head of asset management Paul Kollenberg.
The development team garnered fivestar Green Star SA Design certification from the Green Building Council of SA. Energy-efficient measures include a performance-glazed façade, zoned lighting, water-efficient fixtures, rainwater harvesting, water-wise landscaping, and a hydro panel that generates water from air. The building has dedicated parking for hybrids, electric cars and scooters, and secure bicycle racks. Innovative bathrooms include waterless urinals for women.

New luxury hotel brand launches in Cape Town A
new luxury hotel is set to open in the Mother City in August. Labotessa, on Church Square, is the debut project of first-time hoteliers Jan Fourie and Johan du Plessis. Situated in a 17th-century former church, this landmark property blends luxury and personal service with the independence of residential living. “Labotessa is a culmination of our affinity for exceptional design, relaxed hospitality, and our connection to the city of Cape Town,” says Du Plessis. The founders conceptualised every design element in the hotel to evoke 17th-century grandeur fused with a relaxed atmosphere. Commissioned works by local artists and antique
furniture weave a narrative inspired by the city’s European influences. For organic and ethically sourced meals there’s Starling’s café on the ground floor, which spills out onto the square and sits adjacent to the hotel’s Diptyque boutique, a public concession for the revered international perfumery whose range of toiletries can be found in every room. Labotessa is home to one of Cape Town’s largest penthouse suites: the Governor Suite. Named after the first governor of the Cape, Simon van der Stel, this 300m 2 three-bedroom suite spans two floors and has views of Signal Hill and Table Mountain. It also features modern touches like a floating staircase and
