vents in 2020 have shone a spotlight on how we interact with our homes and neighbourhoods. Indeed, lockdown during the coronavirus pandemic has shifted people’s mindset not only towards loving where they’re living, but who they’re living with. Knight Frank’s The Wealth Report 2021 notes the intention of 26% of ultra-high-net-worth individuals (UHNWIs) worldwide to buy a new home this year. The 5% rise in demand compared to 2020 is “especially strong for rural and coastal properties, with access to open space being the most highly desired feature. The pandemic is super-charging demand for locations that offer a surfeit of wellness – think mountains,
lakes, and coastal hotspots,” says Liam Bailey, global head of research, Knight Frank. The report further highlights the importance of the natural environment, connectivity, technology, community, and privacy, now more than ever. Buyers’ desire to change their living patterns is a trend also highlighted by Prof. Andrew Scott in his book The 100-Year Life. “If I buy a house when I’m 30 or 35 and I own it for a long time, I’m going to have a lot of wealth tied up in it. That’s going to create problems for other generations; you’re going to start seeing a lot more multigenerational housing developments.”
Investing in larger homes designed to accommodate different generations of the same family under one roof makes economic sense, but that’s not the only driver. “Many choose to stay together for the support. Young people are staying at home longer, older generations are sharing, and people are looking for affordable investment opportunities,” says Barbara Larney, co-owner, RE/MAX Town and Country. Modern, multigenerational home design is no longer a question of adding on a granny flat. It’s about creating flexible spaces within the home that respect the privacy and lifestyle of each resident. Benefits of this living arrangement include facilitating more family time and improving mental and emotional wellbeing for ageing parents and their grandchildren. “Negatives can be less privacy, more housework and family tensions. Before building a new multigenerational home, consider which option is right for you,” she says.

Another trend favouring the development of multigenerational estates is the rise of second-tier cities. PropertyFox CEO Crispin Inglis says, “These metropolises outside the capitals will experience exponential growth as corporations move to more affordable locales. In turn, this will see the urban populations in these cities grow as families opt for locations with residential estates that are close to work, schools and social spaces.”
The Amdec Group is currently building a connected neighbourhood on the 128ha Westbrook development in Gqeberha (Port Elizabeth), a second-tier city that families love for its pretty and affordable location. Westbrook is designed as a safe, secure walkable precinct, comprising 3,500 residential homes spread across nine residential villages. The estate will incorporate a Curro School, frail‑care facilities, 24hour medical assistance, and a “town square”, the focus for commercial and retail space. Similarly, in East London, Kidds Beach Green Estate’s amenities include private schools, a shopping centre, office parks, a private hospital, a high‑performance sports centre, and a hotel and conference centre. An assisted-living section offering 200 retirement rental units based on the life rights model is planned. While inland developments such as Waterfall Country Estate in Midrand, Gauteng will stay sought-after, the Winelands and False Bay in the greater Cape Town continue to garner interest among buyers seeking the coastal lifestyle. Hermanus is a top coastal town favoured for its Mediterranean climate, wine and whale attractions, and proximity to Cape Town. Paul Kruger, licensee, Seeff Hermanus, says the new De Zandt Lifestyle Estate is the first multigenerational estate for the town. It offers

concentration, age and good structure on the palate. “There are delicate omami flavours in the vegan food, which is quite a feat. It’s a real challenge for chefs to cook without garlic or too much onion as they rely on it to make food flavourful and give it body. Without these ingredients, there’s a risk of over-seasoning the food. However, these dishes are really creamy, savoury and flavourful, and served at the perfect temperature,” says Ezelle.

Mine was panseared trout with miso and wakame (seaweed), cucumber noodles, crayfish hollandaise with braised dashi (fermented seaweed), leeks, and pickled vegetables that I loved. The vegan option was miso‑braised aubergine, tomato fondue, grilled shishito (not too spicy), green pepper romesco, ponzu onions (for freshness), truffle sauce, sushi rice, a seasoning of toasted sesame seeds and spring onion, drizzled with soy sauce to get the omami going.

hen I started covering upmarket events in 2008, chefs’ eyes would glaze over when I asked for a vegetarian meal. Those who tried to meet my requirements usually under-delivered in both creativity and nutrition, making me gaze longingly at the aromatic meat and poultry dishes being served to my colleagues. In desperation, I began to specify pescatarian instead as I still eat seafood. Everybody was happier.
Now, in a world of meat-free Mondays, an increasing trend towards veganism, and evermore complicated stipulations coming from diners with health issues ranging from diabetes to gluten and lactose intolerance, any chef worth their salt tries to meet the challenge – given fair warning, of course.

When confronted by a spicy vegan and a bland, no starch, no nightshades, no dairy, no garlic specification, the team changed the invitation to dine at beyond at Buitenverwachting in Constantia, to FYN in the Cape Town CBD. They’re both owned by acclaimed chef Peter Tempelhoff. Because beyond caters more for meat eaters, FYN was a better fit.

The date I chose became a multifaceted celebration with my favourite voluntary sidekick Ezelle Theunissen.

Curiously intimate – contrary to the impression an industrial feel might convey – artfully decorated, and tastefully appointed, FYN even has a little side table neatly placed next to us to hold our evening bags. It’s a sure sign of service par excellence! Both the culinary team and the prestigious location near parliament are legendary, and expectations were high. We were in time to savour a glass of Boschendal Brut MCC while admiring the unobstructed views of Table Mountain and Lion’s Head from our fifth-floor window seats. With chef Ashley Moss in charge that evening, we re-established the dietaries… pescatarian, no garlic for me. Spicy vegan, no garlic, no mushrooms for Ezelle. Our preferences could not be more different. She loves to cook. I don’t. She’s a big eater. I have the

Dessert was dark-chocolate petit fours paired with the delicious Thelema Semillon Late Harvest. Ezelle declared hers the best vegan dessert ever. “I like the fact that everything tastes different. There’s a sophistication of flavours. Nothing is overbearing,” she says. “If we can live like this, and we can have this kind of cultural and social experience without any harm to any other beings and the planet, that would be ideal.”
Favourites from the first vegan starter were the tempura dune spinach with kaeshi dipping sauce and spinach gyoza with sesame dip. My serving included a scallop instead of the green spinach and a prawn gyoza with goma sesame dip. These were paired with the Buitenverwachting G 2018, a limited release that scored top marks for us. Next came porcini mushrooms, gobo (a Japanese root vegetable), some abalone and chives with ostrich egg custard as the base and truffle kaeshi as the finishing sauce. Ezelle’s option had noodles instead of ostrich custard, and they bulked up the gobo portion. The third starter comprised yellowtail and sea bass sashimi plated with chirizu, West Coast seaweed salad, octopus tentacles and Japanese mayo. Ezelle’s dish featured sweet potato tataki as well as avocado salsa, tomato coated with koji oil and tofu cream, and a vegan mayo. The sauce on the food balanced the acidity in the Neil Ellis Cinsaut 2016, bringing out all the flavours. By now I had food envy. I had had my fill of seafood and was salivating over Ezelle’s vegetables. The fourth in the series of starters was rich and full-flavoured, paired with a rare tasting of the Posthouse Chenin Blanc 2009 from the Stellenbosch region, selected for its good

Pretoria sees uptick in upmarket property band In Pretoria, property sales of between R3m and R4m show promise given the current economic circumstances. This is according to Gerhard van der Linde, managing director, Seeff Pretoria East, who has experienced a high level of activity in this price band with stock running low. Considering the pandemic, Seeff Pretoria East has enjoyed a positive 2020 with sales of up to R6,5m in Groenkloof, R7,33m in Mooikloof Equestrian Estate and R8,25m in Waterkloof Ridge.
New luxury apartments offer expansive outdoor living Steyn City’s latest development 104 on Creek is a collection of 105 luxury resort-style apartments situated next to the creek it is named after. It was completed in late 2019 and new homeowners have started making this address their home in the last six months. Each apartment consists of either two or three spacious bedrooms, air-conditioning, double-glazed windows, Siemens appliances, and luxury fittings. They also have undercover or basement parking and the building has a back-up generator to counter load‑shedding. Further setting these apartments apart is Steyn City’s 2,000‑acre indigenous‑planted parkland where residents can walk, run or
cycle along the 45km promenade or 50km mountainbike track, all within a secure and well‑lit environment. According to Steyn City sales manager Lambert Bezuidenhout, 104 on Creek is a natural choice for both young families with children who need space to play, and upcoming executives and couples who enjoy the outdoor lifestyle Steyn City offers. “What also makes 104 on Creek unique, is that residents can enjoy all the benefits of an outdoor lifestyle in the largest well-maintained back garden with none of the hassle of pool or garden maintenance – Steyn City’s apartment living is unique in that you needn’t forego space,” says Bezuidenhout. While Pretoria East does not usually cater to first-time buyers, he says more tenants can now afford to buy because of the low interest rate. This has contributed to the higher than anticipated sales activity. A well-presented and correctly-priced property can sell within seven to 30 days, he says. Moreover, apart from security estates, residential suburbs secured by booms and with physical security are in high demand.

Tiaan Pretorius, manager, Seeff Centurion, is expecting this area’s sales to improve on 2020’s performance saying the market is slightly livelier than last year with plenty of opportunities for sellers. “Where the most activity was initially seen in the R650,000 to R900,000 price range, there’s now demand for estate properties of between R2,5m and R3m with the highest offer received in the last year being almost R8,9m for
a home in Midstream Estates,” he says. Seeff also sold properties in Southdowns, Centurion Golf Estate and Midstream in the R5m to R7m price range. He says if priced correctly, a property can sell within days; nearly 40% of Seeff’s sales are concluded in under 21 days and the median for last year was 46 days. In this area, buyer demand is healthy in most price bands with a high demand for townhouses between R650,000 and R900,000, freestanding homes in the suburbs in the R1,4m to R1,9m range and in security estates between R2m and R3m. Buyer hotspots include Die Hoewes for first-time buyers and investors. It’s close to the Gautrain Station and main amenities. Amberfield in Central Centurion offers value in the R1m to R2,5m price range, while Midstream is a popular estate for buyers in the R2,8m to R6m price range. Midstream offers good schools, top-class security and is conveniently located between Johannesburg, Pretoria and Ekurhuleni.

Areas on the urban peripheral are in high demand from buyers and tenants, according to Stephan Cross, sales manager, Seeff Hout Bay, while Marinda Uys, rentals manager, Seeff in the Boland, Winelands and West Coast areas confirms that rental accommodation is a popular option here.

Atlantic Seaboard compares favourably on global stage listing price, suggesting that the demand for appropriately, marketrelated priced real estate remains strong. A two-bedroom apartment in The Marina recently sold for R8m and Pam Golding Properties has just listed a garden apartment, also in The Marina, with views of the canal, for R7,75m. A Mouille Point apartment, listed for R7,5m, offers open-plan living with spectacular sea views. “It’s not often we list a wellpositioned, well-priced and spacious apartment within easy walking distance of the V&A Waterfront,” says Burger. Cape Town’s V&A Waterfront, and areas such as Mouille Point, offer accessibly priced residential property close to the water’s edge, representing exceptional value for money, says Mariël Burger, Pam Golding Properties area specialist, Waterfront and Mouille Point.
“Offering estate living close to the world-renowned V&A Waterfront, apartments in The Marina are highly sought after,” says Burger. “December 2020 saw a record number of transactions concluded along the Atlantic Seaboard, including the Waterfront area.” He adds that many sold close to

Recognised as one of the world’s most popular, scenic destinations, Cape Town’s appeal is further enhanced by the fact that many internationally acclaimed architects have contributed to its offering of luxury homes, which matches the highest standards on the planet – many with exceptional views of ocean or mountains, and some with a west orientation which provides some of the most memorable sunsets in the world. “In recent months, we’ve seen strong enquiries from local, upcountry and foreign buyers looking to invest in secure living on the water, around The Waterfront and Promenade areas,” says Burger. “The lower end, up to around R8m, comprises mainly value-driven investors taking advantage of the weak rand and lower property
prices. The larger two- and three-bedroom apartments in the higher price ranges from R15m and upwards, are often a primary residential purchase. Burger and his partner, Bridget Shiffer, both award-winning agents with expert knowledge of the luxury sectional title property market in the Waterfront and on the “Mouille Point Mile”, agree that the allure of a coastal lifestyle is proving to be a strong driver of sales in these areas. “Coastal properties are also a sound investment,” adds Shiffer. “According to Lightstone data, the price premium between coastal properties – within 500m of the sea – and their non-coastal counterparts continues to widen, averaging at 3.15% compared to 2.59% for non-coastal for the period from January to October 2020.”
