hances are you’ve been braaiing a lot lately, often wondering if you’re doing that lovely steak justice. If you’ve bought steak that’s fresh, not aged, but it's vacuum sealed, rest assured that you can still wet age it at home by keeping it sealed and leaving it in your refrigerator. Don’t be alarmed if the meat matures in colour from the bright reddish pink blush of fresh meat, to a deeper tone – this is a good sign.

The softest, most delicate cut of meat is fillet as it comes from a part of the cow where muscles are hardly used. Fillet is best served rare or medium rare as it’s lean and will dry out if cooked too long. Rump steak is from the hind quarters, where the muscles are not too developed and can be served medium rare.

To the grill

Sirloin is a fattier cut that should be cooked to the medium stage. Rib eye, which is marbled with fat, needs to be cooked to medium or longer, to help break down the fat content and caramelise it into flavour.

When you’re ready to start cooking, use a griddle pan for a beautiful char-grilled mark effect and tongs to turn your steak, making sure that you do not press down on the meat. Preheat the pan before cooking. “Don’t cook your steak directly from the fridge. Let it sit outside on the counter for at least 30 minutes to get it to room temperature if you want your steak to cook evenly from edge to

Growing up, my mom worked in the restaurant all the time, but one day a week, on her day off, we would go to a small coffee shop around the corner from our house in Linksfield and we would both have a toasted cheese and tomato sandwich and a banana milkshake. I’m lucky enough to be in lockdown with my mom, so to celebrate her this year, I’m going to set up a table in the back garden and we are going to have our toasted cheese and tomato sandwich and banana milkshake together, just like we did when I was a little girl. It might not be a big meal for most, but to us it’s a piece of nostalgia.

Unfortunately, like so many, I won’t be able to spend time with my mom on Mother’s Day this year. But if she

was around, I would definitely cook a caramelised onion, bacon, mushroom and tomato quiche, with a fresh salad from our home garden. Today, we’ll be sharing a video call to cook together and share recipes – my love and passion for cooking comes from my lovely mother, so for us to virtually cook together will be pretty special.

We would all be cooking together at her house in the North West – my mom always does the meat dish and my sisters and I all make something to go with it. As my sisters and I won’t be able to see our mom this year, we have someone making up a basket of treats and flowers so she knows how much we love and appreciate her.

Scallops are one of my favourite ingredients, but my gran has never tasted one, so I would love for her to experience a trip to Flavour Town! he TOPS at SPAR Wine Show has taken the effects of the countrywide Covid-19 lockdown on the wine industry to heart. They have partnered with wine educator Cathy Marston to decant two accessible, fun and interactive online wine courses for enthusiastic wine lovers and the wine curious alike.

Surviving the property pandemic When all’s been said and done about uncertain times, businesses going under, shattered real estate dreams, and counting our last cents, what can possibly lighten up this bleak picture, especially in the property market? I

n the real estate environment, a practice of physical distancing is not easily adopted. After all, the industry mainly relies on personal engagement with clients and giving individuals tours of homes so they can get a feel for the area, the house and the lifestyle on offer. Yet agencies have pulled out all the stops to keep serving clients and clinching deals, even under the most unfavourable of circumstances. Herschel Jawitz, CEO of Jawitz Properties, says there’s a growing sense of frustration not only from their agents but even more so from their clients about the current lockdown. “The frustration is felt by everyone – sellers, buyers, lessors and lessees – about their inability to move especially where there are affordability issues or where actual ownership has already passed from the seller to the buyer. An inability to pay rent puts pressure not only on the lessee but equally on the lessor. Even if the lessor has secured a mortgage repayment holiday, those missed payments still need to be made up at some point.” “But,” says Tony Clarke, MD, Rawson Property Group, “there’s no doubt that we needed to act quickly to continue to serve our customers in these challenging times. No matter what’s happening in the world, people still need a roof over their heads, which will always mean that they need to be able to keep buying, selling and renting property.”

Digital is the (only) way He says if the coronavirus pandemic has done anything for the industry, “it has shown us that sellers and landlords will be demanding virtual solutions to ensure that their interaction with the marketplace is as remote as possible to preserve the safety element so desperately required while social distancing is commonplace”. Samual Seeff, chairman, Seeff Property Group, agrees. “More than anything else, the Covid-19 lockdown has highlighted how technology has

become a catalyst in real estate. While physical viewings, bond applications and transfers are delayed, Seeff agents have not been sitting idle. On the contrary, they’ve harnessed the power of proptech to assist sellers and buyers with their property needs.” He says a digital portfolio has made it possible to provide significantly more information about a property, its location (often geo-mapped), an album of images and a video or virtual tour and immediate access to the respective estate agent. “Mobile and digital calling and video means that agents are available 24/7 and can quickly provide assistance and information. Virtual reality makes it possible for potential buyers or investors to even do a 3D virtual walk-through,” Seeff says.

Already flying the digital flag Richard Gray, CEO, Harcourts South Africa, says the property industry has to approach its business practices in a way that is conducive to growth while still providing effective services to clients. “At Harcourts we have prioritised digital and technological solutions for many years, introducing innovative strategies to take our business forward.” They have transitioned all their traditional business practices into a fully-fledged digital offering, functioning as an online agency and providing all the necessary services to clients. “We’re finding sellers are engaging with our agents and prospective buyers on multiple levels. Virtual photographic and video solutions showcasing the home in real time has taken buying and leasing property to a whole new level.” The value of virtual show houses at the moment is obvious, says Clarke. “It’s going to be some time before any of us will feel comfortable having dozens of strangers visiting our homes, so enabling them to take a live, high-quality, virtual walkthrough of our properties, and having an

interactive experience with our agents in real time, is essential.”

What’s next?

According to Berry Everitt, CEO of the Chas Everitt International property group, they were already venturing in the digital direction long before lockdown and could switch seamlessly to remotely facilitating their home sales and rentals. It also assists in “greening” the real estate business by moving from paper to electronic transactions.

Going forward, Biehler believes that estate agents will see big changes in the way show days are conducted. As people continue practising social distancing, a property viewing will no longer fulfil a “viewing” purpose, but rather an opportunity to inspect a property, after considerable digital engagement has taken place.

Relationships are still king “I think the real measure of our success as an industry is not how well we weather this pandemic, or how fully we adopt virtual solutions, but how well we use the lessons we are learning to make our services more flexible, more resilient and more valuable to our clients moving forward, all the while preserving that invaluable personal touch with an experienced property professional,” Clarke says. Huizemark CEO, Bryan Biehler, says that, “Although technology and digital transformation has been something Huizemark has kept as a priority during its growth, we’ve never lost sight of the value of the relationships we have – not only with our clients but with our agents and franchisees too. We’ve always focussed on providing a property solution, not simply selling a house.” He believes staying in touch and communicating with their communities are key. Even during lockdown, franchisees and agents have been making up to 30 calls per day. Adds Everitt, “We’ve remained customer-centric in our approach, so that we’re able to serve homebuyers, sellers, investors and tenants wherever they physically are or ‘meet’ them virtually on any communication platform they’re using – from SMS and email to WhatsApp, Instagram and any video calling or conferencing app they prefer.” Their technology now covers end-to-end property sale and rental transactions, which means that all agents are able to work completely remotely, just using a laptop or a cellphone, which they have been encouraged to do for several years.

Clarke adds that allowing buyers to tour a property virtually could also become a major service differentiator moving forward. “Not only are live, interactive virtual tours a massive time-saver for buyers narrowing down their property search, they also make it dramatically easier to purchase property from a distance – when relocating or buying an investment property, for example.” From the seller’s perspective, virtual tours and showhouses would also minimise the number

of times they’d need to prep and vacate their homes for show days, removing one of the most common pain points of the sales experience. Biehler also believes that buyers will soon need to be financially “pre-qualified”. “In a negative economic environment and due to the potential risks involved, sellers are going to want to know what the financial position of potential buyers is before agreeing to access.” As for virtual valuations, Clarke says these offer homeowners an important opportunity to get an immediate indication of market-related pricing and eliminates the need to wait for the lockdown to be lifted. This could be just the head-start sellers and landlords need to be able to grab the attention of the many buyers and tenants who are currently surfing the portals. “Additionally, virtual valuations could help homeowners reassess things like insurance coverage to cut

unnecessary expenses at a time when finances are under serious pressure.”

And agents? There are things real estate professionals can do to minimise the downsides of this situation, Adrian Goslett, regional director and CEO of RE/MAX of Southern Africa, believes. “Agents should still be following up with clients via virtual tours and video conversations, trying to line up as many sales as possible. To protect buyers who purchase homes at this time, agents can draft OTPs with a suspensive condition that stipulates that the purchase will only go ahead once the home has passed a physical home inspection after the lockdown has been lifted.” Biehler foresees an increase in the pressure on agents to up-skill and on real estate agencies to provide relevant, remotely accessible training that takes cognisance of the changes

in the real estate arena. “The industry as a whole will have to get used to learning new skills on an ongoing basis or face becoming redundant.”

For clients “For sellers, it’s an ideal time for home maintenance, garden upkeep and decluttering, which greatly improves the aesthetic appeal of your property. By using this time to improve the presentation of your property, you can ensure that, once the lockdown is over, your home is beautifully presentable to the buyer pool,” says Andrew Golding, CEO, Pam Golding Group. Buyers are also advised to be focussed and not to take a scattered approach to area and type of property. “Deal with an area specialist and fine tune your requirements so that the agent can guide you to the right property in the right location to suit your needs, including lifestyle and budget.”

We spoke to Jacques van Embden, MD of Blok, a developer of urban properties, to get his take on the situation. Q: Will the recent consecutive reduction in the interest rate be enough to stimulate the property market? A: In isolation, no. It’ll take confidence in the government managing both the health challenges ahead and the stimulus packages to where they can have the biggest impact. It is, however, likely to mitigate the financial pressure on those who own property, which is vitally important to sustain a healthy market in the broader sense, not just for new developments. Strong collaboration between business and government will be required to nurture and rebuild an industry that employs a substantial number of people – from unskilled labour on site to highly skilled engineers. Q: Will the consequences of the adverse market and economic conditions push prospective buyers into the rental market? A: For those who remain gainfully employed and whose businesses are still operational, it will be more affordable to buy thanks to the rate cuts and suppliers bringing costs down in an effort to remain viable. And if you have access to financing,

it is an excellent time to buy. But others who are financially adversely affected will absolutely be forced to rent rather than own. Even though some may have buying power, they’ll adopt a conservative strategy because of uncertainty in the marketplace and may decide to shift their purchasing decisions to less financially risky or burdensome properties. Q: Are there any other measures you think might help bring the property market back to where it was pre-lockdown? A: Property is a long-term investment and making long-term investments requires confidence in the future. Success in this sector will depend on government continuing the well-communicated work done to date. Government needs to continue having a confident, steady hand in steering us through this crisis as we emerge to rebuild the economy and all industries negatively affected by Covid-19. There will certainly be bumps and challenges on the road ahead but the initial indications from our country’s leadership have sparked renewed hope that we’ll weather this crisis. For the development industry specifically, planning departments and government functions that impact our sector need to deliver efficiently as this will streamline the development life cycle, bring down the cost of developments, and increase the confidence of developers and investors to commit to projects.

More five-star facilities for De Plattekloof

L

aunched in May 2017, sales at the elite De Plattekloof Lifestyle Estate in upmarket Plattekloof in the northern suburbs of Cape Town, have now exceeded the R350m mark. ith property markets around the globe significantly impacted by Covid-19, online auctions are proving to be a viable option for property buyers and sellers. “Being an established online auction platform means we’ve been able to continue trading and have in fact seen an uptake in buyer interest and activity. He says that while show days and private home viewings are not possible while SA is on lockdown, home buying has not stopped and is likely to pick up in the wake of the latest interest rate cuts. “In fact, our agents have already been able to facilitate lockdown deals using our top technologies and international best practices.”

More time online

Rates decline as rentals flood the market O nce the full lockdown is lifted in terms of activity, the residential market will pick up, but rental rates will come under tremendous pressure, impacting both tenants and landlords, Samuel Seeff, chairman, Seeff Property Group, predicts.

“The double whammy of the lockdown and Moody’s and S&P downgrades, and resultant financial pressure on households, will force many homeowners into the rental market. At the same time, many current tenants will need to downgrade to cheaper rentals while landlords will look to execute evictions, which will add further stock and movement to the market.” Stock levels will rise with many sellers putting their properties into the rental market until property prices improve. Airbnb and holiday rental properties are already flooding the rental market, adding further to the stock levels, Seeff says.

“While there will be higher demand for properties following the lockdown, rental rates will come under further pressure as tenants simply cannot pay more. Throughout 2019, rental rates were already in decline due to the deteriorating economic climate.”

Preliminary information from the TPN Credit Bureau indicates that almost 16% of tenants did not pay their full rent in April and a further 16% did not pay any rent at all – that’s just over a third of the rental market already showing signs of distress and the longer the lockdown lasts, the more this will deteriorate, Seeff says. “Landlords will therefore need to be flexible with their rental rates or they could face increased vacancy rates and risk financial losses. Airbnb and holiday property owners will need to consider storing their furniture as there’s generally a much lower demand for furnished accommodation. “Despite the financial challenges, tenants need to focus on keeping their credit records positive as they will still have to pass the vetting criteria should they need to move to cheaper accommodation. Alternatively, tenants should consider sharing accommodation until they get back on their feet,” says Seeff.

One reason for the continued activity, he says, is the fact that prospective buyers who have to stay home, are spending more time browsing property portals and websites for somewhere new to live. “Some people are realising that their current homes are actually too small for their families, others are seeking to downsize to cut maintenance and municipal charges, and some have decided they really no longer wish to rent. “In addition, the most astute real estate investors are already moving to maximise the opportunities that the current market presents.”

Everitt says there are definite advantages to working with a “technologically empowered” agent to sell now or as soon as possible, even if they have to lower their asking price somewhat. For those planning to upgrade, the advantage is that the price of their new home should also be reduced, and that the amount they gain by this reduction is likely to be greater than the amount they ‘lose’ on the sale of their existing home. “If the market value of your current home is R1m, for example, and you have to offer a 10% discount in the current market to get it sold, you will ‘lose’ R100,000. But if the value of the home you want to buy is R1,5m and you can negotiate a similar discount, you will ‘save’ R150,000 – and reduce the transfer duty payable.” Everitt says that for those planning to downgrade, the advantage of selling now is to free up cash which can perhaps be used to settle debts, or to put down a bigger deposit on the new home and thus keep their bond repayments down in the future or get their home paid off sooner. “For those who are in financial distress and worried about keeping up with their bond repayments in the coming months, the sooner they can sell and relieve the pressure, the better. And the sooner they sell, the better price they are likely to achieve, too,” he says.

omebuyers now only have one option to search for and view a new home, and that’s online. In the current overstocked market where buyers are spoilt for choice, it’s critical for a home to capture attention. The responsibility of taking pictures that make a house stand out from the crowd, however, now falls on the shoulders of the seller. Jill Lloyd, area specialist for Lew Geffen Sotheby’s International Realty in Cape Town, says one should always remember that the purpose of photos is to show prospective buyers the potential of a property. “They must be able to imagine themselves and their families enjoying the space and making their own memories.” She has some advice for homeowners preparing for that all-important photo shoot.

Declutter your home and get rid of things you no longer need while clearing out storage space for items you want to pack away.

Depersonalise your home by storing family photos, kids’ drawings, trophies and other knick-knacks. “While your home should not look too impersonal, it’s important for buyers to imagine the space as their own,” Lloyd says.

Outside, make sure the garden is immaculate and remove or store any pool cleaning equipment before photographing.

Naturally, sellers must highlight the main features

and attractions of their home, but they shouldn’t assume that these are their favourite spots in the house – rather try to see it from a stranger’s perspective. “If the biggest attraction of your home is its lifestyle features, show it as an inviting space in which buyers could imagine themselves living.” Even dress a dining room table as if for a dinner party, and make outdoor living spaces pop with bright lounger cushions.

Take photographs at a time when natural light is at its best. “The right light can make a property

look bigger and more attractive and bright photos can look crisper, which emphasises quality. Leave the lights on, even in broad daylight, especially if you have small rooms.”

Lloyd adds that photo-editing programmes like Photoshop can be great for improving a picture, but cautions against extreme retouching. Over-editing can easily give the wrong impression of the property, which could disappoint interested buyers and lead them to think that there’s something to hide.
