Rewriting the script

A

ugust is Women’s Month and we started our celebration of the amazing, powerful females in our country last week when we did a profile on entrepreneur Jenni Baxter. This week we’re raising a toast to fearless females in a traditionally maledominated industry – beer brewing. In honour of all the special ladies, SAB is launching Bold Brew – a beer designed and brewed entirely by women. The beer will be available from 13 August at the SAB World of Beer in Newtown (while stocks last). In addition to the all-female brewing team, Bold Brew’s ingredients were also selected by women members of the public via a poll run on SAB’s social media pages. “We wanted to make a beer that embodied the characteristics of strong, independent women,” said Pranisha Maharaj, SAB & AB InBev’s corporate reputation manager. “We gave the public a chance to vote for ingredients that would form part of a ‘secret brew’, and then we put the results into the hands of a team of talented women to create both the beer and its packaging.” Overseeing the process was South Africa’s first black female brewmaster, Apiwe Nxusani-Mawela, who’s company, Brewsters Craft, was also responsible for brewing the beer. “I think #BrewingTheBold is an amazing project,” says Apiwe. “I want young women to believe in themselves, and to know that they can become great brewers, brewmasters, hop growers, and barley breeders.

A lot of thought went into creating the packaging to reflect the ideals of the #BrewingTheBold project. The design had to reference both the brew and the women behind it. “The icon shows a woman holding up the sun – representing power, life, warmth and unity,” explains Sonia. “It also cues the sun giving life and the warm and toasty caramel flavours of the malt.” She adds that the open ‘B’ represents open-mindedness, while the dynamic geometric shapes indicate women’s stability and strength. As someone who isn’t directly involved in the beer industry, Hallie found the project’s message particularly important. “What this project demonstrates for me is that women are relevant in any space, and our preferences and our tastes are relevant in any industry,” she says. “It shows that women can come into industries that they’re not expected in, and still create great work.” A powerful message.

ew spots in Joburg offer more scenic views than those from atop Northcliff Hill. By day you can see Joburg’s sweeping urban forest stretching north all the way to the Magaliesberg; by night, the twinkling city lights seem to go on forever. their set menu, Kranz can also create a bespoke menu for private functions like corporate events or birthday parties. The wine list is impressive for a restaurant this size, with selections from smaller, lesser-known wine regions like Wellington, Elgin and the Swartland. “We’re proud of our diverse wine list of limited edition vintages from boutique South African vineyards, which have been hand-picked to complement each dish on our menu,” says Jaco. As well as the cosy interior seating – perfect for a cold winter’s evening – there’s also an outdoor terrace and pool deck, which will no doubt become popular in the summer months as a hidden gem for enjoying after-work drinks or a venue for lazy weekend cocktails.

The Northcliff operator Jaco Minnaar – previously general manager of the Forum Homini Hotel in Muldersdrift – describes the restaurant as simple yet sophisticated. Starters like the pork belly, grilled prawns and matar paneer make way for mains like seared duck, asparagus risotto, and beef fillet with potato fondant. W

hat springs to mind when you hear the name Boplaas? Chances are it’s a bottle of port-style fortified wine, crafted from the Portuguese varietals this Calitzdorp estate has become famous for. But there’s far more to this family-owned cellar, as the Nel family spreads their wings through wine, whisky and gin. The Nel family tree has deep roots in the Klein Karoo, with the first forefathers settling in the Klein Karoo in 1880. Back then grapes were grown for the production of brandy, which was exported to England, and then raisins. It took a full century before Boplaas wines made their appearance, with a new cellar built in 1981 and the first estate wines released the following year. Since then Boplaas has grown a remarkable reputation for its Portuguese cultivars, with the likes of touriga naçional, tinta barocca and souzão turned into awardwinning Cape vintage ports. But their still wines are also turning heads, with elegant expressions of these full-bodied cultivars sold at extremely pocket-friendly prices. Their Cape Portuguese White and Red blends are both superb, relying on verdelho and tinta barocca respectively to craft quaffable everyday wines. The Family Reserve range is more serious, and at a slightly higher price point, tapping into vineyards from the Outeniqua Mountains and selected vineyards further afield. But there’re more strings than just wine in the Boplaas bow. Harking back to the early distilling days of the farm, Boplaas has long been known for its brandy. The Boplaas Five-Year-Old Pot Still brandy was even served at Nelson Mandela’s inauguration banquet in 1994. They’ve now expanded that spirits repertoire to whisky, with the release of the Boplaas Small Batch Single Grain Whisky. Aged in ex-bourbon casks, and finished in old brandy maturation barrels, it’s an easy-drinking style of whisky at a decent price. Perfect for warding off the Klein Karoo chills. The Boplaas gins, on the other hand, are best left for summer. Boplaas distiller Daniel Nel has released a trio of craft gins, but the standout is surely the Boplaas Eight Citrus Gin, which marries classical juniper notes with a tapestry of citrus, courtesy of citrus zest, tangerine, lime, blood orange and more. It’s happy with tonic, but is best sipped over a few large blocks of ice. Start stocking up for summer!

T

he cocktail game has changed. Bartenders have graduated to mixologists, and a proliferation of manbuns and twirled moustaches imbues cachet and credibility, indicating this is no longer a part-time job to earn bucks while studying towards something greater. Yet, somehow, women appear to have been largely left out of the industry’s metamorphosis. That’s undoubtedly why Nkuli Khanyile attracts significant attention as she flares and mixes, particularly from young women who tell her they would never have considered the job as a possibility if they hadn’t seen her doing it. A number of brands have been quick to leverage her status as an industry trailblazer, requesting her presence at events and congratulating her for “representing a generation”, and her ever-increasing hoard of awards – including Bartender Newcomer of the Year at this year’s B.A.R. Awards, and her top 10 position in the Remy Martin Best Bartender Awards – is an indication of the industry’s esteem. It’s all rather overwhelming for a 23 year old, who says that she’s “just a university student who started pouring drinks to earn a bit of extra cash”. Khanyile says she hadn’t realised she’d fall in love with the industry when she applied for a job at Molecular Bars back in 2015 – but, the chance to play with flavours – something she has

loved doing since childhood – swiftly won her over. “At heart, I’m a chef,” she says, relating one of her earliest childhood memories. “I thought my plastic cooking toy was real, so I cooked it on my grandmother’s stove. There were melted plastic eggs everywhere.” Mixing cocktails is no different to cooking up gustatory delight. “It’s just in liquid form,” she points out, and therefore good practice until she one day fulfils her dream of opening her own restaurant. Her signature cocktail? “I don’t really have one, although I love preparing shaken drinks – they really rile up the crowd. It’s exciting to see where the industry is headed. We now have a number of dedicated cocktail establishments throughout the country, giving us a platform to stretch our creativity. It’s also interesting to see where experimentation is taking us. I love the fact that savoury tastes like parmesan are being incorporated into cocktails, and that South African flavours like milk tart and naartjie are starting to come through.” Khanyile maintains that her femaleness isn’t going to remain a novelty for much longer, as there’s an emphasis throughout the industry on bringing more women on board. “Although I never set out to change things, it’s an honour to think I may have played a role,” she concludes.

Up in smoke Check out the sectional title small print before lighting a joint on your balcony or cultivating cannabis among the dahlias WORDS & IMAGES: SUPPLIED

T

he Constitutional Court has ruled that South Africans can smoke marijuana in the privacy of their homes, but those living in sectional title units should arm themselves with the right information before taking a puff. Specialist sectional title attorney Marina Constas says the ruling may not cover getting baked on your balcony or in the garden – and it definitely doesn’t allow lighting up at a communal clubhouse or swimming pool. “Previously, if you smoked in your own home, you could’ve been arrested,” says Constas, a director of BBM Attorneys. “You would’ve had to use the defence of privacy to fight the charge. Now, you cannot be arrested. That’s the nub of it.” So what has changed? “In sectional title, your own home would include your ‘section’ and registered or rulecreated exclusive-use areas. So you could sit and smoke a dagga joint in your lounge or on your balcony, but only if your balcony is part of your section, or if it’s an exclusive-use area either registered in the Deeds Office or allocated to you through the development’s conduct rules.”

Common property

However, those living in sectional title developments should take care to check whether the balcony is in fact registered as common property, as they sometimes are. “Strictly speaking, this area can then be used by everyone and is not in law private,” explains Constas.

Smoking dope in your garden may be problematic if the garden is common property. “Growing it on common property would also be an issue,” she says. “If the garden is a private, exclusive-use area – registered or rule created as such – you would then be in a position to use the Constitutional Court case.”

Access

Yet Constas says that even if a resident was growing marijuana in a private garden in a sectional title complex, the question of accessibility could become problematic. “Measures would need to be put in place to ensure the area is secured and only accessible to the owner for private use. Having a flowerbed filled with dagga plants in an area accessible to the complex’s other residents, including children and teenagers, could be cause for concern.”

Clubhouses

Many sectional title developments have clubhouses where residents relax and socialise. Constas says the court ruling doesn’t mean this may now include indulging in marijuana beside the pool. “There can definitely be no smoking of marijuana at the clubhouse or pool area,” she says. “The ruling specifically states that you can smoke it only in the privacy of your home. Marijuana is distinguishable from cigarettes and alcohol, so even if these are allowed at the clubhouse,

the smoking of dagga on any common property area in a sectional title development is not legal.”

Duplexes

Duplex situations in sectional title developments also pose an issue. “Where you have a duplex situation, it would have to be borne in mind that the actual physical smoking of the marijuana in the privacy of one’s own home is legal,” says Constas. “If you smoke on your exclusive-use patio, you are within your rights to do so. Smoke, however, is insidious and will move beyond the boundaries of your

own home. Consequently it would have to be treated the same as cigarette smoke or other smells that could offend neighbours in the complex.”

The law

“The latest sectional title legislation’s new Rule 30(e) under the heading dealing with the use of sections and common property, may offer an answer,” says Constas. “It states that owners or occupiers of sections or exclusive-use areas mustn’t do anything within these areas that will have a ‘material negative effect’ on the value or utility of any other section or exclusive-use area.”

She says there may be place for sectional title trustees to set out certain conditions in the rules of the scheme, but they wouldn’t be able to ban the smoking of marijuana in their rules. “It could not be banned – even if 75% of the complex took a special resolution.” While there are many misconceptions about the latest Constitutional Court ruling on marijuana, Constas stresses that it simply reinforces the right to privacy. She reminds that in a sectional title development, where neighbours live in close proximity to one other, that can be a complex concept.

Trevor Sturgess, MD, Seeff Kibler Park, says homes in Kibler Park sister suburb Alveda Park “were selling for R500,000, but today it’s almost impossible to get a house in the same area for under R800,000 and they reach over the R1m mark”.

Rental stock shortage in Durban’s Upper Highway area T he Upper Highway suburbs of Hillcrest, Kloof and Waterfall are all experiencing rental stock shortages – especially with regard to property in security complexes with monthly rentals priced between R8,000 to R12,000 per month. Gregg and Michele Wilson, Seeff’s licensees in the area, say these stock shortages can be ascribed to various factors. “Tenants are attracted to the region because of the value for money and the availability of a large range of excellent schooling. Industries like Toyota, Jaguar and Woolworths are also flocking to the area creating employment

opportunities, and the new Busamed Hillcrest private hospital has brought new professionals. Our greatest rental demand is definitely for townhouses in security complexes priced between R8,000 to R15,000 per month.”

Wilson adds that the small and medium developer in Upper Highway is back with a vengeance – demonstrating increased confidence in the area by unlocking its investment potential. “The Seeff Hillcrest, Kloof and Waterfall office will be marketing a 20-unit freehold development of urban farm-styled townhouses close to the Curro schools towards the end of this year.”

Sturgess predicts larger older properties in the suburb to be subdivided in the near future with new smaller houses being built on the remaining extent or the old structure will be taken down and between four and eight sectional title units will be built. If these predictions are correct, hot property in Kibler Park right now is a 1,000m2 erf with an old house for R1m or less. Duane Butler, Seeff’s regional manager, Northern Division, says Brackenhurst and Brackendowns, two suburbs of Alberton, also offer great value for money with an average selling price of around R1,5m for Brackendowns and around R1,7m for Brackenhurst in the current market. Butler adds that suburbs close to Soweto like Naturena, Meredale,

Ridgeway and Mondeor will also experience good overall growth as supply and demand will push the average selling prices up. All of these suburbs are well located, close to the CBD, and have good roads and transport infrastructures.

Centurion

Steve van Wyk, MD, Seeff Centurion, says due to safety and security becoming increasingly important when choosing where to buy property, estates in Centurion have become extremely popular and are expected to remain so for the foreseeable future. This is especially true for estates that have schools, medical facilities and shops like Midstream Estate. “My advice would be to either buy in an estate if you can afford it, or alternatively in a new sectional title complex near the highways or the Gautrain. Units with two bedrooms, two bathrooms and a double garage will always fetch the best price.”

Pretoria East

Gerhard van der Linde, principal, Seeff Pretoria East, says suburbs in the far east of Pretoria like Hazeldean, Silver Lakes and Lombardy are expanding rapidly and are seeing many new access routes and schools, while medical facilities, a shopping mall, office parks, a commercial district, tourism

buildings, hospitality and lifestyle living are predicted too. Van der Linde says reasons to invest in the far east of Pretoria include, among others, the new R44B City Development, dubbed “The East Capital” with access from the N4, the new road known as Hazeldean Road which will link the N4 to the R21, a Gautrain station at the new development, and easier access to OR Tambo. “The whole area offers 12 estates which cater to a wide range of clients, all upmarket, ranging from stack bachelor units to townhouses and free-standing houses.” All the development in the area has had a positive effect on property values and demand for property in suburbs like Garsfontein, Menlo Park, Alphen Park, Newlands, Constantia Park and Ashlea Gardens has skyrocketed.

Pretoria North

Says Peter Mokwana, MD, Seeff Jakaranda, “Even though there’s still a demand for free-standing three-bedroom properties as rental stock, there’s a new trend of people looking for security and therefore buying or renting in secure complexes and estates. This type of property is sought after by first-time buyers in the area because it’s often more affordable than freehold.”

rabella Country Estate near Kleinmond has recently been re-certified with their full ISO 14001 compliance certificate. ISO 14001 is an internationally agreed standard that sets out the requirements for an environmental management system. It helps to improve the environmental performance through more efficient use of resources and reduction of waste as well as identify, manage, monitor and control environmental issues in a “holistic” manner.

Like all ISO management system standards, ISO 14001 includes the need for continual improvement of an organisation’s systems and approach to environmental concerns. Aspects of the estate’s management that have been assessed include water supply via boreholes and a water purification plant, wastewater treatment and re-use, conservation of the environment – specifically indigenous vegetation – energy management and minimisation, refuse compaction and recycling, and health and safety.

ccording to Ben Shaw, CEO, HouseME, drivers of property performance are simple: demand and supply. Demand is a factor of population growth, economic activity and business confidence, as well as general levels of disposable income. Supply is tracked by industry bodies and statistics aggregators and is driven by new-build developments, repurposing of built assets, and Airbnb boomerangs. In 2019 the South African residential market can be characterised by declining disposable income and low business confidence on the demand side.

The Momentum/UNISA Consumer Financial Vulnerability Index earlier this year indicated that more than 70% of consumers are not living within

their means, and that almost 50% of all consumers are struggling to adapt to changing financial implications of the economic slowdown. Although a stark reminder of the current reality, this is cyclical. Demand for residential property continues to show volatility on a monthly basis, but is unlikely to pull pricing up in the short term. This can be further seen by real rental price decreases across the country, where Q1 2019’s CPI (a measure of inflation) is reported at 4.5%, but residential rental grew only 3.7% on average. Residential property supply has a bleaker outlook. Holiday letting will absorb some level of supply at the turn of the year, and create an artificial pricing floor before long-term rentals come under pressure again in the

second quarter of next year. South Africa’s vacancy residential rate was reported to be 8.6% in Q1 this year – higher than all quarters of last year. New residential builds are slowly decreasing, with building plans passed in Q1 dropping by 26% compared to 2018. This is a good sign, but will impact the property cycle only in 12 to 18 months’ time. Property developers who had medium-term contracts are only just finishing work commissioned three years ago, and the impact of overstocking the market has taken its toll on investment appetite.

According to Shaw, they anticipate a tough first half of 2020, with pricing recoveries towards the end of October.

t’s an undeniable fact: South Africans are still opting to buy homes in secure estates. Of SA’s nearly 6.7m residential properties, Lightstone Property reports that these estates still hold nearly 20% of market share, with sectional title units just less than 15%.

“Security requirements are still the most important differentiator for estates fetching higher prices than homes in suburban areas because you can live carefree,” says Jessica Hofmeyr, sales, rentals, marketing and operations executive, Century Property Developments in Gauteng.

It’s no wonder then that the number of new residential estates being developed across the country keeps growing by the year.

Executive director of Sitari Country Estate in Somerset West Claudius Combrinck, agrees. “South African estates typically perform better than residential suburbs as they tend to offer higher security and more lifestyle perks for residents’ enjoyment.”

Why? “We believe it’s a combination of factors,” says Multi Spectrum Property spokesperson Werner Scheffer, summing up the appeal of popular BuhRein Estate in Cape Town’s Northern Suburbs. “A big driver is that people would like to stay in a safe environment that gives them great potential on their investment as well as the lifestyle they or their families would like to enjoy.”

It caters to first-time buyers, larger families and retirees. A bit further afield, Mzuri Residential Estate has a semicountry location below the Hottentots Holland Mountains, with sweeping views of False Bay. Spokesman Craig Page-Lee says their research showed five key specs local property investors look for in luxury developments – state-ofthe-art security; location in terms of schools, airports and work; good home design; layout and views; and a mix of residential options from apartments to townhouses, as well as homes with different room specs. They also want lock-up-and-go convenience and built-in maintenance, as well as on-site facilities and activities, and a community aspect.

Community Closer to Joburg, the allure of Steyn City lies not only in its properties but in “the Steyn City lifestyle” thanks to a community rooted in neighbourly values, numerous recreational facilities and access for every property to an 800ha parkland, according to marketing and events group head Tammy Menton. Two iconic brands from Durban... have partnered to release an exquisite range of limited-edition cake bags

T

he collaboration between Château Gâteaux and Lou Harvey began on the back of both brands’ expansion into the Middle East, when Château Gâteaux marketing manager Anna Kelly found herself on the same flight home from Dubai as friend Lou Harvey.

“It was totally coincidental that Anna and I ended up on the same flight,” explains Lou, “but as we got to talking, we began discussing opportunities to work together and do something unique. We had discussed the notion of our two brands working together before, but it really took that flight to push this project into action.”

Over the years, many Château Gâteaux clients have expressed interest in having a cooler bag that would make transporting their cakes from A to B a lot easier. Anna quickly saw the opportunity to develop an innovative solution in collaboration with Lou Harvey’s expertise and creative insight. “Partnering with Lou on this project was a dream,” says Anna. “She has the perfect combination of structural insight and material understanding to design a bag that will maintain the integrity of our cakes. Add to this her incredible flair and design talent, and we knew we had a winning recipe.” A unique finishing touch was included by a third partner, Badges and Silver Art, a Durban-based company that manufactures medals, trophies, cufflinks and lapel pins for events such as the Comrades Marathon, the Seoul Winter Olympics and for Nelson Mandela. The final touch was added by owner Paul Wiggins and came in the form of beautifully crafted Château Gâteaux zippers that replaced the iconic “LH” zips found on most Lou Harvey bags. The bags are uniquely designed to hold two Château Gâteaux 24cm cakes and are insulated like cooler bags to ensure the safety and integrity of the cakes inside. “But I wouldn’t be surprised if people find other uses for the bags too,” chuckles Anna. “They are super stylish, and the unique square shape makes them ideal to pack cooldrinks or snacks for the beach or a trip to the park. So, I expect we’re going to see a lot of excitement around these bags!” The limited-edition bags come in three beautiful designs that are instantly recognisable as Lou Harvey creations. Only 100 of each design will be released, and the bags will be available at any of the 15 Château Gâteaux Pâtisseries nationwide, from end July to coincide with their 22nd birthday. The bags will retail at R399 each.
