ear readers, happy New Year! I hope everyone had a good, restful break with their loved ones. Here’s wishing that 2019 is a prosperous one for all of us. Like I do every year, I’ve made a few resolutions. And like every year, I hope they’ll stick till at least the end of Jan. (I’m sure most of you know what I’m talking about...) My biggest resolution is for me and my family to become healthier. To that end, I’ve decided to have a dry January. Lucky for me – and everyone else who has also undertaken the challenge – this week’s Glass piece features a few delicious low-alcohol choices for us to sip on. I also received a few recipes for delicious mocktails. Here are two of my favourites. Enjoy!

t’s 2019, and after a very festive festive season your liver’s begging for mercy. But there’s no need to stick to kale juice and water – these no- and low-alcohol options will add a little pizzazz to your sober sundowners.
Devil’s Peak Hero to Zero
Despite worldwide demand growing sharply over the past few years, alcohol-free beers aren’t much to get excited about: insipid, bland and often downright undrinkable. But not when they’re made by JC Steyn, the talented head brewer at the Devil’s Peak Brewing Company.
Cranberry cheer Serves 5
Although light in body, this 0% alcohol pale ale packs in plenty of flavour thanks to the Citra, Cascade, Columbus and Amarillo hops used in the brew. The result? A crisp and refreshing beer that’s alcohol-free and perfect to see you through the thirsty days of January.
Ingredients • 1 cup (250ml) cranberry juice • 1 whole cinnamon stick • ½ lime, sliced • 1 cup soda water • 2 cups Zari Bubbly Red • ¼ cup fresh lime juice • rosemary sprigs, to serve • star anise, to serve
The Duchess
Billed as the world’s first alcohol-free “gin” and tonic, The Duchess arrived hot on the heels of the craft gin revolution in 2016. Made using re-distilled juniper berries and layers of local botanicals, these mixers offer the pleasing bitterness and aromatics of a traditional G&T, without the mother’s ruin.
Here’s how 1. Place the cranberry juice and whole cinnamon in a small saucepan. Bring the juice to boiling point, then remove from the heat. Set aside to cool and infuse. 2. Remove the cinnamon stick from the cooled cranberry juice and pour the juice into a large jug. Add the lime slices. Top up with soda water, Zari Bubbly Red and lime juice. Stir gently. 3. Pour the mocktail into glasses. Add a sprig of rosemary and some star anise to each glass before serving.
The Duchess is currently offered in three flavours. The Duchess Botanical is closest to a traditional G&T, with classic juniper and botanical notes, while The Duchess Floral uses extracts of citrus blossoms and indigenous honeybush to create a sweeter, more fragrant G&T. The latest addition is The Duchess Greenery, which uses garden extracts of rosemary, cucumber and lime leaves.

Ingredients • 300g frozen mixed berries • ¼ cup fresh lemon juice • 3 cups Zari Bubbly White • fresh raspberries, to serve • pomegranate rubies, to serve
Van Loveren Almost Zero Wonderful White
Robertson winery Van Loveren has long been famous for their pocketfriendly quaffers and the new “Almost Zero” – 0,33% alcohol – ticks the same boxes, just without the booze. Made from 100% sauvignon blanc, the wine is fermented and vinified as normal, before the wine is “de-alcoholised” and bottled. That process does strip away some of the primary fruit flavours, but you’ll still pick up apple, litchi and citrus on the nose and palate. It’s best served chilled, and does well over ice. It also boasts 75% fewer kilojoules than a normal glass of wine.
Here’s how 1. Place the frozen berries and lemon juice in a small saucepan. Stir over low heat, gently mashing the berries as you stir to form a sauce. Allow the sauce to simmer for 7–8 minutes, stirring regularly or until thickened. 2. Strain the berry sauce through a sieve. Discard the pulp and set the sauce aside to cool. 3. Place 3t of berry sauce in each champagne flute and top up with Zari Bubbly White. Stir very gently. Pop a few raspberries and pomegranate rubies in each glass before serving.

f you have a slight quizzical look on your face, you’re not alone. So, we asked the owner of Cape Town’s Africa Ozone, Carmen Heunis, to explain how she got into this notvery-well-known form of therapy, “I’d just returned from a month-long trip to the USA and was suffering from terrible jetlag. I stumbled upon these steam sauna ozone treatments, got into the ‘pod’ feeling like death and got out feeling euphoric!”

hese days, La Boqueria is as well known for its tapas as it is for its unusual wine selection. Featuring around 90 bottles, its wine list changes around three to four times a year, with wines by the glass changing almost every week. They emphasise producers who focus on organic and biodiverse farming, as well as natural wines. This means that their selection is so niche you’d struggle to find a lot of them in normal bottle stores. To solve this, you’ll soon be able to buy the wines directly from them online. La Boqueria’s sommelier Jaco Smit tells us more. Q: Tell us about the unusual arrangement of your wine list? A: Most restaurants in South Africa group their wine by variety. But a single wine variety can have many different styles – so you can have a chardonnay from a cool climate that’s very refreshing and clean, or one that’s from a warmer climate that’s very dense and full bodied.
So, we rather structure our wine list by style and flavour, for example, our “Quench” wines are very South African – summery, fruit-forward wines – while our “Nourish” wines are more generous, full-bodied white wines with lots of flavour. Q: Why do you change your wine list so often? A: Organic and biodynamic wine farming means that the yields are much lower. With fewer bottles being produced, we need to replace them regularly. We like to keep unusual varieties that don’t completely freak out our customers, but that encourage them to try something new. Q: How big is organic wine farming in South Africa? A: Just like the sustainable movement with food, wine is following the same trend, and smaller wine producing regions like the Swartland are
drawing international attention for the way they’re farming. In fact, most of these winemakers actually end up exporting most of their wines, as the organic market abroad is way bigger. The quality of the wine is great and it’s also less affected – we say they’re wines that “don’t have any makeup on them”. Q: What about natural wines? A: With natural wines, nothing is added to the grapes. They’re pressed and bottled without being filtered or having anything added. The net result is a really interesting wine that can differ quite a lot from one year to the next. Consumers become so used to brands and commercial estates producing wines that taste identical year after year after year. Q: Who are some notable producers that you feature? A: We’re big fans of Stompi – aka Johan Meyer – who makes many different wines for Mother Rock, Force Majeure and then a pinot noir and chardonnay under his JH Meyer Signature Wines label. Then there’s Adi Badenhorst who has been in the Swartland for a long time, and who we’ve featured from day one. We also feature Bernhard Bredell’s Scions of Sinai label. It’s only his second vintage, but winemaking runs in the family – his dad, Anton Bredell, was a well-known Stellenbosch winemaker in the 80s and 90s). Q: Most unusual kind of wine you feature? A: Probably our skin-contact white wines – known as our “orange” wines. They’re wines made from white grape varieties where the skin is macerated in the juice for longer periods of time, so they become orange in colour. They usually taste like white wines but feel like red wines, as they have tannins and texture.
Intrigued? I was, so I headed off to experience ozone therapy for myself. On arrival I completed a short health questionnaire and then hopped onto a scale that uses electrical analysis. Besides measuring your weight, it also measures your body fat percentage, and a whole host of other things like your metabolic age and muscle mass. I then derobed and stepped into the sauna “cabinet”, sitting on a comfy seat, while my head stuck out. The treatment began and the temperature of the steam was adjusted to my preferences. I didn’t get nearly as hot as I do in a regular sauna, plus Carmen also mops your brow and gives you iced water to drink, making for a very relaxing experience. After 20 minutes or so, I hopped out and got on the scale again. My body fat
percentage had reduced by over 1% and my metabolic age by two years. The idea is to do a series of these saunas to get the full effect, as ozone therapy is said to improve metabolism, promote healing, boost your immune system, reduce inflammation and improve your sleep, among many other benefits. Besides all these wonderful benefits, it’s also popularly used to treat hangovers. Says one of Carmen’s clients, “I notoriously suffer from terrible hangovers… and generally take two days to feel human again. I popped into Africa Ozone and sweated out the bad, absorbed the good, and literally felt like a different person afterwards.” But how does it all work? The steam and heat circulating inside the pod trigger the opening of your pores. Ozone then enters your body through your skin into your lymphatic fluid, blood and fat cells. Toxins in your lymph, fat and blood are then oxidized and these toxins are expelled through your skin. Your body therefore cleanses viruses, bacteria, yeasts, fungi and parasites out of the body, leaving it squeaky clean. Africa Ozone recently moved their Joburg branch, but those keen to try it can head to a Health Renewal clinic or one of the Ozone Studios.

Eviction and the law When the economy is tight, it can affect landlords and tenants alike. How do you evict an errant tenant? WORDS: ANNE SCHAUFFER

n a perfect world, landlords and tenants should have a mutually beneficial relationship. Each has a clear responsibility towards the other, and when that balance is maintained, everything usually runs smoothly. But what if the balance tips?
What is an unlawful occupier?
Stavros Anthias of Smith, Tabata, Buchanan, Boyes (STBB) Attorneys, explains, “An unlawful occupier is a tenant who has breached a lease agreement. Tenants can do this in a number of ways, e.g. by failing to pay the rental on the due date, failing to vacate the premises after the lease agreement has expired, by causing damage to the property (whether intentionally, or not), or if they’re a nuisance to the neighbours.”
Prevention of Illegal Eviction Act
Historically, poor tenants had little power against landlords, so the Prevention of Illegal Eviction from and Unlawful Occupation of Land Act 19 of 1998 (PIE) was enacted to provide tenants with some form of security and protection against unprincipled property owners. Anthias says, “The act ensures that ‘no one may be deprived of property except in terms of the law of general application, and no law may permit arbitrary deprivation of property except in terms of the law of general application, and no law may permit arbitrary deprivation of property; and no one may be evicted from their home, or have their home demolished without an order of court made after considering all the relevant circumstances’.” He adds, “Special mention is made of the rights of the elderly, children,
disabled persons and households headed by women, so that these vulnerable groups are not further disadvantaged by undue threats to their security of occupation. “Informed consent is a guiding principle of the Constitution. Another important element of the PIE enquiry made by our courts, is whether or not the eviction would be just and equitable in the circumstances of each case.” Furthermore, he says, “In terms of the PIE, where the premises have been occupied by tenants for more than six months, the court is further obliged to consider the aspect of alternative accommodation and its availability. Where an eviction order will leave the occupants homeless, municipalities are to be joined in the proceedings and are obliged to provide a report dealing with the steps taken to secure alternative, emergency accommodation, and the impact a potential eviction will have on the occupants.”
The eviction process
Anthias continues, “Before undertaking a formal eviction process, one needs to place the tenant in breach by delivering (by hand, post or, if a modern lease, by email) a formal letter, demanding rectification of the breach within a specified number of days. This will be in terms of the lease agreement. Failure to rectify the breach would then allow the landlord to cancel the lease agreement. Many tenants take a ‘lawyer’s letter’ more seriously than one from the landlord alone. “If the lease agreement is for a fixed-term not exceeding 24 months, a cancellation would be governed by the Consumer Protection Act (CPA). It will then be mandatory to give the tenant at least 20 business days’ notice to rectify
the breach, before the agreement can be cancelled. If the lease agreement has run its course, and the tenant remains in occupation with the express or tacit consent of the landlord, and continues to pay rent, the parties are deemed to have entered into a periodic lease agreement on the same terms and conditions as the original lease agreement entered into. This is in accordance with the Rental Housing Act. In such a case, the landlord would need to give the tenant one calendar month’s written notice of termination of this periodic lease,” he says. “If the unlawful occupier fails to vacate the leased premises despite demand, the landlord will then need to launch eviction proceedings. An attorney will need to be consulted to draft the necessary eviction papers. One may then proceed to issue a summons against the tenant, which would include an automatic rent interdict.
Two stages to the PIE application
First, the application needs to be issued at court, and a date set down for the hearing. Second, fourteen days before the hearing of the proceedings, the court must serve written and effective notice of the proceedings on the unlawful occupier and the municipality having jurisdiction in respect of the matter.
Speed of success?
The success of an eviction application depends on compliance with the necessary procedure. If the process is followed correctly, possession of the leased premises will be restored within a few months. If the eviction is opposed, it may take a little longer, but the order should be granted in favour of the landlord if the PIE has been complied with.

B
roadacres is an expansive suburb to the north of Joburg, with loads of new developments among open tracts of land. People who live here appreciate the feeling of being in the countryside, while still having access to Fourways and Bryanston nearby.
Property Johan Opperman is a brand consultant who lives in Broadacres with his fabric agent wife and nine-year-old daughter. As he and his wife both work for themselves, it’s important to them that their home is a haven. They moved to the area from Craigavon down the road six years ago, because their old home had become too cramped for their little family. Johan is originally from the Free State, and he loves open spaces. For this reason, he finds that many parts of Joburg are too built up for his taste, and for him Broadacres is like a breath of fresh air. “We like this side because I like to have a bit of space around me,” he says. “It’s quiet here. We are separate from the bustle of Fourways, which suits me.” They live in a free-standing house in a complex. It has three bedrooms and a third-storey loft that has become Johan’s office. It also has a wraparound patio, which Johan says is great for entertaining “until after 10pm when the neighbours complain”. He adds that there are many families with young children in the complex, and children ride their bikes and play together in the common spaces. While traffic to and from the area is known to be heavy during rush hour, Johan says that because he and his wife have flexible schedules, they can always avoid the congestion by timing their meetings right. “We tend to plan around the traffic,” he says.
Schools
With the recent growth of these suburbs north of the highway, there are few government schools nearby
to cater to families who live there. A number of private schools have been established to fill the education gap, including Curro Academy Riverside, Broadacres Academy, HeronBridge and Dainfern College. Johan says he and his wife have opted to educate their daughter in a private school rather than seek out a government option further away. “If we wanted to go to a government school, we’d have to either cross the highway at rush hour, or move south from here. So we chose to keep her close by so it takes five to 10 minutes to drop her off every morning,” he says. Also on their side of the highway are Cedar Road School, Steyn City and the Steyn City School. For those willing to brave the traffic, there are excellent schools not too far away, including private schools St Peter’s College, St Stithians College and Michael Mount Waldorf School, and government schools, including Bryandale Primary, Bryanston Primary, Bryanston High and Fourways High.
Explore Johan and his wife use their open surroundings to run two or three times a week. “The area is quiet, so we don’t have huge volumes of traffic. It’s easy to get out and go for a jog or walk the dog. There’s quite a lot of undeveloped space with parks and veld around us.” Some weekends, Johan and his family will head out to Harties or Pretoria to visit family – which he says is easy as Broadacres is central to these destinations. The couple can enjoy a pleasant evening out without travelling too far from where they live. For a date night they might head out to Tiger’s Milk, or one of the options at Cedar Square or Montecasino. When they have their daughter with them, they go to the Spur at Broadacres, or Papachinos. Johan’s family takes advantage of every lifestyle aspect that Broadacres has to offer – from the expansive open spaces, to the nearby restaurants. It certainly is a haven to the three of them.
