H
out Huisie’s picture‑postcard position is the stuff of dreams. Near the hamlet of Churchhaven in the West Coast National Park, the wooden house is perched right on the edge of the azure Langebaan lagoon. Surrounded by indigenous fynbos with the sandy white beach right on its doorstep, you couldn’t ask for a holiday home that’s more connected to the elements. Hout Huisie was built in the 1960s by the current owner’s grandfather, who purchased the Schrywershoek farm before the surrounding area was declared a national park. They spent many wonderful holidays at this
“pocket of paradise” and little has changed on the farm itself. Back then, they didn’t fully comprehend how sought after the location would become, and today the area is renowned for its space and solitude. The off-the-grid house then was a simple beach cabin, and very limited – they had to light a donkey to heat water for the bath, and the house would be enveloped with smoke if the wind blew in a certain direction!
Bright revamp
After a renovation late last year, however, the house today is much more comfortable. The ceiling was extended upwards by lifting the trusses, and the kitchen was opened up to the lounge area.
Glass doors now lead onto the deck and the smoky donkey was replaced with a gas geyser for hot water. A wood-burning stove for chilly winter nights completes the transformation. As Hout Huisie is rented out as a holiday home, the refurb needed to appeal to a broad spectrum of guests, something that the renovation team kept in mind throughout the planning process. Helen and David Untiedt from Perfect Hideaways, a boutique holiday rental company that manages Hout Huisie’s bookings, provided the overall vision, while contractor David Westbrook was responsible for Hout Huisie’s construction.
Interior designer Salome Gunther completely transformed and uplifted the property. “We painted the home white to provide a blank canvas and to lighten the space,” says Gunther. “Then, inspired by the lagoon's colours, we added turquoise and blue into the decor.” Further inspiration comes from the local fauna, with photos of birds from the area featured in circular “portholes” to create a “boaty” feel.
Location, location, location
The property truly makes the most of its location. The beach boma is right at the edge of the lagoon and the stoep is protected against the
weather. From here, one can watch the sunset across the entire lagoon, and then later count the stars in the expansive night sky. The beach boma is also a perfect spot from where one can appreciate the magnificent birdlife of the area. Spring is an extra special time in the national park - it’s when the renowned wild flowers of the West Coast pull colourful blankets across the landcape. The weather is also still cool enough to enjoy evenings around the fire in the boma.

The Real Estate 2020 – Building the Future publication notes that high energy prices, climate change and government regulations are already pushing sustainability up the real estate agenda. In addition, they expect that alignment of costs between improving buildings’ environmental performance and application of technological innovations such as solar panels, will accelerate the greening of buildings – something future buyers and residents will not only demand but pay a premium for.
Energy efficient
The authors predict that all buildings in advanced economies will need to have sustainability ratings. Green spaces, good air quality, and areas for social gathering will be crucial considerations. “Retrofitting existing buildings to improve their performance is expensive, but what will happen to their value if this is not done? And will the premium for sustainable buildings continue to rise, or is there a danger of a green bubble? There’s likely to be far more emphasis on the whole
Builders today should focus primarily on adopting efficient principles to reduce the energy required to heat or cool a building, says Walter Panto, sales executive, Zotos Construction. This will lessen the need to utilise existing resources that burn fossil fuels and thus reduce the carbon footprint these fuels release. “Using alternative energy sources like the sun or the wind is the smarter way to build. Saving our natural resources will ensure a sustainable future for generations to come,” says Panto. Insulation, orientation and massing also play a vital role in helping to reduce heat loss or gain. “Proper insulation of the floor slabs and the roof, as well as the use of high-performance glazing, greatly assist in trapping the heat in winter and expelling heat in summer. Also, ensuring the house has a northerly orientation and using its mass or shape to provide shading, is a simple, cost-effective way to achieve an energy-efficient green home,” says Panto.

Sustainability awards
Several South African developments with sustainability in common won recognition at the 2020/2021 Arabia and Africa Property Awards, which form part of the annual International Property Awards. For 25 years, these have rewarded the efforts of property developers who have impacted the lives of millions of people and are testament to their hard work and dedication. Legaro Property Development won Best Residential Development awards for 38 Morsim as well as The Emerald Hyde Park in Johannesburg. Completed in collaboration with Daffonchio & Associates Architects, these are EDGE-rated (Excellence in Design for Greater Efficiencies) and feature solar power generation, among other sustainable design components.

At the heart of each of the four homes is a water-wise garden or courtyard. The Azure also has an independent borehole water supply, water purification plant, HydraTherm integrated heat pump for hot water supply, solar-heated swimming pools with automated pool covers, water‑efficient sanitary fittings, low‑voltage LED lighting, subsurface drip irrigation to all manicured gardens, and a pool backwash tank to recycle pool water.

Eco home loans
Meanwhile, Balwin CEO Steve Brookes has partnered with Absa to co-create a green mortgage product. Qualifying homebuyers can now get a reduced interest rate on their mortgages at Polofields in Waterfall, The Reid, Johannesburg, and The Blyde in Pretoria. “We knew that a green mortgage would benefit our joint customers,” says Brookes. “When we realised that certification was the key to making it work, it blew us off our chairs.” Nonetheless, Brookes went all out to have his homes certified with EDGE by the Green Building Council of South Africa (GBCSA). The homes are clustered around lifestyle centres, which have received the council’s highest 6-star rating from its own certification system. Absa’s favourable rate has no direct financial gain for Balwin. Brookes views the eco home loan purely as a mechanism to achieve an improved living standard for his customers. What’s more, his green homes didn’t cost more to build. “Extra costs are minute if you’re an astute developer,” says Brookes. “We’re also keeping the architects on their toes. They need to put their energy into creating a better living environment.”

Mother City development offers tax break Cape Town’s new apartment and mixed-use property development The Harri is selling the last of its 48 studios and lofts to South Africans keen to get a massive tax deduction by investing in a Section 12J tax investment scheme. Partnered with Anuva Investments Limited, a registered venturecapital company and financial services provider, The Harri’s Section 12J Flyt Select Fund allows local buyers at the
highest marginal tax rate of 45% to deduct from their tax liability the full amount of a new unit in the Harrington Street development in Cape Town’s East City Precinct. Only 12 of the 48 units remain unsold, priced between R1,399,995 for a studio and R2,699,995 for a loft. “Government’s intention of stimulating economic activity and creating jobs by designing the Section 12J mechanism has been a win-win not only for
local buyers, but also for us as developers,” says Jeffrey Kleu of property‑development company Sepia and Silk. “We’ve been able to keep a workforce of 250 people and 10 local businesses employed and contracted, while still offering a prime opportunity for buyers in an expensive area,” he says. The development offers a blend of apartment living with open‑plan, tastefully furnished co-living and co-working spaces, and includes fireplace lounges, a TV room with a large smart TV and access to Netflix, three dedicated Zoom video-chat rooms, a rooftop terrace with a gas braai and mini-bar area, and hotel-grade amenities like Wi-Fi, a concierge, a housekeeping service, and 24‑hour security. SARS’s Section 12J tax break allows property buyers to write off their investment amount against their tax liabilities in the year in which they buy, provided that the investment is with a qualifying small to medium-sized enterprise (SMME). SMMEs are considered crucial for economic growth and job creation. Qualifying SMME sectors include hospitality, renewable energy and manufacturing. “We’ve set aside a pool of units at The Harri to form part of our new aparthotel offering which will start operating from the moment we launch in May this year,” says Kleu.
Hyde Park Corner rolls out solar panel project The carbon footprint of Hyde Park Corner has decreased with the installation of a 384kWp solar PV system on the two office block roofs and carports on the North Eastern parking deck. The system, rolled out by Solareff, consists of 900,430W half-cut Mono Percium panels currently viewed as the most commercially efficient panels available. The panels will generate approximately 674,400kW/h energy per annum, translating into a saving of approximately 701.4 tons in carbon emissions every year. This equates to 5.38 % of the total annual energy requirements at Hyde Park being produced from renewable resources. The mall’s holding company is conscious of the business’s
environmental impact. Hyprop CEO Morné Wilken says, “As part of Hyprop’s drive to continually minimise the impact on the environment, one of our key focus areas is to reduce the consumption of natural resources where possible. The installation of solar – a renewable energy source – is only part of our drive towards positive change in creating safe environments and spaces where people can connect and be part of a community. At completion, six of our nine malls will use solar power.” Hyde Park Corner’s general manager Jacqui McGeehan says, “This roll-out of solar panels will also mitigate the risk of continuous, rising electricity costs for the company. The electrical power generated by the solar system is fed back into the centre grid and consumed in total.”

The wealthy’s top hobbies revealed The most popular hobbies of wealthy South Africans were recently reviewed in a collaborative study by wealth intelligence firm New World Wealth and luxury lifestyle development Steyn City. Golf is currently the most popular pastime of local high-net‑worth individual (HNWIs) with collecting art and cycling also high on the list. Golf is particularly popular among retired HNWIs who enjoy access to some of world’s best golf courses, including Steyn City, Fancourt Links, Highland Gate, and the Gary Player golf course in Sun City. The coronavirus pandemic is seen to have revitalised golf as it allows for easy social distancing and many HNWIs and executives are now working from home with more golf
played during weekdays. Cycling and watch collecting have become more popular among local HNWIs over the past decade (2010 to 2020). Foreign property buyers eye SA Sales to foreign buyers across Cape Town’s Atlantic Seaboard and the City Bowl has seen Seeff signing deals worth R178m over the last four months. This includes a luxury villa in Fresnaye which sold for R36m in December last year to a buyer from Dubai as holiday home. Other high-value transactions include three in Camps Bay, being R17,7m and R21,5m to Americans, and R19,5m to a Malaysian. Ross Levin, managing director, Seeff Atlantic Seaboard and City Bowl, says there has been a notable uptick in the market including demand from foreign buyers, especially from the European countries which have experienced hard lockdowns and are in their winter months.
However, there has also been a massive influx of clientele from the African continent, high net‑worth Nigerians in particular, which has mainly impacted the short-term rental market of luxury properties. Sales to foreign buyers included the UK, Switzerland, China, Malaysia, Italy, the USA, the UAE, Nigeria and Greece but enquiries are coming from across the board including Northern European countries such as Germany, the Netherlands and others. The latest sales statistics for the Atlantic Seaboard and City Bowl confirm more sales to foreign buyers in December representing about 20% of all transactions compared to just 7% for the previous two months.
