uyers who are serious about acquiring their dream home during this time, might prefer to purchase without ever setting foot into a home – and who can blame them? On the one hand, safety is a real concern, but on the other, all major agencies are geared to make choosing a home these days as easy as click, check, pick.

“Virtual viewings” or enabling home seekers to view a property in detail on the internet, have recently come to represent one of the most important tools in the estate agent’s arsenal of marketing offerings, says Basil Moraitis, Pam Golding Properties area manager, Atlantic Seaboard.

But it’s not perfect. “Some of the newer virtual tours done on mobile phones etc, may not show every aspect of the home and all these things are also very dependent on an operator. The problem of agents not being able to match the quality of a professional photographer is also an issue with virtual tours. If the operator skips areas or doesn’t get the correct flow, the virtual tour will not give the viewer all the correct information,” Cilliers says.

Shortlisting choices

“What the virtual world offers is the opportunity for the buyer to fine tune and hone the search for the ideal property without having to physically view a literal laundry list of available properties. This protects the seller from being exposed to numerous unqualified buyers and also allows the buyer an opportunity to remotely view several properties from the leisure of their own home,” he says. This way the buyer can create a shortlist of top contender properties for final inspection, thereby minimising the risk of exposure for the buyer, too. According to Chris Cilliers, CEO and co-principal, Lew Geffen Sotheby’s International Realty in the Winelands, a professional virtual tour such as Matterport conducted by a skilled operator is really like the all-seeing eye. “It enables the viewer to see every nook and cranny of the home, turn it upside down, take measurements, see the dollhouse view and really gives a great idea of the look and feel of the property.” She thinks a Google Earth view of the home is also vital to see exactly where the home is in relation to other homes, and whether there

Not so picture perfect

Virtual viewings also don’t replace the legal requirement for the buyer to physically view the property. “There are indeed several legal consequences to buying a property without viewing it. Much of the law of the sale of immoveable property has evolved out of the concept of taking delivery or transfer of the property in the same condition in which you physically viewed it. So physically viewing and inspecting the property is integral to the way in which properties are bought and sold in South Africa,” Moraitis says. And another thing, “FICA regulations also specify that a person who purchases a property which they haven’t viewed must be flagged as suspicious. It’s an interesting discussion to see whether virtual viewing would be deemed acceptable in terms of these regulations,” Cilliers says.

Tread carefully Though technology makes it possible, Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa, also cautions buyers who purchase a property without coming to view

it in person and recommends that they be very thorough before signing the legally binding offer to purchase. Goslett cites a few potential pitfalls buyers should pay attention to when purchasing a property at this time: Add a Covid-19 clause: Special addendums addressing coronavirus are being added to real estate contracts to protect buyers and sellers from the various unknown factors of purchasing property under these circumstances. “These may cover events such as delays in home inspections because inspectors aren’t able to enter the property, or slower repairs because only one contractor is allowed in a building at a time. Clauses also may address what happens if one of the parties has to go into quarantine or allow buyers to exit the contract if they lose their job prior to closing. Speak to your real estate professional and make sure you’re covered,” Goslett says. Ask the seller about the condition of the home: “Under the voetstoots clause, sellers must repair or disclose all defects to buyers if they are aware of them. But, buyers are only protected if they can prove that the defects were deliberately concealed from them by the sellers. This is why it’s imperative to ask the seller as many questions as possible about the condition of the home. These include things as small as broken door hinges and sticky window frames, to larger concerns such as leaking pipes, faulty electrical outlets, and the condition of the roof,” Goslett advises. Request room dimensions: A photograph or video can sometimes make a space appear smaller or larger than it actually is. Before you buy, ask for the dimensions of each room. To get an idea of how large these spaces are, measure your current rooms and compare them to the dimensions of the new home.

Much can be finalised beforehand

If you want to limit the time spent during a physical home viewing with an agent for health and safety reasons, a wealth of information can be requested

from an agent before a site visit – such as room dimensions – or ascertained online. According to Cilliers, an agent should be able to supply you with, among other things: • Home plans • A copy of the title deed • Detailed property description with sizes, rates, levies etc • Estate rules for homes in developments • Google Earth link to the property • Links to video, virtual tour, web listing and photographs of the property • Area information, average selling prices, most recent sales, schools, access to major routes

Before entering Moraitis understands buyers’ health and safety concerns about visiting someone else’s house with people they’ve never met before, and explains that the industry’s got you covered. “The real estate industry has implemented a very strict set of protocols which govern the interaction between clients, both sellers and buyers, vis-à-vis the estate agent and between the clients themselves. Every single viewing needs to be preceded by a comprehensive questionnaire and evaluation of the health of the agent and the client. The signed acknowledgement forms and questionnaires are then approved by the agency’s Covid compliance officer before the viewing or meeting may take place,” he says. Agents are also required to follow strict guidelines as to social distancing and limits on viewer numbers at any one time. They are aware of the need to avoid unnecessary handling of the property and fixtures or fittings, while always attending to sanitisation of surfaces which may have been physically handled in the inspection process. “Any agent who fails to adhere to these protocols and safety guidelines is flouting regulations and exposing their clients to unnecessary risk and exposure.”

Stick to the professionals And for safety reasons, it’s probably not a good idea to visit homes of

private sellers just yet. Although many private sellers may adhere to similar safety precautions as agents, there may be more chance that the buyer could be exposed. “Most private sellers will not have access to virtual tours, professional photos etc so the buyer may have to spend more time in the property and have more interaction with a person whose health status is not known. Similarly, for the seller, they’re allowing a person into the safety of their home who is un-monitored and could potentially infect them and their family,” says Cilliers. A client viewing with an agent would be traceable thanks to the information which the agency insists on before taking the client to the house. “This makes tracing much easier should it be necessary. With a private viewing it may be difficult to trace people if someone in the household should get sick and they need to be notified. Over and above the Covid aspect, private viewings also have a risk of physical security when you allow someone into your home without really knowing who they are. Covid just adds another level of risk,” she says.

Debt clever To most of us, debt is just debt, but some debts – like store cards, credit cards and personal loans – are more expensive than, say, a home loan. So to use your bond to consolidate all your debt and ease up some cash makes perfect sense, doesn’t it? WORDS: MARANA BRAND

W

hen home loan interest rates fall as much as they have this year, homeowners often think about using their home loans to consolidate debt and enjoy the convenience of making only one repayment a month, while freeing up cash to help them through the tough times. A reason to consolidate smaller loans – like credit card debt, store cards, and car finance – into one larger loan, like your home loan, is usually to reduce your monthly debt repayment thanks to a lower average interest rate, and hence improve your cash flow. So if you’re battling to afford the monthly repayments on your debt, this can be a practical solution to avoid repossession or an adverse credit rating. Your credit card debt, for example, could have an interest rate of more than 18% compared with 7.25% on your home loan. If you consolidate all your debts under your home loan, instead of paying off

your credit card at a rate of 18% or more, you’ll be paying it off at 7.25%, saving you money. Makes sense, doesn’t it?

So, why not?

However, benefitting from debt consolidation requires financial discipline, without which it can actually make your financial situation worse. “Anyone planning this sort of consolidation needs to make sure that they first have a solid repayment plan in place,” says Gerhard Kotzé, MD, RealNet estate agency group. The catch is that home loans are calculated over a much longer period than short-term loans such as credit and store cards, so it’s imperative that you try to maintain the instalment you were making prior to moving the debt to your home loan to pay it off over the same time period. If you pay the short-term loan balance off over the full life of the home loan – often 20 years or more – it’ll end up costing you a lot more in interest.

The stats

The latest statistics available from the National Credit Regulator (NCR) show that there were 25,2 million credit active consumers in SA at the start of this year, 10,7 million (42,4%) of whom had “impaired” credit records due to accounts being more than three months in arrears, adverse listings or debt judgments against them. Suffice it to say, things are much worse a few months down the Covid-19 line… The NCR figures indicate the types of accounts credit active consumers had at the start of the year and the average owed. For car finance it was R285,000; R12,000 for furniture; for overdrafts the amount was R32,000; for credit cards R22,000; R3,000 for store cards; and the average personal loan amount owed was R42,000. Most of the consumers had at least two of the above categories of debt. “At the current home loan base rate homeowners who have enough equity built up in their property to immediately settle a R42,000 personal loan, a R22,000 credit card balance and a R3,000 store card balance, for example, are currently looking at adding only about R530 to their monthly bond repayment, compared to paying about R1,800 a month for the usual instalments on those debts,” Kotzé says.

Proceed with caution

He cautions, however, that homeowners who do this will only gain a real advantage if they keep their remaining home-loan term the same as before, and if they use some of the money they save on the other instalments to pay off an additional amount on their bond every month. If they can divert at least half of what they’re saving on other instalments to increase their home loan repayments every month, they could end up paying that loan off much sooner than expected – and saving many thousands of rands in interest. “In short, there can be significant benefits for homeowners to consolidate debt, but there are also serious potential pitfalls, and our advice is always to first seek proper advice from bankers or a reputable mortgage originator. “In tough economic times, it’s especially important not to put your home at risk by increasing your repayments to unaffordable levels,” says Kotzé.

Seriously, safety first Health is a major concern for all property buyers and sellers, but sometimes social distancing, face masks and constant sanitising aren’t enough. How safe is dealing with an estate agent these days? WORDS: HELÉNE MEISSENHEIMER

A

s with many other businesses, the real estate sector opened its doors and has been fully operational since 1 June. And, like all other industries, property professionals had to adopt protocols to ensure their own safety and that of their clients. The Rawson Property Group’s social distancing and stringent hygiene protocol during all real estate activities and transactions has now been adopted by Rebosa (Real Estate Business Owners of South Africa) as the industry standard, “and we urge all our fellow real estate professionals to implement it in their own businesses”, says Rawson CEO Tony Clarke. The safety measures are put in place to protect everyone involved in the transaction, says Adrian Goslett, regional director and CEO, RE/MAX Southern Africa. “Provided these measures are followed, the process of buying and selling homes presents a low risk to buyers, sellers and agents.”

Safety measures should include the following: Online marketing: Virtual tours through video or photo galleries give buyers a good initial impression of a home. No show houses are permitted. Meeting the buyer: Initial meetings are done as far as possible via phone, video call or email. If a person shows real interest in a property, a more rigorous prescreening process is implemented to determine whether they can afford the property. Risk of exposure to the virus is further limited by using a risk assessment process such as a set of questions on the buyer’s recent whereabouts and people they have been exposed to. Physical viewings: Physical viewings are only done by appointment and with the consent of the seller or landlord. The agent will inform the seller or landlord about the safety protocols and get their written consent for the physical viewing. Only one buyer or tenant, a person accompanying them, and the agent are allowed during a viewing. The agent will inform the buyer or tenant prior to a viewing that strict adherence to safety protocols such as face masks, no touching of surfaces, hand sanitiser etc are required, or entrance to the property may be refused. Allowing third parties access to a property: Agents arrange access strictly by appointment and with consent of the seller for third parties such as the valuer, building inspector, or engineer. Again, all parties must follow health and safety protocols.

Signing of contracts: Digital signing software is available to conclude mandates and lease agreements. However, physical signatures are still required to conclude offers to buy property. Key handovers or inspections: Here agents have to improvise. They can, for instance, arrange that keys be left in a neutral, safe space for collection and that occupants wait outside while a home inspection takes place. Agents will sanitise all surfaces they touch and also the keys, once the inspection is over.

What clients say

The general feedback is that buyers and sellers have been very supportive of the “new way” of buying or selling a home and virtual home tours are proving to be exceedingly popular. “For some clients it was the first time to view a property virtually and their feedback was that they felt one couldn’t get closer to ‘real’ than their virtual experience,” Clarke says. A more challenging aspect is the more rigorous prescreening process, says Paul Stevens, CEO, Just Property. “Implementing this is not always easy as clients may be offended or intimidated by this approach and agents fear losing clients to less discerning agents.” In some cases, the requirement for consent to view a property has caused complications like a tenant refusing access for buyers or new tenants to view. “We’ve worked closely with our external legal advisors to navigate each scenario that we’re presented with to ensure we’re firm but fair,” he says.

No matter where you are, some truths about long- and short-term rentals remain the same, but deciding which one is more profitable is not a simple calculation

t will be a while before Airbnbs and short-term holiday letting will be in full swing again, but property owners – especially in coastal towns – are already asking themselves whether they should holiday let or rather look at long-term letting. Kim Peacock, broker/owner of RE/MAX Dolphin Realtors in Ballito, explains the market conditions for letting homes on Durban’s North Coast. “When it comes to long-term letting, the properties that are trending at the moment are lowerend one- and two-bedroom apartments, freestanding pet-friendly homes in secure estates featuring three or four bedrooms, and freestanding three- and four-bedroom homes outside of estates that offer pet-friendly options.” She says on the North Coast, freestanding properties and two-bedroom apartments that aren’t on the beach, yield the highest returns. “For short-term letting, Airbnb is a well-known platform that’s becoming

more popular here, with more people considering holiday rentals for their investment properties. One-, two-, three- and four-bedroom units closer to the beach are especially popular for this option. The lack of hotels on the North Coast, combined with it being a popular destination for young families and its close proximity to the airport, add to the success of properties listed on Airbnb,” Peacock explains.

If this is the case, our trick is to take everything out of the room, just leaving those key items in the correct position, and then bring it all back into the room one by one. People say it all the time, but swapping out scatter cushions really can make your living room feel like a completely different space. For those low on cash,

even try swapping items like curtains, rugs, and scatter cushions from one room to the other. “For the upcoming winter months consider bringing in cushions in deep, saturated colours, as well as having a mix of fabrics for the finishes. We currently have a deep love of rich earthy colours, such as rust, terracotta and burgundy. A well-placed blanket or throw will tie it all together – and keep you warm!”

ocated in Clifton, Obsidian’s site was specifically selected for its astounding views of both the Atlantic Ocean and the Twelve Apostles, but these are by no means the most remarkable features of this build which is the culmination of a two-year construction process, ending in December 2018. Obsidian was designed by the internationally renowned architectural firm SAOTA. This exceptional home won local and international acclaim for both its architectural and engineering design. Rising more than 28m from the ground to the top floor, the structure is separated from the mountain by a void protecting it from moisture, thereby ensuring longevity.

The six levels of the home deliver a luxurious space of 1590m2 under roof, all serviced by two elevators and a glass and wooden staircase with cleverly positioned lightwells allowing for an abundance of natural light throughout. Nicolas Whitehorn Landscape Design was responsible for the detailed garden spaces on three of the home’s levels and feature terrace gardens with eye-catching seasonal flora. A rare 150-year-old olive tree is a standout feature located on the main entertainment level. Terrace cavities were especially created to accommodate the growth

of forest bush willows below. A sandstone water feature adds to a sense of deep tranquillity. Greenery was deliberately incorporated and contrasts beautifully with the stone and concrete textures on the various levels, replicating the contrasts of its natural habitat the home so artfully mimics. As Whitehorn states, “Strong peripheral planting allowed us to settle this home softly into its environment.” The exterior is a feast for the eyes – the varied hues of the stone gabions are complementary to those of the custom powder-coated vertical aluminium slats, enhancing visual impact while providing adjustable shade, protection from the elements and privacy on the mid-level. The meticulous detail of the finishes elevates the space to a multi-sensory experience. Ceiling heights of up to 6m create expansive volume, while the gloss of labradorite and marble finishes by WOMAG contrasts with the extensive use of off-shutter concrete. This is in turn softened by wood cladding and wire-brushed oak floors, provided by Oggie Hardwood Flooring, in some areas. Carbon-filled tiles feature prominently and cork is another natural element incorporated into the myriad of natural finishes. Even the ceilings garner interest with the application of pressed

concrete creating the impression of a natural wood finish. The extraordinary attention to detail is extended to the lighting ably executed by Professional Illumination Design and includes a copper Leaf Chandelier in the main living area by Lampadari. The interiors thoughtfully achieved resonance with the natural materials used in construction. These were curated by Cecile & Boyd’s who also commissioned a number of bespoke furnishings for the home. The inclusion of magnificent artwork – sculptures by the likes of Dylan Lewis, Angus Taylor and Lionel Smit as well paintings by numerous local artists – provides the finishing touches to this masterpiece. In addition to the five en-suite bedrooms, this home also features a 25m infinity pool installed by Island Pools, full home automation, air-con and underfloor heating throughout, 3-phase power, a full water purification system, a strong borehole and garaging for four cars with additional parking space and off-road parking.
