he FNB HPI annual house price appreciation for February rose to 4.2% year on year, up 0.3% from January. However, according to the latest FNB Property Barometer, price growth continues to slow on a month-on-month basis. This is consistent with estate agents survey data, which indicates strong but slowing buyer demand, mainly in the middlepriced segments of the market. “We continue to see bigger, mainly freestanding, properties gaining in popularity, with buyers responding to the demands of remote working,” says Siphamandla Mkhwanazi, FNB senior economist. In fact, much of the reflation in 2020 was driven by middle segments, buoyed by low interest rates, demand for spaces that facilitate remote working, and tenants becoming homeowners.

Often sought-after as second homes, many also invest in estates for Airbnb purposes or for rental returns. They’re also attractive to foreign investors. Among the popular estates to invest in right now are Lekwena Wildlife Estate in Potchefstroom where prices start at R760,000 for a 2,000m2 plot. House plans range from 150m2 to 1,400m2 but there’s no deadline when construction must begin.

The sectional title sector in Cape Town fared remarkably well last year. “Young buyers have added significant strength to

the residential property market, particularly in the R700,000 to R2m price band, which offers investors considerable options in the sectional title sector,” says Dave Burger, sectional title specialist, Lew Geffen Sotheby’s International Realty in the Southern Suburbs. “In Rondebosch and Mowbray, Lightstone data reveals that sectional title median prices rose from R1,65m and R1,1m in 2019 to R1,7m and R1,19m respectively.” The academic belt continues to attract buyer interest. “Given the relative expense of living in private, dedicated student accommodation, owning an apartment for the duration of a four-year degree and selling it thereafter makes financial sense,” he says.

According to Burger, the most popular units are two-bedroom flats priced below R2m and one‑bedroom apartments priced up to around R1,5m in blocks that offer 24-hour security and undercover or secure parking. The Garden Route is a property investment hot spot. Lightstone data confirms that sectional title median prices in Knysna rose from R835,000 in 2019 to R950,000 in 2020, while in Plettenberg Bay these remained steady at R1,5m. Peter Maré, co-principal in Knysna and Sedgefield for Lew Geffen Sotheby’s International Realty, says that much of the towns' recovery is due to a resilient market underpinned by ongoing semigration. “Despite the subdued economy and the disruption of the pandemic, the property market has remained fairly strong and we’re fielding enquiries from a growing number of families looking to relocate from the bigger cities in search of a different lifestyle that will afford them a better quality of life. Interestingly, we’re also seeing considerable interest from German buyers amid increasing concern in Europe about the viability of the European Union and the financial burden that will be placed on productive countries within the EU.” Tim Kirby, George and Wilderness principal for the group, notes a shift in the buyer demographic in his area. Buyers hail from Gauteng, the Free State and Cape Town, and comprise some retirees but mainly young professional families between 35 and 45 years old. “The pandemic has shown professionals that they’re able to work remotely and can therefore live wherever they choose to. George meets all their needs,” he says. Here, the median apartments price grew from R772,000 to R900,000.

eteran hotelier Paul Kelley had a unique vision for the new Hotel Sky in Sandton – to offer guests an unprecedented hospitality experience using the power of technology, which also supports each of the hotel’s staff members. “Hotel Sky has been a long-term dream and project,” says Kelley, “one that would put South Africa’s hospitality industry on par with global trends and demands.” Apart from a goal to offer corporate travellers comfort,

convenience and affordability, it was also imperative to do so in secure prime locations. “We feel we’ve achieved this in both Johannesburg and Cape Town,” he says. The technology implemented at the hotel is in line with global hospitality trends and best practice, with a focus on utilising technological solutions to streamline operations and deliver a more efficient experience for employees and guests alike.

ROBOTS AT YOUR SERVICE

The hotel’s technology includes app-based check-in and room access, a self-playing grand piano, and wait for it: AI-powered robots to assist with guest relations, room service delivery and luggage. According to Kelley, app-based check-in and room access is particularly important in light of pandemic health protocols as it further protects guests who use their own device for these services. Guests can also order food on the app, make reservations and call other rooms in the hotel or reception. Although the three AI-powered robots are a unique and functional drawcard, they don’t replace humans, they only add to the guests’ experience. Named Micah, Lexi, and Ariel, each robot has its own style. They do room service and answer questions about the hotel itself, nearby attractions as well as share some general knowledge. The technology operating the robots was developed by South African company CTRL Robotics. They created a platform that serves as the robots’ cloud‑based brain, and all requests and information are stored on the cloud planner and relayed to each robot as required. The robots can work independently or

together to assist the hotel with increasing guest engagement and efficiencies. While the robots don’t impact jobs or replace humans, the option of robotic room service delivery is another important factor in minimising human contact in the hotel considering Covid-19 protocols.

HOW IT WORKS

One of the ways guests can use the services of a robot is to order room service via the Hotel Sky mobile app to one of its 453 exclusively designed rooms and suites. Food from any of the outlets within the hotel can be ordered and the hotel staff will see to the order using the services of the robots. During this process, the robot will communicate with the guest via live messaging. It will continue to update them on their order until the robot is standing outside their room door from where it will send an arrival message for the guest to collect their food.

TECH-DRIVEN BUSINESS FACILITIES

Hotel Sky in Sandton also offers world-class business and technological amenities. These include conference and eventing facilities such as the 190-seater Infinity auditorium, which is fitted with top-class audiovisual and presentation technology. “Our vision is to offer a hotel experience like no other,” says Hotel Sky Sandton general manager, Herman Brits. “Therefore, we’ve spared no expense in developing a world-class hotel with business travellers as key focus. Our rooms and spaces are exclusively designed, offer comfort and are affordable and practical.” Hotel Sky opened in Sandton in November last year and will launch at Convention Square near the V&A Waterfront in April this year.

Tile luxury Italtile, a company specialising in premium quality porcelain and ceramic tiles, had their commercial’s JV Partner in Gauteng, Dale Hermanson, collaborate with Richland Properties, Paragon Architects and Archstone Construction to install large-scale, luxurious and contemporary tiles at the Hotel Sky. Hermanson chose Marvel Pro XL Calacatta Lappato porcelain tiles by Italian tile masters Atlas Concorde because they’re an exclusive Italtile commercial import and also for their luxurious visual impact and authentic marbled finish. The giant slabs were fitted on large scale to create a near seamless floor and walls with fewer and thinner grout lines. Marvel Pro XL Calacatta Lappato tiles require adhesives developed specifically for these monumental slabs, as well as specialist installation by trained professional teams.

Century City gets open-air exhibition A new open air exhibition by sculptor Anton Smit, renowned for his monumental heads and African sculptures, was launched at the Century City precinct in Cape Town recently. This was in partnership with the Century City Arts Foundation. According to Smit, the beautifully maintained and expertly designed precinct was an ideal space for his exhibition. “I could immediately picture my sculptures across all the green open spaces, some of them near the canals and others etched against the architecture,” he says. “It interested me that we could exhibit from one end of the precinct to the other, each sculpture set against a unique backdrop.” Century City Art Foundation contacted Smit in 2020 to purchase one of his sculptures, Voëlvry, for its Century City Arts Trail collection. Lockdown resulted in a complete shutdown of the arts and Anton made his work available during this time at discounted prices, with a portion of the proceeds donated to a local community.

“I had a consignment of sculptures returning from an international exhibition and when we heard about Century City’s love of the arts and its goal to increase public awareness, the open-air exhibition idea was born,” says Smit. “When Anton approached us for a possible collaboration, we were very excited,” says John Chapman, chairman, Century City Arts Foundation. “Anton saw the unique potential of Century City as an extensive open‑air exhibition space, and we’re delighted to make his art accessible for free to the public in this manner.” The Century City Arts Trail currently consists of 25 works of art in its permanent collection. In addition, 100 bronze statues make up the Long March to Freedom, found opposite entrance 3 of Canal Walk. A Century City Arts Trail map is available online or printed and a separate map was created for the Anton Smit Open Air Exhibition. Each sculpture has a QR code to scan with your smartphone. Smit’s collection will be exhibited for two years.

Homebuyers head for the North Coast According to the latest Lightstone data, growth in coastal house price inflation has been outperforming non‑coastal since Q2 2014, with most recent data (January to October 2020) showing coastal house price inflation averaged 3.15% compared to 2.59% for non‑coastal. This sees homebuyers – including those from Gauteng – heading further up KwaZulu-Natal’s North Coast, particularly with new schools and commercial developments in the pipeline for these areas. This is according to Farrah Williamson, Pam Golding Properties area principal for the region stretching from Blue Flag Westbrook Beach to Zimbali and Ballito and right through to Zinkwazi. “Accessed via the N2 freeway, the market along this North Coast region remains buoyant and flourishing with a broad variety of appealing residential property opportunities, including numerous burgeoning estate developments,” she says. “As a primary residential destination, coastal hamlets such as Shaka’s Rock, Salt Rock, Sheffield, Tinley Manor, Blythedale, Prince’s Grant and Zinkwazi are no longer perceived as being ‘too far up the coast’, particularly

According to Pam Golding Properties Zimbali area specialists Sascha Bausch and Marcelle Conradie, Zimbali is often the estate of choice for buyers looking to settle on the Dolphin Coast. They say the age profile of new buyers here constantly changes with 2019 seeing a significant trend of 62% of buyers being under the age of 49 years and increasing to 77% in 2020. Zimbali offers world‑class facilities including aquatic, tennis, squash and indoor fitness and sport infrastructure with major refurbishments and extensions already done and on the cards.

Williamson says the types of buyers in estates varies – Zimbali still draws predominantly Johannesburg-based buyers while purchasers in Simbithi and Brettenwood are mainly from KZN and surrounds, or those from within the estate downsizing or previously renting. Buyers in Lazuli, an off-plan development in Port Zimbali which includes retirement homes, are mainly from KZN and surrounds. “Overall, most of our estate sales are for permanent living, with the balance for investment or leisure use – especially those on the beachfront or one road across from the beach,” she says.

Wealthy entrepreneurs set their sights on multiple residences

Ultra-high-net-worth individuals (UNHWI) and their families from some of the world’s most advanced economies are opting for an integrated investment migration portfolio of complementary citizenship and residence options, both to create optimal value and mitigate risk in terms of where they can live, work, and invest. The mounting interest in securing multiple options for residences is a world-wide phenomenon. In the past eight months, Henley & Partners has seen a 32% increase in the daily average number of enquiries compared to the first six months of 2020. There was an astonishing 192% leap in enquiries from American citizens in 2020 compared to the previous year, a 34% increase in enquiries from Canadians, a 30% rise in

enquiries from Australians, and 29% and 26% more enquiries from UK and French nationals, respectively. According to Juerg Steffen, CEO, Henley & Partners, a single alternative residence or citizenship will always be an asset, however, investing in a suite of different homes worldwide will hedge against manifold levels of volatility, creating an enhanced combination of value and yield.

“It’s a case of not putting all your eggs in one basket. The majority of options include the whole family, and many extend to parents and others, even to grandparents. The more jurisdictions you and your family can access, the more diversified your assets and opportunities, and the lower your exposure to country-specific risk and global volatility.”

Dominic Volek, group head: private clients, Henley & Partners, says the desire for UNHW families to secure global access and have a range of choices have skyrocketed. “This isn’t just about vital risk management and hedging potential volatility. It’s about a global perspective, and the best way to do that is to have a diversified portfolio of domiciles,” he says. HNW and UHNW investors from emerging and developed economies alike are seeking out alternative business, career, educational, and lifestyle opportunities on a worldwide scale, broadening their option base and transcending the constraints imposed on them by their countries of origin to improve the resilience of their portfolios

and ensure physical and financial longevity and legacy.”

In terms of options for extended families, Volek says, “We’re seeing more UHNW investors wanting to include their siblings, parents, and grandparents in their investment migration applications. There are many options that cater to large, multi-generational families, and the beauty is that family members don’t necessarily have to be in the same location. For example, a successful tech entrepreneur could apply for Australia’s Global Talent Independent Visa, or any of Australia’s residence-by-investment options for that matter, to obtain permanent residence there. His children, meanwhile, have their sights set on studying in Europe, so they also apply for the Greece Golden Visa Program, which has no residence requirement. And since

December 2020, minors may apply for a Greek Golden Visa as a main applicant through purchasing real estate or opening a time deposit bank account in Greece, so they might consider that option for their children. The retired parents, on the other hand, would prefer to live in Thailand, so they also apply for the Thailand Elite Residence Program, which has an option that includes dependents, which may include legitimate parents, stepparents, a spouse (including by civil union), children, and stepchildren.” Volek goes on to say that the Thailand Elite Residence Program is a top choice for supplementing any investment migration programme. “Thailand is a safe, prosperous country with an excellent quality of life and there’s no minimum stay requirement,” he says.

growth was already under pressure coming into the year, slowing even before the pandemic took hold. “Four years ago at the start of 2017, rental growth rates were above 7%. Since then, growth trended downward and then sideways (neither speeding up, nor slowing down) between 3% and 4% for most of 2018 and 2019. Rental growth in the first quarter of 2020 still followed that trend, clocking in at 3.2%.”

The PayProp Rental Index annual review for 2020 has confirmed the devastating effects of lockdown on the rental market in South Africa. In the final quarter of 2020, rental growth (measured year on year) was even lower than in Q2 and Q3 of 2020. In November, for the first time since the Index launched in 2012, growth was negative – the average rent was 0.3% lower than in November 2019. Rental growth dropped from 3.2% in Q1 to 1.6% in Q2, 1.5% in Q3 and just 0.2% in Q4. Expressed in rand terms, the average rent increased from R7,844 in Q4 2019 to R7,854 in Q4 2020 – an increase of barely R10 over the year. PayProp head of data analytics, Johette Smuts, says economic revival continues to be strained with lockdown restrictions still in place, albeit slightly lifted. “Affordability remains an important consideration for consumers in general, but specifically among tenants. As a result, we expect rental growth to remain muted for some time.” Smuts says from a quarterly perspective, average rental

She says a few factors impeded growth over the year, the first of which being the obvious loss of income due to the lockdown. As a result, tenants simply couldn’t afford an increase in their rent. Added to that, there was dramatically less demand for higher-priced properties and landlords were left with little choice but to curb their expectations when setting their asking price. The second factor is that many short-term and leisure rental properties moved onto the long‑term rental market in 2020, after a sharp decline in tourism, both locally and from international visitors. This led to an oversupply of housing – particularly in tourism hotspots like KwaZulu-Natal and the Western Cape, putting further downward pressure on rental prices. Finally, in 2020 many tenants chose to take advantage of lower interest rates by moving onto the property ladder. This exit of tenants from the rental market meant an additional oversupply of rental properties to the already overstocked pool, further pressuring the rental price.

Survey: young buyers are positive about property investments Findings of the recent Absa Homeowner Sentiment Index, show buyers between the ages of 18 and 24 have the highest positive sentiment towards property investment in current market conditions. The feeling is positive across other age groups too, and overall, 78% of respondents agreed that now is an appropriate time to invest in property. “This positive sentiment is being driven by the

current lending environment, and the historic-low prime lending rate of 7%,” says Carl Coetzee, CEO, BetterBond. “The uptick of bond application activity experienced last year shows no sign of abating. In fact, we received a record volume of applications in December, which is usually quieter.” He is also encouraged by the increased number of first‑home buyers, many of whom will become investors as they expand their asset portfolio.

According to credit bureau TPN, 87% of investors own two to four properties, while 11% own between five and nine properties. Investors are also getting younger, and the average age of first-home buyers applying for a bond through BetterBond is about 36. “Property has traditionally been viewed as a safe investment option, especially during challenging economic times. The low interest rates and

assurance that they’re unlikely to hit double digits in the next 24 months, have certainly bolstered this notion of property as an attractive investment opportunity,” says Coetzee. Furthermore, the ability of a property investment to create wealth over time was cited as one of the main reasons for the increased confidence in the property market over the past nine months.
