t the International Property Awards ceremony held at the Savoy Hotel in London earlier in December, the Waterfall Management Company was awarded Best International Mixed-use Development 2018/2019 for its Waterfall development. Further to scooping this prestigious international accolade for the second year in a row, Waterfall was also named Best Mixed-use Development in Africa for the fifth year running. The International Property Awards, now in their 26th year, celebrate the very best projects and professionals in the industry worldwide, covering the regions of Asia Pacific, Africa and Arabia, Europe, USA and the Americas, as well as the UK. Over the past year, a panel of over 80 expert judges studied and assessed thousands of entries from 115 countries, focussing on design, quality, service, innovation, originality, and commitment. This figure is expected to reach over R1bn per annum by the time of completion. The Waterfall Management Company coordinates and directs the development with a holistic long-term view in mind and closely collaborates with specialist development partners, planners and government authorities. Attacq is one of the major role players on the property. Commercial developments by Attacq and its partners include The Mall of Africa, the PwC building, Amrod, BMW and Massbuild distribution centres as well as the soon to be constructed Deloitte building, to name but a few. Meanwhile, Phase 1 of Ellipse Waterfall, Attacq’s first residential highrise development in Waterfall City, is set for completion in 2021. Continuing on the residential front, Century Property Developments, along with their investment partner Sanlam, and Calgro M3 Holdings have so far constructed a combined total of over 4,000 units, ranging in sales price from R750,000 to R150m. Meanwhile, Balwin Properties are in the process of developing approximately 23,000 residential units, to be completed by 2027. Other role players include Netcare, Curro and Reddam schools, BP and Sasol. Judging from these developments, 2019 and the future in general, looks remarkably bright! The wine in question was the 2015 vintage of Kanonkop’s Paul Sauer. Originally sold at the cellar door for R595, today – if you can find a bottle – some retailers are offering the same bottle for nearly three times that. Such is the power of wine ratings. But are those stars and points embossed on golden stickers all they’re cracked up to be? “The problem with the 100-point system is that each scorer has a different idea of what constitutes a good score on that scale,” says Roland Peens, director of online wine retailer winecellar.co.za, and a respected local wine judge. For instance, while Tim gave the 2015 Paul Sauer a perfect score, Christian Eedes of winemag.co.za rated it just 94 points.
By its anticipated completion in 2027, the Waterfall development will combine 28,000 residential units housing an estimated 80,000 people, with approximately 1,6 million square metres of gross leasable area for commercial and office space, which will accommodate a further 80,000 people. he wine industry was atwitter earlier this year when UKbased critic Tim Atkin awarded a perfect 100-point score to a South African wine for the first time.
So what’s a consumer to do? Wine drinkers looking for an assurance of quality need to take the stars and scores into account, but consider them in context, says Roland. “Consumers need to take a broader view. They need to understand the winemaker and follow the vintages. The committed consumer also shouldn’t only look at the score. It doesn’t help. They need to understand the taster and what kind of wines that taster likes.”
Finding more information on the wine is the next step. Most wineries publish the tasting sheets and winemaking notes on their websites, which can offer a deeper level of insight into the wine you’re considering splurging on. “The notes often mean more than the score,” says Roland, “but consumers don’t have time, they want to quantify everything with a number. Instead of making a judgment on the notes about the wine, they make a judgment on the score.” The lesson, if you’re serious about wine? Taste widely and compare scores to find a critic with a palate similar to your own. Follow them, read widely and dig out more information. But of course, if you’re just looking for an easy mid-week quaffer, don’t be shy to follow the shiniest label.

I
n 2013, mother-and-daughter duo Didee and Jane Weare started We Are Food, selling frozen homecooked meals from their garage in Umhlanga Rocks. As demand for their convenient but healthy food grew, the Weares’ modest home industry quickly outgrew their home chest freezers. Today, Jane and her sister Amy are partners, with Didee heavily involved in retail, training and customer relations. They operate out of an industrial kitchen in Durban, with a home delivery service and several stores around KwaZulu-Natal. We spoke to Jane about their first Jozi store on Parkhurst’s 4th Avenue.
Q: How did you decide on Parkhurst as your location? A: We’ve partnered with old friends – siblings Marc Burnton and Leigh Louw – who live in the area. We believe strongly in partnering with likeminded individuals who have a passion for the business we have built, a love for good food and an even greater desire for outstanding customer service. We want owner-run stores, as we truly believe this is the answer to giving hands-on personalised service that matches our own standards. Q: Tell us more about the trend of people wanting “real” home-cooked food that’s convenient to prepare? A: Our customers vary from single, young professionals, to busy parents, retirees and even great cooks looking for a little relief from the kitchen. Our customers either can’t cook, or they’re lacking in time, knowledge or the right equipment. The time-starved bracket is growing
each year, with time pressure at work, traffic jams on the way home, and individuals choosing to prioritise more “me time”. Q: How do you see yourselves compared to companies like uCook? A: Any company offering a convenient cooking solution is a competitor, but it all comes down to the finer details, such as the time the customer has available, their skill in the kitchen, and their desire to get their hands dirty. Meal box companies offer a great product, but for a lot of people this is still time consuming. We see competition as a welcome motivator – it keeps us on our toes, and helps us to grow the market for high-quality, convenience food. Q: What are your most popular meals? A: Every month our butter chicken, melanzane bake and Thai fishcakes vie for the top spot, closely followed by our banting beef lasagne and Bar One chocolate mousse. Q: Tell us more about your “specialty” ranges, such as baby food and meals for entertaining guests? A: We love our entertaining range, as we believe that food is such a great bringer of happiness and joy. One of our core values in the business is community, so offering a range of meals to feed your family and friends while ensuring you don’t end the evening with a sink full of dirty pots to scrub, is just the best thought! If we can help people spend a little more quality time together over a nutritious meal, we’re one step closer to a happy planet.

assionate about design and entrepreneurship, two brothers, chartered accountant Lèan and civil engineer Roal Boezaart, founded a lifestyle leather brand Freedom of Movement in 2013 from a room in varsity, and recently opened their eighth store at The Zone @ Rosebank on 1 October. Co-founder Lèan tells us more. Q: How did your business start? A: We established the business while studying at the University of Stellenbosch, out of a small room at varsity, with one leather craftsman and one very old traditional leather-stitching machine. After a few months of prototyping, we developed two products that we could take to the market, The Benjamin, a traditional leather briefcase, and The Bobby, a full leather adventure backpack. We launched an online store and initially sold mainly to varsity friends and family. We opened
Q: Why did you choose this area to set up shop? A: Rosebank is a growing commercial and residential node and it was a perfect location to expand our brand in Gauteng making this the fifth store in the region. Q: How did you find your premises? A: We used a retail property consulting company to find a suitable location for our brand. Q: Why are the premises ideally suited to your business? A: The store is exposed to a lot of foot traffic, with a large segment of that being our target market.
Q: What are the shop rental/sales prices like in this area? A: Rent is quite expensive per square metre, but you get value for money. Q: Do you operate online as well? A: Yes, our online store is our biggest retail channel. We also have social media presence on Facebook, Instagram and Twitter (@fombrand). Q: Do you have any expansion plans? A: This is our 8th store in South Africa and we plan on opening more stores in the next two years. Q: What’s your most popular product? A: Leather bags, shoes and timepieces.

ruce Fyfe and Kelsey Boyce of Fyfe Boyce Design, are convinced that with most people’s madly busy lifestyles, there’s a continued desire for uncluttered, stress-free living. “That often promotes contemporary and clean-lined spaces,” says Fyfe. “There’s also a strong, growing trend to turn one’s pad into one resembling a place of peace and calm, perhaps one that’s similar to a favourite getaway. Among other goals, it’s all about creating a space that is a little daring and that ultimately says ‘this reflects me’, expressing one’s own identity.” Fyfe believes this trend can be seen across all areas of decor – from furnishings to accessories and even artwork. “The 80s are back… think Danny de Vito and Bette Midler in Ruthless People, Elton John, Madonna and ET…”

Plascon chose “ravine” as their neutral of the year, which, they say, “Tells us that, even though it has evolved over more than ten years as one of the top decorative neutrals, grey is here to stay.” Ravine is described as “a timeless blend of grey and beige – with a taupe undertone – which invites a minimalistic yet luxurious look to a space and, according to the Plascon colour connoisseurs, is the perfect hue for the classic home in the 21st century”.

There you have it. And on grey’s enduring popularity, colour expert Claire Bond says, “Ravine continues to be our warm go-to natural as it provides a neutral canvas making it a safe option when detail needs to be added, be it a coloured painted feature wall, curtaining, flooring or upholstery.” Fyfe says the colours they’re seeing as trending in 2019 are definitely retro-based: “From clean, feminine and glamorous pastels, through to dirty, richer clays, terracottas, tobacco hues, earthy greens and shades of warm yellows to moody mustards. Black, along with neutrals, remain classics and are always easy to dress.”
The 80s are back
Fyfe points out connections, “The 80s are playing a big part in fashion, decor, cinema and television. In fashion, we’re seeing a return of the trendy puffer and high-waisted pants of the 80s, with teens scouring second-hand bargain bins for retired old garb for the look that is currently gracing the catwalks. On television, we’re watching Wynona Ryder in Stranger Things, with styling and cinematography reminiscent of our favourite extra-terrestrial. “Fashion, television and decor are all closely linked on current trends, and we’re seeing the 80s embraced by
many top American designers and locals alike. Martyn Lawrence Bullard, Jonathan Adler and Kelly Wearstler – LA designers to the stars – have bravely worked with colour and retro 80s’ influences to create spaces that are worthy of Hollywood royalty. Locally, artworks by Andrea Bowman and Kurt Pio bring in glamour and colour with pop culture references. Sculpture and ceramics by Astrid Dahl, Xavier Clarisse and Anthony Shapiro reflect current trends in shapes and choice of material – from brass to leather, clean whites to all the on-trend colours of now. Fabrics and wallpapers are evergrowing and keep up with the trends on the catwalk. Velvets, bold large patterns, geometric or random, and texture are all the rage to work with tailored and curated spaces. Choice of timber finishes is also changing from the raw, blonder woods that have been around for a while now, to ebony-stained and brass-trimmed, warmer mahogany timbers, and painted to gilded finishes.”

what lies ahead? Property experts agree that many prospective property buyers and investors are deciding ‘to wait and see’ how things turn out before making any further commitments to the South African property market. he housing market has also felt the effects of global and local deteriorating economies and political uncertainty in the country over the past year. Berry Everitt, CEO, Chas Everitt International property group, says he’s not really surprised that many potential buyers delay their decisions. “A positive outlook is currently being blurred by various other problems that are also the legacy of state capture, including bankrupt or nearlybankrupt, state-owned enterprises, low GDP growth, high unemployment, crime and corruption. Millions of South African consumers are also taking financial strain because of the VAT increase in April, the high fuel prices, and the ever-rising cost of electricity and other utilities.” he says.
South Africa’s residential market is in for an interesting time in 2019, but our predictions for the year as a whole are positive, and we believe that homebuyers and investors who take the plunge and buy early, will be well-rewarded BERRY EVERITT, CEO, CHAS EVERITT INTERNATIONAL PROPERTY GROUP
According to Dr Andrew Golding, CEO, Pam Golding Property group, statistics reveal a slight increase in financially stressed households selling to downsize or who then opt to rent rather than buying a smaller property. “Whatever the price band, value for money is a recurring theme for first-time and repeat buyers alike,” he remarks. Both Everitt and Golding highlight the role of the upcoming 2019 general election as significant in potential buyers’ decision to postpone their property purchases.
Elections Adrian Goslett, regional director and CEO, Re/max of Southern Africa, says a lot will hinge on the outcome of the elections. “Leading up to the elections, I predict that house-price growth will be slow, as people await to hear the results before making commitments. Properties are, therefore, likely to stay on the market somewhat longer for the first and second quarters, especially those properties in the high-end and luxury market.” Consequently, Goslett predicts that 2019 will likely present the best opportunities to buy if you get in during the first six months. “I anticipate reinvestment (local and foreign) in the country post-election if the fight against corruption continues and tough decisions are made, which I do believe will happen. Greater stability should lead to consumer confidence and with
that a more buoyant real-estate market. I therefore predict that the market will turn a positive corner post-election.” Everitt agrees, “We’re anticipating a surge in prices following the elections, which will mean that buyers have to earn more to afford the homes they want, take out bigger bonds and pay higher monthly instalments. In addition, they will have missed out on the substantial value growth that they would have gained by buying now, while prices are still relatively suppressed.”
Constructive considerations Everitt says buyers and investors should not allow the current unsettled state of the global and local economies to cloud their vision of long-term gains. “With the weaker pound and dollar being good for the rand, and oil prices at very low levels, it helps to contain inflation, lowers the likelihood of another interest rate hike early 2019, and is a positive for economic growth and job creation. It’s also expected to give a further boost to local home demand and sales.” Everitt is optimistic about President Cyril Ramaphosa’s performance thus far to attract foreign and corporate investment. “The president has also secured pledges from business and labour to help create at least 275,000 new jobs a year for the next five years. We also have a finance minister now who is firmly committed to containing government spending and bringing down the national deficit, so although it’s a long road back to prosperity for SA, there’s growing confidence that we’re going in the right direction.” Says Golding, “There are currently still areas of growth and opportunities in the market, although not necessarily the high-end suburbs, but the more affordable areas which are within reach of South Africa’s numerous less affluent and first-time buyers.” Another example is towns formerly considered holiday towns which are now attracting permanent residents. “It’s now the turn of the more affordable, less popular towns and suburbs to recover.”
