andton, South Africa’s commercial hub, may be hard hit by the pandemic, but developers, landlords, brokers and tenants are working together to not just revive business here, but also transform traditional ideas around the office space. And they are not alone in their quest. “Adept investors are ahead of the curve,” says Simon Wilkins, head of Global Corporate Services, Galetti Corporate Real Estate. “Rather than taking the conservative approach, they

recognise the imminent return to work will not be the same.” And “different” doesn’t mean employees should be concerned. Wilkins says future office spaces will promote safety, fun and collaboration as many employers entice their staff to return to work. “Landlords are working just as hard to differentiate themselves and this makes it interesting and competitive. Be it through incentives, amenities or location.”

Mixed-use developments – a combination of retail, residential and commercial all in one building – and co‑working spaces – continue to lead the way as the industry pivots to meet this demand. “During lockdown, many people chose to forgo their inner‑city homes and move to the suburbs or outlying areas, but now we’re bringing them back through several game‑changing developments that combine work and play,” says Wilkins.

Developments on the rise Waterfall City, where people can connect every aspect of their lives – play, work and stay – became home to some of the country’s largest multinationals in terms of commercial properties before the pandemic. Several residential developments have been popping up everywhere as well. In the past year alone, listed property giant Attacq completed 22,000m2 of development in the area and they now have their sights set on even greater goals – 50,000m2

of additional development plans were recently approved. “This follows the news that Attacq sold a whopping 20% stake in MAS Real Estate earlier this year,” says Wilkins. “It’s clear that Attacq are now hedging their bets on Waterfall as a sought‑after location. Interestingly, a key component of this investment comprises office space with company citing demand from tenants looking to consolidate their premises between Johannesburg and Pretoria.” Harbour Arch – Developed by Amdec, the same developers behind the iconic Melrose Arch, Harbour Arch is Cape Town CBD’s first large-scale mixed‑use precinct. On completion, the 5,8ha development will be home to six individual tower blocks with a total 200,000m² of usable space, located in the Foreshore at the junction of the N1 and N2 highways. “With Harbour Arch set to offer the largest selection of residential apartments in the Cape Town CBD, this location is perfectly primed for residents to take advantage of the high‑grade office space right on their doorstep,” says Wilkins. Despite its proximity to Cape Town’s most valuable commercial property, the Foreshore has long been an area characterised by missed opportunity and neglect. Harbour Arch promises to bring working professionals back to the inner city, which is great news for both commercial landlords and business owners, Wilkins says. 117 on Strand – Cape Town’s CBD is a hot spot for visionary developers, with the 117 on Strand mixed‑use development also perfectly positioned to bring some much-needed invigorating energy to the inner city. JSE-listed developers Ingenuity Property Investments chose the 117 on Strand site strategically, as it falls within Cape Town’s Urban Development Zone. “This means buyers qualify for tax advantages by purchasing property here, which is a significant drawcard for investors.” The Terrace at Sandton Gate is looking to “blend the very best of urban and suburban lifestyles”. Developers struck a perfect balance between urban convenience and the tranquillity of nature – the development is just five minutes away from South Africa’s financial hub, Sandton, and overlooks Braamfontein Spruit, one of the city’s longest natural greenbelts.

“Johannesburg’s most prestigious suburbs really lacks a mixed-use precinct, such as the one offered by Sandton Gate, as there are very few residential areas where shops, gyms, restaurants and even the office are within walking distance,” says Wilkins. “However, Sandton Gate precinct offers a gym, restaurants, shops, beauty salons and P-grade office suites in addition to their luxury residential apartments. Growthpoint recently cited properties nearest the Gautrain station as their big‑ticket drawcards and we’re set to see a lot of exciting developments in this area.” Saxon Square – With Rosebank fast becoming Johannesburg’s most sought-after address, it’s no wonder that the developers behind Saxon Square chose Oxford Road as the location of their new mixed‑use development. Taking into account

Randburg’s revival gains momentum Established more than 60 years ago, Randburg is experiencing a long overdue revival after years in the doldrums. Johannesburg developer Renprop, which has built several popular residential projects in the area in recent years, says the node’s affordability, access to good transport networks and attractive shopping opportunities help to fuel demand for residential property. The group expects this trend to continue, especially

as neighbouring suburbs such as Bryanston become increasingly expensive. Considered a premier business and residential node when it was established in 1959, Randburg fell out of favour as Rosebank and Sandton became increasingly popular, particularly over the past two decades. However, in the past few years Randburg’s fortunes have improved, with a rise in office to residential conversions, particularly in the Ferndale area.

New life for old suburbs

Reinforcing these improvements is Randburg’s rejuvenated Ferndale On Republic, formerly the Randburg Waterfront, which is now a more modern, attractive retail and entertainment destination teeming with restaurants and sidewalk cafés. “Randburg has a lot of potential, and not only because it’s a newer city suburb compared to others in Johannesburg,” says Renprop’s MD, Chris Renecle. “Apart from its affordability, it’s centrally located and close to Sandton and Rosebank. Randburg also enjoys good transport links thanks to the Gautrain and Metro buses that service the area as well as a bustling taxi rank for commuters. It’s also well located to highway access. Ferndale, in particular, is enjoying a rejuvenation. It caters to the demand for lower property prices, compared to the surrounding suburbs of Bryanston.” Fern Valley, which is a new Renprop development in the suburb, is

Hatfield Square redefines student living When Paragon Architects designed the facilities at the Hatfield Square mixed-use student accommodation development in Pretoria for owners and developers Respublica and Redefine, it had a variety of social and study options in mind. “Little did we know that this would provide an ideal social-distancing solution during the ongoing pandemic, as the students have a variety of options in terms of the spaces they can occupy,” says senior associate Antoinette Kloppers. These range from reading a book on a hammock to having a small social get-together outdoors, using a small study room, or simply sitting far apart in the study centre. Catering to 2,200 students in a variety of unit types, Respublica Student Living manages the development that extends over 51,000m2 (excluding basement levels), with 3,500 m2 of retail space and a mix of restaurants and line shops facing Burnett Street. The retail industry and especially

restaurants were hit hard by the pandemic, and it’s anticipated that Hatfield Square will benefit from more foot traffic during the summer months to come, bringing relief to these industries. “As with all buildings besides healthcare facilities and our own homes, Covid-19 has had a significant impact on the development and occupation of buildings. The education sector suffered greatly with lockdown, and most students had to readjust by resuming their studies from their homes, just as we had to redefine the home-work balance. The facilities were unfortunately not fully occupied during these times,” says Kloppers. “In terms of the way forward, post Covid-19 there will be an increased demand for facilities that provide comfort and a variety of functional spaces.”

by Blocks C and D; the latter being the tallest building in the precinct, and completed last. To enhance the sense of micro‑communities the four blocks were colour‑coded, with each building’s unique colour repeating throughout its floor plates as well as on its façades. With accessibility as the key driver, pedestrian walkways were introduced on either side of Block D, connecting Hatfield Plaza and the Hatfield Gautrain station. These thoroughfares feature both stairs and ramps, and are therefore also wheelchair‑friendly. “We shaped the space to cater for both students and the general public, encouraging flow and interaction,” says Kloppers. For example, the line shops were leased to tenants addressing student‑specific needs, together with a few restaurants. This mix resulted in an extremely inviting and welcoming frontage.

Lightstone, for example, shows that 62% of owners in Woodhill have owned their properties for more than 11 years, reinforcing the excellent investment value, he says. Deeds office data for Woodhill shows an increase in younger buyers with under 35-year-old buyers representing 19% of recent sales compared to just 1% of current owners in this age group.

Luxury and space

The estate caters for both sectional titles, priced from around R2m, and freehold homes, priced from around R5m. The houses are generally luxurious and spacious and can range to around R9m for a unique, top-end home overlooking the golf course. Woodhill has an 18-hole Peter Matkovich golf course, recreational facilities such as tennis and squash courts, gardens with walkways, and a play area for children. The clubhouse has venues for private functions and meetings, boardroom facilities, a restaurant and bar. Additionally, the on-site Woodhill College offers schooling from Grade RRR to Grade 12.
