I

n a market that currently favours first-time buyers and property investors, game‑changing developers are making strides to meet the demand, particularly in the residential sector. Between record sales and constant innovation and agility in an ever‑changing market, the general sentiment seems to indicate a positive market outlook – with exciting upcoming projects to boot.

Craft Homes

Enjoying a successful year, including 15 active developments with units currently for sale, and a few more developments due to launch later this year, Craft Homes offers a variety – their most common being two- to four-bedroom duplex homes in sectional title developments in a range of affordable prices. These turnkey property developers have been making quite an impact, largely due to keeping a close eye on the market. Jessica Cabanita, marketing manager, Craft Homes, says that while it was initially

quite an adjustment and challenge to digitise their sales processes to accommodate some of the limitations imposed by the various lockdowns, they have now sold 1,500 homes purely online. “We launched a development in Broadacres with 84 free-standing houses, all around the R2m mark and sold them in 65 minutes, all online without a brick laid on site. On 24 June, we sold 18 free‑standing homes in Bryanston at an average of R2,5m in six minutes, all online,” says Cabanita. Craft Homes’s formula has been to research the market effectively and respond accordingly. Cabanita believes that having the right prices in the right locations, and ensuring that they’re actually building what they’ve sold, is one of the keys to their success.

Rabie Property Group has a dynamic development portfolio spanning 43 years, one of the most significant being the establishment of Century City in Cape Town. Alongside having the Century City Property Owners’ Association,

it has become a smart city and is indeed a game changer. Rodrigues believes people tend to buy where they see value, so he remains positive about the market and is excited about the projects in the pipeline. They also benefit from the rapid adoption of digital property shopping. One of the key successes of the group is their emphasis on creating an entire living experience. “Homes are where people live, dream and grow. We want to make sure we produce quality homes that allow their inhabitants to thrive and love where they live. It’s for this reason that we think there’s always a market to sell to,” says Rodrigues.

The reduction of the interest rate last year, among other factors, has led to a surge in the first‑time buyer sector of the property market. The affordable housing market, therefore, has enjoyed a spike in sales.

As one of the foremost developers in this sphere, Cosmopolitan Projects has been creating comfortable and connected living, and moving at least 3,000 units (rental and sales) per year.

Head of communications Alda Erasmus says this has been a beyond favourable sales season for them. “Last year was our best year ever, and 2021 has also been performing well. We haven’t seen a significant slowdown and continue to see good results,” she says. With an emphasis on providing connecting cities with an array of lifestyle amenities across Johannesburg and Tshwane, they’ve been at the helm of new affordable housing developments – some of which are mega mixed‑use projects and lifestyle estates. One of the most notable is Sky City near Alberton, a huge development with immediate access to education and childcare facilities, retail, and recreation that includes jogging trails and soccer fields. The development also has fibre available, and units come with a solar geyser. “There aren’t enough developers in affordable housing, the demand far exceeds the supply. Many of our clients are nurses, policemen, government officials and military personnel who were earning a lot of overtime during lockdown. So we saw a massive spike when the interest rate fell,” says Erasmus.

community In the planning of every town, there are several boxes to tick. Homes? Check. Water and electricity? Check. Roads and drainage? Check. However, beyond the functional there’s another need, one that is arguably just as important. TOWN PLANNING

The town planning process requires a ratio of social stands to residential stands, and within the greater Sky City there are 21 stands earmarked for community or social facilities, such as schools, crèches, churches, clinics or community centres. “Developing these stands and the community facilities is a gradual process which is happening as the community itself is growing,” says Alda. When deciding which facilities are in need, the Sky City team is led by the community. “We make sure that all basic amenities are covered, but also take a natural approach to developing the stands,” says Alda. “If the community starts playing soccer, we’ll build a soccer field;

if they start using an area as a taxi rank, we’ll build a transport facility. It’s an ongoing process, with constant feedback.”

GROWING COMMUNITY

Already there are about 15,000 people living in Sky City and, says Alda, it’s been interesting to see how community life has been taking shape. “We’ve seen how the residents have already come together and started organising themselves, becoming more independent and innovative,” she says. “There are small businesses like shops, crèches and car washes springing up, and residents have even implemented extra security with cameras and patrol vehicles.” With plans for 17,500 houses and apartments over its 10 years of development, there will naturally be a huge need for social spaces. “Because we’re focusing on creating an integrated development at Sky City that provides a variety of amenities, facilities and conveniences to its residents rather than just housing, we’re taken a different approach,” says Alda. “Rather than waiting for institutions to develop these facilities – which from our previous experience seldom happens – we are now partnering with third parties that specialise in certain fields to bring these amenities to the Sky City community sooner rather than later.”

THE RIGHT PARTNERS

This approach changes the whole dynamic within the community. “Our residents’ quality of life is improved exponentially, because they have amenities on their doorstep,” says Alda. The first to be introduced was the affordable independent school, Royal Schools Sky City. Operated by Royal Schools and funded by Old Mutual and the PIC, the school caters to Grade RRR through to

Grade 12. GMI Property Group manages Sky City Mall, a regional shopping mall of which the first phase is already in operation. A R10m Engen garage opposite the mall is under construction, and GMI is also in the advanced planning stages of a big-box retail centre, clinic and college. Sky City’s first church and pre‑school is run by Judea Harvest and the AFM Church of South Africa. The space will double as a skills development centre in the evenings and over weekends. There are play parks dotted throughout the established extensions of Sky City, equipped with jungle gyms, a BMX track, jogging trails and mini soccer fields – and there are plans to develop a multi-sports facility soon.

A CONNECTED COMMUNITY

Another way in which Sky City is improving its residents’ lives is through its innovative smart-city concept. It enables advanced technological applications such as sophisticated security measures and e-payment systems. It provides Wi-Fi connection throughout the development and includes cameras

in the public areas like parks, shopping mall and entrances. This high-speed fibre connection plays a key role in creating a connected community. The deposit debate

Securing your deposit

After you’ve weighed up your options and have decided to pay a deposit, the next hurdle is about how best to secure it. With the majority of real estate transactions occurring online, opportunities for cybercrime are rife, leaving buyers vulnerable to losing their deposits. This type of crime commonly and easily occurs when email records between the agent, buyer, and the respective lawyers to whom the deposit is paid, are intercepted by a malicious third party. This is commonly known as phishing. “Unfortunately, these crimes can slip under the radar, because the buyer traditionally has little to no line of sight on the deposit after the money is paid.”

Is a deposit still needed when applying for a home loan and will it affect one’s chances of being approved?

The general process is as follows: • the deposit is declared in the OTP and must be paid upon acceptance. • the deposit is placed in a trust and is hopefully kept safe until the property transfer and registration process is complete.

Dyer adds that most buyers mistakenly believe that they only have two options when it comes to who can manage the trust: the transferring attorney or the estate agent.

W

hen it comes to homebuying, nothing attracts the attention of the seller quite like a deposit. Putting down a deposit when signing an offer to purchase (OTP) is seen as a sign of commitment. A deposit – usually 10% of the cost of the property – indicates to both the bank and the seller that you are a serious buyer. However, while deposits were once part and parcel of the homebuying process, the latest statistics released by ooba Group indicate that zero-deposit home loan approvals are on the rise. “During the first quarter of 2021, we successfully obtained home loan finance for 80,7% of our applicants – 61% of whom required a zero-deposit loan. Quarter one’s approval rate

across first-time buyers who required a zero-deposit loan was 79,3%,” explains Rhys Dyer, CEO, ooba Group. This raises an important question: is a deposit still needed to purchase a home? “It’s not that simple,” argues Dyer. “While this data speaks to the banks’ favourable lending criteria in recent years, a deposit remains the best way to guarantee approval of a home loan application. With a deposit, you’re proving to the banks that you can finance at least a portion of your home purchase, which makes your loan a lower risk and indicates your ability to make the monthly repayments,” he says. In addition to increasing the chances of your home loan being approved, Dyer says there are still many other reasons why a deposit

will benefit you as the buyer, in both the short and long term.

Avoid taking short cuts

An additional benefit of paying a deposit is that it will help you to stand out from the crowd when vying for your dream home. “We’re still very much in a buyers’ market and the competition is fierce, but if you find yourself in a multi-offer situation on a property and you pay a deposit, the seller is more likely to accept your offer over that of other prospective buyers,” he says.

While it might be tempting to think that not paying a deposit upfront reduces the cost of purchasing a house, this short‑term saving will cost you more in the long run. Simply put, a deposit reduces the amount that you need to repay to the bank. “Smaller monthly repayments reduce the amount of interest that you need to pay on your home loan over the borrowing period, and this stands to benefit you in the long term,” says Dyer. “The less you borrow, the less you have to pay off, and that’s a huge advantage when you do the maths. A deposit also gives you some leverage when negotiating a better interest

Dyer warns prospective buyers that they may not have a choice about whether they should pay a deposit. “An OTP on certain properties might specifically include a stipulation that the buyer pays a deposit and that failing to do this constitutes a breach of contract. This gives the seller the right to cancel the deal.”
