ooks are deceiving – especially when it comes to the divine three-bedroom Bantry Bay cottage, Fir House, built around the 1920s. Its charming black and white façade gives little clue of its dramatic and contemporary new interior that opens up completely to a secluded outside area. But although the home is a delightful coming together of old and new, this was no quick fixer upper. To turn the cottage into its current status of dream abode required not only vision but a great team – especially since a previous renovation had a second storey added to the home that could be reached by two staircases, one inside and one outside. Marais Designs, and Rini Harrington and Helene Siepman, two interior decorator sisters. They had their work cut out for them. First up was to install steel beams and joints to support the upper level and allow the living areas downstairs to become open plan. The kitchen ceiling was removed to create a double-volume space connecting both the first and second floors. Dramatic glass lights enhance this connection, extending from the ceiling down through the open central space to light up the kitchen island workstation. Opening up the space even further, the landing above is bordered by a frameless glass balustrade that allows light to filter down to the floor below. Upstairs are two en suite bedrooms, a study space, and access to the roof deck along a narrow walkway.

This is the advice future retirees are given. Yet deciding on a place to settle for your retirement years can be stressful, with concerns about hidden costs or feeling isolated from friends and family. Affordability, quality of life and safety concerns are often top of mind. Some downsize to a smaller home or townhouse, then find they have to move again as their mobility or health needs change. Residential estates are a onesize-fits-all option for retirees looking for community living in a secure environment. Some cater for multiple family and retirement phases. According to Devmark Property Group’s national sales manager Bruwer de Jager, the success of their Retirement Collection villages lies in offering everything. “Location is of paramount importance. Our developments including The Plettenberg Manor, Helderberg Manor and Langebaan Manor are situated
close to beaches, shops and restaurants. Furthermore, amenities usually include a clubhouse, hair and beauty salon, coffee shop, gym, assisted living suites and 24-hour care — all in beautifully landscaped gardens,” he says. De Jager adds that garden and house-cleaning services make leading a lock-up-and-go lifestyle achievable. Retirement villages limiting visitor access and insisting on only gate deliveries for groceries during the pandemic, highlighted the importance of top-notch health security too. It’s why Evergreen has undergone a redesign of safe spaces for its seniors. The developer looked at how higherrisk groups of retirees interact in communal spaces and facilities, and explored aspects such as physical security, financial peace of mind, hospitality and continuous care. ACCESS CONTROL Evergreen Lifestyle Villages MD Garry Reed says they learned from being forced to shift to virtual interactions. “During the toughest lock-down period, Evergreen had to relook onsite logistical procedures such as

Its findings were that, for the total volume of retirement properties transacted across South Africa over the past decade (2009 to 2020), the majority of transfers were conducted in 2013 in Gauteng (2,883), with the Western Cape showing a slight peak by 2017. This might help explain why Evergreen’s Broadacres Lifestyle Village in Johannesburg is described as “a firm favourite” by sales director Phil Wilson. The village consists of 144 – sold out – houses. Another 48 one and two-bedroom apartments were recently launched. Lightstone Property’s head of real estate Esteani Marx says the trend of Gauteng enjoying the most collective transfers in volume terms is not surprising. But she notes that when Lightstone “investigates the value bands in the retirement category, the view is rather different over the last decade”. Marx says Gauteng started enjoying higher value transfers from 2010, and remained the front runner for those years. But from 2015, transactions in higher value bands started to climb in the Western Cape, and continued to do so until late 2019. Lightstone reports that, during 2018, the variance in value between the Western Cape and its closest competitor, Gauteng, was more than R1m. HIGHER CAPE VALUES Rabie Property Group has seen high demand for its upmarket

For Devmark’s De Jager, geographic appeal is a no-brainer. “The Western Cape offers some of the most beautiful scenery in the world and property in the province has become incredibly popular,” he says. HOTEL-STYLE LUXURY Bev Bloch, manager of Pam Golding Properties Specialised Southern Suburbs Retirement sales team, says she has seen
“considerable interest” in Quadrant Gardens, a flagship lifestyle retirement development in Cape Town’s Claremont. She describes it as “hotel-style luxury with all the comforts of home”. A few of the 74 apartments are still available, priced from R3m to R6,4m for one to three-bedroom units, including penthouses. Managed by Cape Peninsula Organisation for the Aged (CPOA), Quadrant Gardens is a joint venture with private developer Corevest. “In keeping with the latest retirement trends, all apartments are sold on a life

This year, Lightstone singled out Burgundy Estate near the Durbanville Winelands as one of SA’s top-10 most popular retirement estate choices for 60-plussers. Oasis Life Burgundy Estate is in its first phase of construction, with 24 houses and 33 apartments set for completion in mid-2021. EAST COAST’S GROWING SHARE In Port Elizabeth, health, a community lifestyle and financial benefits are all part of the deal at the Amdec Group’s multigenerational Westbrook Lifestyle Estate. The development provides secure living in affordable designer homes with footpaths, running and cycling tracks. Their first development, The Ridge, is sold out and they have just launched their new village, River Dale. “Our vision of a walkable environment with homes and communal areas has come to fruition,” says managing director of Westbrook residential developments Clifford Oosthuizen. “The Ridge is already home to a happy and thriving community. We anticipate the same success for River Dale”.

your family, and worth much more inside in terms if security than outside barking at the moon because they’re lonely and possibly cold.
(cats, dogs, fish, birds, rodents), you’ll need a permit from the relevant city council before you’re allowed to keep it in a residential area.

The Act explicitly disallows an animal to be confined “unnecessarily” by chains, tethers or secures or “in such a manner as to cause that animal uncalled for suffering”.
It may seem like an easy decision, but becoming a pet owner is no simple matter. There are legalities and specific guidelines set out by your municipality regarding owning pets that you may not be aware of.
What the law says
According to the Animal Protection Act of 1962, anyone who does not subscribe to the regulations set out by the Act and its bylaws may be fined a penalty of up to R4,000, and could even face imprisonment for a period of twelve months. “Each provincial municipality stipulates its own regulations around pet ownership, so it’s important to know the legal requirements of pet ownership in your city before you bring a pet into your home,” advises Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa.

Across all regions in South Africa,
animal cruelty in terms of housing any animal is defined by the Act as, “affording inadequate shelter, light or ventilation in which such animal is excessively exposed to heat, cold, weather, sun, rain, dust, exhaust gases or noxious fumes”. The Act also specifies that “making adequate provision for suitable food, potable water and rest” for the animal is a minimum requirement for pet ownership. “For future pet owners, this means that if the pet sleeps outside, then the homeowner needs to provide adequate shelter for it. Most kennels don’t offer great protection against the elements. Building an awning and tucking the kennel into a corner underneath the roof, is a great way to add an extra layer of protection against rain, wind and sunshine. As a bonus, the addition can also add value to your home,” says Goslett. How about rather allowing your pet to sleep indoors with you? They are, after all, part of
The Act also prevents homeowners from keeping a pet tied up to a tree or anything else for extended periods of time. “When entertaining guests outside, it’s preferable to install a fence around a part of the garden that will give your pet enough space in which to run around outside while you spend time with your guests,” says Goslett.
How many pets?
Each region will have their own bylaws on how many pets a homeowner may have. Most subscribe to the same general restrictions. For dogs more than six months old: • A maximum of two dogs are allowed to be kept in a unit (such as a sectional title) • Three dogs in a house (a freestanding property) • Four dogs on a large plot exceeding 600m2 • Six dogs on an agricultural property For cats: • No more than four can be kept on any residential property • No more than six can be kept on an agricultural property In the interest of public health and safety, if you want to keep a pet other than the usual suspects
Lifestyle and retirement estates are one of the fastest-growing property trends in South Africa and many developers recognise that, for many, keeping their pets could be the dealbreaker in a property sale. The rules regarding keeping pets will vary from one estate to the next and are often set up by the homeowners’ association. You may find that some retirement estates only allow small pets that aren’t noisy because the apartments don’t have separate gardens, or the gardens are small. In estates with houses that have bigger gardens, two mediumsized dogs may even be allowed. However, if your pet misbehaves and annoys your neighbours, chances are good that you may lose the privilege to keep a pet. The National Council of the SPCA has reported receiving an increasing number of enquiries and complaints about keeping pets in lifestyle estates. In the end, it all boils down to being considerate, both to your pet’s needs and to those of other residents. Make sure your pet doesn’t become a nuisance because of excessive barking or aggression. Also keep your dog on a leash when going for a walk, and pick up and dispose of pet poop appropriately.

New luxury lodge for KZN The South African tourism industry has received an estimated R200m boost from a US group of companies, Really Epic Dog (RED), to develop and operate a new luxury lodge in the Nambiti Big 5 Private Game Reserve in KwaZulu-Natal.

Radisson Red wins green The V&A Waterfront’s No 6 Silo building, housing the Radisson RED hotel, won a Green Buildings Council of SA (GBCSA) award for the Best “Other” Development, which makes it the first new hotel to receive a 5-Star Green Custom Hotel Design rating. It was also awarded a 5-Star Green Hotel AsBuilt rating. The Green Star is a pointsbased green building rating system that evaluates buildings according to global best practice in sustainability. GBCSA technical head Georgina Smit says when No 6 Silo was conceptualised, there was no locally available green building certification tool for hotels. The V&A’s ambitious commitment to green, however, resulted in the project initiating the first Custom Hotel tool to be developed in South Africa, by making use of
the GBCSA Custom Tool process. “The GBCSA acknowledges the role that the hospitality sector plays in raising awareness about sustainability and how travellers are increasingly requesting accommodation and transport options that reduce their carbon footprint,” she says. “No 6 Silo is an example of a green hotel that connects guests to alternative city transport options, precinct scale services that optimise efficiency – such as the innovative central seawater cooling plant – and attention to detail when it comes to dematerialisation in the interior finishes.” Several sustainable elements were considered. The surrounding industrial and warehouse setting of the working harbour and the Zeitz Museum of Contemporary Arts Africa (MOCAA) was
considered in the design of the building. Concrete and face brick form an integral part of the architecture, giving the hotel a contemporary aesthetic look and ensuring low maintenance. Explaining the V&A Waterfront’s sustainability philosophy, Vusi Nondo, executive manager: development says, “We value this latest accolade and all that it signifies as our buildings are an important asset to the V&A Waterfront and we take pride in applying a rigorous approach to sustainable development. We take a holistic approach to sustainability, and this was the key principle behind our developments at the Silo District, and elsewhere in our developments. Every element of new developments is scrutinised to maximise the efficiency of the design and the operation of the buildings.”
Known as The Homestead, the new “conscious luxury” lodge is under construction and scheduled to open in the last quarter of next year. It will be a low-impact, sustainably built lodge, offering visitors an integrated experience of wildlife, history, traditions, wellness, community, food, culture and conservation. RED is working closely with Durban-based architect Dean Jay and his team who are globally acclaimed for their work on other leading game lodges such as Singita and Lion Sands. “The Homestead site evokes a unique spirit of place with the juxtaposition of the existing historical ruins, the lake and escarpment,” says Jay. The lodge will accommodate up to 24 guests in a combination of deluxe suites with private infinity pools and luxury units,
all of which will combine privacy with beautiful views across the reserve. The main lodge is designed to offer multi-sensory dining venues and experiences, conference facilities, a lavish spa, gym with a view, and swimming pool that extends over the edge of the escarpment. “As a group of companies, we have a longstanding and deepheld passion for South Africa,” says Benjamin Smith, president of the RED Group. “We not only believe South Africa will emerge from Covid-19 and continue to attract tourists from all over the world, but we want to instil that belief and hope in others by offering our guests a place to reset and reconnect with themselves, first and foremost through experiences that help them reach a sense of understanding and peace with the world, as well as inheriting our love of South Africa.” The reserve is close to the renowned KwaZulu-Natal battlefields and rich in history, with old stone kraals scattered around dating back to the Iron Age 500 BC, left behind by the Khoisan.
