he new Vïb hotel in Green Point, Cape Town, is where the vibe’s at right now. Literally. An abbreviation of the word “vibrant”, Vïb is pronounced “vibe” and is the global hospitality group Best Western International's latest offering. Targeting both the workation and staycation market, the hotel caters to the businessperson on the move – particularly those in the techpreneur and start-up space – as well as the domestic traveller looking for a dynamic designer stop-over. “Our goal was to identify and cater to the requirements of today’s busy, connected traveller,” says the hotel’s general manager Niall Bruyns. “We offer expertly considered and up-to-date, technically proficient hotel rooms and convenient access to the city’s

famous and most beautiful attractions, such as the Waterfront, Green Point Urban Park and Sea Point Promenade.”

Modernist vibe

Renowned South African architect Robert Silke designed the eight‑storey hotel whose façade and interiors are described as striking and futuristic. According to him, “Vïb Cape Town evokes the grand tropical modernism of Sol Kerzner’s original seaside hotels.” Adding to the grand seaside hotel feel is the roof-top pool that playfully cantilevers 25m out from the building and over Green Point’s Main Road. It sports aquarium‑grade portholes in the bottom and a giant plexiglass “smile” on the front, making the building instantly recognisable. On the ground floor, an open-plan bar – Eye Bar – lounge, restaurant and outdoor terrace offer a variety

of local and international cuisine to both resident and non-resident guests. Eye Bar is open to the public for breakfast, lunch and dinner and also serves signature cocktails to accompany a small plates menu of tapas-style dishes.

Room service

The hotel accommodation consists of 76 expertly designed and environmentally conscious rooms that are tailored to suit guests’ specific needs. “This includes an extra-length queen-sized bed, large-screen TV, generous bathroom with a shower, Nespresso machine, individual workstations with Herman Miller task chairs, and dedicated Wi‑Fi access points in each room,” says Bruyns. “For those requiring additional IT security, individual ethernet cables are also standard across all 76 rooms.”

Rooftop play

There are fun activities aplenty on the pool deck. From here, lazing next to the pool, the views across the ocean, Table Mountain and the city, are spectacular. Also available is cuisine that can be selected from a contemporary menu featuring sushi and tapas‑style sharing dishes alongside favourites like grilled steaks and gourmet burgers. For those ready to build up a sweat, an on-site gym sporting the latest fitness equipment such as digital treadmills and ellipticals, as well as a weight-lifting bench and dumbbells, is also available.

Art watch

Another special Vïb touch is the inclusion of the Jaffer Modern art gallery also designed by Silke and occupying an entire floor of the hotel. Jaffer Modern aims to promote both established and aspiring Pan-African artists.

Guest-curated by Margie Murgatroyd of Africa Nova fame, the gallery’s inaugural exhibition, Gathering, is an extensive collection of 80 portraits by various artists. Says gallery director Shafina Jaffer, “The theme refers to the deep human need to congregate and the desire to commune. It’s about our diversity, cultures and common humanity.” Murgatroyd has selected works from Tanzania, Kenya, Nigeria and across South Africa, including KwaZulu-Natal and Gauteng. “This first exhibition aims to showcase a diverse outpouring of creativity,” she says. Gathering runs until 28 February. As part of its commitment to supporting all things local, South African guests will automatically receive a local rate on bookings made directly through the hotel.

he global work-from-home trend is seeing an uptick in property sales in smaller cities and towns – and islands for that matter – as people swap out city commutes for quality of life.

“Life rights, the fastest growing scheme on the South African retirement landscape, offer unique advantages but are often completely misunderstood,” she says.

Decisions to move are based on proximity to family, affordability, lifestyle, safety, security and healthcare. The order of priority depends on life stage and financial wellbeing.

Life rights are ideal for those who prefer to leave the challenges and costs associated with house ownership, maintenance and sale to others while still maintaining their lifestyle.

“With the cost of living skyrocketing and savings dwindling, purchasing quality retirement accommodation in a secure community with the necessary amenities may no longer seem viable,” says Chris Cilliers, CEO and co-principal, Lew Geffen Sotheby’s International Realty in the Winelands.

Essentially, a capital investment by the retiree secures the right to occupy a unit in a lifestyle estate for the rest of their life while the developer retains ownership. If the investor relocates or dies, the unit is ceded back to the development and the investment amount becomes part of the deceased estate.

Buyers are urged to seek advice if necessary, to ensure they thoroughly understand the commitment before signing the contract. It’s important to know what event qualifies for a refund (it’s usually on death or relocation but only once there’s a replacement buyer), how long the refund will take, and how much it will be. The latter depends on the contractual agreement. Val de Vie Evergreen in Paarl is one option for those interested in a life right investment. The project won Best Leisure Development in the World at the 2021 International Property Awards, shortly after winning the category for South Africa in the regional vote. Even if a buyer is not ready to move in now, but wants to get in at today’s prices, they can secure the deal and rent out the property for up to five years. The development is marketed by Lew Geffen Sotheby’s International Realty and the Evergreen Sales Team. Units range from R3,45m to R5,5m.

In Cape Town’s southern suburbs, Auria Senior Living has acquired a majority interest in Woodside Village, Rondebosch. This is currently being refurbished. OFFSHORE APPEAL

South African buyers have continued to demonstrate a strong appetite for offshore property investments, with the biggest demand unequivocally still for Portugal, with the ultimate goal being EU citizenship, followed by Mauritius and Grenada – which offers a path to US residency. Andrew Golding, chief executive, Pam Golding Property group, says Mauritius sales were strong in 2020, despite the global lockdown and travel restrictions. This is expected to continue in 2021. “Mauritius as a retirement destination is difficult to beat, given its easy lifestyle, good weather, beaches, water sports, golf courses and sports clubs. Over the past 10 years, the facilities aimed at an active lifestyle have exploded with a host of options both within residential estates as well as in the towns,” says Richard Haller, director, Pam Golding Properties (Mauritius). “There’s a large contingent of South Africans aged 55+ who have chosen Mauritius as a place to reside full- or part‑time.” What’s more, the island has the best coronavirus record in Africa, which is a major incentive to move.

NORTHERN MARVELS

Haller recommends a few suitable developments for retirees in the north, starting with Mont Choisy Golf & Beach Estate in Grand Baie. Located on a lush site opposite the beautiful Mont Choisy Beach, the estate is ideal for those wanting to enjoy estate living with a host of facilities. “For those wishing to adopt the famously laidback island lifestyle and make Mauritius their permanent home, then one of only 20 boutique units at Les Résidences de Mont Choisy is for you,” says Haller. Key to its success is the combination of housing and services that allow residents to access swimming pools, a restaurant, spa, fitness facilities, beauty salon, bar lounge and the exclusive Espace Club on site, should they wish to relax in their own environment. highlights the government legislation that enables foreign investors aged 50+ to apply for a renewable 10-year residency permit under certain conditions if they wish to make Mauritius their home. “As a retiree, one does not have to spend the US$375,000 (± R5,5m) on a property to obtain the residency permit, and therefore the ENL Group’s two-bedroom Moka apartments at approximately R2,7m comprise a far more affordable home option,” says Hudson. These are located within Moka Smart City, which is about 10 to 15 minutes’ drive from the capital Port Louis and 30 minutes from the international airport. Because many of the tech and financial services companies have moved to the area, it’s now the economic heart of the island. Ultimately, the maxim “home is where the heart is” applies. The toss-up is between a world in one country and the little island that could. Heads or tails?

Demand drives sales for new La Lucia development Demand is high for centrally located, well-priced residential property in the popular La Lucia area, north of Durban. A case in point is Kent, a nine-storey, 63‑unit residential development of which 60% is already sold out by Pam Golding Properties. Brought to market by Growthpoint Properties, South Africa’s largest primary real estate investment trust (REIT), Kent is their first residential development in KwaZulu-Natal. The development offers oneand two-bedroom apartments ranging from 51m2 to 99m2, including a balcony. Prices range between R1,8m and R3,6m. Parking is included in the price while storerooms on the same floor as the apartment are available from approximately R80,000 for 7m2. The apartments’ design is inspired by a New York,

semi-industrial style with ample natural lighting and ventilation, open-plan spaces and contemporary interiors. Apartments on all floors have sea views, while the ground floor units each have their own small garden, allowing small pets. Other amenities include a pool and entertainment area, a laundry with drying rooms on each floor and gated access with 24-hour manned security. Kent is conveniently situated close to all local amenities including offices and business parks such as La Lucia Office Park and Umhlanga Ridge, shopping malls, safe swimming beaches and nature trails. It also enjoys direct access to a public park across the road maintained and secured by Growthpoint. “Over the years this desirable, community-minded

neighbourhood has seen an influx of young professionals and corporates with 44% of new property purchasers during 2019 between 18 and 35 years old,” says Gareth Bailey, Pam Golding Properties area principal, Durban Coastal. “This sector of the market is a key purchaser in Kent, as well as investors – some of whom have bought multiple units – capitalising on the strong demand for quality accommodation. The rental yield, underpinned by solid capital growth driven by La Lucia’s supply-and-demand dynamic, should translate into a healthy long-term return on investment.” He says the advantage for buy‑to-let investors is the lack of competition in the area with no new apartments being built. The development is expected to be completed by September next year.

Rawson moors on Mauritian shores This month the Rawson Property Group starts business in Mauritius for the first time. According to group MD Tony Clarke this expansion will provide new investment opportunities for South Africans and Mauritians. “Mauritius has become a very popular emigration destination for South Africans and is also a favourite spot for business relocation and expansion,” says Clarke. “It has enviable political stability and an impressive track record of economic growth, with liberal, business-friendly policies and extremely favourable tax laws.” With income tax capped at 15% and land transfer tax at 5%, Mauritius is a tax-efficient destination for South Africans. Zero inheritance or capital gains tax only adds to the appeal for those weighing up the benefits of long-term investments like property – something the new Rawson Properties Mauritius franchise will be able to facilitate for investors both on- and offshore.

“Next to the French, the secondlargest number of foreign investors in Mauritius is now South Africans,” says Rawson franchisee Isabelle Hardy. “That said, we also have buyers from Great Britain, Reunion, Madagascar, Australia, Canada, Belgium, Switzerland and China.

Accoring to Cilliers, people are recognising the long-term value of these developments and the benefits of investing in their retirement home long before they retire. Not only are they ensuring that their golden years are comfortable, they’re doing so at today’s prices. “Developers are also taking into account that there are different stages of retirement and they now offer a variety of packages, including deals for mature people who are still active but no longer want the responsibility of large homes, with many accepting residents from the age of 55,” she says. “Retirees can therefore settle for life knowing they will be cared for in their homes or in frail care if necessary and they won’t have to move again.”

Proof that Gautengers prefer Plett According to Helen Ward, principal of Helen Melon Properties in Plettenberg Bay, statistics between 2014 and 2020 show that nearly 50% of their sales here were to buyers from Gauteng, with 26,6% being from Plettenberg Bay and 11,8% from the Western Cape. “Historically, sales were for holiday and retirement homes,” says Ward, “but recent indications show buyers are following the trend of remote working and relocating to areas such as Plettenberg Bay for a safer and more relaxed coastal lifestyle.” She says younger families in particular are moving away from the Gauteng region underscoring the semigration trend to the Western Cape, and in particular the Garden Route and Plettenberg Bay area.

According to Ward, the residential property market in Plettenberg Bay appears to have bounced back after the setback of the Covid-19 pandemic, with surprising results. Sales of properties valued between R4m and R5m showed a 60% increase last year. Of the properties sold, sales in gated estates and farms accounted for a total of 68,75%, indicating people are opting for secure environments and more relaxed lifestyles. Properties in the R3m to R4m price bracket were down by 37,87%. This, combined with the increase in the R4m to R5m segment could be ascribed to bracket creep (when fewer properties for sale in the lower price ranges result in buyers opting for more expensive properties).
