s South Africans take a breather going into 2021, what types of residential buying opportunities are there in the luxury apartment, duplex and home segment? We’ve heard a lot about first-time buyer residential activity, but low interest rates have also opened opportunities for homes priced between R5m and R20m. In FNB’s February 2021 Property Barometer, economist Siphamandla Mkhwanazi says the homebuying market is showing resilience as more South Africans switch from renting to buying. The market also continues to see bigger, mainly freestanding, properties gain in popularity, as buyers respond to the demands of remote working.

LOCAL SWITCH
He sees the local switch from renting to buying as happening more in lower-priced central city apartments. “Our experience is that buyers in lower price points are more sensitive to affordability challenges, so when interest rates change it doesn’t cost much more to buy in the R1m to R2m category, as to rent. Last year we actually redesigned one or two planned pricier floors in our Vredehoek The Vera development, to cater to that R1m to R2m buyer.” Those units sold out. In the R5m to R20m range, Horizon’s City Bowl apartments aren’t getting much traction.
The exception is family homes. The Azure in Camps Bay is priced at R20m. “The last 260m2 unit ticks the boxes as a perfect family home: four bedrooms, all en suite, with one that could be a study,” says Sedgwick. Features include a pool, security and CCTV, power inverter and borehole. Set a few quieter streets back, with easy access to the beach and restaurants, it has an internal courtyard surrounding a Natal Mahogany tree. Add Lion’s Head views and Sedgwick says, “You almost feel like you’re on holiday living there.”
WINELANDS PULL
The property picture in the Winelands is rather different. “In the heart of the Boland Winelands,

“There’s definitely more reception to accepting lower offers,” says Horizon Capital MD David Sedgwick about the Cape Town urban luxury market. He estimates that in the R20m range, with various options to choose from, prices have dropped by at least 10%. “There are local buyers with a lot of cash, but many are playing the wait-and-see game. There still isn’t any sense of urgency.” Meanwhile in R7m to R10m two‑bedroom apartments that are lock up and go, Sedgwick says interest from afar is plentiful, but potential buyers in say, Germany, want to see development

People want safety and lifestyle more.” Price tags are buoyant. “Over the past 12 months, we’ve experienced a few interesting trends at Val de Vie, one being for larger stands and larger, high-end homes in the R15m plus range,” says Neethling, adding that the highest price paid to date was R32m for a five‑bedroom house. “We’ve broken records on sales since September 2020. We’ve registered 24 to 40 sales per month at our estate, and these are in the deeds office, so there is a bit of lag time.”
FLYING
The rental market is flying too, with a shortage of homes.
“They’re going for up to R45,000 per month for a threebedroom house. There was over-supply of rental homes at one stage, but now we only have a handful to rent out. So if you’re signing tenants now, yields are looking good.” Pam Golding Properties is marketing Vini Fera, a luxury residential development at Anura wine farm outside Stellenbosch. “Now that remote working has become prevalent, quality of life is a key consideration when buying or renting,” says assistant area manager for Stellenbosch Katya Varga. “With the new way of working, you can live anywhere. There’s no better place than a beautiful wine farm in Stellenbosch,” she says. Erven start at 755m2, with vacant

Agent Tiaan Schutte says buyers looking to work from home, a lifestyle and pristine surrounds, are choosing places such as Pinnacle Point Estate for “security and convenience rolled into one” plus green belts and world-class golfing. A four-bedroom modern home in Pinnacle Point Golf Estate is on the market for R6,9m.
HOME TIME
For Gauteng developer Tricolt people spending more time at home is paying off. “This period has shown quite strongly that people have started to buy secure, quality products and
upgrade their lifestyles,” says CEO Tim Kloeck. He’s seen three or four transactions in the R20 to R30m range at The Houghton development in Johannesburg. “In Waterfall City, one Ellipse Waterfall luxury penthouse fetched in excess of R50m. That kind of price point was usually only achieved in Cape Town or Sandton, so it’s saying that Waterfall is being seen as a serious residential offering,” Kloeck says. These duplex apartments and penthouses offer modern convenience, close to businesses and Mall of Africa. “We’ve had a bit of movement in the R5m to R10m range at Ellipse too. So we’re doing well in the luxury market, but I don’t know if everybody else is,” says Kloeck.
Tricolt’s Treetops Houghton development in Rosebank recently sold a 220m2 penthouse for around R8m. “For general products out there, I’d agree prices at the luxury end have come down. But at Tricolt we don’t adjust the pricing on our developments and we haven’t had to.”
SUBURBAN RESIDENCE
Steyn City parkland residence offers a suburban experience, located between Johannesburg and Pretoria. Luxury buyers have not tapered off. “Steyn City sales were good during 2020, despite the pandemic and lockdown regulations that prevented us from showcasing our development to potential buyers for weeks,” says its marketing and events group head Zoe van Onselen. “The demand for secure living and the rise of estate living is evident: first and foremost our buyers are looking for security and peace of mind, and then it’s about lifestyle.” Is the homebuying market showing resilience as more South Africans switch from renting to buying homes? “We’ve experienced demand across all our property types, from luxury apartment living to cluster homes – for lockup-and-go convenience – to our freehold stands, where buyers can build their dream home,” she says. Steyn City offers various completed homes, from luxury two- and three-bedroom apartments to three- and fourbedroom cluster homes. Land sales start at R3,4m, up to approximately R18m. The lowest interest rates in five decades have made purchasing a more attractive proposition to renting, according to Van Onselen. “In our case, buyers look to acquire a home that matches their new needs of zoom-town living where families live, work and study at home.” She adds, “The return on this safe, secure investment is not simply monetary but the intrinsic value of living a better life in South Africa.”

t doesn’t happen every day that a celebrated international hotel brand makes its home in the Mother City’s historic Bo‑Kaap; and neither is proudly serving the famous Starbucks so businesspeople and students on the run can pick up their favourite cuppa from the hotel’s Market Place deli.
One would be forgiven to think that a hotel of this calibre would simply offer their world‑class services as neatly packaged handouts for locals and international travellers, but not the Hyatt Regency Cape Town in Bo-Kaap. They add lots of flavour to the mix – local flavour.
Throw in the all‑round five‑star luxury the Hyatt Hotels Corporation is known for, and their latest Hyatt Regency offering in Cape Town has reason to stand out from the crowd.
A recent dinner at the hotel brought that flavour home in no uncertain terms. Part of a party of lucky diners, we had local chef Keith Frisley chat to us about the menu he specially prepared for the evening.
SOUL FOOD
Born in the little hamlet of Wolseley in the Western Cape, Frisley worked with Michelin‑star chefs and competed internationally as part of a South African team of chefs. He also headed up various hotel kitchens in Johannesburg before finding himself happily back on home soil in the Cape. Little wonder he celebrated his homecoming by creating the most delightful dishes – octopus for starters, a choice of meat or fish for the main course, and a zesty sweet dessert medley – all featuring a myriad of local spices. The final culinary touch was a delicately spiced tea topped with a pretty floating star aniseed pod. The menus Frisley develops for the hotel are inspired by the home cooking of his childhood – many of his recipes are a contemporary reimagining of traditional family dishes he grew up with. He also heads up the hotel’s 126 Cape Kitchen & Café, which is just off the lobby on the ground floor. Here, traditional South African, Cape Malay and Asian cuisine are on offer. Staying within the local theme and preferences, the Market Place,
a deli-style takeaway café found in all Hyatt Regency hotels, is where the said Starbucks coffee‑to‑go is available. Here passers‑by can pick up early breakfasts, snacks, or lunch made with fresh, locally sourced produce. On‑the‑go breakfasts and travel‑sized lunchboxes are also available for guests setting off early.

HOMAGE TO HERITAGE
A great spot to unwind is on the hotel’s pool deck, an elevated space with poolside refreshments and alfresco dining. For guests who are keen on experiencing the Cape Town buzz, the hotel is close to the CBD, restaurants and shops, with Green Point, the V&A Waterfront and Silo District, and the Foreshore just minutes away. Plus, Table Mountain is within view, and the white sand beaches of the Atlantic Seaboard are just around the corner.
The hotel with its 137 rooms and suites with floor-to-ceiling windows and balconies is the first Hyatt-branded property in the Mother City. It joins eight existing properties on the continent and is the second Hyatt hotel in South Africa. The other one is in Johannesburg. A key focus of the Cape Town hotel is to be recognised as an active and significant part of a historic city quarter. Not only is the Bo-Kaap a vital neighbourhood with heritage rooted deeply in a robust and vibrant culture, but it is also an important tourist destination. That human touch, says Asif Raza, general manager, Hyatt Regency Cape Town, extends to the way staff and guests are treated, but also to the relationship with the local community.

Addressing both the needs of business and leisure travellers, services and amenities include flexible workspaces and technology-enabled facilities for meetings and events, all with expert planners who anticipate every detail of a guest’s stay. “For business travellers, the hotel provides easy access to the financial district and Cape Town International Convention Centre,” says Raza, “while its location in the colourful Bo-Kaap

Raza, who is rather a stickler for delivering memorable personal touches, insists that guests are treated to individualised welcome amenities upon arrival. “Not everyone wants to walk in and find the same old fruit basket,” he says, “so rather than waste a banana or bunch of grapes on a guest who doesn’t like them, we try to find out in advance what they do like so we can provide them with something they’ll enjoy.” A personalised, luxury hotel experience combined with local hospitality and flavour – who could ask for more?

outh Africans are now actively looking for “Plan B” options and greater travel freedom as they are concerned not just about the economic outlook for the country but policies around expropriation and taxation of the wealthy, says Nadia Read Thaele, founder and CEO of LIO Global, a specialist firm in second residency and citizenship by investment. Investing in a CBI (citizenship by investment) programme offers a way of securing a second residency or citizenship with added benefits of access to mainstream destinations such as the USA, UK and Euro Zone for extended periods. These programmes generally allow you to invest in property or pay a sum of money as a government contribution. Investment in the Caribbean has also been relatively unaffected by the Covid pandemic, she says. The Grenadian passport is the most popular and attractive to South Africans as it gives one access to work and live in the USA via the E-2 Investment Visa Treaty. A major advantage of the Caribbean programmes is that South Africans do not need to leave home to secure citizenship and there are no language tests or requirement to reside in the countries for any period of time. The countries are also tax‑friendly jurisdictions.
The cost of these has come down recently making them very affordable even for upper middle‑class earners. The citizenship programmes start from as little as R2,5m or a property investment of just over R3,3m for a family of four. This is basically the price of an upper middle-class home these days or an investment property on the Atlantic seaboard, she adds.
HIGH SUCCESS RATE
Read Thaele says her company has had a 100% success rate on applications to date. The Caribbean programmes offer an easy route to citizenship in as little as three to six months depending on the programme. The passports offer visa-free travel access to the UK and Euro Zone for up to 90 out of 180 days, and either China or Hong Kong depending on the country. You can choose to make a non‑refundable government donation or invest in a government approved real estate project, which is typically a five-star luxury resort property offering a US$ rental yield. The added benefit of investing in property is that it gives you a second or holiday home and there are rental pools available. In most instances, the property can be sold after a holding period of five years without losing your citizenship. The properties are generally situated in incredible
locations and come fully furnished and managed with no annual fees.
POPULAR PROJECTS
The most popular programme for South Africans is Grenada for its access to the USA via the E-2 Visa Treaty, Read Thaele says. It requires a property investment of US$350,000 (±R5,1m) or US$220,000 for fractional ownership, or alternatively, a government donation of US$150,000 for a single applicant (US$200,000 for a family of up to four). The E-2 Visa Treaty allows Grenadian citizens to invest in the USA, and live and work there; as well as send their children to US schools and universities. The St Kitts and Nevis programme starts at US$200,000 (±R3m) for a property investment which must be held for seven years. Alternatively, a government donation is US$150,000 for a single applicant (US$175,000 with spouse plus US$10,000 per additional dependent). The Dominican programme starts at US$200,000 (±R3m) for a property purchase or government donation of US$100,0000 for a single applicant. St Lucia starts at US$300,000 (R4,4 m) for property and US$100,000 for a government donation for a single applicant (up to US$190,000 with spouse and two dependants). The most expensive in terms of real estate, is Antigua and
Barbuda which requires a property investment of US$400,000 (±R5,9m) or US$200,000 for a half share. It is the most cost effective should a family wish to go the donation route, starting at US$100,000 for a family of four, plus additional costs.
QUICK ROUTE
Another exciting alternative option for South Africans, is the Vanuatu citizenship programme. Vanuatu is a South Pacific Ocean Island nation regarded as the fourth happiest country in the world. It offers a quick route to citizenship within two to three months with no minimum stay or language requirement. The passport offers remarkable global travel access including to Australia (just three hours to Sydney) and New Zealand (three and a half hours to Auckland), as well as the UK and Schengen zone countries. A government donation of US$130,000 (±R2m) is required for a single applicant ranging to US$180,000 (±R2,8m) for a family of four. Read Thaele says the Caribbean countries strongly favour foreign investment and offer investors privacy, reduced tax liability and more, cementing their reputation as the global capital of citizenship by investment. Having granted more than 2,000 passports each year, this has seen significant growth in CBI over the last five years.

pocket Savvy ways to make the best of the favourable property buying market and save even more by making your bond work for you WORDS AND PHOTOS: SUPPLIED

wning property is in South Africans’ DNA, says Betterbond sales manager Colin Strumpher. We grow up, leave home, get a job, a car and then a house. We’re constantly striving to improve our circumstances. “With the interest rate currently so low, we’re seeing a lot more people getting into the property market and a high percentage of these are first homebuyers,” he says. “However, few people know that there are ways to get a better bond – be it to secure a 100% loan with no deposit required, get a competitive interest rate, or to reduce the amount of time it will take to repay the bond.” According to Strumpher, BetterBond acts as an intermediary between the buyer and the bank, submitting one application to multiple banks to secure the best possible interest rate for a bond. On average BetterBond achieves a 0.6% difference in interest rate between the highest and lowest offers from the banks, and in some instances much more. This means, for example, that a client who would qualify for a prime interest rate of 7% on a R1m bond, could receive a further reduction of 0.6% just by getting their bond through BetterBond. This amounts to a saving of almost R400 on monthly bond repayments and, over 20 years, close to R87,000.
Reconsider a fixed rate
Some buyers consider applying for a fixed rate, especially now that the prime lending rate is at 7%, the lowest it has been in over five decades. “While the choice is a personal one, it’s worth noting that fixed rates are generally higher than the base or prime lending rate, and can only be negotiated once the bond has registered,” says Strumpher. “Also, the period over which a buyer can fix the interest rate on a bond repayment is usually only one or two years.” Thereafter, the bank will revert to the variable rate. “Opting for a fixed rate will also negate any savings BetterBond could secure by approaching multiple banks for a competitive interest rate, and will end up costing more in interest over the long run.” A variable interest rate on a bond, however, means that the repayment on the outstanding balance on a bond will fluctuate as the prime lending rate increases or drops. If you’re able to pay more than the required monthly instalment on your bond, you shave years off your bond repayment period. In addition, by paying off the balance sooner, you will also reduce your interest over the loan repayment period. As the example (below) shows, paying just R1,000 extra a month on a R1m bond at the
current prime lending rate of 7%, could reduce the duration of your loan by more than four years. “The critical thing for any homeowner if they have any additional funds, is to pay these into the bond,” says Strumpher. “For instance, if you continued your bond repayment on a R1m home at the interest rate of 10% (rather than dropping it to the current prime rate of 7%), as it was at the beginning of 2020, you would be able to reduce the bond term by about seven years.” If you can’t pay that much, even as little as R100 extra each month on a R1m bond will trim six months off your loan repayment period, and save you about R27,000. It’s not a case of taking all your savings and putting it in your bond, but rather about being disciplined to put something extra – whatever you can afford – into your bond. “Any lump sum that you can pay in addition, do. It reduces the balance, which reduces the interest which the bank will charge.”
Keep your bond open
Don’t cancel your bond once you have paid the full amount. If you keep the bond open, it will still be possible to access funds if needed. Any amount you pay over and above your instalment lies in a facility you can access at a later stage to be used as needed,” says Strumpher. There’s a small monthly administrative fee charged by the bank to keep it open. Many homeowners use their primary residence to access funds for a second property. “There’s no real benefit in cancelling your bond, unless you are selling the property or you are absolutely sure that you will not be needing to access funds again,” says Strumpher. “The bank will keep your account open unless instructed otherwise.” Accessing your bond and paying “cash” for your second property can save you in bond registration costs.
