dvances in medicine and technology are extending our lifespan and the average person can now expect to prepare for at least two

decades of retirement after the age of 60. Properly planning for retirement is therefore imperative. “No one enjoys having to move house, nor

the expense involved, but this is about taking a long‑term view of your future,” says Garry Reed, managing director, Evergreen Lifestyle Villages.

Loneliness, boredom and social isolation become a reality as you age, particularly if you’re stuck behind high walls in the suburbs, nursing a spouse, or no longer able to drive. “However, retirement villages are home to vibrant communities of elderly people who are keen to make new friendships, to stay active and even to learn new skills,” says Reed. Deciding your next steps should include considering a few important points.

Developing a financial strategy

“What many people do not know is that you don’t have to wait until you’re 60 to plan for or move into a retirement lifestyle village. In fact, the earlier you do it, the more chances you have to release assets, reduce expenses and have a better lifestyle for longer,” says Phil Wilson, sales director for Evergreen Lifestyle, a provider of retirement accommodation.

It’s essential to have a good grip on your financial situation to strategise for the future. First ascertain the following, he says. “What do you owe, monthly expenses, additional income from retirement annuities, pension funds, investments and dividends, the market value of any property you currently own, and expenses like insurance and medical aid. Now you can move on to where you plan to live post-retirement.”

Where would you like to live?

Many retirees opt to retain their family home, but this means they’ll need to budget for ongoing property expenses linked to insurance, rates and taxes, security, garden services, cleaning, repairs and maintenance which could prove to be costly and impractical. Unfortunately, you can also expect your home to need more attention, not less, and those big bills will be a reality for many years to come. Alternatively, one could opt to liquidate one's property and purchase a smaller home, possibly within a retirement village, with the profits from the sale reinvested to boost one's retirement savings. “If you hail from the baby boomer generation, chances are you either want to sell up and travel the world or stay put in the family home and live independently for as long as possible. You might be opposed to the idea of moving to a retirement village based on preconceived notions of what that might look like, but today’s retirement villages are a far cry from the old-age homes of the past,” says Wilson. “Many senior living communities are aware that retired people don’t want to give up their independence, they simply want a structure that is beneficial to their needs and preferred lifestyles,” says Gus van der Spek, founder and owner, Manor Life, and developer of Wytham Estate in Cape Town. Retirement lifestyle villages provide security, lock-up-and-go living and a host of facilities. Physical health

Retirees need to take a long-term view and ensure that their home will accommodate their changing needs over time. “Staying put in the family home may be fine while they’re fit and healthy, but what happens if they suddenly become ill, impaired or incapacitated,” says Wilson. “Our bodies naturally require more care as we age, and no matter how fit we are, we’re all susceptible to accidents, sudden falls and broken bones. And as debilitating as this can be physically, the financial implications are often more dire,” says Reed. According to a 2018 report by Just Retirement, pensioners who require 24-hour care can expect to pay almost twice as much in

their own home versus living in a retirement village that offers both primary and personalised home-based healthcare services, on-site emergency facilities and 24-hour nursing, as well as frail and dementia care for those who need it. This “ageing in place” concept or home-based care means that there is no stage at which the level of assistance needed is not on offer, says Kaganson. If you’re living in a retirement village or estate with these facilities, they will bring care services like nursing to you instead of you going to a frail care facility. “One can go from living independently to needing help with most of one’s daily activities, all in the same living environment,” he says.

At most professionally run retirement villages, 24-hour security, access control, electric fencing and security cameras are part of the package. And if you do go away on holiday, you can simply lock up and go, knowing your home is safe and secure.

“In areas like Cape Town, protection from disasters such as the Table Mountain fire are vitally

important. People should make sure to choose a living option that has taken measures to prevent these threats and protect their residents,” says Van der Spek.

Customisable experience

Many of today’s senior living communities don’t only offer a one-size-fits-all experience. Residents can often choose the type of home and the exact level of service and care they need. Even whether or not a person can bring their pet along can be a deciding factor for some and this option is now included in many estates’ offerings, says Van der Spek.

T

here seems to be a huge demand for a lifestyle on the coast. Families are seeking modern estates with all the latest amenities and in close proximity to the beach, nature walks and shopping centres. Located on the north coast of KwaZulu-Natal, it’s no surprise that Zimbali Lakes has attracted a lot of investor attention. Over the past three months, it has secured more than R160m in new sales across its portfolio of suites, single residential erven and planned unit development sites. In Q4 of 2021, construction will also start on a number of lock-up-andgo and freestanding apartments, with demand for these types of units growing so much from buyers across the country that there is now a waiting list to purchase.

Zimbali Suites

The Zimbali Boulevard Suites (ZBS) development team has also appointed a new contractor, Concilio Group, with more than 15 years of experience in the industry. Tarring and kerbing of access roads and the installation and commissioning of services in phase 1A of the main development node should be completed by mid-September. Work on the upgrades to access roads and the construction of a circle is well under way with anticipated completion set for early Q4 of 2021. Construction of the 18-hole golf course will commence during the first quarter of 2022. The look of Zimbali Lakes will also start to change in the coming weeks when property transfers will begin to take

place. Boulevard Edge luxury apartments, which form part of Zimbali Lakes, are selling for less than R2m. At the time of writing this article, only four out of 32 of these units remained available. According to sales and marketing manager of Zimbali Lakes, Dave McGregor, the interest in the development has been phenomenal with 85% of the first phase sold out. “The transformation of this node into a work, play and residential hub is nearly under way,’’ says McGregor. He also says that properties in this phase will lodge for transfer next month. “There is a strong mix of local and semigration buyers from the inland provinces who want to work

and live in their previous holiday destinations,’’ says McGregor. The Zimbali Lakes Resort is expected to generate more than R10bn in sales and resales over the next decade. This will help to create more jobs and stimulate the economy in KwaZulu-Natal. The development will create more than 8,000 jobs through the construction phase, and as the development reaches maturity it is anticipated to create more than 3,000 permanent jobs. The Zimbali Lakes Resort will offer 24-hour security, including biometric access control, infrared cameras, fibre optic enabled communications and state-of-theart technology. Zimbali Lakes is also situated near the tourist hotspot of Ballito, as well

as King Shaka International Airport. Durban and Umhlanga are also a short drive away. According to eThekwini mayor, councillor Mxolisi Kaunda, Durban recorded 34,500 visitors over the long weekend from August 7-9, with a direct spend of R46m and a GDP contribution to the economy of R113m.

A

ccess to education facilities dictates where many young families put down roots, but high property costs and expensive transport can place good schools out of reach for many. For Sky City, an integrated housing development south of Alberton, schooling is a priority. Cosmopolitan Projects, the developers of Sky City, partnered with Royal Schools which has a good track record of offering quality affordable and independent education since 1994 and operates 13 schools on five campuses with 5,760 learners. Since its inception, Royal Schools has enabled quality private education, always mindful of guaranteeing access and affordability. Within walking distance

“Our vision is to be the school of choice in the communities that we serve,” says Dr Bennie Fourie, CEO, Royal Schools. “We used to walk to school when we were younger, and now Sky City’s learners have the opportunity to walk to school as we once did.” Royal Schools Sky City offers Grade RRR to Grade 12, with a

maximum of 30 learners per primary school classroom and 35 learners per secondary school classroom. It boasts 63 classrooms with projectors and CCTV, a computer centre, two science laboratories, a school hall and sports field, and has 24-hour security, electric fencing and access control. Extramural activities include athletics, netball and rugby, as well as robotics, choir and eisteddfods. “Another beautiful thing about our school is that we cover cradle to college – our preschool starts at four years of age, and learners can attend all the way through until they’re ready for college or university,” says Fourie. “As a parent, you can literally drop your children here from preschool to secondary school and you know you’ll find them here, safely looked after during the afternoons.” Royal School Sky City opened in 2018 with 650 learners and it currently has 1,128 learners with a total capacity for 1,600 learners. “The school has its first Grade 12 group this year and with Royal Schools consistently maintaining a matric pass rate of between 98% and 100%, we look forward to seeing what this first Grade 12 group will accomplish!” says Alda Erasmus, head of communications, Cosmopolitan Projects.

Quality affordable education

Key to the success of Royal Schools is making quality education affordable and accessible. The school fees are lower than what parents would pay for at many public schools in South Africa and less than 20% of what they would be charged at an “exclusive” private school. School fees for 2021 are R25,080 per year for all grades (or R2,090 per month over 12 months) and R25,000 per year for Grade 12 learners (or R2,500 per month over 10 months). The fee for preprimary includes two meals per day and structured aftercare facilities until 18:00 on weekdays. “Among the reasons why I love staying in Sky City is the convenience of having my son attend Royal Schools Sky City,” says Kgomotso Morubane, parent of a Grade 2 learner. “Besides the school offering great education and extramural activities for their students, I was able to cut costs as it is reasonably priced and affordable. I’ve also managed to reduce transportation costs as he can now walk to school. He’s enjoying the fact that his friends living near his house are also his school friends and they do

homework and projects together. I’m proud that my son attends the school and what makes me very happy is that he also loves the school!”

Education for all

For parents with children not yet at a school-going age, there are many privately operated day-care centres throughout Sky City, and the new church’s preschool will be completed in September with its first intake in January 2022. “One of their first initiatives will be to present early childhood development and entrepreneurship courses in the evenings and on weekends to the residents of Sky City,” says Erasmus. Homeschooling and studying needs are also covered, with fibre internet connectivity available at very affordable prices to all the houses and apartments within Sky City. There are also free Wi-Fi hotspots throughout Sky City, including spots in Sky City Mall and in the public recreation areas where residents get free internet access. Cosmopolitan Projects partnered with Ianet to install the fibre network and Surf4Life to provide uncapped, unshaped and unthrottled internet access (where

other ISP services are either capped, shaped or throttled). In addition, the service is provided on a pay-as-you-go basis with no contracts, and this enables the residents of Sky City to easily work and learn from home. This is essential these days and mostly unheard of in this segment of the housing market. “Sky City is very much a model for South African residential developments catering to the hard-working, lower to middle income earning majority of South Africa. It offers services and amenities that would otherwise only be accessible to high income earning individuals,” says Erasmus. “Sky City shows it is possible to give average South Africans a dignified, comfortable lifestyle with quality housing, good childcare and educational facilities, internet connectivity, shops and recreational facilities, all at a price that they can afford.”

Great investment opportunities in Pretoria Even though the Covid-19 pandemic has had an impact on the property market across South Africa, there are still significant investment opportunities to be had, especially in the residential sector. In line with this, Pretoria has emerged as an attractive destination with several areas showing great potential for growth, says Keabetswe Nkotswe, portfolio manager, TUHF. “There’s been steady progress, but it really has been an ongoing process of forging relationships with key stakeholders at local government, the municipalities, property developers, universities and other role players to identify the hotspots. We’re focusing on the inner city, but the likes of Silverton, Sunnyside, Capital Park and others have emerged as great investment opportunities,” says Nkotswe. One of the major trends has been interest in family-led units in Pretoria West. However, Arcadia, Sunnyside and Gezina have proven popular with younger families looking to share accommodation with friends. A central theme behind this growth has been easy access to amenities and transport to the Pretoria CBD, Nkotswe says. Of course, the amount of higher learning institutions in Pretoria makes it attractive for student accommodation as well. But there is concern that student housing might be in a bubble that could burst at any stage. As such, there is a focus on residential accommodation – that lends itself to being adaptive if need be – as opposed to the more traditional student-residence type.

These provide brilliant investment opportunities to convert into residential spaces.”

Less red tape to access subsidy for new buyers A property developer is helping South Africans earning under R22,000 a month access an underutilised government housing subsidy to assist those wishing to become first‑time homeowners. The government’s Finance Linked Individual Subsidy Programme (FLISP) helps qualifying first-time buyers caught in the “gap” sector – those who historically earned too little to buy property – with financial support.

“The inner city is especially exciting for us. We have been very proactive in being on the ground and engaging with the community – from building managers to shopkeepers and other people who know the areas and understand the dynamics at play. We are passionate about community engagement, which also becomes a great awareness driver for us,” says Nkotswe.

Property expert Toni Enderli says FLISP subsidies, combined with the lowest interest rates in 50 years, transfer duty relief and higher home loan rate approvals, mean many families who rent may now be able to buy into the affordable housing bracket

Responding to reports of bureaucratic challenges in accessing FLISP subsidies, Enderli says International Housing Solutions (IHS), developers of the entry-level, innovative and eco-friendly gated community, Ihlathi, in Parklands in Cape Town has appointed dedicated FLISP agents to help. “Many who qualify are not accessing FLISP funding due to various challenges. Our FLISP team is helping them buy their first home in Ihlathi by taking away the administrative pain,” says Enderli. Realtor of Excellence’s development sales director Wayne Lawson says, “Low interest rates, no transfer duty or fees, higher loan rate approvals, attractive

entry-level offerings and FLISP subsidies offer unprecedented opportunities to prospective home buyers. Monthly repayments for one-bedroom units (priced from R699,999) at Ihlathi are under R5,500 per month, compared to R7,500 a month to rent a similar space.” Two-bedroom units start from R779, 999 and threebedroom units from R1,249,999. IHS’s SA MD Rob Wesselo says Ihlathi is certified by the green building council and includes solar geysers, fibre-ready internet and 24-hour security monitoring. “In addition to affordability, you’re buying into a safe, secure and ideally located community on a green belt. This value is unprecedented.”

“With Pretoria generally being cleaner and more laid-back than Johannesburg, families are finding great appeal there. Convenient access to shopping centres, banks, churches, schools and transport, not to mention the nightlife in different parts of town, are all contributing to making Pretoria the perfect springboard for investment and for the post-pandemic new normal,” she adds.
