When the going gets tough… Statistics suggest that the majority of South Africans spend more than they earn, that we’re a nation up to our ears in debt – and that we’re in dire need of some decent budgeting skills WORDS: MARANA BRAND

f the lockdown has taught us anything, it’s the importance of sticking to a budget and having emergency savings available should the unforeseen happen. This can be challenging for those whose credit extends beyond their monthly earnings, says Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa.

Bleak stats

A recent survey by debt counselling company Debt Rescue among 1,000 SA consumers, found that 85% needed help either financially, emotionally or both because of the pandemic. A further 55% of the respondents required financial help, but had no access to credit, and 96% were stressed about health, finances or both. DebtBusters, a company that helps consumers restructure their loans, found that the 1,6 million residents who took advantage of payment holidays offered by financial institutions during the lockdown from April to June, will pay an additional R20,7bn in debt. “In a country as over-indebted as South

Africa, especially at a time when the economy is contracting, this is enough to push people who were just about making ends meet into a situation where their debt-to-income ratio is unsustainable,” Benay Sager, CEO, DebtBusters, says. Neil Roets, CEO, Debt Rescue, adds that an alarming number of consumers cannot repay their debt and the extent of their indebtedness has grown substantially compared to the same time last year. “The most worrisome of all is the fact that we’re now seeing the top earners on the ladder such as doctors, lawyers and corporate executives knocking on our door to place them under debt review.”

the more than 500 respondents seek expensive unsecured, short-term loans to help them meet their monthly financial obligations, while 11% spent more than half their monthly income paying off short-term debt (store cards, credit cards, short-term loans etc).

Budget, budget, budget Suffice it to say that it’s imperative to take the time to draw up a decent budget, not only to stretch your income and cover what needs to be covered, but also because you may be surprised how much money you waste and how much you can save.

One of our biggest – and most important – monthly expenses is housing, whether renting or paying off a bond. As an affordability rule of thumb, one should not spend more than 30% of one’s monthly gross income on housing, says Goslett. This way you ensure you have enough budget to pay for other living expenses including transport, food, education, medical care, insurance and other essentials. “This should also allow you to still have some money in the bank for savings each month,” adds Grant Smee, MD, Only Realty. Saving is imperative when it comes to owning a home. “A burst geyser, plumbing or appliance issues, special levies and perhaps a non-paying tenant are just some of the unforeseen costs that could arise at any time,” he says. That’s where a decent budget comes into play. If you have created a budget, you know exactly how much money you have coming in and how much is going out. You can make some plans concerning those big expenses. But if you don’t have a budget, you probably don’t have a very good picture of your finances. You may also be tempted into borrowing more money. It’s definitely better in the long run – for you and for your money – to have a budget.

Plan of action

A good place to start budgeting is by looking at your income. By knowing just how much money you’ll have coming in every month, it will be easier to know how much you’re spending. The more realistic you’re about each of these numbers, the more likely you will be to stick to your budget. To help homeowners and tenants create a monthly budget that will reduce the risk of losing their home owing to unforeseen circumstances, RE/MAX of Southern Africa suggests becoming financially prepared for the unexpected by doing the following:

Categorise your expenses

If money is tight, differentiating between your needs and wants can help you stay within your budget. Needs come first, and if there’s money left over, only then can you spend money on wants. The first step in budgeting is to find out where you’re spending your money. To do this, look at your bank statement to create a list of all your expenses and then break the expenses down into the following categories: • Fixed essentials: these include rent, insurance instalments etc.

quicker – just be sure to find out if there are any costs involved when withdrawing from these accounts.

4 • Variable essentials: these are variable costs such as groceries and petrol • Inessential expenses: these include entertainment spending and shopping sprees • Long-term savings: payments towards pension funds and investments • Short-term savings: informal savings such as stokvels and emergency funds

Cut back to save more

If you aren’t already putting away a healthy amount into savings, then you’ll need to cut back somewhere. Variable essentials and inessential expenses are the easiest areas in which to cut back to make more funds available for your savings. Cutting back on fixed expenses like housing, on the other hand, usually involves doing some research to find cheaper alternatives and the consequent process of switching or cancelling the expense. Whether you own or lease a property, sub-letting is an option to help cover your costs during difficult times, says Smee. “Renting out unused space such as a garage for storage or an extra, unused bedroom can help to generate cash flow and cover the cost of utilities. If you’re renting, be sure to get permission in writing from your

landlord prior to subletting any portion of the property”. In other cases, particularly for tenants, Smee says that depending on your lease agreement, there’s the option to terminate and scale back. “Consider the current economic environment we find ourselves in and take a look at your immediate environment – perhaps you’re paying for space or amenities (like those in an off-plan development) that you’re not making use of but are paying a premium for. Shop around to compare.” National Debt Advisors (NDA) suggests that cutting back on bad habits like alcohol and smoking can be considered to have more money available for your other expenses or for savings.

Set savings goals

Setting savings goals is vital and these should be included in your budget as an expense. Determine an amount that you would like to put aside each month that will help you afford the various expenses incurred when owning a home. A good rule of thumb is to have two to three months of your salary saved in a readily accessible account in case of an emergency. You can invest these savings in a tax-free savings scheme to help you reach your savings goals

Create a facility for crisis cash

While you are building up your emergency savings, make sure you’ve got some form of credit or overdraft facility set up to use in case something happens and you need access to emergency funding to see you through the crisis. Avoid racking up unnecessary debt by only using this facility if you truly need to.

Live and review

Once you’ve completed your budget, NDA suggests, see if your money plans align with your short-term and long-term goals. Do this after you’ve

attempted to live within your budget for a few months. If you’re having difficulty adhering to your budget, you may be spending money on things that aren’t within the goals that you’ve set for yourself. Review your budget every month and don’t beat yourself up over small transgressions. In essence, a budget is an estimate of money coming in and going out. Take the time to go back and review what actually happened. Where did you overspend? Where did you save? What can you do differently next month? While it’s important to review your budget every month, you’ll also probably need to recalculate your budget every three to six months, or whenever something changes dramatically in your financial life.

ue to the impact Covid-19 has had on the short-term rental market, many landlords who focussed on very short-term rentals in the past, have now entered the longterm market. “The supply is higher than the demand at this stage and many landlords have had to reduce their rental asking price. Landlords are hesitant to sign for longer than six months in hopes that the shortterm rental market will improve,” says Chelsea Viljoen, Just Property. But there’s an opportunity cost to offering six-month leases. Moving is often expensive and always disruptive, so tenants may not be interested in these shorter rental periods, leading

to extended vacancies. There are other considerations too, making the shift from homestay to long-term rentals something to think long and hard about.

might work to attract a tenant, but if they don’t want to take over the subscriptions, cancel them.

Take out the furniture

When you post your listing, you’ll find out within a week if the rent is reasonable. If there’s no response for days, it’s almost certainly due to the rental being too high. “Don’t list above the going rate, thinking you can negotiate if you need to,” Viljoen warns. “Tenants don’t search for properties above their budget and then negotiate, but rather tend to search only for properties within their budget.”

Most tenants will want the premises unfurnished. Remove pieces such as vases and paintings but leave more practical items like fridges and beds until you know for sure, says Viljoen. “If the tenant insists on having all furniture items removed, you will then have to store or sell these. If they want it fully furnished, do a thorough inventory and be clear about who will be responsible for repairing or replacing items in the inventory.” Any subscriptions that were provided for homestay guests, for example Netflix, DSTV, security etc

Evaluating the right rental

“It’s very important to customise your lease agreement according to your specific property and tenants,”

The relevant laws and case studies about the Consumer Protection Act and Rental Housing Act need to be taken into consideration. “If you bind yourself to a standard online lease agreement, you open yourself to risk,” she says. “Rather work with an experienced rental agent who knows what to include and how to tailor it specifically to your property and your circumstances.”

Marketing your property

“The first thing a prospective tenant looks at when viewing an advertisement online is the pictures,” Viljoen points out. Include as many high-resolution pictures as possible and try to show all angles of the rooms, the interior and exterior. Ensure the beds are made, cupboard

doors are closed, lights are on and toilet seats are down. “Many people are still wary of viewing properties in person, so we recommend filming a walk-through of the property. Making a few clips instead of a long video allows us to easily share these via WhatsApp, email and on social media.” In your advert, include as much information as possible, says Viljoen. “If your property is connected to fibre Wi-Fi, including that in the advertisement could lead to a tenant choosing your unit above another similar one.”

Choosing a tenant

An extensive vetting procedure is the only way to ensure that you’re placing the right person in your property. Viljoen insists on the following:

Credit check. Study it carefully. Pay slips, bank statements, employment contracts etc to verify income. References from friends, family and previous landlords. Copies of ID or passport and visa if applicable.

Character traits that in Viljoen’s experience can give you an idea of the applicant include how responsive they are and whether they’re good with communication; whether they pay rent on the same day every month; whether the rental amount paid varies; their spending habits and whether money is being saved. Most of this can be deduced from bank statements.

Proptech not likely to replace agents

I

Women’s buying power reshapes SA property market A man’s home is his castle, isn’t it? Not so fast. According to data from residential property specialists Leadhome, South African women are fast becoming the queens of the castle, with women now constituting more than half of all buyer and seller enquiries. Leadhome CEO Marcél du Toit says the data highlights a steady rise in women’s buying power that’s fundamentally reshaping the South African property market, which was traditionally dominated by men. In all, 58% of Leadhome’s buyer enquiries and 55% of seller enquiries are from women. Part of the reason for this trend is growing female participation in the workforce over the past three decades. According to economic data supplier TheGlobalEconomy.com, female labour force participation in South Africa has risen from 41.41% in 1990 to 49.61% in 2019. The world average in 2019, based on 182 countries, is 51.98%. “Today, there are more women in the workplace than ever before, and they’re buying homes – no matter the size of their salary. While women still lag behind men in some areas of the economy, it’s exciting to see the growing number of South African

women who are asserting their right to homeownership,” says Du Toit. “Even when they end up buying jointly with their partners, or in their partners’ names, the data suggests that women increasingly have influence and decision-making power, in addition to buying power. Leadhome’s data shows that women account for 45% of all property registrations while 7% are joint registrations. Du Toit notes that these figures can be attributed to a growing trend where modern women aren’t waiting for marriage or a partnership to buy a home. When it comes to buyers, there’s a greater interest from female buyers in their 20s than female sellers, which makes sense, as most people in their 20s are looking to buy their first home. In their 30s, they are typically

looking for their second home as their families grow. In all, 25% of buyer enquiries and 22% of seller enquiries come from women in their 30s. Nearly half (49%) of people making offers on homes through Leadhome are in their 30s, and 26% are in their 40s. Du Toit concludes that the shift towards female buyers will ultimately have positive effects for the entire property market in South Africa. “The traditional consensus in the property market was that younger people would wait to buy a house until they were married and had kids. However, that trend has shifted, and we’re now seeing that many young women view the buying of property as an investment and an opportunity to build wealth early. Ultimately, this will not only prove to be beneficial for women, but for the entire South African property market.”

t was inevitable that the estate agent versus property technology disruption debate would come to the fore as a result of the Covid-19 lockdown. The topic was recently explored during a “Let’s Talk Property” webinar hosted by Real Estate Investor and eLan Property Group. Panellists included Samuel Seeff, chairman, Seeff Property Group, along with other executive heads of traditional and online estate agencies and a property portal. The panel largely agreed that, while proptech advancement has accelerated during the lockdown, there have been no dramatic changes in the industry nor is there much disruption on the immediate horizon. If ever there was a time for proptech to take centre stage, it was during the lockdown. Yet, says Seeff, despite the significant use of technology and advances, it was only really when agents were permitted to assist purchasers with physical viewing and negotiation to conclude deals that the market started moving again. It’s not just in SA, but across major markets including the USA, where it’s now clear that, while technology is enabling estate agents to provide a more professional service, it will not replace agents any time soon.

Buyers still wary

Despite expectations that estate agents, in particular, would be disrupted, Seeff says that it’s interesting that of all industries, property has been particularly resilient in terms of disruption. The reality seems to be that people are just not comfortable with their biggest asset being traded purely online. “Selling and buying a home is the single most significant financial transaction that most people will ever make. It’s not like buying a pair of shoes or even a couch online. The costs and consequences are significant. Given the financial and legal complexity, sellers and buyers need the assistance of a professional intermediary, preferably a trusted local operator with a track record in the area,” he says. “The disruption that we’ve seen has been in terms of the professionalisation of the industry through the new qualifications framework together with proptech,

which enables agents to offer a faster and more professional service to sellers and buyers.”

Good agents still needed

Important aspects of the transaction between seller and buyer, however, still require a trusted agent who can guide the seller and buyer through the process and provide guidance on financing options, pricing, and the market. “The critical outcome and objective of any real estate transaction is negotiating and facilitating an equitable win-win outcome for both seller and purchaser and this is the critical role that an estate agent plays,” Seeff says. Sellers and buyers also still largely make use of recommendations. As one panellist mentioned, in the USA, statistics show that 90% of real estate business comes from referrals and repeat business. This, says Seeff, is largely due to the human interaction and experience. Agents who have not yet adapted to new technology may be finding it disruptive, but Seeff says that most are embracing and adopting technology. Generally, what has been punted as disruption by newcomers has added nothing new to the industry in terms of technology or systems, but was already being offered by traditional agents with great success. Property portals for example, disrupted the print advertising industry, not estate agents.

Automation

Real disruption will only come once the entire real estate chain is automated, from the banks to the municipalities, signing of documentation and the deeds offices. It was cited that, in the USA, for example, the transfer of a property can now be registered within seven days. “Big data” may also mix things up in future. Real time data, analytics, and trends to enable agents to better advise clients and predict how the market may move, can only flow from full digitalisation of real estate transactions. Currently, data is about six months old, and possibly older now with the deeds’ office delays. Seeff says that making informed predictions requires more accurate information.

Sectional title boom in Midrand S ectional title properties, especially those priced below R1m in various suburbs in Midrand, are seeing huge demand from buy-to-let investors, first-time buyers, young professionals and young families seeking value – a trend boosted by the historically low interest rates and zero transfer duty in this price bracket. Demand continues unabated in Erand Gardens, Noordwyk and Vorna Valley – where sectional title prices have grown by over 40% in the past decade, say Pam Golding Properties area specialists Fushai Runyowa and Reggie Toolo. Currently, most sales activity takes place within the price range from R500,000 for a bachelor or one-bedroom apartment up to R900,000 for twobedroom units – with prices mainly influenced by the area and facilities within the complex. Data from Lightstone shows that in Erand Gardens, 52% of stable owners are aged between 36 and 49 years, with 61% of recent buyers falling into the category of young adults (18 to 35), while in Noordwyk, 60% of stable owners are middle-aged (36 to 49 years) with 47% of recent buyers being young adults. senior market and research analyst, says Lightstone research shows that in these suburbs, sectional title properties dominate the housing stock. “There are a couple of factors which undoubtedly contribute to the shift of sectional title sales into higher price bands, including rising house prices and increased building costs, and strong demand from first-time buyers entering the market.”

Accessible prices

According to Runyowa and Toolo, in Erand Gardens and Noordwyk, prices start from around R420,000 for a bachelor apartment, R500,000 for onebedroom units, R590,000 for two-bedroom units and from R850,000 to R1,15m for a three-bedroom apartment. “In the established suburb of Vorna Valley, with its mature trees and attractive neighbourhood, prices start from R680,000 for a two-bedroom apartment and can vary up to R850,000. However, when well-priced properties come onto the market, they are usually snapped up on listing. Since some of the complexes are now old, this gives buyers an opportunity to buy and then renovate the apartment to suit their own taste.”

Buy to let

“Buy-to-let investors in these areas seek to minimise

their expenditure while maximising their returns. Therefore, most of them tend to buy in wellmaintained complexes with lifestyle facilities to try and attract the younger generation of tenants seeking this lifestyle.” In Vorna Valley particularly, rentals range from about R6,700 per month. There’s especially a shortage of stock for two-bedroom garden units as most young families prefer these units where children can play in the garden.

Midrand perks

Apart from affordable prices in these suburbs, the agents say Midrand offers a central location between Joburg and Centurion, with easy access to main roads, highways and the Midrand Gautrain station, while many complexes in Noordwyk are situated along the Gautrain bus route.

Luxury home trends expected post-pandemic In less than six months, Covid-19 has precipitated significant changes in every aspect of our daily lives with these changed behaviours also impacting on home trends, not least in the luxury home sector where there’s ample scope for innovation WORDS & IMAGES: SUPPLIED

he pandemic will have a lasting effect on future real estate and design trends. “Buyers are already looking for homes in different places, and with different characteristics, than they did before Covid-19 and I believe that many of the emerging trends will become established and remain prominent for the next few years at least,” says Chris Cilliers, CEO and co-principal, Lew Geffen Sotheby’s International Realty in the Winelands. “In fact, from the materials used to layout designs and amenities, postpandemic residences are likely to look notably different than they do today, especially luxury homes where financial constraints are seldom an issue.” According to Cilliers, the key areas in which we’re likely to see the most transformation, are the following:

Larger living spaces

The past few years have been about compact, low-maintenance homes with small, water-wise gardens but, after months of confinement, many people are now beginning to realise the importance of having a substantial living space, a dedicated home office, ample outdoor space and amenities. Going forward, the ideal living space will be larger with plenty of room for everyone to have their own space and to get together to watch a movie, dine al fresco or entertain. In countries like South Africa where the weather permits us to spend time outdoors, covered outdoor areas will be even more important and pools and larger gardens will once again be in vogue.

In-house amenities

“We’re also seeing an increased desire to create amenities within the home that authentically replicate movie theatres, gyms and bars,” Cilliers continues.

High-tech home offices

The shift to working from home has created a new awareness of the need not merely for a place for one’s computer, but also for a private, quiet place to have conference calls and Zoom calls and to concentrate undisturbed by daily family life, she says. Home offices are being fitted out with the latest tech to facilitate productivity and designer décor detail for Zoom chats and video calls and, where possible, we can expect to see dedicated work areas for each adult and dedicated study space for each child with powerful Wi-Fi connectivity throughout.

Health and hygiene

“This will be foremost in people’s minds for some time to come and we can expect

to see safer and anti-microbial materials for countertops and cabinetry features like air filtration systems no longer being an afterthought. They will become priority installations,” Cilliers says. There’s also likely to be a spike in demand for touch-free in-home technology to curb exposure to germs on surfaces. In bathrooms, touchless fixtures like self-flushing toilets and no-touch bidets will become increasingly common. Companies like Kohler and Sloan have already accelerated their production of functional post-pandemic products, some of which use intelligent technology to be hygienic, convenient and environmentally friendly.

Better equipped kitchens

“During the pandemic, we’re all cooking at home much more than ever before with many people brushing up on their

cooking skills and others discovering a new passion. We can expect to see larger, beautifully fitted kitchens that can accommodate family and friends around a table with a wide array of highend appliances to create all manner of dishes,” Cilliers says. Many kitchens will have dedicated coffee stations with top-of-the-range coffee machines – and every gadget required to bake, roast, grill and steam.

Larger food pantries and storage spaces

People are shopping less often and spending more time at home, and are likely to continue to do so, so it makes sense to properly stock up on each shopping excursion. Spacious walk-in pantries and ample cupboard space are a must.

Dedicated delivery space

“We’ve all become accustomed to the convenience of online shopping and dedicated, secure delivery spaces are predicted to become increasingly prevalent, especially when money is no object and anything the heart desires is now available for purchase online,” she says.

ven when the lockdown is over, a proportion of previously officebased workers will continue working from home at least a few days a week. If working from home is your long-term reality too, it’s time to chuck out the telephone directories you’ve been using to prop up your laptop, and invest in some decent tech. You’ll probably have a work-supplied laptop. The big advantage of laptops is that you can work anywhere. The major drawback is that they’re an ergonomic disaster. Anyone who’s spent a few hours hunched over a tiny keyboard, squinting at a spreadsheet, knows that your shoulders soon feel like you’ve been lifting bags of concrete. Shafeeqah Isaacs, head of consumer education at financial services provider DirectAxis, says by investing a little in a few bits of technology and some decidedly lowtech solutions you can make some of the pain and frustrations of working at home go away. “So many of us just adapted to working from home as a necessity, but perhaps didn’t give much thought to how we were setting up our workspaces and the potential implications in terms of our own comfort and ability to do the job as efficiently and professionally as in the office.”

Tech up

As a first step to banish the Hunchback of Excel Spreadsheets, get a decent keyboard. There are plenty on the market, from standard keyboards that plug into a USB port on your laptop to fancier, more expensive alternatives that connect via Bluetooth and even ergonomically designed versions. Choose one that suits your budget, needs and preferences.

A straight eye

Then you’ll need to consider how to get your monitor at eye height so a few hours at your desk doesn’t literally become a pain in the neck. There are plenty of adjustable laptop stands you can buy, which allow you to lift the screen to a comfortable height. If you have the space and money, an alternative is to buy a monitor. Again, there are plenty of options and price points, depending on whether you need the definition to do high-end graphic design or just want to knock out a deck of PowerPoint slides.

It’s in the wrist

Now give some thought to your wrist. An ergonomically designed Bluetooth mouse paired with a gel wrist rest should help keep repetitive strain injuries like the dreaded carpal tunnel syndrome at bay. Alternatively, a small bean bag can do the trick.

USB hub

Depending on your set-up you may now be running short of USB ports to plug in the keyboard, monitor, phone, external hard drive and whatever other equipment you need. If that’s a problem, consider a USB hub which allows you to plug in and charge multiple devices.

Sitting pretty

Decent technology will go some way to making your home office a more comfortable place, but even the tech set-up is unlikely to compensate for an unsuitable or uncomfortable chair. Ideally get one where you can adjust the height and back support, so you can configure it to best suit your optimal working position. If a good chair is out of your budget, set a timer on your phone to remind you to have a break and stretch every hour or so.

Light it up

While you’re at it, think about lighting. Natural light is best, but there may not be enough where you’ve set yourself up. Also remember that, if you’re doing video calls, too much natural light or light coming from behind you can make it difficult for other participants to see you. An adjustable desk lamp may be the solution.

Need for speed

With children not at school and possibly a spouse or partner also working from

home all gobbling bandwidth, you may need to upgrade your broadband package, particularly if you’re doing many video meetings. Conferencing apps such as Zoom and Teams typically need fast broadband connections to run effectively and can consume quite a lot of data. Where possible, keep your video off and use voice-only to save data. You should also check your router. If it hasn’t been replaced in the past six years, think about getting a new one. This should increase the speed and range.

Shut it out

If children, noisy neighbours or other

distractions are interfering with your productivity or interrupting your video calls, a set of noise-cancelling headphones might be the answer. Most models now have built-in microphones, so it can be used for online meetings. Another consideration for a comfortable, efficient and effective home-office set up is a decent multifunction printer. Being able to print, scan and copy at home means clients won’t have to wait until you’re next in the office or can visit a copy shop for a scan of a contract or other documentation.

Where history and luxury meet

A

new luxury residential development is currently under construction on Cape Town’s Atlantic Seaboard that will have history lovers – and property connoisseurs – salivating. Alpha One is a six-story boutique development situated on the slopes of Signal Hill between High Level Road and Ocean View Drive, on what is one of the last possible prime building sites on the Atlantic Seaboard. Featuring 16 premium apartments, all with uninterrupted views, the story behind the site on which Alpha One stands is as unique as the building itself.

A military relic unearthed

Once the location of a 19th century fortified battery, a rare military relic

– a “disappearing gun” – was unearthed from below a derelict swimming pool on the site. Buried for almost 100 years, this “disappearing gun” was brought to the Cape in 1885 during a brief period of tension between Britain and Russia. Britain, fearing that Russian aggression may threaten all their colonies, installed breech loading canons around the Cape, including three huge and mysterious “disappearing guns”. Disappearing guns are a uniquely British feat of mid-Victorian engineering and are extremely rare. They had the ability to hide from enemy fire by lowering down into a gun pit with hydraulic lifting mechanisms. After being fired, they would disappear back into a vault under a protective shield. The disappearing gun in Sea Point never saw military action.

The gun was fired once a month as per army regulations but was not popular among the locals because of the noise. There were a lot of complaints and eventually the land was sold by the Department of Defence in the 1920s. After that the battery’s existence was forgotten as the site was covered over by residential buildings. Simon Bridges, MD, Elemental, a boutique property development company and owners of Alpha One, explains that the project began in August 2018. “We were aware of the remnants of the Sea Point battery under the site but didn’t know the extent, or indeed what would be found remaining. Once the structures above ground were demolished, we brought in an archaeological team and geotechnical engineers, to ensure that the battery structure was safely unearthed and documented.”

Old meets new

The now restored disappearing gun forms an integral part of the new building and features front and centre as a glass enclosed exhibition in the beautiful communal central lounge and winetasting area. Bridges says that a network of underground tunnels and ammunition storage rooms was also unearthed, and these are being restored and re-purposed into a wine cellar, with dedicated tasting areas and private wine lock-ups for each Alpha One resident. “During the excavations we exposed surviving paintwork on one of the tunnel entrances which gave this mysterious military site a name: the battery had been known as Alpha One and it was

only fitting to keep this name for the new development.”

Views for all

Alpha One enjoys an elevated ocean facing setting that allows every apartment uninterrupted sea views from both the bedroom and living areas, as well as from the terraces that stretch the length of each unit. Alpha One also features a communal rooftop leisure deck with a swimming pool, lounge and braai area that boasts 360º views looking over the ocean towards Robben Island and also enjoys stunning mountain views. Once completed, the two and threebedroom apartments will sell from R7,9m up to R17,25m.

A painstaking three-month archaeological dig commenced whereby the gun emplacement was exposed and then the extremely hard clay was dug out by hand, with experts carefully documenting and archiving what was uncovered. “Our preservation and restoration plan, which was approved by Heritage Western Cape, saw the historical battery remnants being incorporated into the new development – in fact the entire design of the building centres around the battery,” says Bridges.
