Continuing in the footsteps of maximalism, one of last year’s top trends, this year playful living encourages us to mix and match bold colour, textures, patterns, and unconventional shapes. “It’s about what lies beyond functionality and invites us to explore and play,” says Kim. The trend will incorporate pop culture from the 80s and 90s and is all about weaving creative and fantastical elements throughout our homes to create optimism and joy in our spaces. “It’s about creating new realities in our home and workspaces, so we can evolve our living and our thinking.”

New year, new look

The new world of work

With the work-from-home movement entrenched for another year at least, homeowners will be making sure that their home offices fulfil their necessary functions – and that they make them feel good at the same time.

“What’s clear is that people are prioritising their happiness within a space, and that casual, playful, and flexible workspaces facilitate a sense of wellbeing, creativity and therefore productivity,” says Kim.

“So, as we go into 2021, comfort, happiness and fluidity are set to be our guiding factors as the lines between our homes and our offices blur.”

Rethinking ownership

Materialism is on the decline among the up-and-coming generations, and many are rethinking ownership. Kim predicts that we’re no longer going to have a product-driven environment but rather a servicedriven one. “This is likely to present in design services, such as being able to rent furniture and rotate it out as the seasons and styles change, rather than having to buy and keep pieces. It will also be a way of embracing a more sustainable recycling perspective,” she says.

The sound of silence

Spending so much time in our homes means that we’ve become increasingly aware of noise distracting us from work – whether it’s coming from outside or within the house. “It’s important to understand the impact of white noise in a home environment where you’re in a work-from-home model and how it affects your ability to work and be,” says Kim. “Even in workspaces, as we become more mindful, the need for silence will play more of a role in the way we design.”

fter reflecting on some of the design drivers for 2020, Cape-based interior creative and behaviour specialist Kim Williams predicts some of the top trends that we’ll be taking into the new year.

Natural touch

“Looking back, the trends that stand out for me in 2020 are intertwined with our need to reconnect with nature, to find comfort, beauty and engagement in our homes and workspaces, given that we spent the year disconnected from each other and the world,” says Kim. “Bringing nature into our spaces provides us with a kind of visual comfort.” Having natural elements in our homes is also said to affect our wellbeing, which makes it a clear choice for the year ahead.

“The concept of biophilia embraces connecting with nature on all levels. From organic materials to earthy tones and colours, natural elements permeate our spaces as we try to recreate a connection with nature,” she says. Kim believes biophilia will evolve into mindful living, with the use of natural and organic materials motivating us towards better, more sustainable choices.

Simple and modern

Embracing simplicity and brightness, and blurring the line between indoor and outdoor living, Kim believes our outdoor lifestyles make this trend particularly relevant for South Africans. She sees this trend incorporating ceramics, woods and texture into our space while keeping

rooms simple and elegant. “It’s a modern, clean and fresh approach that will evolve from the combination of wanting to connect with nature but in a simple uncluttered way,” she says.

Meaningful colour

Colour will still play a big part in our lives this year, and we’ll continue to be mindful of our colour selections. “As a medium, colour is extremely powerful, and I hope that we’ll see a lot more boldness, akin to what we saw in the 80s, in 2021,” says Kim. Soft hues and colours create a sense of comfort and connection, while bright tones bring excitement, and contrasting shades create impact. “By mixing and matching objects from various decades, the impact is reminiscent of art-deco trends and style.

Devmark national sales manager Bruwer de Jager notes that SA is currently facing a big shift away from the traditional freehold neighbourhood segment to secure sectional title schemes. “Owner-occupiers are happy to settle for smaller but newly constructed units with the peace of mind that comes with safety and convenience. And property investors spot the potential for asset appreciation in well-located sectional title schemes, especially if they can secure units in the first phase of the development period under the R2m mark,” he says. “The resale market in this price bracket will remain liquid in highdemand neighbourhoods due to affordability and low interest rates.”

or the first time in almost a decade, agents are reporting a spike in enquiries and sales in many areas as record low interest rates and lower prices drive the first-time buyers’ market. According to Lightstone, Cape Town has seen the highest number of these buyers investing in the R1,5m to R3m price band, compared to the other metros where the most activity is being seen in the R700,000 to R1m band. By the end of October last year, 189 freehold homes and 40 sectional title units had already been registered. In Cape Town, Langa and Belhar lead the list of top 10 suburbs for first-time buyers, with 112 and 91 purchases respectively this year. Plumstead, Observatory, Wynberg, Kenilworth, Rondebosch, Claremont, Ottery and Sea Point are also popular. “Many of these buyers are looking for freestanding family homes and are often viewing higher priced properties than they would normally look at in the hope that sellers will accept high discounts,” says Arnold Maritz,

co-principal, Lew Geffen Sotheby’s International Realty in Cape Town’s Southern Suburbs. The agency’s sectional title specialist for the area, Dave Burger, says during lockdown he received 30% more enquiries for flats in Mowbray and Rosebank where beautifully renovated one‑bedroom apartments can be found under R1m. “Since the start of level 4 restrictions, I’ve actually had an increase in buyer enquiries, especially from first-time buyers and investor purchasers anticipating a spike in student rental demand,” he says. Wellington in the Winelands is enjoying a surge of market activity at entry to mid-level. Chris Cilliers, CEO and co-principal, Lew Geffen Sotheby’s International Realty in the Winelands, says, “Despite Covid-19, the sale price increased to R1,55m with sectional title median prices also increasing in 2020 from R680,000 to R778,000.” Richard Day, CEO of fixed-fee agency Eazi Real Estate, says, “In Cape Town’s South Eastern

Suburbs and surrounds, including Grassy Park, Gilray and Belhar, several buyers are competing for the same properties, in some instances resulting in a higher‑than-asking price being achieved. In October our median time to sell was just 11 days.” He notes high demand for freehold properties below the R2,5m mark among those seeking a change in lifestyle or more space for families as well as extended families buying together. Mature buyers are also looking for smaller, low‑maintenance properties. “With dual living increasingly popular, properties with a flatlet for additional income or to provide space for adult children (university students or young professionals) or elderly parents, are sought after. Generally, we find that our sellers are prompted mainly by changing lifestyle needs rather than financial constraints, and are scaling up or down accordingly,” says Day.

Secure sectional title

Savvy investors looking to increase their property portfolio and homeowners putting down roots, are snapping up the

All in one

Along with enthusiastic buyers, Balwin Properties is celebrating unprecedented sales at Wedgewood Sandton, a lifestyle development offering studio, one‑ and two-bedroom apartments. Racking up R1bn sales in seven weeks since November last year, there will be appealing purchasing opportunities here until the final apartments are sold.

“Balwin is renowned for our fast rate of sales but this exceeds anything we’ve achieved to date. This is a massive positive for this country and the property market as a whole,” says Steve Brookes, CEO, Balwin Properties, South Africa’s largest residential developer. The project’s success is notched up to the ideal combination of product, price, location, low interest rates and low deposit. Apartments start from R850,000, including bond and transfer costs. In Boksburg, Balwin is now selling super secure, ultra-modern apartments from R499,900 for a one-bedroom and R699,900 for a two-bedroom at Greenpark Lifestyle Estate. Affordable housing delivery

The Amdec Group has announced the development of a R500m affordable housing estate of 1,000 apartments in Ottery, Cape Town. The group is applying its experience in delivering high‑end residential estate living to providing housing for lower‑income citizens. Their philosophy is to create a sense of community among residents with greater consideration of lifestyle benefits. Golden Grove Estate will be developed on an 11ha site, on the corner of De Wet Road and Elm Street. There will be one-bedroom units at 24m2, two-bedroom units at 36m2 and three-bedroom units at 54m2, for rental to those with an employment history and joint household income of no more than R22,000 per month. The rental will not exceed 30% of the tenant’s household income. Golden Grove Estate will include a convenience retail centre and onsite laundry; communal gardens and a children’s playground; creche, day care and after care or supervised homework facilities; an onsite furniture workshop so that residents can build or assemble their own flat-pack furniture on site; five-a-side soccer pitches and basketball courts, and a communal recreational clubhouse for residents.

Vet your tenant

You cannot get payment from a tenant who simply doesn’t have the money, so it’s important to know who you’re leasing to. Review the bank statements of potential tenants to ensure they can afford your rental rate. If there’s a change in employment, your level of scrutiny should increase, and the length of time you inspect their data should be longer. This applies especially to individuals who earn income in more fluid ways such as being self-employed. It’s important to monitor changes in payment behaviour so you can address affordability issues before they become problems.

Be patient

Landlords, aware of increasing vacancy levels, can feel anxious to get tenants into their properties. Trethewey warns against hasty decisions as the cost of having a property vacant while seeking a good quality tenant, far outweighs having a tenant occupy the property – only to have a loss of income because of nonpayment, subsequent lease cancellation, and potential eviction.

An air-tight lease

Many landlords use their property as an investment asset to increase in value while earning additional income. As a landlord, you have to consider your property’s overheads, such as bond repayments, levies, utilities and other third-party payments like rates and taxes to set a rental price. Other factors include the changing interest rates and how to create a buffer for your own expenditure on the investment. Hidden costs, such as repairs and maintenance, should be identified, and a portion of funds set aside so you’re ready when the time comes to revamp your property. All these costs cannot always be

Setting a rental value is no longer a signed, sealed and once-a-year kind of activity. Landlords need to take a far more active role in managing their passive incomes than simply reviewing their lease terms every 12 months. Landlords with full-time jobs can partner with property rental specialists like RentMaster who make it their business to protect their client’s rental income with active collection.

Changing times

Determining rental is not an exact science. As tenant circumstances change, landlords need to adapt their expectations and their perspective on the level of activity rental recovery requires. Often these aren’t easy conversations and come with emotional ties and stress for both parties. Making the right call – both ethically and financially – on the right rental rate, is more challenging now than ever. Property rental specialists can assist in this regard by being mindful of tenants' problems and relieving the pressure for landlords.
