Good for schemes

example, to implement alternative energy and water supply solutions, but increasingly they’re also seeking other ways of making their schemes “greener” and cheaper to run. “Sometimes when we talk to trustees or owners about ‘greening’ their scheme, they shy away from the idea because they think it means a major overhaul as well as major expenditure, but they soon get enthusiastic once they see that making their scheme more sustainable, will ensure that it has better cash flow,” says Andrew Schaefer, MD of national property management company Trafalgar. “That’s especially appealing in times like these when everyone is experiencing some degree of financial stress and there’s strong resistance to increasing levies even though costs are rising.”

Start small

He says that in existing ST buildings or estates, the green measures that can be introduced range from a simple switch to lower-cost LED lighting or to ecofriendly products for cleaning, all the way up to the installation of a complete photo-voltaic (PV) electricity supply system such as those now used in many shopping centres and office buildings. Other possible initiatives include sinking a borehole and installing rainwater storage tanks to reduce municipal water usage; instituting a recycling or reclamation system for the

whole housing scheme; and retro-fitting a fibre network to provide high-speed internet connections and enable more residents to work from home instead of commuting to work. In addition, says Schaefer, ST scheme trustees and homeowners’ association (HOA) directors should be encouraging and assisting individual owners in community housing schemes to implement water and energy saving measures in their own homes. These include installing tap aerators and water-efficient showerheads, making use of energy-efficient appliances and organising car pools if they do commute to work to reduce their carbon footprint. For those working from home, a small power inverter to keep computers and other electrical appliances running during power outages might also make sense. These devices convert solar DC power into AC power and installation would not require the permission of the body corporate or HOA.

Value increase

“Of course there are costs involved, but owners need to consider that any of these measures taken in their own homes or implemented in the housing scheme will not only shield them or their tenants from the consequences of load shedding and water interruptions, but will also help them achieve savings on the cost of electricity and water supplied by the municipality, make their

scheme more attractive to potential home buyers, and enhance the value of their properties,” Schaefer says. “This is evident from the growing demand for ‘green’ homes and apartments in new developments where, in terms of the National Building Regulations, solar water heaters or heat pumps are compulsory, there are minimum insulation requirements to reduce heat loss in winter and heat gain in summer, and any heating or cooling systems installed have to be energyefficient.”

Follow the rules

However, says Schaefer, ST scheme trustees and directors do need to make very sure that they follow the correct procedures before deciding on any “green” improvements to their schemes such as a communal solar power system. A reputable property management company can simplify matters and help trustees move their plan forward quickly and in the most cost-efficient manner. “We can of course assist trustees to streamline this process, and to address the question of how to finance such improvements. It’s quite possible for the body corporate of an ST scheme to obtain a loan to fund their ‘green’ improvements and to pay this loan back out of quantified savings, but this will need to be approved by special resolution,” Schaefer says.

Rooting for it Plant a tree – and boost your home’s value

A

lthough more and more people are discovering that one of the most effective ways to offset their individual carbon footprint is to plant trees, homeowners have an added incentive to do so, says Gerhard Kotzé, MD, RealNet estate agency group. “Apart from being sinks that trap carbon dioxide and so help to regulate weather patterns, air quality and even ambient temperatures, our experience shows that established trees in your garden or complex can increase the sale price of your home by between 5% and 7%,” he says. “Most buyers naturally favour ‘green’ areas with shady streets and lush-looking gardens with big trees. What’s more, trees can help to cool your home and shelter it from strong winds, provide a habitat for birds and beneficial insects, create focal points in your garden, enrich the soil and produce bonuses such as flowers, fresh fruit or nuts.”

However, there are a few important things to consider when choosing which trees to plant and where to plant them, he notes. “For example, indigenous species are generally the best choice, as they tend to need less water but are also less susceptible to local pests – and more attractive to birdlife.” In addition, Kotzé says, you need to decide whether you want an evergreen or a deciduous tree, depending on where you intend to plant it. An evergreen that does not drop many leaves will probably be best close to a pool, for example, while a deciduous specimen that loses its leaves in autumn might be a better choice for an area where you

want to let in extra warmth and light in winter.

Consider the roots

The type of root system a tree has is also an important consideration because vigorous lateral roots can lift paving and even crack walls. “When choosing a new tree, you need to consider how big it’s likely to get in a few years, and make sure this will be in proportion to the size of your garden – a huge spreading ‘umbrella tree’, for instance, could be a bit overpowering in a townhouse garden, but might look perfect in a landscape setting.” The purpose of the tree – to provide screening for privacy, perhaps, or shade, or fruit – will also influence the type of tree you choose, as will the hardiness or resistance of the tree when it comes to frost and drought, he says. “In other words, it’s best to do some homework before you go tree shopping. It’s also best to buy your saplings from a reputable nursery or tree farm that can give you the proper advice about how to plant and look after your trees to ensure they thrive,” Kotzé says.

Find an estate agent

Estate agents aren’t just for sellers. Their knowledge of the housing market, and their ability to handle paperwork and deal with sellers on your behalf, will make for a much smoother and quicker process.

hen deciding on investing in property for the first time, there are a few key elements that buyers should take into consideration, such as whether they are investment ready and well informed on all the available options. “Purchasing a property is a major commitment that should be carefully evaluated in terms of your life plans and financial situation both currently and in the future. As a first-time property investor, it’s vital to be informed and ask the right questions, such as when, where, and why you should invest in property,” explains Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. The short answer to when investors should purchase property is as soon as they can afford to. According to Goslett, while it’s important to watch the market and buy at the right time, it’s never too early to get into the property market.

Solid investment

“Property remains a solid asset class in which to invest. Buying property is a huge step towards financial security and growth and is a great way to invest in your future. It’s less volatile than the equity or share markets and, unlike other investment options, with property investors have complete control over their asset.”

Goslett says property prices tend to increase fairly consistently over time, which makes it a lot easier to gauge the estimated return on investment accurately than with any other investment class. You can speak to your local real estate advisor to hear what returns you stand to earn by investing in the current market.

Establish what you can afford

Before they start house hunting, the first step for property investors is to assess whether they can afford to make the necessary financial commitment. To accurately assess this, it’s advisable to use the resources available, for example, banks and bond originators will be able to give purchasers estimated repayment figures based on bond requirements. It’s also a good idea to find out what your credit record is. This is a bank’s first point of reference to see how big a risk you are. “Monthly bond repayments shouldn’t exceed more than 30% of the buyer’s total expenses, and it’s advisable for buyers to put down a deposit of at least 10% of the purchase price of the property to make the repayments more affordable and increase the potential profit margin on your rental returns,” says Goslett.

More to budget for

Investors should remember that it’s not just the bond repayments that’ll need to be paid. Prospective homeowners should budget for around R200,000+ extra (depending on the bond size) to cover the various fees and bond costs before setting foot into their new home. Keep that in mind when assessing affordability and applying for a bond on your new property. There are various online calculators that can help you estimate this cost more accurately.

Some of the costs involved in a property transaction, include: • Transfer duties (about R48,000 on a R1,5m bond) – there are no transfer costs for homes of R1m or less. • Bond registration fees (about R35,000 on a R1,5m bond) • Monthly bond repayments • Bank charges • Monthly administration fee charged by the bank • Moving costs (anything between R5,000 and R15,000 in the same city) • Connection costs for water, electricity, fibre (put about R3,000 aside)

“While online property search portals can be used to find statistics on areas and values of property, estate agents will be able to provide investors with a more accurate comparative market analysis, which will give buyers a thorough and realistic knowledge of the property sales dynamics and rental returns of a certain area,” says Goslett.

Location is key

Once you know what you can afford to purchase, the next thing to decide is where to purchase. “Location is vital. Being in the right area and position will ensure a good resale value and return on your investment. When looking into an area, consider proximity to amenities such as schools and shopping centres,” he says.

Your assumption may be that because you’re a long-standing customer of your bank, you will get preferential treatment and will get a good rate by only applying to your own bank. But how do you know you’ve got the best offer if you don’t cast the net a bit wider to compare?

This means banks are offering fewer home loans at below the prime lending rate than before, and therefore it’s even more important to use a home loan comparison service to secure the best interest rates in the market.

Covid-19 tempts buyers away from dense city living Almost overnight, the trend of the world’s population increasingly relocating to cities, has been turned around by the pandemic. Some industry experts believe this is permanent. WORDS & IMAGES: SUPPLIED

ince before the millennium, urbanisation has been universally touted as one of the key watchwords for the 21st century and it was predicted that by 2050, almost 70% of the world’s population in both developed and developing countries would be living in cities. However, in just a few short months, Covid-19 has turned this trend on its head, with a sudden spike in the number of property buyers looking for new homes outside of cities, either in rural areas or quiet suburbs. Business and real estate experts believe the recent

decentralisation trend could be farreaching and permanent. “This isn’t a transient change. We’ve become accustomed to working, living and socialising differently. It’s standard now to have a Zoom meeting even if your client is just down the road; nobody feels slighted because it’s the norm and it’s going to stay that way,” says Joff van Reenen, lead auctioneer and director, High Street Auctions.

The numbers are talking

If the conveniences that urbanites prize like galleries, theatres and bars become

places that are dangerous because they’re crowded, it’s not unreasonable for people to start questioning the appeal of high-density living and the higher costs associated with prime areas in major cities. “In the past three months we’ve seen those questions reflected in hard numbers – the increase in traffic on our website and the number of inquiries about rural homes we’re auctioning.” Van Reenen, who has conducted auctions across four continents, says the company has also noted an

unprecedented level of qualified bidder interest in rural residential properties offered in High Street’s virtual auctions that started at the beginning of the lockdown. “A couple of the luxury bush-type lodges were actually purchased sight-unseen, purely on the strength of 3D virtual tours on our website. The buyers were all city residents who’ve told us they’re either looking for a permanent move or for a second home to which to escape with their families.”

A pre-lockdown trend

According to Yael Geffen, CEO, Lew Geffen Sotheby’s International Realty, they were already seeing this trend in South Africa before Covid, with a growing number of people moving away from main metros due to affordability, traffic congestion, crime and quality of life but they expect it to accelerate in the wake of the pandemic. “People’s desire for more space is understandable considering the practical implications of lockdown and self-isolation which can be extremely confining in a dense urban environment where homes tend to be smaller and public areas and amenities more crowded,” she says.

Trend reflected abroad

These observations are echoed by realtors quoted in the Wall Street Journal last month. According to the publication, “The pandemic has sparked a renewed interest in secondary residences. In highest demand are rural areas within a short drive of large cities – such as the Atlantic coast in France, the sparsely populated state of Brandenburg that surrounds Berlin, or Connecticut.” People who can’t relocate to entirely rural centres are turning to suburbia in far greater numbers than we’ve seen in

many years, especially those who live in the larger metros. In New York, data from Miller Samuel and Douglas Elliman revealed that apartment vacancy in the city in June hit a record high of 3.67%. More than 10,000 apartments were listed on the market that month, an 85% increase compared to June of last year. And in the UK, user stats from property websites suggest that the major British cities could see a mass exodus of homebuyers after lockdown, with Rightmove reporting that searches by Londoners for homes outside the capital were up to 51% compared to 42% this time last year.

Workplace shifts

In addition to shifting residential priorities, people should also consider the changing nature of the workplace, says Geffen, because it’s very likely that a number of the temporary lockdown measures will become the new normal, especially working remotely. “A recent Gartner poll revealed that 48% of employees are likely to work remotely at least part of the time after the pandemic versus 30% before Covid-19, and many will regard a commute to the city occasionally as a minor inconvenience in exchange for a more comfortable lifestyle.” This isn’t unique to South Africa, remarks Geffen. In Japan, 36% of young people say they aspire to changing their careers and moving further out of the cities. The main motivation for changing jobs is to avoid being infected with coronavirus in overcrowded megacities like Tokyo. Likewise, in France, 38% of potential homebuyers widened their searches further from big cities as they sought gardens and an extra room for remote working during the pandemic.

Detect the leak Water damage in a home often goes unnoticed as homeowners deal with more obvious maintenance issues, but it can have far-reaching consequences and chew up huge amounts of time and money to rectify if you don’t pick it up quickly WORDS: MARANA BRAND IMAGES: SHUTTERSTOCK

otential buyers who are viewing homes for sale should always keep an eye out for any water issues, or they could find themselves in for some expensive post-purchase repairs, says Berry Everitt, CEO, Chas Everitt International property group. Be especially vigilant if a home is over 25 years old. The plumbing system may be on the declining side of its life expectancy. Inspect all accessible connections, pumps, washing machine hoses and valves for oxidation or discolouration – clear signs of a slow leak. Consequently, for sellers it’s worth looking out for any sign of water damage on a regular basis, so you can call in a professional to make repairs while it’s still minor so this doesn’t hamper the sellability of your house. Everitt cites the following as the most common water issues for homeowners. These are also signs potential buyers should look out for when viewing their future dream home: • Upward water seepage into walls, which could indicate

cracked foundations or a lack of damp-proofing. • Poor drainage – surface water runoff when it rains, should always drain away from the house, while gutter downspouts should always be directed away from the foundation. • Sudden dips in paving or your driveway could indicate that the soil below the surface is being washed away by groundwater or due to a leaking pipe. • Roof leaks, especially around flashings, skylights or chimneys, and any downward water seepage into walls. Even a small hole in a roof can over time result in a rotting rafter or a waterlogged wall that could collapse or need to be replaced. Plascon advises that roofs should ideally be inspected every year at the end of the dry season; after any storm with high winds, extreme rain or hail; and if construction has taken place on the roof area. They say roof maintenance should include: • Replacement of broken, loose, missing or worn tiles

• Inspection of previously repaired areas • Removal of leaf and debris build-up from roof valleys • Cleaning of gutters and downpipes to prevent corrosion, blockage and water pooling • Repairs to flashings at areas such as skylights, perimeter walls and drains. • Low tap-water pressure, which can be a sign of water service supply deficiencies, or the need to upgrade some piping, especially if you own an older home with the original galvanised water pipes. • Signs of mould, which is becoming more prevalent in modern homes due to the increasing use of air conditioners, dehumidifiers and clothes dryers, and may require the installation of extraction fans, the replacement of infested carpets, and repainting or retiling of certain areas. • Higher-than-normal water loss from a swimming pool, which could indicate a crack and a leak that could eventually cause the structure to collapse if you don’t get it fixed.

Ways to prove your suspicions If you're looking to sell your property now or in the future, stopping leaks early is particularly important. Here are a few tips for finding even invisible ones:

1 Check your water meter

First turn off all the water in your home. Shut off all taps, and make sure the dishwasher and washing machine are not running. Next, watch the meter and see if it begins to change. If it does, you likely have a fast-moving leak.

2 Look at your usage

Check your municipal account and if your water usage is suddenly much more than your average per month, you may have a leakage problem on your hands.

3 Scrutinise the bill

If your municipal bill is rising consistently but your water use habits

haven’t changed, a slow leak may be to blame. Your bill should remain within the same range month to month. Remember that some pipes are likely to be underground or in your walls. You may never detect leaks in this part of your system, but you will always pay for them.

4 Toilet woes

Toilets can account for up to a third of your water use. To test for leaks, add a few drops of food colouring to your toilet tank and wait 10 minutes. If the colour shows up in your bowl, then you have a leak allowing water to flow from the tank without you ever flushing the bowl.

5 Also go outside

Leaks don’t just happen inside the home. Check your garden hose – if water seeps through the connection while the hose is running, replace the rubber hose washer and check that all connections are tight. Consider calling a professional once a year to check your irrigation system if you have one. A system with even a small leak could be wasting an astonishing amount of water per month.

6 Use common sense

Regularly check in the back of built-in cupboards and under basins for any signs of mould or foul smells that might indicate a leak – prompt attention could save you thousands in repairs.
