Steyn City’s helistop a first for SA residential developments Steyn City is pulling out all the stops with the recent launch of its international standard helistop. A residential development first in South Africa, the helistop is a milestone for developers, Douw
Steyn and Giuseppe Plumari. “This was always part of our master plan,” says Plumari, CEO of Steyn City Properties. “From the very beginning, when Douw and I were just starting to
imagine what it would take to really distinguish Steyn City, we considered the facilities we should make available to residents. We agreed that, given our accent on luxury, a helistop would be an
excellent addition to our parkland residence.” Ultimate Helli CEO Shaun Roseveare says that they are excited to be part of this unique venture. “We look forward to providing first-class helicopter services to the residents of Steyn City. This will give them the convenience of helicopter services to shuttle them to Sandton CBD, airport transfers, scenic flights, direct transfers to other towns, cities and lodges.” The Ultimate Helistop differs from conventional helipads that may be found in other developments, luxury golf or bush destinations for several reasons. Plumari continues, “For a start, these helipads function simply as a launch or landing pad. In contrast, the Steyn City Ultimate Helistop has a Final Approach and Take-Off (FATO) area, plus three independent helicopter parking pads. It is a seven-star facility boasting a full array of attentive services including a beautiful reception area, a lounge and viewing area for convenience and comfort with a coffee station and the latest reads.”

Added to this, the Ultimate Helistop is capable of storing a number of helicopters in its sizable hangar which measures 650m². Its parking bay configuration makes it possible to load up to three helicopters at a time, ensuring that there is no delay between taxi or take-off, even if more than one flight has been scheduled.” All services provided by Ultimate Heli are available to non‑residents to schedule or charter a flight. “The building’s magnificent design mirrors the blades of a helicopter rotor,” says architect Bryan Charters who worked closely with Ultimate Helli to ensure the building complied with international standards. A touch of elegance has also been added by leading interiors’ expert Stephen Falcke.
Covid accelerates an environmental consciousness around how we live Perhaps one of the more serendipitous outcomes of the Covid-19 pandemic has been the sudden and rapid reduction in global air pollution and greenhouse gas emissions. The pandemic did for the environment what human beings haven’t been able to do, and as nature temporarily reclaimed urban areas in the initial phases of the worldwide lockdowns, it seems that a shift more profound and long-lasting may be on the horizon. Jacques van Embden, managing director at
property development firm Blok, believes Covid-19 has heightened consumers’ environmental awareness and that this growing consciousness is here to stay. “In the early days of lockdown, people found that they could suddenly breathe better, see the stars more clearly, hear the birds sing and rest more peacefully at night. They are now demanding a continuation of this sense of sanctuary. There's a clear change in everything from their consumption patterns to where and how they choose to live,” he says. He
believes consumers are becoming increasingly aware of our impact on the planet and the long-term effects of our short-term decisions. “This is increasingly important to the younger demographics who are seeing first-hand the impact of industrialisation.” Global research backs this. A study conducted by the National Bureau of Economic Research in China revealed that in those cities that had experienced the greatest reduction in air pollution during February and March 2020, citizens’ interest in environmental issues
increased and consequently they adopted more green behaviours in the months that followed. Meanwhile, in a 2020 global survey by Accenture, 60% of consumers surveyed were found to be making more environmentally friendly, sustainable or ethical purchases – with 90% claiming that they were likely to continue doing so – while another study by Kantar says sustainability was highlighted as more of a concern for consumers since the onset of the pandemic. “It's clear that consumption is looking very different than it did,” says Oliver Wright, global lead of consumer goods and services at Accenture. “This is a black swan event. It is making people think more about balancing what they buy and how they spend their time with global issues of sustainability.” This shift is also evident in how people are choosing to live in a move dubbed the “greening of the home.” Nigel Beck, head of sustainable finance and ESG advisory, RMB, says that real estate developers “must keep pace with tenants’ green demands for energy and water efficiency with respect to both existing and new leases”. Van Embden feels that water‑wise and energy efficient fittings are now the standard for new developments and there is a

responsibility to do more to reduce our carbon footprint. With Blok recently adding solar PV power for common areas in its latest Sea Point-based development, ONE26 ON M (below), he believes those developers that will differentiate themselves in the future are those going above and beyond in their designs. He also believes that the green theme is extending beyond the purely functional into the realm of aesthetics. “For ONE26 ON M, our most green project to date, we’ve also looked to the natural resources within our immediate environment as inspiration and paid homage to these through the addition of green living spaces in the design.” This is in line with Danish architect Bjarke Ingels’ “hedonistic sustainability philosophy” which talks to the integration of sustainability into our cities, while creating pleasurable environments for people. Ingels eschews the view that sustainability has to involve a less desirable living space or should compromise one’s lifestyle, and instead views it as a design challenge that seeks to improve the living spaces while being better for the environment. “The only way you can make sustainability win is if you make it more desirable than the alternative,” he says.

Companies are re-evaluating their business models and operations. The question is: Do they revert back to the traditional office like it was pre-2020 or do they operate a hybrid model? While Covid-19 is set to have a permanent impact on the real estate industry and the office market, exactly what that impact is remains to be seen. The latest industry insights from Broll Property Intel, in collaboration with Cushman & Wakefield, explores how organisations worldwide have, or will, adapt to the workplace and embrace the new culture of remote working and traditional in-office operations.
South Africa
The rollout of the vaccine is a key driver to enable larger companies to resume business and, more importantly, assess what level of hybrid working is most appropriate for their particular organisation. From an employee perspective, having been working from home, they have become accustomed to this routine and working environment in that they, too, are demanding the freedom or flexibility to work from home or anywhere they choose. The pandemic has made corporates realise they might need to decentralise by creating smaller and perhaps temporary nodal office hubs. This caters for employees to work closer to home and to attend team meetings

and training sessions, while the head office remains the central hub for invention, innovation and physical collaboration. In addition, the pandemic has forced many companies to end their lease agreements prematurely or negotiate for more favourable lease terms. Nonetheless, the pandemic has resulted in the highest vacancy rates in history. On the upside, the resultant influx of stock and driving down of rentals has meant that the office sector has become more attractive and accessible to smaller businesses.

The shift to working from home had many believing the real estate market would be negatively impacted, with predictions of a collapse in cities like Manhattan and New York. However, over a year later, only 9% (down from 39% in September 2020) of large American corporations are looking to downsize. It is expected that close to 20% of the entire American workforce will continue to work from home permanently. The hybrid model is, in fact, looking more promising with companies such as Microsoft and Amazon already implementing it. And with most companies anticipating employees spending close to half their time in the office, a decline in office space is actually unlikely, with companies having to re-evaluate office layouts and

workplace health and safety measures to accommodate social distancing..
UK and Europe
The likelihood of the populations of Britain and Europe returning to the office in the same numbers as before Covid-19 is highly unlikely. However, even though the majority of UK employees wish to continue working from home and feel just as productive as at the office, 53% of employees surveyed by Boston Consulting Group stated that they would prefer the hybrid model. Half of the staff surveyed by Morgan Stanley in five different European countries (UK, France, Germany, Spain and Italy) stated that they only wished to work from home for part of the working week.
Conclusion
As many in the workforce have become accustomed to working anywhere and maintain similar levels of productivity, these remote workers have become digital nomads. However, they can lose touch with their company culture. It is imperative that there is a balance between the virtual workplace and on-site office environment. The office space is no longer the facility that holds employees when at work, but the place of work has changed to a service. The workplace is a holistic solution with integrated technology, furniture, infrastructure facilities to provide a productive place of work.
